IMPLEMENTATION The park has been executed in two principal phases.

Phase 1: The scope of work during phase one was to undertake preliminary works and to establish platforms for further development. landscaping (grassing and tree planting). The value of the initial phase was R3 million ex VAT.

Phase 2: The larger and more complex of the two phases is anticipated to take 6 months. The value of the project is approximately R11 million ex VAT.

This entails the construction of the following: Construction of a two toilet blocks, Construction of a Lapa – for use of the community and for hiring out for functions. BOKSBURG LAKE PHASE 1 & 2

THE BRIEF:

Outer Space was appointed in March 2016 to do detailed drawings and manage the implementation of Boksburg Lake.

The brief was to develop a regional park for community use, with emphasis on providing a venue with mixed activities, not only sporting, allowing the park to cater for functions without impinging on the public activities in the park.

The design also utilises green concepts such as solar heating, lighting and natural water purification techniques such as reed beds.

BACKGROUND

Boksburg boasts a diversified industrial and mining centre and has become one of the most important gold-producing towns on the Witwatersrand. Gold was found in 1887, followed shortly after by the discovery of coal deposits in 1888 and high-grade fire-clay in 1890. Enterprises soon followed and Boksburg emerged as a fully-fledged town. The Rand Tram opened in 1890, between Johannesburg’s Park station and Boksburg station. The line was subsequently extended to Brakpan and Springs, where large deposits of superior quality coal had been discovered.

Boksburg Lake was the brain-child of Montague White, appointed Mining Commissioner of the Boksburg Goldfields in 1888, who, after arriving in Boksburg and describing it as one of the “most uninviting spots” he had ever seen, persuaded President Paul Kruger to build a large dam which he visualized as a beautiful lake fringed with trees. However, after completion, the new lake stood empty for nearly two years and became known as “White’s folly”. In 1891 the rains came, there was a cloudburst north of the dam one night and the next morning the citizens awoke to find a large lake filled and running over. Ever since then, it has been a popular and attractive feature of Boksburg and an integral part of its central area.

The park has been in the planning stages for many years and due to the planning foresight of the EMM and perseverance of the community is finally coming to fruition.

The project hopes to pay homage to the historically important mining town which helped build Gauteng into what it is today. There are some historic architectural sites such as the Transvaal Hotel, the King’s Hotel, the Masonic Hotel and the Central Hotel which are well-known sites of the town. Additionally, the art deco influence on the town is a key feature which will be brought out in the architecture of the lake. Important features which need to be addressed are: The cleaning of storm water The revival and maintenance of the existing water feature, Green techniques for the cleaning of the mine water through environmentally friendly, techniques such as reed beds. The employer’s objectives for the project are to deliver public infrastructure using labour-intensive methods using local workers who are temporarily employed in terms of the scope of work.

DESIGN PROCESS

The challenge for landscape architects is unifying a disjointed park surrounding the dam into a comprehensive design. The design will reflect the historic town by incorporating materials such as red face brick and sandstone details.

In order to facilitate an understanding or the site and designs we, have employed our 3-d computer skills to model the site in three dimensions using various computer programs.

IMPLEMENTATION

The park implementation started in 2015 with the building of an amphitheatre and the start of a three-meter wide footpath that will circumvent the park. Future phases will include:

The Spruitview site lies south of Germiston on a moderately steep slope on Dolomite rock. The nature of the intended parkland uses i.e. a Multipurpose Park with sports fields and amphitheatre required extensive earthworks, approximately 8000 m3.

DESIGN PROCESS The challenge for landscape architects is designing with undulating surfaces and not with flat planes, as is often the case in other disciplines.

As designers, we decided to employ our 3-d computer skills to model the site in three dimensions using various computer programs. This was done to utilise and employ the level changes to the full, calculate soil cut and fill quantities, drawing of sections and more importantly to present our design to the client in a way that is easily understood.

THE BRIEF:

Following an inception meeting with Neline Swanepoel, Leonie Snyman and Gawie van der Merwe on 26 January 2017. It was agreed that the approved master plan has reference SK-C. At this juncture, the Scope was to include the Park and the Golf Driving Range.

BACKGROUND Gilloolys Farm was sold by James Gillooly to the city council in 1944. Situated in Bedfordview, the east of Johannesbug, it is a 44-hectare piece of land with numerous walking trails, an abundance of bird life and recreational areas for families looking for close-to-home, outdoor activities in Gauteng.

The park boasts more than fifty species of birds including the Whitebreasted Cormorant, Reed Cormorant, African Darter, Grey Heron, Cattle Egret, White Story, Egyptian Good, Yellow-billed Duck, House

Sparrow and the Cape Wagtail. Gilloolys Farm is a must-see for bird lovers and aspiring bird watchers.

A man-made lake, which is home to a number of fish species like the Common Carp, Blue Kurper and Sharptooth Catfish (Barbel).

The employer’s objectives for the project are to deliver public infrastructure using labour-intensive methods using local workers who are temporarily employed in terms of the scope of work.

IMPLEMENTATION

Outer Space’s Scope of Work will be as follows:

1.1.1. To prepare and refine the Master Plan. 1.1.2. To prepare Working Drawings, Specifications and Details for a Budget of R1 Million Rand which is to be made available in the 2015/16 financial year. 1.1.3. Outer Space is preparing Working Drawings, Specifications and Details during the 2016/17 financial years for future development. 1.1.4. A Budget of R10 Million Rand is to be made available in the 2017/18 financial year. 1.1.5. Future budgets will be required to complete the project which has a budget of R50 million. This is not included in the current scope of appointment.

2. MASTER PLAN 2.1.1. As the plan develops interested and affected parties will have comments and requirements. The Master Plan will require modification, iteration, documentation and changes. 2.1.2. Presentations may have to be prepared. 2.1.3. Meetings and will be attended to refine the requirements of the community and council. 2.1.4. Sketches and plans will be required for the various proposed new elements. 2.1.5. The bill of quantities will specify outdoor equipment and materials. This is to ensure that the future of the park is guided by a common design approach. This would include the type of brick, paving, trees, shrubs etc.

3. BUDGET YEAR: 2015-16 - CONSTRUCTION 3.1.1. The scope during the 2015/16 financial year will comprise principally of maintenance work that will take into account the future development of the park. This work will include the flowing:

3.2. EXISTING PARK UPGRADING An initial meeting was held with the Boksburg Lake staff and the following was requested. 3.2.1. The exiting Ablutions were to be re-tiled and renovated. 3.2.2. Kerbing is to be installed in the car park to prevent cars from entering the landscaped area. 3.2.3. The planting and irrigation of the landscaped area, adjoining the parking area, will be upgraded 3.2.4. Paving is to be repaired where necessary.

BUDGET YEAR: (2016-19) PLANNING Outer Space is to prepare Working Drawings, Specifications and Details for Construction as well as Documentation for Budget of R10 Million Rand which is to be made available in the 2018/19 financial year. Detail, Working Drawings and Documentation will also be compiled for approved activities that will be constructed in the future phases. Landscape, Civil and Electrical Plans will include Stages 1-4. 3.4. EARTHWORKS AND SITE PREPARATION 3.4.1. Plan for the demolition of the Existing WaterFront Restaurant. 3.4.2. Plan for the proposed Amphitheatre Earthworks. 3.5. PAVING 3.5.1. Details and setting out of paving will be prepared for all paving and will include: 3.5.2. Entrance Road – The existing road is to be realigned in order to accommodate access and egress. 3.5.3. Pedestrian Paving will be phased and planned for to incorporate the phased development. 3.5.4. A revised and improved parking area.

3.6. STREET FURNITURE The bill of quantities will be compiled and will document all outdoor equipment and materials including street furniture.

3.7. IRRIGATION An irrigation system will be specified in the bill of quantities as per the As and When Tender as a FULL IRRIGATION SYSTEM. A borehole must be included to reduced the maintenance costs. This will be phased to allow for the phased development of the site.

PALM RIDGE - PHASE 1

Brief: To prepare a master plan To design a premium quality Regional Park, similar to the Spruitview park, with features such as: Active recreation Walking Fitness Play Passive recreation Picnic & Braai facilities Outdoor/nature-orientated recreation To ensure the safety of park users.

Site qualities: The site is, approximately 8.2 ha. It consists of undulating slopes to the South East with a pond in the old quarry site. The geology of the site makes it suitable for a borehole, which will substantially reduce maintenance costs. The geo-technical report is at the time of this report in progress and will be complete before the middle of March 2017. It would seem that there are no major geological challenges.

Existing facilities: The site has an existing football field which dominates the activity on the site. The site has an old quarry with has rain water. This is a popular

recreational resource. The cost of filling the quarry would be substantial and we recommend it be shaped and remains as a feature. The site is traversed by footpaths. It is recommended that the site not be closed to pedestrian traffic as this will create animosity in the community.

1.1 The purpose of the landscape plan

The principle aim of the landscape master plan is to create a homogeneous landscape design throughout the Route and to complement its’ existing “spirit of place”. In terms of the Key Policy Issues this is stated as follows: · Definition of a new quality pattern: it is necessary for the new system to have a set of characteristics that creates a proper identity that is recognizable by society; people have to identify in the new system, something that it has never seen before and start seeing the system as something good and reliable, and that was organizedSPTN to serve society. These characteristics encompass a large set of - outer space attributes, e.g., the road signing and priority schemes, the specific public transportation signs and identity labels,

The route from Parktown to Sandton consists of a variety of trees that were planted over many years. Recognising important nodes along the route is a key element in creating a comprehensive landscape image. Heavily pedestrianised intersections are especially significant. We recommend that the intersection consists of a central paved intersection with a cobble rumble strip and a smooth paved pedestrian crossing. The pedestrian crossing should be paved with alternate dark and light bands indicating the crossing. This will provide a low-maintenance solution and eliminate the need for future road painting.

This will be achieved by: · Planting trees and shrubs that complement or are of a similar species to existing trees. · Creating landscaped landmarks along the route. · The introduction of artworks in strategic areas. Ideally the design should be African in concept. This can be achieved with the choice of materials. Elements that come to mind are: · Aloes · Acacia trees · Stonework Furthermore, it is imperative to create a low maintenance landscaped transportation route. As is mentioned in 1.1.2, the existing “spirit of place” and landscape character is predominantly created by the tree-planting. This is analysed and illustrated in Figure 5 - Landscape Character Analysis and has formed the basis of the landscape plan.

The current proposal is to divert the river flow for the duration of construction. It has been planned that the water course will be channelled in a diversion channel during construction and establishment phases. Sedges and Cynodon dactylon will then be planted along the edges of the main channel and off stream reed beds. The main channel will be opened in early November with the plants planted and establishing. To minimize losses in the case of a storm occurring, we recommend that stone and/or geo-jute be used to anchor plants along the river edge.
