With fewer sellers and high demand for housing, bidding wars are back as the spring market gets under way. But for buyers these auctions are stressful and fraught with dangers, not the least of which is that you may end up paying too much for a house and go on to regret it.

Here are some things that can help you come out ahead:

1. Research the area to get the low down on the neighbours, schools,

parks, demographics and crime rate. 2. Visit with your lender or mortgage broker in advance to get a clear understanding as to what you can afford to spend in order to buy a property, without having to dramatically change your standard of living. 3. You need to know the real market value of properties. Many sellers deliberately list their property at 5 to 25 per cent below market value to bid it up. 4. Conduct a home inspection before submitting the offer, so you can make an offer without conditions. Sellers prefer this. 5. Do not participate in a faxed offer process. Always insist on attending with your agent in person. 6. Put in a deposit with your offer of at least 5 per cent of the price, to demonstrate you are serious. If possible, use a bank draft. 7. Bid later in the day and give the seller a shorter time to deal with it. That way they will not have the time to generate offers from other buyers.

8. Offer to close the deal faster. 9. Market yourself and your family. Many sellers do care who will be living in their home and taking care of it after they leave. Explain how you and your family will do this. 10. Be flexible. Offer to close the deal early, but perhaps let the seller stay there for a few weeks, rent free, to more easily arrange their own move. 11. Know your limit and do not budge from it. Do not get carried away. It is better to walk away and try again on another property than to seriously overpay. 12. In some cases, sellers indicate they will not accept any offers for two to three days. Bring your offer in early as the seller will usually want to see it anyways and this may give you an advantage. 13. If you are suspicious about whether there is a competing offer, consider inserting a clause that states that if the seller does not receive another offer, you will have the option to either cancel or revise yours. You can also include a requirement that if the seller accepts your offer, they will provide the name of the competing real estate brokerage that submitted the other offer. Buyers should consult their own real estate buyer agent or lawyer in preparing this clause to ensure complete protection.

In order to keep things running smoothly we’d like to share with you our own insights and suggest a few conversations that are worth discussing before you take the plunge and sign your name on that infamous dotted line!Moving in together is a big step in your relationship. The worst thing to do upon move in date is assume that everything will be smooth sailing. Naturally, with change, there are always a few things that take a little bit of time getting used to. That said, having the tough conversations before you share a key will help to lay the ground work for each of your expectations in the long run. 1.Who’s responsible for what: There are a lot of jobs around the house that one person would go nuts trying to do on their own. Figuring out who is going to be taking out the trash, cooking dinner, cleaning the washrooms and doing the laundry (and how often) is key to having a smooth day-to-day life! Once settled, the two of you should sit down and re-evaluate who is doing what to ensure everything is fair. 2.Working through the Finances: Be sure to talk to your partner about finances prior to moving in. You will also want to ask each other who will be responsible for the bills? We suggest that you have 3 piggy banks; one for each of your personal use/saving and one for the joint bills. Whoever is “assigned” to keeping an eye on the household finances should be transparent about the status on a regular basis. This will help eliminate the blame game. 3.Personal Time and Space: It is important to designate areas of the house that each of you can go to for your own personal time and space. We believe you when you say you are happily in love, however it is important to determine these areas as we all know that some time apart is healthy for everyone’s relationship. We can’t make any promises, but we can assure you that you will certainly

be better off having had these conversations beforehand. Now getting chatting so that you can work together in creating a solid foundation for a life where you both live happily ever after.

Quick Tips To Clean Your Dirtiest Rooms

Halton - Household chores are a neverending reality of life. In fact on average, women spend more than two hours a day on household activities – and yet there’s always something still to clean when keeping up with kids, pets and a hectic schedule. For a tidy sparkling home in no time, why not tackle your dirtiest rooms with a few quick tips? For example, start by pumping yourself up with a ‘cleaning playlist’ to make chores more entertaining? If you’re lacking motivation, nothing will get you off the couch faster than a rockin’ soundtrack. It can also be fun to time yourself during tasks; you may be surprised to see that most of the chores listed below can be completed in 10 minutes or less. Ready – set – start cleaning: Kitchen Dishwasher Duty: Once a week, shake baking soda on a damp sponge and wipe around the machine’s edges to remove stuck-on food or stains. To clean the inside, run an empty cycle with Dishwasher Magic, a product designed to kill bacteria like E.coli. During cold and flu season, add a quartercup of bleach to the regular dish cycle to kill bacteria. The dishes will be safe and sanitized after the rinse cycle is finished. Zap the Sponge: We all know that sponges can be a breeding ground for bacteria. Disinfect yours every night by squeezing excess water out and microwaving it on high for a minute. When it’s worn and smelly, replace with a new one.

Disinfect the Sink: A sparkling sink becomes your kitchen’s benchmark for hygiene and tidiness, says the management at Moen, a leader in quality faucets. Its self-retracting wand helps fill large pots and the ergonomic design helps improve rinsing in and around the sink. Bathroom Scour the Shower: Showers are also a breeding ground for bacteria and mildew – feasting on body oils and soap scum. Make shower doors shine by rubbing a teaspoon of lemon oil on glass shower doors twice a month, this will cause water to bead up and roll off. Or, try a product called Rain-X Original Glass Treatment, a car-care item made to keep rainwater off your windshield. Use it twice a year. For easy maintenance, after each shower, clean the stall or tub and tiles with a squeegee. Spotless Sinks: After your family finishes brushing their teeth or shaving, use a dry terrycloth hand towel on the mirror and bathroom faucets to wipe

away spots of lather so they won’t build up. For a spotless fixture around the clock, Moen suggests their Ashville bathroom faucet featuring Microban antimicrobial protection. The hair will stick right to it. Perfectly Polished: Make polishing fun. Turn on your favourite music, dampen a pair of old socks with furniture cleanser or polish and dust to the beat. You also can put those socks on your feet and “dance” over dirty floors. Front Entrance Control Clutter: Mount a plastic or cloth shoe rack inside your front-entry closet door, and use it to stash all kinds of living and family room miscellany—toys, hats, gloves, magazines, etc. You can even designate one of the pockets for mail you’re not sure whether to save or toss.
