The first step in the selling process is a meeting with Matt O’Neill and all homeowners on the deed. Our appointment should take about an hour during which time we should accomplish the following: •

Identify your goals and timeframe for the successful sale of your property

Review the most critical real estate trends and statistics for your area

Identify a price range for the market value of your property

Discuss a customized marketing strategy for your property and answer questions

Begin the listing paperwork to get you on the way to a successful sale

So that you are best prepared for this property sale, please look for the following items. These items are not required for a successful home sale, but they may help our joint mission to getting your property sold. The items are as follows: •

Homeowners insurance agent’s name and phone number

Termite bond company name and phone number (if applicable)

Copy of your HOA covenants and restrictions, HOA contact person and phone number, and HOA Fees (if applicable)

Create a list the 10 things you love most about this property, neighborhood, & location

Copy of your survey or plot, copy of your Flood Elevation Certificate, and a copy of your floor plan or property square footage (if available)
