Selling Pancake Cottage

New partner for Stags

Focus on crocus

Believe it or not, there really is a Pancake Cottage on Lemon Hill in the Cornish village of Mylor Bridge. Even better, the cottage, pictured above, has come on to the market just in time for Shrove Tuesday (Pancake Day) next week. The one-bedroomed property is in the heart of Mylor Bridge, near Falmouth, opposite the Lemon Arms pub and within walking distance of the sheltered waters of Mylor Creek. “It’s quite unusual to find such a charming, quirky cottage on the market in this village,” says Nic Scorrer of Miller & Son’s Falmouth office. Pancake Cottage is on sale for £178,000, call 01326 311666 or visit www.millerson.com for details.

Lee Flay has been promoted to the position of partner in Stags estate agency. Lee has worked for Stags for ten years, currently heading the country property department in the Stags Tiverton office. John Seamer, senior partner at Stags, says: “Lee has a degree in Rural Estate Management and has also worked for Rendells and Savills. He is Devon born and bred and has sold property in Cornwall and Somerset. Lee understands not just estate agency but our full range of property and agricultural services.” Lee says, “I look forward to contributing to the future expansion of Stags.” Contact Lee on 01884 235705 or by email on l.flay@ stags.co.uk.

A Devon garden famed for its crocus display is open to the public both tomorrow and next Sunday. East Worlington House, near Witheridge, has thousands of spectacular crocuses which have spread over many years through the two-acre garden and into the neighbouring churchyard. The garden, owned by the HurstBannister family, has a terrace where visitors can enjoy the views down the Little Dart valley. East Worlington House (EX17 4TS) is open on tomorrow, March 2 and Sunday, March 9, from 1.30pm to 5pm. Entry is £3, children free, in aid of charity as part of the National Gardens Scheme, with cream teas on offer. Visit www.ngs.org.uk for more details.

10 property of the week

This happy home has so much to offer This week’s star property is up for sale for the first time in 17 years, and offers a superb family lifestyle. Woodley Grange was built in 1911 for a successful brewer in Torquay. It is a handsome and spacious Arts and Crafts-style four-bedroomed home set in nearly an acre of gardens. “We used to live about 100 yards away,” explains the current owner Lawrence, who lives here with his wife Judith. “Back then we were in our forties and had four children at home. So we jumped at the chance to buy a property that had so much to offer for the family. “Not only is there a wonderful indoor swimming pool and sauna, we also have a safe, enclosed garden, a full-sized snooker room, a gym, lovely terrace, hot tub and so much more. We’ve put in a modern country-style farmhouse kitchen with range and granite worktops, and the living room is nearly 60ft in length.” Lawrence and Judith know a thing or two about property, having worked

The whole house is in superb condition in the property business for many years. Today, they find their lives have moved on and they are planning a major change of lifestyle.

Becky Sheaves discovers a handsome property in Torquay, perfect for all the family “Our four children have all flown the nest, and have settled in Australia and the Middle East,” explains Lawrence. “We now have three grandchildren in Australia and of course we want to be near them, and our children too. It is a chance for us to look after our grandchildren and, more importantly, for our children to look after us!” To this end, the couple have bought a house in Australia and plan to emigrate there. This decision is an exciting opportunity for anyone looking for one of the very best houses in this area. Woodley Grange is within walking distance of the sea and shops, with a very high standard of decoration and facilities throughout the property. “The house comes with a new three-car garage, plus the drive can easily accommodate six or more cars

About the area St Marychurch: Woodley Grange is on the eastern edge of Torquay in St Marychurch, a pretty little town with a pedestrianised centre, and with lots of independently owned boutiques and cafes. Out and about: St Marychurch is just a short walk from the iconic redstone cliffs and beach of Babbacombe, and within a stone’s throw of Torquay Golf Course. Eat out: Visit The Cary Arms at Babbacombe. It has seen major investment in recent years, which has transformed it into a soughtafter destination boutique hotel and restaurant.

Days out: Bygones in St Marychurch is a unique attraction, with three floors of historical artefacts including a life-size recreation of a Victorian high street. Nearby Babbacombe Model Village is also a charming day out for all the family. Best beaches: Unspoilt Oddicombe Beach lies at the foot of the red cliffs here, a short distance from the house. To save on walking, the beach can be reached by a unique Edwardian funicular railway running up and down the cliff. Yachting: Torquay Harbour is home to many glamorous craft of all sizes.

It has all ingredients of a superb family home, including a swimming pool and there is plenty of room to move them around,” says Lawrence. “There are electric gates, a full security alarm system and the whole house is in excellent condition.” The property also lends itself to generating an income or accommodating an extended family. The house has more than 6,000 sq ft of accommodation and is full of highquality details such as stone fireplaces, wood panelling and ornate cornice work. Mix of character and charm Nettleworth House in the Devon village of Silverton has just come on the market for the first time in nearly 40 years. Situated about nine miles from Exeter in a charming village, the property is Grade II listed with lots of period details. It has six bedrooms, two with ensuite bathrooms and three well-proportioned reception rooms as well as an exceptionally spacious hall and large family kitchen. In addition, the property has a studio annexe, called Lantern Cottage and a pair of two-storey stone barns. It is set in mature gardens with two drives and ample parking. Nettleworth House is situated next to the parish church of St Mary in the centre of Silverton, a delightful and popular village in the Exe valley to the north of Exeter. Silverton has a primary school, post office, church, three pubs and a village shop complete with butcher's counter. The property is a fine Regency village house, Grade II listed, with many good quality period features including the principal staircase, fireplaces with decorative mantelpieces, original shutters, decorative plasterwork and joinery. The house has been the family home of the vendors for 38 years. The gardens surround the house, principally at the rear leading up to the churchyard. They are gently sloping and accommodate a number of beds, which are interspersed with a number of

paved seating areas. The fertile valley soil supports a wide variety of herbaceous plants and shrubs. The garden has two entrances to the village road, one with a gravel drive with parking area at the front door. There is a separate rear drive serving the stable and Lantern Cottage and the two are linked by a cobbled pathway at the rear of the house. Behind the house and separated by the attractive cobbled pathway is the larger detached two-storey stone and cob barn. On the upper floor there is a loft with external steps up into two chambers with natural light from a window. On the ground floor there are three rooms containing the

vestiges of former uses including a cobbled floor, old copper boiler and old well. Water and electricity are connected. The second smaller stone barn, which accommodates the old stables, also has a cobbled floor, two stall divisions with a ladder up to a sound loft, electricity supply connected. At its side is a lean-to car port, which was a former cart shed. Lantern Cottage is a one-bedroom studio annexe on the ground floor at the back of the house, and was converted out of a former billiards room. Nettleworth House is on sale with Savills, Exeter (01392 455700, www.savills.co.uk) for ÂŁ975,000.

It has more recently been used as Duchy offices and is a short walk from Liskeard town centre. Belstone, Dartmoor Guide price £25,000

A large auction of properties owned by South West Water includes this redundant pump house at Taw Marsh on Dartmoor. Other lots in the auction range from prime development plots to underground water storage tanks. Auction: March 25, Exeter Race Course, call 01395 223336 or visit www.bradleys-auctions.tv for details.

In the final quarter of 2013, figures from the South West saw an increase of almost 20% in residential property being offered for auction. Here at Stags, the ‘Forthcoming Auctions’ section of our website is now our second most popular page, which confirms the growing popularity of this method of buying and selling homes. I am sure there is more than one reason for this trend. Auction buyers have become more astute and better organised, carrying out lots of research, often internet-based before buying a property. In the past buyers would often tell me that they feared they would “get carried away” with the auction process and end up overpaying for a property. These days, they are more savvy, with a better understanding of a property’s true worth. This awareness of what they should pay, having taken proper advice, helps them stay within sensible financial boundaries. There has also been a rise in the number of property developers, would-be property developers, and buyers who are restoring a property to let as an investment. This process has been highlighted by popular TV programmes such as the long-running Homes Under The Hammer. While, invariably, the subjects on these television shows tend to be “happy” stories, these types of programmes do help to demystify the auction process. Another, more mundane, reason that more homes are being sold at auctions these days will be simply due to the general rise of transactions of property sales throughout the whole of the UK. Since the recession, transaction levels of all aspects of the property market have been low but are now recovering.

Lee Flay of Stags reveals why auctions are becoming increasingly popular Another strong trend is for sellers to see the auction method as an efficient way of disposing of property. Many are realising that auctions are an effective way to achieve the best market price. However, some sellers were often previously also daunted by the process and some still are. So it is important for an agent to support their clients throughout the process of selling at auction. Here at Stags we recently sold a property at auction in the village of Bradninch, near Exeter. Called Kensham House, this handsome eightbedroomed Georgian house had been flood damaged in 2012, so it was difficult to know the property’s true value and to find genuine buyers for it. The auction method enabled the vendor to find a committed buyer and to establish the correct market price. In fact, the property sold prior to auction as the vendor had received an acceptable offer, off an auction guide price of £350,000. Another advantage of auctions is that they offer a definite conclusion to the house sale process. The property market has been slow over the past few years and it has been more difficult to sell properties. Some sellers have taken the auction route to achieve a result. The relatively simple process of an auction means that the legal paperwork is produced upfront and buyers have an oppor-

tunity to carry out due diligence before they bid at auction. At the fall of the hammer the contract is binding, effectively an exchange of contracts. Completion is normally achieved within 28 days, so a property can be sold within a month. At Stags, we have always encouraged and utilised the auction method, and have a good deal of experience in this field. To potential buyers I would say it is a great way of buying the property of your dreams. Don’t forget, it is you who is in the driving seat. Just be sure to do your homework and set a price limit on your bidding. To sellers, my advice is that auctions are a great way of selling a property and achieving the market price. In the Westcountry we have seen several collective property auctions, with large numbers of properties all sold on one occasion. Some of these are very effective but I believe the larger the auction, the more danger that properties can get lost in the process and, perhaps, not achieve the best price or remain unsold. There needs to be a set marketing campaign for each individual property, with focussed online and offline advertising. I would also advise attending as many auctions as possible, to see auctioneers in action and to check out their results. Get all this right and auctions can, surprisingly often, be the answer.

Home truths by Paula Nicholls Interior design expert There is probably a Cornish bylaw which legally prohibits me from saying this, but I like Devon. There I’ve said it, “I like Devon”. I’m out and proud. It is a particularly varied county. Its landscape changes from rugged Dartmoor and the rolling redearthed hills around Crediton where my brother has his butcher’s shop, then up to the Atlantic-battered north coast and down to the “alternative” enclaves such as Totnes in the south. all in all, Devon’s edges seem softer and its people a little less pugnacious than in my beloved Cornwall. We Cornish are out on a limb and independence, even separatism dominates. I run my own business to feed my innate taste for doing things my way. Devon is unique too, but is also maybe a bit more joined-up to the

world beyond. Also, and this is a secret so don’t tell any one, but I am a bit Devon myself. I think of myself as a Cornish girl, but I’ve got two great grandparents, from different sides, who were Devon folk, farmers and masons – well we’re all a fantastic mix of counties and countries. I’m not saying I’d go as far as putting my cream on a scone before the jam or pour milk on my pasty. I’ve seen people do that in Plymouth when I was young and had to get behind the curtain and hide from the horror. But I have accepted my Devonian side as a delightful addition to my Kernewek persona and will embrace my Devonian cousins with genuine fondness. With this in mind, once again I crossed the Tamar last weekend, this time to Plymouth, to be exact. Husband and I stayed with our friends on

the edge of Stonehouse, with its stunning Georgian streets built to provide homes for the Royal Navy’s admirals and captains. For me this is one of the best areas of Plymouth, enlivened by the redeveloped Royal William Yard and full of living history and landmarks. Sitting on a secret isthmus right next to the centre of the city, it is surrounded by the sea that creeps inland

in creeks and baby inlets. The Royal William Yard is the city’s new upmarket playground for the youthful and monied. Its life began as the victualling depot for the Royal Navy, built from 1826-1835 it housed grand residences for officers and provided for the more prosaic needs of the navy. Its buildings, once staffed by 250 men, are now home to the likes of Hugh Fearnley-Whitting-

stall and other eateries that make me feel that I should enter through the back door and not risk looking at the maître d’ for fear that I will offend his eye. We popped in to visit one of our favourite customers (and one of the city’s best interiors shops) Hyde Park Interiors. Along with standard antiques, they reprint and reupholster furniture, specialising in Annie Sloan paint (pictured) and techniques. Their newly-launched Create Studio offers the chance to enhance your interior design skills. Create, based on Hyde Park Road, offers courses in sewing and textiles, furniture painting, upholstery and even courses for children, all run by knowledgeable tutors. They also run group activities and parties that can be held on their premises or in your own home. Best of all they are a jolly approachable lot with a great eye for what’s current and trending but have a solid base in technique and traditional skills. Find them at www.interiorshydepark.co.uk or call Penny or Amy on 01752 292540. holiday homes

The key to letting Sarah Stark reveals the importance of interior design when a holiday home is intended for the letting market The Westcountry is blessed with wonderful countryside, a temperate climate and a beautiful, varied coastline with great beaches. Historically, it has always attracted visitors and is, unsurprisingly, still one of the UK’s most popular holiday destinations. These days the region also plays host to an enorwmous number of second-home owners. Second homes tend to fall into two categories – those that are kept for the exclusive use of family and friends and those that are let out to provide an income. Of course, there are some that fall into both camps. Either way, these homes are a big investment so getting the interior right is important. Generally, second-home owners are wanting a “home from home” that is welcoming and comfortable all year; somewhere to unwind, relax and have fun. When it comes to designing the interior of a holiday home that is going to be used only by family and friends, the sky is the limit and you can design the interior however you want. On the other hand, if the property is going to be let successfully, there are other parties to consider: the letting agency, the changeover team and of course the paying visitors themselves. Furnishings have got to be practical, comfortable and attractive as well as complying with safety regulations. Neutral-coloured sofas and carpets in dirt-resistant shades are a good idea but you can have fun with accessories, throws, cushions and rugs to add colour and character. It is always tempting to cover walls with pictures and photographs. However, art is very much in the eye of the beholder. What you like, another person may positively dislike. It may be wiser to play safe and decorate the walls with fun or practical objects. An ordnance survey map of the area covers a lot of wall and is extremely useful, especially for guests who are new to the area. A large statement clock, mirrors, a barometer, a pin board or black board and attractive key racks are also good ideas.

‘Floating’ shelves too are good for covering wall space and can be used to display things such as model boats, a small selection of good books, reference books relevant to the area and some classic DVDs for those rainy days When it comes to choosing crockery and glasses, as tempting as it may be to let your heart rule your choice, it is important to remember that things will get broken and will need to be replaced. Choose plain, robust items that are not top of the range. Pick a popular make with easily-available replacements, too, and buy some spares in advance. A lockable space in your property is vital, especially if it is going to be used by family, friends and paying visitors.

Kitting out a holiday home can be extremely time-consuming This needs to be large enough to store things like your family life jackets, beach kit such as mats and wetsuits, and other precious items, together with spare loo rolls, crockery and glasses. There is nothing worse than finding a cracked glass at the back of a cupboard at the end of changeover day, with guests arriving imminently, and no replacement close to hand. The whole process of kitting out a holiday home can be extremely timeconsuming, especially for those owners who have a lengthy commute to the property or live overseas. Paying for the advice and services of a

local, experienced interior designer will more often than not prove invaluable. One holiday home owner, Sara Alford, who runs Silverton Park Farm in East Devon, says she used a design company called Dupere Design. Based in Modbury, South Devon, Dupere Design covers all of Devon and Cornwall and some of its work in Westcountry holiday homes is pictured here. “They were a good source of inspiration and knowledge,“ Sara says. “They sourced and designed a range of blinds, curtains and complementary soft furnishings for our three renovated holiday cottages. “All the windows required an individual approach and style and the company came up with practical and attractive window dressing solu-

This delightful little cottage called Frog-I-More has previously been let as a holiday home. This is a great area for walking and discovering the coast. I’d expect it to earn £10,500, net of agency fees, based on 30 weeks’ letting a year. Agents: Luscombe Maye, Newton Ferrers 01752 872417 www.luscombemaye.co.uk For more advice on buying holiday let property, call 01647 434071 or visit www.helpfulholidays.co.uk

Use soft furnishings such as cushions and throws to add colour and vibrancy to a holiday home

Ask the experts Your holiday let questions answered Q. My holiday cottage is in a small village on Dartmoor. I was wondering whether it is likely to be booked very much in the winter or should I consider trying to secure a sixmonth winter let until April? – FTR, Okehampton Melanie Cassidy, property manager for Helpful Holidays, says: We find that Dartmoor is a popular location year-round and a good proportion of the properties we let there achieve 40 or more bookings a year. Most bookers choose Dartmoor for the walking opportunities which they seek all year, even in the most bracing of weather. Aim to make your cottage warm and welcoming by, for example, providing a woodburning stove or open fire, as well as a cosy living space and bedrooms. Ideally, you should provide a utility room or, at least, an area suitable for drying soggy coats and boots. This will all help to appeal to the year-round market. Many visitors to Dartmoor like to holiday with their pets, so a property that is suitable for fourlegged friends (enclosed garden area, practical easy-clean flooring such as slate or tiles) is likely to achieve the best level of bookings for you. Over the past five years 31% of our holidaymakers visiting Dartmoor brought their dogs along with them.

Holiday homes need practical but stylish interiors, with robust kitchen equipment tions. Our holiday cottages are now three years old and we continue to receive great compliments on the quality of the fittings. Another owner whose house has been furnished by Dupere Design is Sarah Hawkins from Rowden Court near Noss Mayo in South Devon. Sarah says that some recent guests who stayed over Christmas left a message describing her property as a “wonderfully-designed house. Among their comments, they asked where they could source various items in the house, including: “the beautiful anglepoise brass and wooden lamp in the sitting room as well as “the two overhead lights in the twin room which cast a lovely pattern over the wall. Praise indeed – which all goes to show the importance of design when it comes to preparing your property for the letting market. SATURDAY MARCH 1 2014

Q. I am thinking of upgrading our rural holiday let by installing a hot tub. Are they popular and do you think this would be a good investment? – RPM, Sidmouth A. Gill Nicholls, property manager for Helpful Holidays, says: Many holidaymakers love hot tubs, particularly when positioned to take advantage of a stunning view. They attract bookings, both for romantic little cottages for couples and larger houses for families and groups of friends. There is a huge range of hot tubs available, varying from a few

hundred pounds to several thousand, with equally variable running costs. An outdoor installation will have higher running costs than an indoor one but does have more appeal, especially if surrounded by beautiful scenery. When purchasing, be very aware of the kWh use which will give an indication of running costs (expect £20-£80 per month, depending on size). Many hot-tub companies offer a maintenance service which can cost around £250 to £300 per annum. Rigorous maintenance is essential from a health and safety point of view and you’ll need to check that your public liability and building/ contents insurance is adequate. But a hot tub will give your holiday home the edge over similar properties, which means more bookings and greater income.

Q. I’m moving in with my boyfriend and we are thinking of renting out my apartment as a holiday let, as it is near some good surfing beaches. Do I need to still pay the council tax on it? – LEM, Bude A. Gaby Wakley, property manager for Helpful Holidays, says: If you intend to let your property out for more than 140 days (which is a requirement of Furnished Holiday Letting Status) then you will be liable for payment of business rates levied by your local authority, rather than council tax. Business rates are calculated on the rateable value of the property and there will be more information on your local authority’s website. Some local authorities also provide 100% relief on business rates for properties with a rateable value of ÂŁ6,000 or less (doubled from the usual rate of 50%). It would be a good idea to consult an accountant on this, who will know your individual financial circumstances. an independent estate agency formed specifically to market and sell property in the South West to buyers from throughout the UK looking to purchase a holiday home. The company was created by Miles Kevin MRICS and Gail Streatfeild in 2011, both formerly partners at Knight Frank Exeter, and has currently more than 200 properties on its books. Chartsedge also sell individual properties that have holiday-let potential. These range from Soldon Manor, an eight-bedroom manor house in North Devon, to a small converted barn called Salt Winds Granary in Hartland, Devon. Both properties are running as very successful holiday lets and come with the benefit of letting income for this year. Miles said: “This recovering market has now really started to move and there are some really good buys at the moment. “With this improving market and the increasing holiday letting market we are seeing a huge interest for these types of properties in Devon and Cornwall.â€? Why we won’t be Almshouses may seem rather a quaint idea these days, more like something out of a Victorian novel than a solution to 21st century housing issues. Indeed, the Almshouse Association records that almshouses have existed for more than 1,000 years. But even today, some 30,000 almshouses dwellings provide accommodation across the UK. Almshouses have been a feature of life in the city of Exeter since at least the 12th century. Some of them are still in existence today, with charming and distinctive architecture. Exeter Municipal Charities is an organisation that was founded more than 900 years ago to provide housing assistance to those in need. The almshouses that it manages are scattered across the Exeter area, many of them in beautiful historic buildings. A new project of the charity has been to build 12 modern almshouses for Exeter in Culverland Road. A local architect, Russ Palmer, designed the new buildings. “They were built on the site of 12 almshouses built in the 1930s, which were cramped, with inadequate access and poor sound insulation,” says Russ. “Our new designs have large bay

Almshouses in Exeter are moving into the 21st century as Bracken Jelier discovers windows, good views and light and high levels of insulation. These new almshouses are the future – practical and attractive too.” Built over three floors and with two lifts, each of the new two-bedroomed units is more spacious than the previous homes. They have an attractive garden with shrubs and flowers to attract birds and butterflies. The almshouses are adapted for disabled access and incorporate energy-saving features such as underfloor heating and air-source heat pumps. The Exeter Municipal Charities is run by trustees, one of whom is the Lord Mayor of the city. Other trustees are recruited locally and give their services free on behalf of the community. The new buildings saw the

charity invest £3 million, with the help of a £1.2 million grant from the Homes and Communities Agency and £1.7 million of transitional finance from a private bank. Residents do not pay rent but are responsible for their own heating and lighting bills and council tax, plus a charge for the maintenance of the dwellings and gardens. To live here, you have to be over 55 and live within a ten-mile radius of Exeter Guildhall, although people with Exeter connections can also apply. Their popularity just goes to show that the need for almshouses is as real today as it has ever been. For more information, visit www.exetermunicipalcharities.org.uk or call 01392 201550

Exeter’s original almshouses were founded by local aristocrats and rich merchants. Those still in existence on Magdalen Road and New North Road are among the city’s more attractive historical buildings. One wealthy benefactor, William Hurst, provided accommodation for Exeter people in the 16th century. Hurst was Mayor of Exeter five times between 1524 and 1561 and was elected Member of Parliament for the city three times. Following his death, he bequeathed his almshouses and land to the Chamber of Exeter. Over the centuries, almshouses funded by his legacy were built and

re-built, and land was rented to provide almspeople with money. Some properties were auctioned off and in 1936 proceeds from some of the sales allowed 12 almshouses to be built in Exeter’s Culverland Road. These have now been demolished and replaced with the new modern almshouses, pictured above.

Almshouses are a venerable tradition in the city of Exeter. This almshouse window, above, carries the date 1588, while the plaque below marks the refurbishment of another almshouse in 1863

Some of Exeter’s almshouses date back many centuries, such as these, pictured above

Life is good for the residents of Exeter’s newest almshouse

“I’ve been in Exeter for all my 86 years. I lived in the 1930s almshouses here before they were replaced. I like the space in the new buildings, and the central heating is brilliant. I enjoy the view because I can watch the sun rise and set from my living room.” – Leslie Ford

“I have lived in Exeter for 12 years, before that I lived in St Dennis, Cornwall. I used to live in a very old building with bad heating and high ceilings. These flats are perfect for us oldies, I’ve already had the neighbours round for a cup of tea to get to know them.” – Phyllis Easey

“I have lived in Exeter for 64 years, now I am here with my husband Michael. When we saw the old buildings being demolished we wrote in to be considered for the new properties. We are very glad to have got a place. If anything ever happened to one of us, Michael and I know the other would be safe and secure here.” – Gloria Bennett

“I’m allowed to have my dog Max here, which is very important to me as he is a rescue dog and I love him so much. I haven’t had my own place since 2008 and had been staying with friends and family, so I’m over the moon to have my own home. It’s beautiful, like heaven to me.” – Irene Wright
