Opened in 2014 Mansbridge Balment Lettings will provide a bespoke service for landlords and tenants ranging from a ‘finder’ service to a fully managed operation. Both locally and nationally, the private rental sector is growing at a very fast pace with many buy-to-let landlords looking to capitalise on some excellent investment opportunities.  For 45 years Mansbridge Balment have been providing the best advice to home sellers, now this advice extends to the rental sector. If you have recently invested in property as a buy-to-let landlord, or are thinking of doing so, you will inevitably want to start covering your costs as soon as possible. So getting it occupied promptly is essential. However, one of the most difficult tasks for a landlord can be sourcing the right tenants for their property. Qualifying tenants and ensuring that occupancy rates are maintained is essential for a successful residential investment to work. This is where the experience and marketing knowledge of a good agent comes to the fore.

• • • • •

Landlords have a number of responsibilities, which can prove to be time consuming and stressful if not handled correctly. As some have discovered, managing your own investment property can be more than just a headache. Collection of rent, organising the upkeep and maintenance of the property, ensuring the property meets all legal safety standards and finding new tenants when the existing ones decide to move on – the list grows.

Nick Henderson

Hence the need for a knowledgeable letting agent able to take care of all these issues on your behalf. With such a valuable investment, there is sense in engaging a professional agent to handle it for you. Here at Mansbridge Balment Lettings we like to take the stress away from landlords and help prospective tenants find the best property to suit them and their needs. Everyone is different, therefore an individual approach is needed to best serve the needs of landlords and tenants. Mansbridge Balment Lettings work alongside our residential M sales teams to provide a high quality service to all.

Maximise EVERY Viewing Nicola born and bred in Devon moved to London in her early twenties and had a long career working for Goldman Sachs.  On returning with her family to Tavistock in 2004 she soon started her career in Agency.  Nicola’s genuine passion for the industry, matching people to the right property coupled with her tenacious attitude has led to her success in selling homes in West Devon. “One of the most significant things I think you can do to get your home ready to sell is the most obvious, but not always done well.  Cleaning!  The cleaner the better!  When you become a buyer and you’re walking into a home for the first time the five senses take over.  In high impact rooms such as bathrooms and kitchens, make sure surfaces and floors are clean, a sparkling floor and windows instantly lift a room. Kerb appeal – first impressions really count, most buyers make their minds up within the first few moments of viewing a property, mow the grass, make sure hedges are trimmed, remove any weeds, plant blooming flowers to add colour and repaint the front door to add impact.   Fix It – a dripping tap, blown glass in a window, cracked tiles etc all send out the wrong message, a property which has been well maintained and cared for gives buyers confidence. Eliminate clutter – clutter doesn’t sell houses, it makes them feel smaller and disorganised, take the time to remove as much as possible without leaving rooms bare. Keep it neutral – neutral décor won’t put buyers off, they will be able to plan to put their stamp on the property without first having to remove yours.

Nicola, Senior Sales Consultant Tavistock Office 01822 612345

Empty properties in Winter – pop the heating on a timer, buyers don’t tend to relax in a property when it’s colder inside than out! Pets – not everyone is an animal lover, if at all possible remove them whilst a viewing is taking place and be sure to open windows beforehand to eliminate any odours.

Myself and the team at Mansbridge Balment will be happy to advise on any aspects of property presentation.  To arrange an initial inspection free of charge please contact your nearest office today.”

Okay, maybe it was the property deal of the ‘last’ century, but it is still in living memory of septuagenarians plus. We’re talking about the transfer of ownership of Cotehele on the Cornish bank of the river Tamar. Cotehele House was the ancestral home to the Edgcumbe family for almost six centuries. Today it is a thriving, hidden gem in the National Trust portfolio. The 1300-acre riverside estate includes a Tudor house with various superb collections, a vast and diverse garden, orchards, quay, and a working Victorian watermill. Cotehele first came to the Edgcumbe family in 1353 when ‘old monied’ Hilaria de Cotehele fell in love with and married ‘lower class’ William Edgcumbe. Subsequent generations of Edgcumbes made their mark on the magnificent place – raising the roof, tearing down walls, planting and replanting the garden – all the sorts of things new owners do to properties -- but despite all these changes, the Hall, Chapel and Kitchen remain relatively unaltered since Tudor times. For most of its post-medieval existence, Cotehele was a second home for the Edgcumbes, whose main house became Mount Edgcumbe on the Rame Peninsula in South-East Cornwall, but they never lost interest in their ancestral seat.

The Second World War took its toll: firstly Mount Edgcumbe was bombed in 1941, forcing Piers, 5th Earl of Mount Edgcumbe, to move to Cotehele (where he died in 1944); and secondly the line of succession was interrupted. Piers had collaborated over the succession with his second cousin Kenelm, who was next in line. They had decided because of their similar age and in an attempt to avoid the levying of death duties twice – first after the 5th Earl’s death and again after Kenelm’s death -- the earldom would skip Kenelm and instead, the title and estate would go to Kenelm’s son, another Piers. Unfortunately in 1940 this Piers was killed in action near Dunkirk at the age of 26 and in 1944 Kenelm inherited the title and both estates after all. By then Kenelm was 71. His daughter Hilaria said he had been landed with the bombed out ‘smoking ruin’ of Mount Edgcumbe and the worm-ridden ‘antique manor house’ of Cotehele. Kenelm, now the 6th Earl, decided to rebuild Mount Edgcumbe and, with his daughter Hilaria’s encouragement, he was keen that Cotehele should pass into National Trust ownership. It was the National Land Fund, set up in 1946 in memory of those who had been killed in both World Wars that enabled this to happen. In 1947 Cotehele was transferred, through this fund, to the National Trust via the Treasury in lieu of death duties. Kenelm and his wife Lilian considered Cotehele to be a war memorial in remembrance of their dead son Piers. Although the National Trust acquired Cotehele in 1947, legal possession of the contents wasn’t transferred until 1974. In 1956, Kenelm was obliged to sell Cotehele’s pewter in order to pay inheritance tax on Mount Edgcumbe House. Cotehele is fortunate to have an extensive, indigenous collection and some of the pewter and other pieces that once belonged to the collection have been re-acquired, thanks to some generous private donors.

The Rise Of Cheap Fees Too Good To Be True? It Probably Is...

Tempted by Internet Agents? Save Your Money!

Have you noticed the rise of the Internet Agent offering cheap fees and a promise which seems too good to be true? Well if you have, Richard Guilor, valuer at Mansbridge Balment says this is nothing new. “Competition amongst agents is healthy, good for clients and good for agents alike. We don’t fear it, we relish it.” The rise of the Internet Agent has brought fees down and given the public more direct access to the market than ever before but how can you be sure you are getting the biggest bang for your buck? “Pick wisely” says Richard. “make a mistake at this stage and it will cost you dear in the long run. Cheap agents arguably have their place, particularly in locations where demand for property outstrips supply and agents don’t have to work so hard, but actually most sellers should concern themselves with finding a quality agent who will bring the skill and effort needed to persuade a reliable buyer to part with the fullest price possible. This may cost you a little more, but the net result will be better.” “Recently we have been instructed by a number of clients who, having initially succumbed to the charms of a low fee agent, have become disillusioned by the lack of results and now recognize the benefits of a more complet service” continues Richard. “Our clients get the benefit of our collective expertise; from accompanied viewings by staff skilled in the dark art of teasing offers out of buyers, through to the full attention of our dedicated sales progressor, Rachel, who will make sure your sale goes smoothly through to completion.”

Richard, Senior Valuer Tavistock Office 01822 612345

It is this focus which ensures clients of Mansbridge Balment always squeeze the best results from what is often a difficult market. “I have been in this business for 20 years now, am proud to say we have always had a very different ethos at Mansbridge Balment. Although we are lucky enough to dominate our local market, selling twice as many properties in PL19 and PL20*as any other agent, we always stay focussed on our clients’ best interests.” interests.
