A WORD from jeremy AS I began thinking about what to write for the first edition of the 2014 MARTIN MAGAZINE a few thoughts leapt to mind; 1. 2. 3. 4.

I don’t want to say 2014 is the year to buy I don’t want to say 2014 is the year to sell I don’t want to give predictions for the 2014 market I hope to keep this column free of “agent speak”

Why? I want this column to be about what has IS happening and what HAS happened, in our real estate sector, rather than having the same biased, self serving and soothsaying “agent speak” ie “the market is booming”, “great time to sell”, “Prices will rise 20%, buy now!” etc, etc, etc... SYDNEY RESIDNETIAL PROPERTY MARKET Ok, having cleared that up what Is happening with the market and what has happened? Capital city house prices rose by almost 10% last year, which is the highest yearly growth in four years however this was led by Perth (9.9%) Melbourne (8.5%) and Sydney (14.5%). This has led many people to use words like ‘boom’ and ‘bubble’ but its important to look at all of the data, with 5 other cities recording growth of 5.1% or less with Hobart rising only 2.2%. Respected property commentator Michael Matusik describes the current market as:

At the end of last year, the Martin team went to nearby Green Square School to assist students in getting their remote control operated race car track up and running before the end of the year. Green Square School is a medium to long-term program for students from yrs 5 to 10 experiencing challenges with their behaviour in a mainstream setting. Hands on learning activities, like building a race track, are important in engaging the students beyond the traditional classroom environment. The finished track will extend the width of the school playground and allow students to race remote controlled cars they built themselves as part of a model car learning program. While the school believes students should be engaged in the program from start to finish, they were experiencing difficulties cutting old tires with heavy machinery, so the team at MARTIN rolled up our pink shirts and lent a helping hand. We managed to cut a whopping 6 tyres in the space of 45 mins before the angle grinder overheated and the reciprocating saw was no longer straight. What a day. Ingredients: 2 x 400g cans of sweetened condensed milk 180g unsalted butter, chopped 375g digestive biscuits, halved 60ml thickened cream Scraped seeds of 2 vanilla beans 75g icing sugar, sifted 4 bananas 30g dark chocolate, finely grated

Method Serves 12 Start this recipe a day ahead. Place the cans of condensed milk in a large saucepan of water and bring to the boil over a medium heat. Reduce heat to a simmer and cook for 2 hours adding water if necessary to ensure cans remain covered, remove cans and cool in the fridge for a couple of hours. Meanwhile melt butter in a small saucepan, and then cool slightly. Using a food prcessor crush biscuits to fine crumbs, add the butter and process briefly to combine. Press crumb mixture over the base of a greased 28cm loose based tin then refrigerate for 30 minutes to firm the base.

Open cooled cans of condensed milk and spoon caramel evenly over the biscuit base and refrigerate overnight to firm. To assemble pie - using an electric mixer whisk cream, vanilla bean seeds and sugar to stiff peaks. Cut bananas into thin slices. Remove pie from tin and loosen base and place on a plate. Spoon or pipe half the whipped cream over the caramel filling, then place the bananas in an overlapping circle working from the outside in. Top with the remaining cream and sprinkle with grated chocolate.

Samantha & Aaron How long have you lived in the area? Aaron and I have in Zetland for about 22 months. What do you love about the area? We both spent half hour lives on the south coast so we love how the area is close to the city but has an organic feel with the greenery and parks, especially the dog park; we recently brought home our little dog, Diego, and love going to Joynton Park with him. Favourite place to eat? In the city there is a really good yum cha place – Zilver Seafood Restaurant; Randwick Spanish Fly tapas and locally we love S.Thada Thai Zetland – it’s not even a minute’s walk from our place and is great for the no cooking nights. Favourite past time? There is so many, but if we have to single it down to one I would say food. We love to cook when we have free time and eat out regularly – trying different places to eat; recently we tried The French House in Waterloo – delicious food, and cakes, great service! What would you do to improve the area? We haven’t really found anything that needs improving, however we are excited for the Saturday markets that are coming in January 2014.
