HOUSING WHITE PAPER MUST BE IMPLEMENTED The only way we will increase the number of new homes we are building is if Ministers act now to implement measures in the Government’s Housing White Paper aimed at removing barriers to small house builders, according to the Federation of Master Builders (FMB).

Responding to a report published by the Local Government Association (LGA) on the quality of house building, Brian Berry, Chief Executive of the FMB said: “The LGA is right to highlight the slow

rate of house building in England as we are currently still building significantly fewer new homes than we need to be to meet demand. Not only are we not building enough homes right now, but


we’ve been under-building in this country for decades. In order to address this problem, it is vital that the Government acts on key proposals in the March 2017 Housing White Paper. The White Paper quite rightly emphasis the need to diversify the house building sector so it is less reliant on a small number of large house building companies to build our homes. The concern is that almost six months after the White Paper was published, we’ve seen limited movement on a range of policies that if implemented, could start making a difference today.” Berry continued: “The LGA report also raises concerns regarding the quality of new homes and points to one in ten home buyers being dissatisfied with the end result. To put this another way, that means 90% of consumers are satisfied with the quality of their new home, which is a high customer satisfaction rate. Furthermore, this satisfaction rate is likely to be higher still among customers of SME house builders like the ones represented by the FMB. Our members market themselves on building high quality bespoke homes for their clients and this is their unique selling point.” Berry concluded: “The LGA report also suggests that total investment in new homes should be greater than total investment in the refurbishment of our existing homes. Given that the UK’s housing stock is among the oldest in Europe, with a high proportion of heritage properties and listed buildings, it is equally important that these homes are properly looked after and maintained. In other words, it’s not an either or situation. If we are to solve the housing crisis then we must increase the delivery of new housing but also maximise the lifetimes of our existing buildings. The Government could help encourage greater investment in our existing housing stock by reducing VAT from 20% to 5% to encourage more people to properly maintain their properties.”

UK Builders Merchant Q2 Sales Show Resilience

Latest data from the Builders Merchants Building Index (BMBI) shows UK builders merchants growing their daily sales by 5.3% in the second quarter of 2017 compared to Q2 2016. There were two fewer trading days in Q2 2017 than in 2016 (61 against 63), but total sales in Q2 were still 1.9% higher in 2017 than 2016. For the first six months of the year UK builders merchants’ sales were 3.8% higher in 2017 than 2016. The number of trading days was the same for each year. Richard Frankcom, manager at GfK, which collates the data, said: “The BMBI report shows strong value growth in the first half of 2017, up 3.8% year on year. Quarter 2 has slowed compared to Quarter 1 in absolute terms but the timing of Easter shifted the bank holiday closings into the second quarter affecting the quarter on quarter positions. A third of small building firms say that soaring material prices are squeezing their margins and almost a quarter have had to pass these price increases onto consumers, according to the latest research by the Federation of Master Builders (FMB). Construction SMEs have reported a range of material price increases since the depreciation of sterling following the EU referendum in June 2016. Small building firms were asked which materials have increased the most and the results were as follows: Timber Insulation Bricks Blocks Windows Plasterboard / Slate (joint sixth) Boilers and radiators Porcelain products The impact of these material price increases includes: 85% of builders think material price rises could drive consumers to hire rogue traders in an effort to save money on their building projects; One third of construction SMEs (32%) have had their margins squeezed; Almost one quarter (22%) have been forced to pass material price increases onto their clients, making projects more expensive for consumers; More than one-in-ten builders report making losses on their building projects due to material price increases.

Brian Berry, Chief Executive of the FMB, said: “Material price increases have left builders under severe pressure. This research shows that following the fall in the

exchange rate, timber is the material that the majority of builders say has increased most in price but the problem doesn’t end there – everything from insulation to windows to bricks and blocks are soaring in price. A third of builders report that these price increases are eating into their already razor-thin margins – and this on top of increased wages and salaries stemming from long-term construction skills shortages. Furthermore, one-in-ten builders say that they’ve actually made losses on projects due to material price increases – this is most likely to happen when a particular product or material jumps up in price mid-project when then builder has already quoted for the work. Perhaps unwisely, some builders are absorbing these extra costs as opposed to re-quoting for the project.” Berry concluded: “Material price spikes aren’t just a problem for builders – they’re also a problem for the home owner, with almost one quarter of builders saying that they have had to pass on price increases to their clients. This means that building projects now cost significantly more than they did this time last year. What with stagnant wages and price inflation across the economy, consumers are feeling the pinch and it might be that they decide not to commission that loft conversion or extension after all. Or worse still, 85% of builders believe that home owners will be tempted to hire rogue traders who are quoting a lower price than a professional building firm such as those that belong to the FMB. If that’s the case, material price rises could lead to a flurry of botched jobs and distressed consumers. We’re calling on home owners to hold their nerve – they’re better off commissioning a more modest project from a professional builder than a high spec project from a cowboy. Don’t take the risk.”

Phenolic foam insulation fails cladding fire safety tests Aluminium composite material cladding with a fire retardant polyethylene filler and phenolic foam insulation has been confirmed as not meet current Building Regulations. This combination of materials was tested by the Building Research Establishment as part of a series of large scale tests being carried out in the wake of June’s Grenfell Tower fire, in which at least 80 people were killed, at least in part due to the rapid combustibility of the cladding system used in a recent refurbishment. The BRE’s large scale tests will allow experts to better understand how different types of cladding panels behave with different types of insulation in a fire.

Late payment is an ongoing problem Late payment is an ongoing problem. However, whilst late payment is an ongoing problem for businesses in almost every industry, the construction industry has the worst payment record of any sector, with 31% of all late payment in the UK. Government has already taken some action to address late payment. Legislation that came into effect on 6 April 2017 requires large companies to publish details regarding their payment practices and performance twice a year – respectively on 5 October and 5 April. The revised August 2016 Construction Industry Payment Charter also set out plans stating that, from 2018, all public sector

contracts will meet the fair payment commitments and clients will pay their suppliers within 30 days. For small and medium sized construction businesses, this move was very welcomed. Payment terms exceeding 30 days can lead to severe cash-flow difficulties and unnecessary costs, such as extending bank loans to cover temporary shortfalls. Richard Beresford, chief executive of the NFB, said: “Construction SMEs such as our members are currently owed more than £30 billion in unpaid invoices. These are the local companies that – while working hard to make ends meet – employ local workers, train local apprentices and generate money in their local economy. “The construction industry cannot address the skills and productivity crisis if it cannot pay its staff. Government must step up efforts to ensure late payment is tackled more aggressively.”

The latest test* was of a wall cladding system consisting of aluminium composite material (ACM) cladding with a fire retardant polyethylene filler (category 2 in screening tests) with phenolic foam insulation. The results show that the combination of materials used in the test does not meet current Building Regulations guidance BR135, the government’s expert panel has advised. Initial screening tests have identified 22 buildings over 18 metres tall in England known to have a combination of ACM with a fire retardant polyethylene filler with phenolic foam insulation. Cladding samples from each of these buildings had already failed earlier combustibility tests conducted by BRE. Appropriate measures have been put in place for all 22 of these buildings. Results of the final large-scale test (ACM with a limited combustibility filler with mineral wool insulation) – and consolidated advice to landlords based on all the seven tests – will be published shortly, the Department for Communities & Local Government said.

The slender bell-tower is 43 feet in height and over recent years some masonry had become displaced and it was leaning to one side. A full structural survey was needed to assess the safety of the structure and identify any remedial work that was required. Close inspection of the structure revealed that the side of the tower which faced the prevailing wind direction had suffered from the effects of weathering,” adds Sheila.

Wrightstyle in the pink at Bracken House The former and future home of the Financial Times newspaper is being renovated to provide 270,000 sq ft of Grade A office space, complete with a walkable large-span glass roof designed and supplied by Wrightstyle, one of Europe’s leading advanced glazing systems companies. Bracken House is a Grade II Listed office building, originally built between 1955 and 1958, and lies adjacent to the St Paul’s Cathedral Conservation Area of the City of London, and was home to the Financial Times until the mid-1980s. The sensitive renovation will retain the building’s pink sandstone cladding, an allusion to the colour of the FT’s pages, as well as the astronomical clock over the main entrance, which features the face of Sir Winston Churchill, a personal friend of Bernard Bracken, a former chairman of the Financial Times. The structurally glazed roof light has been completed using Wrightstyle’s SR60140-2 and SR60140-4 profiles for the rafters and purlins, and the company also supplied two full-size test pieces before the main project design was signed off.

The right surface drainage channels for the job at T2 Trafford PointSituated near to the M60 and M62 motorways, T2 Trafford Point is a newly developed distribution facility on the edge of Trafford Park, Manchester. The 7712m² warehouse has upwards of 1440m² associated office space including an under-croft and reception area. The facility features cycle parking, a 91 space, 3500m² office car park/access road and a 7400m² service yard for manoeuvring, parking, loading and unloading Heavy Good Vehicles’ (HGVs). Surface drainage required at T2 Trafford Point office car park access road and service yard required the specification of high capacity and very robust channel systems capable of withstanding the daily passage of cars as well as the massive twisting forces exerted by the tyres of manoeuvring HGVs. Hauraton RECYFIX® MONOTEC 200/450 channels were installed in the asphalt car park. With a nominal grating width of 200mm (Channel internal dimension) and an overall height of 450mm a channel provides a cross-section of 746.1cm2, so the 134 metres of channel installed in the car park has a total water capacity of just over 9996 litres and a loading category of up to Class D400. The MONOTEC one metre long channel component is of a sturdy monolithic design where the HEELSAFE grating and the tongue and groove linking system are integral to the tough, virtually unbreakable polypropylene (PP) moulding. In addition to the car park drainage, two sizes of RECYFIX® HICAP® channels were also installed in the concreted service yard; 78 metres of HICAP 150 and 120 metres of HICAP 300. Both PP moulded channel sizes were supplied with factory fitted 28mm wide slotted ductile iron gratings for Class F900 loading category. The 198 metres of channel installed in the service yard has a total water capacity of just over 24156 litres. With a maximum channel weight of 23,4kg per unit, both the RECYFIX® MONOTEC and HICAP channels were well within the weight limitation for manual lifting

Aluminium balcony flooring – better on every level If you’ve happened to notice that timber, GRP and composite decking on balconies is an increasingly rare sight on new build and refurbishment projects, you might be wondering why the popularity of these materials has plummeted. There are a number of good reasons for this, but in a nutshell the driving force behind the trend is twofold. Firstly, they are increasingly out of step with the changing demands of modern building standards. Secondly, the rise of aluminium as a decking specification has provided architects and developers with a much better alternative. One of aluminium’s most compelling advantages is its fire resistance, which is far superior to GRP, composite and timber. Housebuilding warranty providers are increasingly requesting balcony design modifications to meet more stringent fire safety requirements. Architects and developers have been pre-empting these concerns by using our Neatdek aluminium decking systems, resulting in a remarkable surge in demand as a balcony specification. With timber joists no longer allowed and metal joists a necessity, our lightweight Neatdek grilles have an outstanding strength-to-weight ratio and can accommodate spans between joists of up to 2m. In comparison, wood and composite decking generally needs to be accommodated at 400mm centres. Another major advantage of our Neatdek decking is its extreme durability – the aluminium has a design life of 60-100 years, matching the regulatory requirements for balcony structures, and it’s corrosion resistant, so unlike other metals it will stay rust-free. These maintenance-free qualities give it a clear advantage over wooden decking which gets damaged by weathering and temperature fluctuations. Manufacturing firm CELLECTA open new factory Cellecta, the UK’s leading manufacturer of Acoustic & Thermal Insulation has officially opened its new 60,000ft2 manufacturing and distribution facility in Rochester, Kent. The Mayor and Mayoress of Medway, Councillor David and Mrs Denise Wildey, opened the facility on Tuesday 4th July. Joined by Southern Divisional Sales & Technical Director Lee Baxter, the Mayor and Mayoress met General Operations Manager Paul Yates, factory workers and office team before having a short tour of the factory. Metsä Wood: Dome of Visions made from sustainable wood Aarhus in Denmark is the European Capital of Culture in 2017 and for this occasion, a huge transparent dome of gluelaminated timber will serve as the Aarhus municipal pavilion for building culture. The dome-shaped wooden building, Dome of Visions, is made from Metsä Wood’s sustainable Kerto® LVL beams. It will throughout 2017 give inspiration for new ways of building and living. At the same time, the building will function as a modern community hall, which will make room for conferences and debates on the sustainable cities and buildings of the future. The dome is an improved version of two previous dome experiments. The first was placed in both Aarhus and Copenhagen and the second in Stockholm. In this third version, the dome has grown to be 10.5 meters tall and with a cross section of 24 meters, which forms a room of 450 square meters. It is about 100 m2 larger than versions 1 and 2. The architect Kristoffer Tejlgaard focuses on sustainability and to him the natural choice of building material is wood. For that reason as much of the Dome as possible has been built with wood. For example, this applies to the spectacular grid construction that forms the dome and where Kerto® LVL (Laminated Veneer Lumber) proved to be the optimal building material. "Wood as a building material has obvious advantages giving sustainability for the building industry. In principle, wood is a material that comes from a solar-powered factory", says Kristoffer Tejlgaard referring to the ability of trees to extract

CO2 from the atmosphere and store it as carbon in their trunks, solely by means of solar energy. Kerto LVL ensures slim and elegant grid construction A new system of curved wooden beams, composed of 21 mm strips of Kerto LVL, made it possible to minimize the amount of steel while achieving both a sleek and elegant grid construction. Using curved wooden beams, the brackets for the dome's focal points were cut as stars in a five-millimeter steel plate. "With the custom-made Kerto beams it was possible to avoid complicated and costly welded brackets used in earlier versions of Dome of Vision," says Kristoffer Tejlgaard. A successful Carbon-bearing wooden building experiment The total construction is made of approximately 100 cubic meters of wood, and according to the architect, this stores 80 tons of CO2. "This will save the atmosphere from 100 tons of CO2 compared to a similar building in concrete that would emit about 20 tons of CO2," says Kristoffer Tejlgaard. The finished dome is the result of a successful experiment with Kerto LVL, giving Aarhus and the European Capital of Culture a unique place for events in a spectacular wooden building. New Blowerproof Liquid set to transform airtightness of buildings Airtightness is a dominant factor affecting a building’s energy performance. It can be argued that airtightness is more important than insulation in terms of thermal performance. Even small gaps in doors and windows can cause significant heat loss and once a building is constructed, stemming unwanted air flow can prove difficult and expensive.


When deciding how to seal construction gaps, one common option is to use a polyurethane-based, spray foam filler or silicone or acrylic sealant to ensure airtightness, but there are acknowledged problems, with shrinkage and adhesion being the main disadvantages. A new, BBA-certified, liquid air-tight membrane called Blowerproof is a clever, quick, easy and cost-effective way to ensure outstanding air-tightness. Blowerproof has been used widely across Europe for many years as a proven and effective method of achieving high levels of airtightness, in many different buildings on a wide range of substrates. Simply brushed on, Blowerproof quickly forms a permanent, secure and continuous air-tight seal across a range of draught-prone points: wall/floor/ceiling connections, fenestrations, pipe connections

including water, electricity, gas and data; all with no need for primers. UV lining first for Smart Motorway highway drainage


Lanes Group plc is implementing the first project to extensively line highway drainage pipes as part of a Smart Motorway initiative. The drainage specialist has been commissioned by the Carillion Kier Joint Venture, working for Highways England, to install ultra-violet (UV) liners during the M6 Junction 16-19 Smart Motorway scheme between Crewe and Knutsford, in Cheshire. The liners give the pipes the additional structural strength needed to meet the 50year asset life span specified by Highways England. The Smart Motorway upgrade will tackle congestion and improve journey times by converting the hard shoulder to a permanent extra lane, and introducing variable speed limits to keep traffic moving at a steady speed, preventing tailbacks caused by sudden braking. In the first phase of the programme, Lanes is lining pipes with diameters of up to 600mm along the northbound carriageway of the M6 between Junction 18 and 19, a distance of 13 km.

Following the completion of paving reparation works and installation of new paving at Bedford Square in Tavistock, Devon County Council have purchased Resiblock ‘22’ A/F (Architects Finish) to seal, stabilise and protect the paved areas at this historic site. Home to the Tavistock Town Hall, which belonged to the Bedford Estates until 1911, Bedford square is a hive of activity on a daily basis, and therefore the failing of paving, and possible trip hazards, was something that Devon County Council were looking to prevent. Devon County Council placed their trust in Resiblock due to the historical successes of sites such as Silver Street (for Leicester City Council) and Station Boulevard (for Coventry City Council). Resiblock ‘22’ A/F was recommended due to its sand stabilisation and stain resistance qualities, as well as its striking appearance on the Marshalls Appleton Yorkstone Slabs that have been used on site.

Polypipe in the driving seat for major highways project

Polypipe has supplied some of its most innovative sustainable drainage and cable protection solutions as part of a multimillion-pound project to keep one of England’s busiest road junctions moving.


Main contractor, Galliford Try, specified a fully engineered water management attenuation tank consisting of Polypipe’s Polystorm-R and Polystorm Inspect, Ridgidrain surface water drainage system, Ridgistorm-XL large diameter piping system and Ridgiduct cable protection, for construction of the new underpass and additional vehicle lanes at the A45/A46 Tollbar End Junction on the outskirts of Coventry. Having successfully used Polypipe’s plastic piping systems for previous large scale projects, Galliford Try tasked Polypipe with providing a holistic solution that would meet the demands of the client Highways England, whilst ensuring quicker, safer and easier installation for contracting teams working by the busy highway. Installation of the products was undertaken by sub-contractor Hillstreet Construction Ltd. Polypipe’s Ridgidrain in sizes 100600mm, and its Ridgistorm-XL large diameter piping system in sizes 750mm and 900mm diameters were utilised to channel the stormwater run-off away from the roadway towards the Polystorm attenuation tank. This then provided a geocellular solution, upgrading the surface water drainage capabilities for the busy highway. Polypipe worked with Galliford Try and their designer Arcadis to redesign the solution by removing the specified gabion baskets which were originally to be constructed by hand into a rectangular trough. The gabion baskets would have

posed health and safety risks during both installation and post-installation. Polypipe produced a safer alternative which included a 900mm RIDGISTORMSeparate modular manifold which linked into the Polystorm-R attenuation tank, to include seven sumps for siltration. The manifold system is connected at various points to the tank, which allowed for better hydraulic distribution of storm water into the system. Polystorm Inspect were also installed along the full length of the tank to allow for inspection and maintenance activities, which can be accessed via the RIDGISTORMSeparate chambers within the manifold. The Polystorm-R geocellular tank, manufactured from recycled material, was designed in accordance with CIRIA C680 guidelines, meets the Specification for Highway Works criteria and is capable of

attenuating 3,138m3 of stormwater. Installed by Keytec Geomembranes Ltd, the tank was wrapped in geomembrane to make the tank water tight. This was done through Keytec’s ability to manufacture large membrane panels, allowing for a quicker installation and reduced on-site welds. Using a buried tank for surface water attenuation ensured that the risk of bird strike beneath the flight path to Coventry airport was removed. The project had large volumes of surplus earthworks material from other works across the scheme which could have imposed costly removal charges to Galliford Try. However, Polypipe was able to help reduce this challenge by confirming that a large proportion of this excess soil could be loaded on top of the Polystorm-R tank, without affecting its structural integrity. The use of a tank design further assisted with

reducing the land take footprints as environmental improvements. Polypipe’s ability to manufacture products in a controlled factory environment also meant that Ridgistorm-XL large diameter pipe lengths could be engineered to exact stiffness classes to meet ground conditions. The pipe profiles were also engineered to support structural calculations to BS EN 1295, allowing pipes to withstand external loading during the installation process and work with the existing site conditions. As Polypipe’s plastic piping solutions are up to 94% lighter in weight than alternative traditional products, the handling of its products was much easier and reduced the need to hire heavy plant machinery. The use of the system reduced the time and cost of installation as well as providing essential health and safety benefits when working alongside the busy highway. Jarrod Parkin, Project Director at Galliford Try, said: “The professional and experienced team at Polypipe meant that we were confident a sustainable water management solution would be engineered and delivered to site within the tight timescales we had to adhere to – an important factor, especially within a highways project, to ensure limited disruption and cost. “We required a tank which, once installed, could be accessed and inspected, which made the Polystorm system the most suitable choice”. Why use SDS+/SDS Max Hammer Drill Bits? Do you know what SDS actually means? Apparently there are a number of claims for what it actually stands for, but the commonly most accepted is ‘Slotted Drive System’, although with its German background, it is probably most likely to originate in the phrase ‘steck, dreh, sitzt’ which translates as ‘insert, twist, fits’. So, the ‘Slotted Drive System’ means that SDS drill bits have slots at the end of the shank which fit into the chuck of the SDS drill. These slots allow the bit to be pushed forward by the hammer action of the drill, whilst being retained by the drill due to 2 sprung ball bearings that lie in the slots of the drill bit. This is different to the standard drill chuck system where three arms grip the round drill bit. So what is the benefit of using an SDS drill bit? Well, as the hammer action of the SDS+ drill is driven by the piston firing the drill bit forward and pulling it back, there are a number of benefits. These include: • Increased strength of the hammer action of the drill • Reduced friction inside the drill • More efficient use of energy • No need to lean in hard on the drill to get it to work efficiently MADE IN GERMANY

What is the difference between SDS+ and SDS Max? SDS Max drill bits are for larger applications and are much larger than SDS+ drill bits. They are considered the ‘heavy duty’ alternative and used largely for big construction masonry/concrete work. They are not compatible however with SDS/SDS+ bits. DART offers a wide range of SDS+ and SDS Max bits. In fact the SDS+ range includes over sixty sizes and offer excellent wear resistance for drilling in masonry, concrete and hard materials. The carbide tip with special centring point boosts accurate drilling while the toothed carbide tip guides the drilling dust directly into the flute. Combi case from Stabila makes light work of spirit level storage


Specialist multi utility and civil engineering contractor, blu-3 (UK) Limited, has invested in a new quick response (QR) code-based identification system to further improve site safety. Working alongside Olive Media, a leading production organisation, the company has rolled out an innovative solution for checking individual staff competencies on its project sites in real time. A QR code is applied to each site worker’s hard hat, which can then be scanned via a bespoke blu-3 downloadable app by relevant personnel who require confirmation of the worker’s identity, training and suitability to carry out duties. Warship artefact revived by craftsman ~ Starrett is boat builders first port of call ~ The project will see Deeming forge a captain’s sea chest from the last remaining piece of decking saved from the 1920s battleship, which played a pivotal role during World War II. The creation will then be gifted to the Commanding Officer of the Royal Navy’s new aircraft carrier, HMS Queen Elizabeth. To complete the project, Deeming will use 19th century building techniques, assisted by Starrett’s precision hand tools. As part of its sponsorship of the project, Starrett has donated a 14MD millimetre reading double steel square with three graduated blades, and two combination squares, one with a 150mm satin chrome rule and one with a 300mm satin chrome rule.

Precision measurement specialist, Starrett, is donating an assortment of its hand tools to Scottish craftsman, Campbell Deeming. The tools will provide assistance for Deeming’s project to create a unique Royal Navy heirloom, carved from the deck of warship HMS Nelson.

“Starrett was my first port of call when embarking on this project,” explained Deeming. “Having experience with Starrett’s hand measurement tools in the past, I know they are unrivalled in both quality and precision — essential factors in this once-in-a-lifetime project to restore a piece of historical decking into a new heirloom for the Royal Navy. Having studied boat building at the International Boat Building College in

Suffolk, I couldn’t surpass the opportunity to create something of such historical significance — and Starrett’s generosity has been gratefully welcomed.” “Starrett’s hand tools are created for use by contractors, designers and hobbyists alike. New District Heating Scheme replaces steel with plastic

The life cycle and environmental benefits of pre-insulated polybutene pipe technology were central to a decision to replace a legacy steel pipe district heating scheme in Wandsworth. The Flexalen 600 pipe Pb technology, specified for the project by district heating materials specialists Flexenergy, was chosen for its sustainability and performance qualities, and is now helping to meet the heating and hot water needs of more than 160 households in the London borough. A total of 1140 metres of the low carbon pre-insulated pipe was supplied for the project after the steel network was coming to the end of its useful life. REHAU expands its polymer district heating pipe range REHAU is now able to supply a polymer-based district heating solution for larger projects in the UK, thanks to an exclusive deal signed with polypropylene (PP-R) pipe manufacturer, Aquatherm Sales UK. The deal will result in Aquatherm PP-R pipes of 200-315mm diameter being supplied exclusively in the UK through REHAU. This allows REHAU to meet increased market demand for significantly larger sizes of district heating schemes. The REHAU RAUTHERMEX and RAUVITHERM PE-Xa ranges are available up to 160mm for district heating applications. Fire Doors - getting the basics right Jason Davidson,Technical Sales Director of Crittall Fendor, reviews fire door performance and specification criteria Q - What is fire integrity when related to a door? A - It is the ability for the door, screen etc to stop the actual physical elements of a fire getting from one compartment to another (one side of the closed door to the other side). Q - What is integrity and insulation? A - Where as an integrity only stops the physical fire passing through the door or screen etc, it doesn’t stop radiant heat passing. The non fire side of an integrity only fire door and surroundings gets extremely

hot and in itself can cause serious issues. However, adding an insulation element to the requirements stops the radiant heat passing through (for a given length of time), which allows people to escape passed it. Q - Where would an integrity and insulated door or screen be used? A - Where it is protecting an escape route out of a building i.e. protecting an escape stair area. Obviously if there is a fire behind the door or screen and people need to escape passed it, the insulation value stops the radiant heat burning people as they escape passed it. Q - What are the timescales used when measuring fire performance?


A - Generally the performance is measured in 30 minute segments i.e. 30, 60, 90, 120 minutes. Q - If I want a 30 minute integrity only fire screen how would I specify this? A – You can either describe it is 30/0 fire resistance (30 minutes integrity (first figure) and 0 minutes insulation (second figure)) or E30. The same formats can be used for 60 minutes integrity only or 90 minutes etc. Q - If I wanted a 60 minutes fire screen or door with integrity and insulation, how would I specify this? A - Either 60/60 (60 minutes integrity and 60 minutes insulation) or EI60. 120/120 or EI120 would signify a 120 minute integrity and insulated requirement. Q - What if I need only reduced insulation (radiant heat) that is less that 30 minutes i.e. 90/15 (90 minutes integrity and 15 minutes insulation) or EW90? A - This is possible as some glazing is available to cover this. Q - Which is the highest performing framing material to use? A - Although frames can be made of aluminium and timber etc, steel is the highest performing due to its stability under high temperatures, but also its ability to clamp the glazing in place. Q - Can fire glazing be used externally? A - Yes, it can be used within double glazed units. Q - Can fire glass be used in a silicone butt jointed situation? A - Yes, the fire glazing technology has moved on rapidly and silicone butt jointed

Accommodation refurb is tall order for REHAU WINDOWS

To give a modern, contemporary look, the spec for the TOTAL70 profiles included a grey laminate foil so that the windows and glazing would look completely grey – even with the sun shining on it. Excell Trade Frames, a REHAU approved manufacturer and supplier, won the contract to replace the windows at Wardley House. With a factory in nearby Manchester, Excell measured and manufactured all the windows for the job and transported them to site in Bradford. The installation of the windows had to be carefully planned, as this had to be done from the outside of the building.

When Manchester-based Excell Trade Frames was awarded the contract to replace the windows in a student accommodation block for the Sanctuary Group, the company set to work immediately on the fabrication of the 1,100 REHAU frames required for the job – as well as a plan to overcome the challenge of installing them in a 17storey building, without access from inside.


Wardley House is a student accommodation block in the centre of Bradford, providing high-quality, modern living for up to 290 students from the University of Bradford and Bradford College. Located above the National Media Museum, the complex was in need of an upgrade so owners Sanctuary Group invested £1.5m in a refurbishment project to be completed in time for the 2016 academic intake. The scope of the work included the replacement of 1,100 windows, new lighting,

the replacement of the water and heating system and a facelift for reception/common room areas. The building’s existing windows were singleglazed, metal frame windows, which were inefficient and in a poor state of repair. The contractor on the job, City Gate Construction, worked with REHAU on a dedicated specification to meet Sanctuary Group’s vision for the refurbishment and the use of REHAU’s TOTAL70 profiles was agreed. REHAU’s TOTAL70 casement windows are designed to meet the requirements of commercial and domestic refurbishment projects, as well as new builds. Available as either chamfered or sculptured profiles, the windows have single leg beads to provide easy but secure on-site glazing. As TOTAL70 profiles are PVC-U, they guarantee maximum energy efficiency yet are low maintenance for building operators. So for Sanctuary Group, the windows will be

Intumescent materials are used within seals on fire doors etc so that in a fire the intumescent gets hot, swells up and fills any gaps that appear, which in turn stops fire and smoke spread. Q - Can any ironmongery be used on fire doors? A - No. It is very important that ironmongery is seriously considered when using fire doors. Ironmongery used must have been physically tested or have been successfully assessed to be suitable for doors. It is important that the door shuts properly and securely, so that fire cannot spread through gaps. With some types of doors, latches are needed (in some cases double latched), rebated double doors need to use selectors to ensure they close in the correct sequence. Always take advice from the door manufacturer and ensure that they have fire test evidence. I enquiry 564

Eddie devised a plan with four teams of fitters, who took out the old metal windows and lowered them to the ground, before hoisting up the 3m2 PVC-U replacements and installing them in position. The planning paid off, and Eddie’s team managed to complete a floor every week to finish the installation in just four months. Why Protecting Partial Fill Insulation in a Gable is Essential When constructing cavity walls incorporating partial fill insulation, the insulation terminates at plate level. It is common practice to also terminate insulation at plate level across the gable ends rather than extend it up to the roofline. The question arises of whether the top of the insulation where it horizontally crosses each gable end should be protected against water ingress, given the expanse of unfilled cavity wall rising above it? Could penetrating water use the top of the partial fill insulation as a bridge towards the inner skin?


In theory rainwater penetrating an exterior skin of a correctly constructed cavity wall should not get anywhere near the insulation to cause problems. In practice this is often not the case. Within a 100mm cavity incorporating 50mm partial fill insulation, a correctly positioned conventional tie can discharge water halfway across the cavity. Where that partial

Aggregate Industries breaks the mould for unique Cotswold project In a specification that literally broke the mould, Aggregate Industries’ Building Products division has supplied 2700m2 of bespoke roof tiling to a large-scale residential property in The Cotswolds. The project itself was a unique self-build job in the picturesque village of Icomb, Gloucestershire. With a number of buildings on site, the tiling was applied to the main house, multiple barns and a horse-stable block. To meet the client’s specific requirement for the project, Aggregate Industries created a completely bespoke product by combining the profile of the company’s existing Bradstone Cotswold tile range – which are highly detailed roof slates resembling indigenous Cotswold slates – with the colour of their Bradstone Conservation tile. The carefully planned manufacturing process involved working alongside existing production lines, where the Cotswold tile moulds were filled with Conservation colour mix, resulting in the required volume of Cotswold-Conservation product.

Jeremy Lee, Building Products Sales Director for Aggregate Industries’ Building Products division said: “The nature of this project was completely unique, as was the client’s tiling preference. With a desire to create a striking contrast between the property’s walls and all of the roofing, a tailored solution was required which we had the flexibility and capability to provide.” Aggregate Industries also provided over 2000m2 of Masterlite Pro, and nearly 4300m2 of Masterdenz concrete blocks, including a large quantity of cut angled blocks for window and door reveals, driven by the nature of the building design. The complete tiling and block product solution was supplied from Aggregate Industries’ large-scale manufacturing facility in nearby North End, Swindon. This meant a delivery schedule, crafted around the contractor’s timetable, was created and worked to for the duration of the project. Steve Hopkins, from Camden Property Developments, who was Project Manager, said: “The client on this project had very

specific requirements and needed a tailored solution. At such large volumes, it quickly became apparent that we needed a capable, flexible partner, able to work around our needs and provide a complete product solution. Aggregate Industries’ ability to create a bespoke roofing product which met our needs, as well as supply such a large quantity of pre-cast concrete blocks, all from the same manufacturing facility, sealed the deal for us.” Supplying a total of nearly 9000m2 of product, through 77 deliveries across a five month period, the successful completion of the project has led to a number of further contracts of this nature in the area, including one with the same developer. Aggregate Industries’ Cotswold roofing tiles are available in a range of sizes, to be laid to a traditional diminishing course. They are a highly acceptable reconstructed stone alternative to natural stone slates. Instarmac ranks number one in Mid Market 300 Every year Insider magazine lists the Midlands top performing 300 businesses with a turnover of £20 - £50million and Instarmac Group plc are delighted to have been ranked number one in this respected list. Avire launching several new products at Interlift Exhibits include displays, data-capable GSM units and cloud-based monitoring system. Lift component specialist Avire will be launching three new E-Motive displays at Interlift 2017. The company will also be showcasing new data-capable GSM units to complement the existing Memco emergency telephone range, as well as a new cloudbased monitoring system.

Designer Contracts strengthens team

Mapei have hosted 13 young merchants on a tour of Mapei S.p.A. Milan offices and showroom, manufacturing facilities and laboratories to celebrate the Mapei groups’ 80th birthday, showcasing Mapei products and services to the next generation of builders merchants. The Milan Corporate Research Centre, acts as of 18 main research centers in 13 countries. 12% of the Group’s employees and 5% of annual turnover are invested into R&D working with the most sophisticated equipment available, collaborating with prestigious universities and scientific and industrial research institutes as well as providing support to the Technical Services and Quality Control Departments. Designer Contracts has announced a number of promotions and a new appointment to support its growing business. Recently promoted to area manager running the Wales and West of England region, Anthony Partridge has been with Designer Contracts for five years, having worked his way up through the ranks from the warehouse, contracts manager and senior contracts manager. Kevin Hounsome had 28 years sales experience before he joined the South East office as operations manager in 2014. After overseeing the smooth transition of the Brentwood business to new premises in Romford, he has been promoted to area manager covering the South Midlands. Richard Hobday has worked within the business for eight years, initially as design manager for the show home division, before joining the audit team where he carried out training, regional support and audit functions throughout all 12 regions. His promotion sees him running two of the flooring areas – the South Midlands in Kettering and Central in Chesterfield. Multi-Layer manufacturer appoints New Midlands area sales manager As the UK’s most influential manufacturer of multi-layer insulation materials, YBS has strengthened its national sales team through the appointment of a new Midlands Area Sales Manager. Michael Swain previously filled the same role with European giant, SaintGobain for 15 years and has been tasked with increasing awareness of the company’s diverse product range amongst specifiers, as well as supporting new and existing merchant stockists. Michael will target the social housing sector, including local authorities and RSLs, together with building contractors and developers, reporting directly to, Sales Director Darren Myers.
