Restoration of Castello Cacciaconti

Siena, Italy

Studio Arch. L.W. Pirovano Program 50 keys Restaurant/bar Wellness center

Description The medieval town of Trequanda set on top of a hill in the central Tuscany countryside. The historic and quiet environment, and the beauty of the region made it a perfect place where to set a luxury hotel. The aim of the project was to restore the family Cacciaconti’s ancient castle to allow for a hotel with 50 bedrooms, a restaurant/bar, a wellness center with swimming pool and medieval garden areas. A deep research of ancient construction techniques has been done to allow for minimal and sensible adjustment of structures and materials to the new functions. Floor and roof structures were meant to be restored through innovative techniques and using as much as possible of ancient structural materials.

4500 sqm (residential) 500 sqm (offices/shops) 1000 sqm (public building)

Description The construction site is easily accessible by pedestrians from the near Bollate railway station, and by car from the main road Via IV Novembre. The project includes a new six-story residential building with shops and offices on the ground floor, a two-story public building, a new public park and the requalification of the main pedestrian roads around the site. The use of solar panels, intense insulation and an efficient heating system has contributed to achieving an energetic class A. An acoustic barrier has been designed to not allow noise from the railway to disturb the residential area.

Restoration of 19th-century residential/office buildings

Monza, Italy

Studio LGL Program

1000 sqm (offices) 5000 sqm (refurbished residential) 1000 sqm (new residential)

Description The site is close to the historic center of Monza, and the goal of the project was to convert three 19th-century buildings to offices and apartments. Furthermore, a new residential building has been built inside the site courtyard. The project had to comply with the local and national laws about building conservation. In fact, the restoration of the residential/industrial buildings was possible only with a careful conservation of the buildings’ envelope. A deep study of the ancient facades, ornaments and original colors has been carried out to preserve the historical public view of the buildings and not to alter the constructed volume.

Residential

Restoration of 19th-century residential building

Cinisello Balsamo (Milano), Italy

Studio LGL Program

700 sqm (residential) 300 sqm (parking)

Description From an in-depth analysis of the context, conducted both through the study of the landscape surrounding the site (through inspections, photographic surveys and study of the thematic maps), and through the analysis of the historical documentation, it appeared the presence of elements of relevance, attributable to the proximity to the “Milanino” which formed the starting point for the drafting of the proposed project. Although the site in the immediate vicinity is currently characterized by the presence of a building of little architectural merit and of its recent construction, the building object of intervention dates back to the late XIX century and highlights some valuable stylistic characteristics in relation to the environmental context of the time characterized by proximity to the “Milanino” as an intervention aimed at creating a “Village-garden” (reference to the text “Origins and development of a city garden: The experience of the “Milanino” by M. Boriani and S. Bortolotto, Guerini edizioni 1991 editions). Noteworthy features are the relationship between building and green space with the presence of significant tree species especially along the Via Petrarca and some typological and stylistic connotations of the building itself, which although they are inserted in an actual peripheral context compared to the city center and evidently compromised by a building of little architectural merit, they still maintain a link between linguistic consistency and values with the nearby “Milanino”. The restoration project is based on the careful analysis of the site and in the evaluation of the structural features of the landscape both historical and natural, and even involving volumetric additions tend to preserve the existing building as a whole and above all its essential characteristics of stylistic language and relationship with the open green space and with the via Petrarca intended as a continuation of the Buffoli di Cusano Milanino avenue and therefore the bearer of historical values to be maintained.

The four-story building is a medical analysis and research center which incorporates clinics, medical research laboratories and day hospitals. The other two buildings include offices, public spaces, and a cafĂŠ on the ground floor. The geometry of the design creates a center square which can be used by employees and public for relaxation activities. The project has been designed to achieve an energetic class B through the use of curtain wall, intense insulation and efficient mechanical air system.

Description The site is in front of one of the main roads of Monza. The client, Interedil construction, decided to build its new headquarters and rent space for retails. The main facade faces the main road and a public and covered courtyard encourages people to come into the building and explore retail floors. The whole top floor has been dedicated to the Interedil headquarter. The project aimed to bring as much as possible of natural light in the public courtyard and in the offices. Refurbishment of office/retail building

Desio/Monza, Italy

Studio LGL Program

1200 sqm (offices) 1200 sqm (retail)

Description The project site is in front of the Milano-Monza-Lecco highway. The building has been refurbished to allow for new retail and office spaces. The facade has been studied to create attention from the highway and to bring a new aesthetic value to an old building. A lightweight cladding was an optimal way to not compromise the existing structure and allow for a creative facade design. Open space offices at first and second floor are lighted with natural light through big windows. The ground floor, dedicated to retail spaces, has a continuous window to enhance the view selling products from the street.
