Winter 2012 Update Our autumn was a stunner and gave us lots of sunny and calm weather that affirmed Marlborough as being amongst some of New Zealand’s most stunning vistas. Looking around the world the economic news is pretty grim for countries such as Greece, Italy, Spain, and Ireland. The United States is showing signs of recovery whilst China is entering a period of controlled slower economic growth. Closer to home Australia is a land of two halves with the Western Territories still charging ahead economically with mineral resources creating employment opportunities as well as attracting offshore capital however the East of Australia is another matter with a decline in the domestic economy creating unemployment and a downturn in the housing market. NZ economists are predicting a reversal in the population drain to Australia that has been on-going for a number of years. Unless moving to Western Australia where employment opportunity is plentiful with high salary packages it is likely that New Zealand trades people will find the Christchurch rebuild a realistic alternative for returning to New Zealand. In Marlborough the Real Estate market is slowly recovering from the low point which we believe was reached in early 2011. Realistically we do not see property appreciating rapidly in value over the next few years HOWEVER investors are already seeing that it is feasible with existing low interest rates to purchase properties that are cash flow positive. Christchurch investors are in the dilemma of receiving insurance pay-outs with few alternative properties to buy in Christchurch and at the same time not wanting to invest their money in the financial markets that cost them so dearly when the country was suffering from finance company collapses. Eventually some of this insurance money must find its way to Marlborough and certainly once the rebuild begins in Canterbury there must be a positive spinoff as thirty billion dollars is spent on wages, salaries, building products, chattels and primary products such as timber which can and is being supplied from Marlborough. Over the next decade I believe there will be significant changes in the housing market as over the past two decades across New Zealand there has been a mismatch between house sizes, peoples’ needs and their ability to pay. Since 1991 the number of people in the average New Zealand household has shrunk however the average size of a typical home has increased 35% from 144m² to 220m². Statistics New Zealand tells us that by the 2020’s the population aged 65 and over will have doubled. In Auckland we already have two thirds of houses having three or more bedrooms but half of all households consist of only one or two people. Given the leaky home crisis in New Zealand, I believe future home builders will place more emphasis on quality, ease of maintenance and practicality. The days of building extremely large homes that are harder to heat, more expensive to maintain and simply impractical in terms of usage are in my assessment past. Our homes are on average twice the size of those in European countries and only Australia has larger sized homes than us however their building costs are 35% less than ours. There is little economic sense in building a large home that will not be utilised but will however cost more to build, maintain, insure, heat and pay rates on. It is my belief that smaller, better built homes will not only increase in number but also find a ready resale market in Marlborough as they will be more affordable to buy and live in while allowing the owners flexibility in their use of leisure time. Few people today would rank having a large vege garden and grounds to maintain ahead of being able to take advantage of Marlborough’s natural assets and superb climate. This same notion will flow through to the commitment and expense required to maintain a large home when in fact a smaller home is all that is required for today’s smaller families.
