SITE SURVEY & ESTIMATED SQUARE FOOTAGE CALCULATIONS


LOWER LEVEL GRFA CALCULATIONS The Town of Vail (TOV) Gross Residential Floor Area (GRFA) is calculated based on how much of the lowest level is buried below grade. The diagrams below show how the square footage of the proposed house design was calculated. 65% of the lowest level exterior walls are below grade, so 65% of the lower level square footage doesn’t count per the TOV GRFA regulations. Of the 4276 SQ FT on the lowest level, only 35% or 1496 SQ FT counts as GRFA (4275 x.35=1496). The 600 SQ FT garage exemption further reduces the lower level GRFA by 600 SQ FT droping the GRFA on the lowest level to 896 GRFA (1496-600 = 896). Moving the house on the lot, raising or lowering the lower level floor elevation, and/or a different design would change this exempt subgrade GRFA calculation and the habitable square footage of the house.
