Our Vision As one of the top three out of over 10,000 agents in our “MLS” for over 15 straight years, and being the number one Team in Westchester and Putnam Counties, we certainly sold, and continue to market, a large number of properties for sale. And that certainly is the result of our efforts for our clients. But those “sales and signs” mean more than just marketing houses for sale or selling a buyer a home. All of our clients are, or were, going through major life transitions each and every day during every transaction, whether the transition was desired or unfortunately forced upon them! It’s not just about “buying or selling a home.” It never is. We strive to listen to and understand our clients’ unique situations. We want to know their hopes, dreams and even fears. Our story . . .

As a true pioneer in his field, Mark was the “first” in so many respects in Westchester County and the surrounding counties. In the 1990’s, Mark was the first Realtor® to place his photo on a business card, put his contact information on a “for sale” sign so buyers could get answers quickly to their questions, use “virtual tours” on the internet and print color postcards to mail out to procure buyers for his sellers, despite the prohibitive expense of printing in color at that time.

Starting in early 2000, while other brokerages continued to advertise using “old fashioned print media,” Mark had the vision to realize the buyers weren’t looking in newspapers anymore, but were searching on the internet. Mark made the switch from “print to digital” and never looked back. The interesting thing is. . . , all the chain and regional real estate brokerages scoffed and ridiculed his approach. Yet, within just a year or two after Mark implemented his innovative marketing strategy, the other brokerages all followed suit. The Big Question Question [kwes-chuh n] noun a sentence worded or expressed so as to elicit information

What is more important, the commission split or the amount on the 1099 at the end of the year? The first question that most agents ask is: “What is the commission split?” If a Brokerage gives an agent a high split, but does not provide leads to the agent and also does not teach the agent how to procure and close more leads, then what does a high split do for the agent? 70% of zero . . . is still zero. This is where a highly efficient Team comes into play. Yes, the splits are less, but the volume is much, much higher . . . therefore the 1099 is much, much higher! Did you know that there are approximately 8,500 agents who sell real estate in Westchester County? Did you also know that in 2016, LESS than 425 agents sold at least one property per month (12 per year)? That’s it. That is only 5% of the agents! That means 95% of the agents sell LESS than one transaction a month. It gets worse. In 2016, less than 15% of all agents sold just six transactions a year. On average, that is one sale every other month. So, 85% of the agents are doing less than that! Really? For example, if an agent is on a “great split” of 70%, but closes four transactions a year, how

much money could that agent actually make a year? In addition, how much of the agent’s money did it cost to get those leads; buy sign riders, pay for Zillow ads, mailings, flyers, etc? And also, how much time out of an agent’s day, week, month, etc. did that agent work in real estate . . . to close just four deals . . . ? So, if these mega chain Franchise Brokerages are so awesome, then why, on average, are 85% of their agents selling less than six properties a year? Unless an agent has an “awesome, multi-million dollar average price,” how can someone make a living on such few sales . . . even though the “split is so awesome”? This is where an effective TEAM comes into play. On the Mark Seiden Real Estate Team, all of our agents are producing and selling many more homes . . . so the 1099 at the end of the year is substantial. Isn’t this why you wanted to sell real estate in the first place? Mark Seiden, Rainmaker/Team CEO Mark Seiden was born to become a real estate leader and professional coach. As a graduate of Cornell University with post-graduate credentials from the University of California–Berkley, he began his career in 1993 at Lois Seiden Real Estate of Westchester County, New York, and was the agency’s top agent each year until it was sold in 1997. He continued his ascent by earning a position as the Number 1 Agent for all of Westchester County at Coldwell Banker Residential Brokerage for five consecutive years (1997-2002). In 2003, he founded Mark J. Seiden Real Estate, Inc., rebranding it as the Mark Seiden Real Estate Team in 2008. Since 2004, Mark was and continues to be ranked among the Top 3 Agents for selling single-family homes in all of Westchester/Putnam Counties (over 10,000 agents) — ranking Number 1 in 2008, 2014 and 2015.

A natural mentor and gifted communicator, Mark and his work have been featured in articles in the New York Times, New York Post, Real Estate In-Depth, Westchester Magazine and numerous other publications. Most recently, Mark was recruited in 2016 by Verl Workman of Workman Success Systems, who is recognized by Inman as one of the top 25 coaches. Allyson Davidov, Listing Partner Allyson joined The Mark Seiden Real Estate Team in 2005. As Listing Partner for the past 10 years, she has led the seller-representation side of the Team in establishing Mark J. Seiden as a Top 3 Agent in all of Westchester County and has been instrumental in closing over 400 properties. Proficient in the art of selling, negotiating, problem-solving and closing deals, she draws on her experience from the licensing industry (where she worked on licensing the World Wildlife Fund). When it comes to selling homes, Allyson uses her natural energy and enthusiasm to make her clients the happiest sellers in the world.

All these closings must occur within the same twelve (12) month period. In order to be promoted from Showing Specialist to a full-time Buyer’s Specialist, the Showing Specialist must produce a minimum of ten (10) closings by a combination of the following:

• Minimum of three (3) closed Buy-Side sales from the TEAM MEMBER’s personal sphere.

• Minimum of three (3) closed Buy-Side sales from Mark Seiden’s lead system (not including open houses).

• Minimum of two (2) closed Buy-Side sales from Mark Seiden’s open house system.
