Há pessoas que são à frente do seu tempo.

Doutos e experientes. Argonautas que sabem por que águas querem e podem navegar, que antecipam intempéries, mas que vêem sempre a luz ao fundo do túnel.

Assim era Joaquim Pereira de Almeida, jornalista, director e fundador da Magazine Imobiliário que na primeira edição da revista, já lá vai 10 anos, escrevia em letras garrafais: “Viemos para ficar.” E viemos mesmo!

A ideia primordial, nas suas palavras, foi criar um “veículo para os profissionais e os interessados nos sectores do Imobiliário, Construção, Ambiente e Turismo”. De lá para cá tanta informação, tantos eventos e tantos debates aconteceram.

A Magazine Imobiliário foi sendo “afinada” e moldada ao longo destes 10 anos.

Iniciou-se em plena crise económica quando o FMI entrou em Portugal e a Troika levou a que muitas empresas fechassem portas e muitos jovens emigrassem para não mais voltar. Continuou convicta na retoma do País a partir de 2015 e foi crescendo a par e passo. Analisou os tempos de uma Europa amputada do seu membro Reino Unido e dos avanços e recuos, sobretudo imobiliários, dos Governos nacionais.

E quando o mundo fechou portas com a crise pandémica de Covid-19 e um conflito armado entre as forças do governo e os grupos armados da Rússia fracturaram a Ucrânia, contra todos os piores cenários, a revista expandiu, sempre de forma modesta e muita atenta aos ciclos de vida nacional e internacional.

Esta escalada da nossa curva exponencial não é obra do acaso, deve-se a um “x” muito especial – uma equipa experiente, dedicada e empenhada -, e a um “y” excepcional de apoiantes - amigos, simpatizantes, patrocinadores e leitores.

Faço minhas as palavras de Joaquim Pereira de Almeida: “Viemos para ficar e para vos servir, empenhados em fazer um produto diferente e interessante. Bem hajam!”

There are people who are ahead of their time.

Those with doctorates and those with experience. Argonauts who know which waters they want to and can navigate, who expect storms yet always see the light at the end of the tunnel.

One such was Joaquim Pereira de Almeida, journalist, director, and founder of Magazine Imobiliário who in the first edition of the magazine - now in its 10th year - wrote in bold letters: “We’re here to stay”. And we still are!

The fundamental idea, in his own words, was to create a “medium for professionals and interested parties in the Real estate, Construction, Environmental and Tourism sectors.” From then to now there has been so much news, so many events and lots of debates.

Magazine Imobiliário has been ‘fine-tuned’ and moulded over these past 10 years.

It was founded right in the economic crisis when the IMF was in Portugal and the Troika led to many companies closing their doors and young people emigrating never to return. Nevertheless, it believed that Portugal would recover from 2015 and indeed it grew step by step.

It analysed the times when Europe was amputated from its member the United Kingdom and the advances and setbacks, particularly in real estate and national governments.

And when the world closed its doors with the crisis of the Covid-19 pandemic and the armed conflict between Russia and Ukraine which shattered the latter, and against the worst possible backdrops, the magazine expanded, always at a modest pace and well aware of the economic cycles in Portugal and internationally.

This exponential uptick was not by chance, it was down to a very special ‘x’ factor - an experienced, dedicated and focused team -, and a ‘y’ factor of exceptional supporters, friends, sympathisers, sponsors, and readers.

In the words of Joaquim Pereira de Almeida: “We’re here to stay and serve you, focused on producing a product that is different and interesting. Thanks to all of you!”

No ano em que a Magazine Imobiliário celebra 10 anos, testemunha como foi o caminho trilhado pelo Imobiliário em Portugal.

Um sector com impacto na vida de todos, que gera milhões, mas que os consecutivos Governos não têm dado o devido valor.

In the year in which Magazine Imobiliário is celebrating its 10th anniversary, we have seen how the real estate sector in Portugal has evolved. A sector that has impacted all of our lives, that generates millions of euros, but one to which consecutive governments have not given due value.

A memória assemelha-se a um baú repleto de momentos antigos, esquecidos, amarelados pelo tempo. Quando destrancamos um fragmento, já um novo nos assola à reminiscência. Queria recuar até 2012, mas vem-me à cabeça tantas outras imagens de tempos idos do imobiliário…

Quando comecei a trabalhar neste sector viviam-se tempos de aventura. Já estávamos no rescaldo da febre da Expo 98 mas ainda num bom momento do imobiliário. Nessa altura já se vendiam casas, claro, e também se transaccionavam bons portfolios e anunciavam-se transacções expressivas.

Mas o profissionalismo era uma floresta por desbravar. Foi interessante ver da consultoria à promoção, passando pela mediação e construção, a moldarem-se em formas mais sólidas e credíveis. Quem não era profissional ficou pelo caminho.

Nessa época, os jornalistas estavam mais activos do que nunca com os novos empreendimentos que eram lançados, fossem residenciais, retalho ou turísticos, concentrados na mão de um punhado de bons investidores. Haviam grandes festas de lançamento e até, por vezes, champanhe a jorrar.

O que de melhor se fazia lá fora chegava, finalmente, e a todos os níveis, a Portugal.

Claro, o El Dourado não ia durar para sempre. Eis que nesta máquina do tempo chegamos à crise financeira do sub-prime que assolou os EUA; pouco tempo depois, à crise económica que trouxe o FMI ao nosso País e onde destaco a problemática do crédito

malparado, por um lado, e a resiliência do povo português, por outro; até às alterações à Lei do Arrendamento Urbano que abriram as portas à reabilitação urbana das cidades.

Não foram tempos fáceis. Apertaram-se os cintos, os investimentos tornaram-se mais cautelosos e só os mais destemidos ainda continuaram a apostar no sector. Foi o nosso caso. Em plena crise atrevemo-nos a lançar a Magazine Imobiliário. Houve quem franzisse o sobrolho, outros, como comadres, falaram nas nossas costas, mas a nossa caravana foi adiante e mantém-se sempre no trilho certo e seguro. Estávamos em 2013.

Nesse ano começou-se a assistir ao regresso de novos promotores e projectos imobiliários, outros “desapareceram” completamente do mapa. Dois anos depois surgia a Estrutura de Gestão do Instrumento Financeiro para a Reabilitação e Revitalização Urbanas (EG IFRRU 2020) que permitiu “ressuscitar” o tecido urbano das metrópoles de Portugal continental e ilhas. Com isso, as nossas cidades passaram a ser mais atractivas e o País passou a estar nas bocas do mundo.

Cobiçadas por estrangeiros, assistimos a um boom no mercado imobiliário, sobretudo residencial, das nossas cidades. Para tal muito contribuíram os projectos high-end a que os investidores de diferentes geografias não ficaram indiferentes. Havia muita liquidez financeira. Mais oferta houvesse, mais negócio se fazia.

as tendências internacionais, novos conceitos de viver e trabalhar chegaram também ao nosso País para alterar os tradicionais modos de estar e fazer. Falo das residências para estudantes e para seniores ou dos espaços de co-living e co-working, a título de exemplo.

Para este crescimento imobiliário muito contribuiu também a estabilidade política, sobretudo em matéria legislativa e fiscal, bem como as políticas de incentivo ao investimento estrangeiro. Mas “não há bela sem senão”, e a morosidade nos processos de licenciamento urbanístico dos projectos imobiliários tornou-se uma “dor de cabeça” burocrática para autarquias, para promotores e para o próprio sector.

Por essa altura, no âmbito de um trabalho jornalístico, tive a oportunidade de visitar os bairros típicos da nossa capital e pude constatar que de Alfama ao Bairro Alto avós e pais mantinham a muito custo as suas raízes na cidade, enquanto viam os filhos saírem do ninho rumo à margem sul por não puderem pagar uma renda ou comprar casa em Lisboa. Esta não é uma realidade de 2023, já vem de há muitos anos…

Bem sei que, pelo meio, houve uma pandemia à escala mundial com diversos desafios sanitários, tecnológicos e trabalho, escola e compras online, e mais recentemente um conflito armado na Europa; mas se olharmos

de uma forma transversal para este sector verificamos que há falta de espaços para construir, não há os devidos e realistas incentivos para reabilitar, há falta de mão-de-obra qualificada e escassez de matérias-primas e materiais, e já nem falo de preços. É a lei do mercado: pouca oferta e muita procura, dita escalada de preços. Os especialistas dizem que a tendência é para uma estabilização dos preços – já ouço esta frase há, pelo menos, três anos e nada mudou...

A isto acrescem os pacotes e mais pacotes do Governo que não só não respondem verdadeiramente a esta crise, sobretudo habitacional, como criam uma instabilidade tão desnecessária no mercado imobiliário que pode até afugentar os investidores internacionais.

À procura de uma solução

Em 2023 a autarquia de Lisboa assinalou os 30 anos do Programa Especial de Realojamento (PER), que pôs termo aos bairros de lata na capital. Mas numa altura em que há uma necessidade tão urgente de colocar no mercado casas a preços acessíveis e onde as taxas de juro indexadas à Euribor nos créditos à habitação não param de aumentar para fazer face à inflação, já muitos recuperaram uma frase batida de 1983, quando o FMI entrou pela segunda vez no nosso País (a primeira foi em 1977): “A este ritmo vamos

todos morar para debaixo da ponte.”

E quando dizemos todos, não é só a classe média, os jovens ou as famílias, faz parte também uma nova vaga de emigrantes, de trabalhadores sazonais na agricultura, sobretudo na apanha da fruta ou nas estufas (muitas vezes escravizados, acrescentemos este flagelo à tónica), que precisam de um tecto. É imoral assistirmos a 10 pessoas a viver na mesma casa sem condições dignas de habitabilidade. Se não lhes dermos oportunidades de habitação, teremos festejado cedo de mais o fim das barracas. Evoluímos, já ninguém aceita viver em bidonvilles.

Talvez esteja a exagerar, até porque tanto o sector público como privado estão à procura de uma solução. O problema é que tarda a resposta. Sobretudo, contrasta com a realidade extremamente oposta do imobiliário de luxo que continua “quente”, inclusivamente com transacções realizadas por um preço acima do asking-price, e forte mesmo sem os Vistos Gold. Há espaço para todos, claro!

Mas não é só problemático não ter casa. Depois de habitar também se colocam questões de conforto térmico, acústico…

A pobreza energética é uma realidade em todas as regiões de Portugal. Tudo porque construiu-se a pensar no lucro imediato e não no conforto de quem habita, nem tão pouco se pensou que o bom tempo no Verão ou no Inverno, que “vendíamos” a nacionais e estrangeiros, podia mudar. E está

a mudar drasticamente. É preciso combater a literacia energética e apostar mais em edifícios sustentáveis. Estamos já a dar grandes passos nesta matéria, mas ainda longe dos tão ambicionados edifícios de energia quase zero, os designados NZEB - Nearly Zero Energy Building.

O sector da construção tem de dar uma mão nesta questão com o recurso a materiais mais ecológicos, à reutilização de materiais de umas para outras obras e a ser mais racional na utilização dos recursos naturais, nomeadamente da água.

O consumidor tem também de fazer um restart no seu mindset e alterar a forma como vê e sente uma casa, pois deixou de ser sustentável ter duas casas de banho por apartamento ou grandes áreas para estar ou jantar. Tem igualmente de deixar de “olhar de esguelha” os processos de pré-fabricação ou a construção modular como se fossem a casinha de palha ou de madeira da fábula dos três porquinhos, achando que só o betão é duradouro. Se o sector evolui, todos nós, que somos clientes finais, também temos de evoluir. Aliás, as novas gerações já estão a caminhar nesse sentido.

Nos últimos anos, sobretudo na última década que foi isso que nos propusemos analisar em traços gerais, muitas mudanças aconteceram no sector imobiliário. Estamos, actualmente, a viver momentos que vão ficar para a História, marcada por um novo ciclo económico, por uma nova fase

Ainda assim, Viena, na Áustria, ocupa o topo da tabela como sendo a mais habitável do mundo. No top 10 segue-se Copenhaga, na Dinamarca, e a Suíça coloca neste rancking as duas cidades de Zurique e Genebra.

De igual modo a Austrália também elege as duas cidades de Melbourne e Sydney; e o Canadá surge com as três cidades de Vancouver, Calgary e Toronto. Osaka, no Japão, fecha esta lista.

The Economist annual ‘Global Liveability Index’ has revealed that there was a like-for-like fall in liveability scores in European cities in 20222023, due particularly to instability and the effects of the armed conflict between Ukraine and Russia. United Kingdom cities took the worst knock in the ranking.

Nevertheless, Vienna, Austria topped the table as the most liveable in the world. In the top 10 it was followed by Copenhagen in Denmark, and Zurich and Geneva in Switzerland also were high up in the ranking. Equally, Australia also had two cities of Melbourne and Sydney in the ranking while Canada had three cities: Vancouver, Calgary and Toronto. Osaka, Japan rounded off the list.

do sector imobiliário. Tal faz-nos antever que haverá muita agitação nos próximos 10 anos. A Magazine Imobiliário estará cá para testemunhar esses eventos históricos e imobiliários e para continuar a construir o seu espaço “tijolo a tijolo”.

Our memory is like a trunk packed with old memories of moments, forgotten, and yellowed with time. When we unpack a fragment, a fresh memory comes to mind. I wanted to go back to 2012 but so many other images of times gone by in real estate sprung to mind.

When I began working in this sector, we lived times of adventure. We were still in the aftermath of Expo 98 fever, but it was still a good time for real estate. At that time houses were selling of course, and good portfolios were being transacted, and some of them involved large sums. But professionalism was a forest for trailblazers. It was interesting to see various areas from consultancy to development, and estate agency to construction, take shape in more credible and solid forms.

Those companies which weren’t professional were left behind.

At that time journalists were more active than they ever had been, writing about new developments that were launched, whether residential, retail or tourism and concentrated in a fistful of good investors. There were big launch parties and even champagne flowing at times. The best that was seen

overseas had finally arrived on all levels in Portugal.

Of course, El Dorado wouldn’t last forever.

Then we arrive in our time machine at the sub-prime crisis which rocked the USA. A few years after that came the economic crisis that brought the IMF to Portugal with an emphasis on the problem of credit default on the one hand, and the resilience of the Portuguese people on the other; and then the changes to the Urban Rental Law which opened the doors to the urban rehabilitation of the cities.

They were not easy times. Belts were tightened, investments were more prudent and only the bravest still continued to invest in the sector. We were a case in point. In the middle of the crisis, we were bold enough to launch Magazine Imobiliário. There were those who frowned in amazement, other colleagues in the sector bad mouthed us behind our backs, but our caravan rolled on and we continued to chart the right and safest course. That was in 2013.

That year we began to see the return of new developers and real estate projects, while others completely vanished from the map.

Two years later came the Financial Instrument Management Structure for Urban Rehabilitation and Revitalisation (EG IFRRU 2020) which breathed new life into inner city areas on mainland Portugal and its islands. With this our cities became more attractive, and Portugal was talked about all over the world.

Coveted by foreigners, we experienced a boom in the real estate market, particularly the residential, in our cities. High-end projects made a considerable contribution which international investors from various parts of the world were not indifferent to.

There was a lot of financial liquidity. There was more offer and more business done.

With the arrival of foreigners, and copying international trends, new concepts of living and working also arrived in Portugal to change the traditional ways of being and doing things. I am referring, by way of example, to students and senior residences or co-living and co-working spaces.

Political stability also made a considerable contribution towards this real estate growth, particularly in legal and tax matters, as well as policies that provided incentives to overseas investment. But there’s always a fly in the ointment, and the sluggishness of the urban licensing process of real estate projects has become a bureaucratic headache for municipal councils, developers and the sector itself.

At that time, as part of my journalistic work, I had the opportunity to visit the typical neighbourhoods of our capital and could see that grandparents and parents kept their roots in the city but at considerable cost while their children flew the nest and headed for the south bank of the river because they couldn’t afford to pay the rents or buy a house in Lisbon. This is not something new that cropped up in 2023.

This problem goes back years.

And where has this road taken us? Dare I say it, to the current real estate crisis. Not that there is a real estate crisis in Portugal (which is quite clear!), quite the contrary, but it is difficult to face the challenges that the sector faces day after day.

And well do I know that in the middle there was a pandemic on a world scale with various sanitary, technological, work, school, and on-line purchase challenges; and more recently an armed conflict in Europe. However, if we look transversally across the sector, we can see that there is a lack of land on which to build. There are not the due and realistic incentives to renovate houses, there is a lack of skilled labour, and a scarcity of raw and building materials; and that’s before even talking about prices. It is the law of the market: little offer and a lot of demand, dictating the rise in prices.

Experts say that the trend is towards price stabilization – I have been hearing this phrase for at least three years now and nothing has changed...

To this are added Government packages and more packages that not only do not really respond to this crisis, particularly the housing crisis, but create instability that is wholly unnecessary in the real estate market that can even scare off international investors.

The search for a solution

In 2023 Lisbon City Council marked the 30th anniversary of the Special Rehousing Pro-

gramme (SRP) that put an end to the shanty towns in the capital. But at a time when there is an urgent need to put affordable houses onto the market, and when Euribor indexed interest rates on mortgages keep increasing to tackle inflation, there are many who have recovered an old cliché from 1983 when the IMF was in Portugal for the second time (the first was in 1977): “At this rate we’ll all end up living under a bridge”.

And when we say all, it’s not just the middle class, young people and families. Also included is the new wave of immigrants, seasonal agricultural workers, particularly fruit pickers and those working in greenhouses (very often working as slave labour and which we would also add to the mix), who need a roof over their heads. It is immoral to see 10 people living in the same house without any dignity in terms of housing conditions. If we don’t provide them with opportunities for housing then we will have celebrated the end of the shanty towns too early. We have evolved, but no one can accept living in ‘Bidonvilles’.

Perhaps I exaggerate because both the private and public sector is trying to find a solution. The problem is that the response is

Como vai a nossa bela Costa Alentejana, para lá do sol e mar, e para lá dos habitantes e turistas? Vai muito mal…

Centenas de homens e mulheres, sobretudo de origem nepalesa e indiana, trabalham a tempo incerto e em condições inumanas, nos quilómetros de estufas que se apropriaram da nossa costa litoral. De um lado, estão estes trabalhadores emigrantes escravizados, abusados, a passar fome, a desaparecem inesperadamente e sem deixar rasto… Do outro, as redes mafiosas que os colocam no nosso País, a figura local do “capataz” que é quem manda e os donos das estufas que embolsam milhares de euros de lucro lavando as suas mãos desta miserável situação.

Todos parecem “lavar as mãos” desta pobreza moral late. There’s room for everyone, of course!

But not having a house is not the only problem. After finding one, the questions of thermal comfort and acoustics come into play...

Energy poverty is a reality in all regions of Portugal. This is all because building is done thinking about the immediate profit and not the comfort of those living in these properties, never mind considering that the good weather in the summer and winter that we “sell” to locals and foreigners might change.

And it is changing drastically. Energy illiteracy needs to be countered and more investment made in sustainable buildings. We are already taking great steps on this matter, but we are still a long way off from ambitions of having those so-called Near Zero Energy or NZEB buildings.

The construction sector needs to lend a hand on this question by using more ecological materials, the recycling of materials from old, demolished buildings in other works

and being more frugal in the use of natural resources, namely water.

The consumer also needs to restart their mindset and change the way in which they see and feel a house. Indeed, a home ceases to be sustainable if it has two bathrooms per apartment or large living or dining areas. It equally should stop turning its nose up at pre-fabrication or modular construction as though it were the straw or wooden house in the children’s fable ‘The Three Little Pigs,’ thinking that only concrete is long-lasting.

If the sector evolves, then all of us who are end clients need to evolve too. Moreover, the younger generations are already moving in this direction.

In recent years, particularly over the last decade when this was something that we proposed be investigated, many changes have taken place in the real estate sector. We are currently living through moments that will go down in history, marked by a new economic cycle and a new phase in the real estate sector. That leads us to predict that there will be many shake-ups over the next 10 years.

Magazine Imobiliário will be there to witness these historic events in real estate and continue to build its story ‘brick-by-brick.’

How is our lovely Alentejo coast beyond the sun and the sea, the locals who live there and the tourists who visit? Things aren’t looking good…

There are hundreds of men and women, particularly those of Nepalese and Indian origin, working zero hours, without contracts and under inhuman conditions in the kilometres if greenhouses that have proliferated along our coast. On the one hand these are immigrant slave workers who are abused, hungry and vanish unexpectedly without a trace … On the other hand, there are the mafia networks that have brought them to Portugal, the local foreman who controls them and the owners of the greenhouses who rake in thousands of euros in profits while washing their hands of this miserable situation.

Everyone seems to ‘wash their hands’ of this moral poverty.

Quando olhamos para o período 2012-2022, não podemos deixar de referir do lado negativo, que em 2012 Portugal estava a implementar as medidas preconizadas no âmbito do plano de ajuda externa, mais conhecido pelos anos da “troika”. O período de 2012 esteve negativamente marcado pela necessidade de vender o excesso de stock de habitação que tínhamos e os bancos foram obrigados a vender o “malparado” (carteiras de NPL). Nessa altura, muitas empresas tiveram de se reinventar.

Do lado positivo, esteve a capacidade de sacrifício, de luta e de reverter os acontecimentos negativos. Foram também lançadas medidas para captar o investimento nos centros urbanos degradados e abandonados – o regime dos residentes não habituais; os vistos gold; a revisão da lei do arrendamento; os incentivos fiscais à reabilitação; etc. Estas medidas, aliadas à convicção que tínhamos das nossas qualidades intrínsecas, permitiram atrair investimento nacional e estrangeiro e a escrever uma página de sucesso colectivo.

Quanto ao presente e o futuro deste sector, os principais desafios são: i) a procura de ter um equilíbrio da oferta habitacional nas cidades, que só pode ser feito pelo Estado e pelas autarquias – os custos de contexto impossibilitam que os privados possam ser tão competitivos, ii) manter a dinâmica criada em termos de oferta e de profissionalização do sector, iii) identificar soluções para contrariar o constante aumento dos custos de construção e iv) evitar que os atrasos administrativos aumentem ainda mais os preços de venda para o comprador final.

When looking back at the period 2012-2022 one cannot simply ignore the negative aspect that in 2012 Portugal was implementing prescribed measures as part of the Memorandum of Economic and Financial Policies, better known as the ‘troika’ years.

The 2012 period was negatively affected by the need to sell the excess of housing stock that we had, and the banks had to sell loan defaults. (NPL portfolios) At that time many companies had to reinvent themselves.

On the positive side, there was an ability to sacrifice, struggle and turn the negative situation around. Measures were also launched to attract investment to run down and abandoned urban centres - the Non-Habitual Residents regime and Golden Visa programme, and tax incentives for urban rehabilitation, etc. These measures, tied to a conviction that we had our intrinsic qualities enabled us to attract national and international investment and collectively write a successful chapter in our story.

As to the present and future of this sector, the main challenges are: 1) seeking to strike a balance between housing offer in the cities that can only be provided by the State and local councils, ii) maintain the momentum created in terms of offer and the professionalisation of the sector, iii) identify solutions to offset the constant increase in construction costs, and iv) avoid administrative delays that further increase sale prices for final clients.

Os últimos 10 anos foram de mudanças disruptivas em todas as áreas da nossa vida, e o imobiliário não foi excepção. Tivemos um período de intervenção externa, com reformas estruturais que alteraram o panorama imobiliário, com destaque para a alteração à lei do arrendamento, que fez escalar a reabilitação urbana, com grande impacto no mercado de habitação e de comércio de rua.

Todo este ciclo virtuoso de revitalização fez atrair mais pessoas, mais empresas e mais marcas para o nosso País, que iniciou então um percurso de projecção internacional em que o imobiliário foi o grande íman de atracção de investimento.

Seguiram-se anos em que o imobiliário foi o trampolim da recuperação económica do País, com uma dinâmica nunca vista especialmente junto dos consumidores finais de imóveis. Temos hoje um padrão de 70 a 80 nacionalidades compradoras de habitação no País, multinacionais que nos escolhem para implantar sedes e centros de serviços europeus e até globais, além de um fluxo de capital institucional nunca visto, com médias anuais em torno dos 3.000 milhões de euros.

Com a chegada da pandemia, uma aceleração de tendências como o trabalho virtual e as compras online, que exigiram muito do imobiliário. Mais uma vez provamos ser um mercado sólido, cuja diversificação de fontes de procura, segmentos, localizações e origem de investidores já não se desfaz, e com uma enorme capacidade de resistência a choques imprevistos.

Em termos da consultoria, destacaria a capacidade de evoluir em antecipação às ne-

cessidades dos nossos clientes e, mais do que isso, às necessidades das comunidades que nos rodeiam, o que é especialmente importante nestes momentos disruptivos como sentimos na última década. É essencial hoje termos equipas preparadas para estar ao lado dos clientes na implementação do seus projectos e ideias, e que essa colaboração não se esgote na concretização de um negócio. Deve permitir actuar de forma positiva e sustentável sobre os espaços e as cidades, construindo um futuro melhor para as gerações. Esse tem que ser o motor da consultoria, a qual tem que estar equipada com um leque de serviços 360º que permita actuar em toda a linha de criação de valor imobiliário.

Uma das lições que tirámos dos últimos três anos foi que tudo pode mudar, de forma rápida e intensa. Passámos por uma pandemia, e quando pensávamos que tudo retomaria a normalidade (mesmo que nova), surgiu um conflito na Europa, com todas as consequências macroeconómicas que já conhecemos. Por isso, é difícil estar a antecipar desafios futuros.

Para já, num horizonte mais breve sabemos que dois dos grandes desafios do mercado nacional são a falta (generalizada e estrutural) de oferta e as novas condições macroeconómicas (inflação e aumento dos juros), além de sempre ser importante a estabilização legislativa e fiscal, que pode ser um grande handicap para o nosso mercado, especialmente no que se refere à criação de nova oferta. Não obstante esta conjuntura, é verdade que começa a emergir o sentimento de que os operadores (investidores, promotores, …) e os consumi-

dores de imobiliário (ocupantes ou compradores) estão a adaptar-se à actual realidade de mercado, em que os custos de financiamento e capital estão mais caros e em que há uma perda de poder de compra das famílias, mas onde preços e rendas não estão a quebrar devido à escassez de oferta.

Dito isto, é mesmo esta capacidade de adaptação que é importante destacar: o mercado imobiliário, quer do lado da oferta quer da procura, tem tido a capacidade, não só de se ajustar a cada novo ciclo económico, como de se reinventar, encontrando novas formas de criara valor. Somos um mercado preparado para enfrentar desafios.

The last 10 years have seen disruptive changes in all areas of our lives and real estate was no exception. We had the period of the overseas ‘troika’ intervention with structural reforms that changed the real estate panorama, particularly the change to the rental law which boosted urban rehabilitation, and which had a significant impact on the housing and high street retail markets. This important cycle of revitalisation attracted more people, companies, and brands to our country, which then began a period when Portugal attracted a lot of overseas attention in which real estate acted like a magnet for investment.

In the years that followed, real estate functioned as a springboard for Portugal’s economic recovery, gaining a momentum that

had never been seen, particularly final buyers of residential property. Today we see a pattern of 70 to 80 house buyer nationalities in Portugal, multinationals that choose us to open European and even international headquarters and services centres, not to mention a flow of institutional capital averaging around 3 billion euros annually which before had never been seen.

The arrival of the pandemic accelerated trends such as virtual work and on-line purchases which made huge demands on real estate.

Once again,we’ve proved to be a solid market whose diversification of sources of demand, segments, locations, and investor origin looks set to stay along with an enormous capacity to resist unpredictable shocks.

In terms of consultancy, I would highlight our ability to adapt to meet the needs of our clients, and moreover the needs of the communities around us, which is particularly important during moments of disruption like the ones we’ve felt over the past decade. Having teams that are prepared to be on the side of the clients when implementing their projects and ideas is essential today, and this collaboration is not confined to completing a deal. It should be able to act positively and sustainably in spaces and cities, building a better future for the younger generations. This should be the driving factor for a consultancy that should be equipped with a range of 360º services across the entire real estate value creation chain.

One of the lessons we’ve learnt from the past three years is that everything can quickly and radically change. We suffered a pandemic and just when we thought everything would go back to normal (even if a new normal), there was a conflict in Europe with all the macroeconomic consequences that we all know, and that is why it is difficult to foresee future challenges.

For now, in the short term, the two great challenges in the Portuguese market are the general and structural lack of offer and the new macroeconomic conditions of inflation and high interest rates, not to mention it being important to have a stable legislative and tax regime which, if we don’t, can be a handicap for our market, especially when it comes to creating new offer. Notwithstanding this situation, it is true that a feeling is beginning to emerge that operators (investors, developers, ....) and real estate buyers and renters are adapting to the current market reality in which the cost of financing and capital are more expensive, and a loss of family purchasing power, while prices and rents continue to be high because of a lack of offer.

Having said this, it is important to emphasise this capacity to adapt: the real estate market, both on the offer and supply sides, has had the capacity not only to adjust to each new economic cycle, but reinvent itself, finding new forms of value creation. We are a market prepared to face challenges.

Os últimos 10 anos coincidiram provavelmente com o melhor período que o sector da Mediação Imobiliária viveu, marcado por um crescimento ímpar, em que três aspectos merecem particular destaque.

O sector atraiu mais e melhores recursos, principalmente no pós-Troika em que muitos profissionais encontraram na mediação uma alternativa que outros sectores não conseguiam proporcionar. O facto de o número de consultores ter continuado a crescer, revela que o sector deixou de ser um “refúgio” para conseguir proporcionar carreiras atractivas e sustentáveis.

O aumento da atractividade do sector, deve-se ainda ao crescimento de novas empresas e modelos de negócio. A KW Portugal é um exemplo deste crescimento, tendo entrado no mercado português em 2014 contando hoje com mais de 3.000 associados. O crescimento do mercado português resultou não só na atração de investidores estrangeiros como também dos maiores players imobiliários a nível mundial. As características únicas do mercado em Portugal, aliadas à qualidade dos profissionais, faz com que o nosso País seja um case study de sucesso.

Destaca-se ainda o forte aumento da penetração da mediação no total das transações imobiliárias realizadas no nosso País, como consequência natural da conjugação dos dois aspetos referidos anteriormente. Perante o melhor ciclo de mercado da história do sector e facilidade de acesso às melhores práticas de mediação a nível mundial, pouco ou nada foi feito em políticas públicas e regulamentação para aumentar a profissionalização, transparência e credibilidade do sector.

Estes últimos 10 anos mostraram que a Mediação Imobiliária e os seus profissionais têm uma capacidade de adaptação e resiliência ímpares. No presente, e no futuro, esta capacidade de adaptação está cada vez mais ligada à adopção das novas tecnologias.

O futuro da Mediação está ligado à evolução do sector imobiliário. Assim, os desafios imediatos prendem-se com a falta de oferta, construção nova, mercado de arrendamento disfuncional. Exige-se um maior contributo das entidades que tutelam o sector e do Governo. São necessárias medidas de fundo, que ataquem os problemas e que restaurem a confiança dos investidores (nacionais e internacionais). Transparência, celeridade e estabilidade são alguns dos ingredientes fundamentais de políticas públicas necessárias para que o sector possa continuar a prosperar.

sources, mainly during the post-Troika period in which many professionals have found in estate agency an alternative that other sectors have not succeeded in providing.

The fact that the number of consultants has continued to grow reveals that the sector has no longer become a ‘refuge’ to provide attractive and sustainable careers.

The increase in the attractiveness of the sector is also down to the growth of new companies and business models. KW Portugal is an example of this growth, having entered the Portuguese market in 2014 and today having more than 3,000 agents. The growth of the Portuguese market was not only because it attracted more overseas investors and the major real estate players at an international level. The unique characteristics of the market in Portugal, allied with the quality of th e professionals, makes Portugal a case study for success.

The sharp increase of estate agency penetration from the total of real estate transactions in Portugal also stands out, as a natural consequence of combining the two aspects previously mentioned. The quality of resources, together with the maturity business models imported into Portugal, resulted in an exponential increase in the professionalisation of the sector and an increase in the confidence of the Portuguese

The entities that regulate the sector have not kept pace with the efforts to professionalise the sector under taken by estate agencies. In the face of the best market cycle in the sector’s history and how easy it is to follow the best practices in estate agency on a global level, little or nothing in terms of public policies and regulations to increase the professionalisation, transparency and credibility of the sector has been done.

These last 10 years have shown that estate agency and its professionals have a capacity to adapt and exceptional resilience.

In the present and in the future this capacity to adapt is increasingly linked to the adoption of new technologies.

The future of estate agency is linked to the evolution of the real estate sector. Therefore, the immediate challenges have to do with a lack of supply, new construction, and a dysfunctional rental market. A greater contribution from entities that regulate the sector and from the government are required.

Grass root measures are needed that tackle the problems and restore investors’ confidence (national and international).

Transparency, speed and stability are some of the fundamental ingredients of the public policies necessary for the sector to be able to continue and prosper.

No próximo dia 21 de Setembro a Magazine Imobiliário vai reunir um conjunto de ilustres convidados num hotel à beira-mar para uma tarde de partilha e confraternização. O momento reverte-se para nós em algo muito especial, iremos apagar 10 velas do nosso “bolo” que tem sido cozinhado com muita devoção e que foi crescendo, tomando forma e cor, ao longo da última década.

Esta celebração coincide com a atribuição dos Prémios Personalidades escolhidos pela revista, auscultando sempre parceiros em cada uma das áreas em que atribuímos estes troféus: Imobiliário, Construção, Ambiente, Turismo e Mérito. On September 21 Magazine Imobiliário will gather a group of illustrious invited guests to a seaside hotel for an afternoon of socialising and sharing ideas, memories and experiences. The Personality Awards event has become very special for us. We will blow out 10 candles on our real and metaphorical ‘cake’ which has been prepared and baked with much devotion, and which has risen, taking shape and colour over the past decade.

This celebration coincides with the presentation of the Personality Awards whose candidates have been chosen by the magazine, seeking the advice of partners in each of the areas in which we award these trophies: Real estate, Construction, Environment, Tourism and Merit.

Congratulations to them all! They are unique people who have dedicated their lives to a profession and a cause, and do so in an exemplary way, which is why we should value and recognise them with these awards for all they have done for the country.

Patrícia de Melo e Liz Prémio Personalidade Imobiliário 2023 Real Estate Personality Award 2023 O que dizer de uma mulher que soube subir a pulso num mundo ainda marcado por homens, que soube progredir, inovar, diferenciar. São mais de 30 anos de carreira. Hoje, é um nome incontornável do imobiliário.

Aluna atenta e astuta, mas também com uma visão do mundo muito própria, começou os seus estudos superiores com uma licenciatura em Relações Internacionais. Mas a sua verdadeira paixão surgiu mais tarde com o curso de Gestão de Marketing. Aliás, os conhecimentos e experiências adquiridos nesse curso seriam determinantes no rumo que a sua vida iria dar a seguir, com os primeiros passos de um longo percurso que a conduziram até ao lugar onde se encontra hoje, de mãos dadas com o imobiliário.

Em 1996 assume o cargo de directora Comercial e de Marketing da Regus. Três anos depois estreia-se como empreendedora com a criação do seu próprio negócio de consultoria e optimização de espaços: a Melo e Liz Design.

Anos mais tarde, e ainda com este projecto em mãos, torna-se directora Comercial da mediadora Cosmopolita, sendo que, em 2007, ambas as empresas se fundem com a líder ibérica em consultoria imobiliária Aguirre Newman, onde assume a função de managing partner.

Janeiro de 2018 fica marcado como um ponto decisivo na sua carreira, tornando-se CEO na Savills Portugal, cargo que ainda desempenha no dia de hoje ao lado do seu marido Paulo Silva, Head of Country da Savills.

Apaixonada por tudo o que a rodeia, nomeadamente pelos mais jovens e pela educação, acaba por integrar o grupo de fundadores da Oeiras International School. Não sendo uma pessoa de meias medidas, mas que se lança

de cabeça e coração em tudo o que se compromete, dedicou-se de corpo e alma a recuperar e a criar um colégio de prestígio em Caxias. E conseguiu!

Para lá do quotidiano agitado do trabalho e dos negócios, gosta de dedicar a sua vida à família. Mãe de três filhos, diz que gosta de cozinhar para família e amigos. Já os seus cães, tratar deles é mais do que cuidar, são verdadeiros momentos de relaxamento. Ler, viajar, dançar, cantar e andar a cavalo estão entre as suas actividades favoritas, mas nadar é o seu desporto de eleição.

Mulher forte do imobiliário em Portugal, é fonte de inspiração para um sem número de mulheres empreendedoras que vêem no seu percurso um exemplo a seguir.

What can one say about a woman that has known how to rise in the ranks in a world dominated by men, and progress, innovate and differentiate. It has been a career spanning 30 years. Today she is undeniably a leading light in Portuguese real estate.

An astute and attentive student, but with a view of the world that is very much her own, she began her higher education and got a degree in International Relations. But her real passion came much later when she took a course in Marketing Manager.

Moreover, the knowledge and experiences she acquired on this course would be decisive for the direction her life would take with the first steps on a long road that would lead her to the place where she is today in a career dedicated to real estate.

In 1996 Patrícia became the Commercial and

Marketing Director of Regus. Three years later, she debued as a businesswoman with her own consultancy and interior design business: Melo e Liz Design.

Years later, and still managing this project, she became the commercial director of the estate agency Cosmopolita and in 2007 both companies merged with an Iberian leader in real estate consultancy, Aguirre Newman where she was appointed managing partner. January 2018 went down as a decisive point in her career when she became the CEO of Savills Portugal, a post she still holds today alongside her husband Paulo Silva, Head of Country at Savills.

Passionate about everything that surrounds her, namely by younger people and education, she joined the group of founders of Oeiras International School. Not being a person of half measures, she puts her heart and soul into everything she commits to, and has put her all into creating a prestigious college in Caxias.

And has succeeded!

Beyond the daily hustle and bustle of her businesses, she likes to dedicate herself to her family life. A mother of three children, she says she likes to cook for her family and friends. As for her dogs, looking after them is more than just caring for them, they provide her with moments of true relaxation. Reading, travelling, dancing, singing and horse riding are among her other favourite pastimes, but swimming is her favourite sport.

A strong woman in real estate in Portugal, she is a source of inspiration for a countless number of women entrepreneurs who see her career path as an example to follow.

Jorge Milne e Carmo Prémio Personalidade Construção 2023 Construction Personality Award 2023 Trabalhador, determinado e visionário, tem sabido levar o nome de Portugal ao mundo através de um império com raízes na nobreza da madeira como matéria-prima.

Nascido em Lisboa em 1956, é por cá que segue os estudos até aos 18 anos. Assim que atinge a maioridade ruma a West Yorkshire, em Inglaterra, onde se licencia em Operations Management e Managerial Sciences, na universidade de Bradford. É um estágio de 15 meses em Preservação Industrial de Madeiras na inglesa Hickson Timber Products, na altura a maior empresa mundial da especialidade, e um trabalho de fim de curso focado nesta indústria, que mostram os primeiros passos de um percurso dedicado a este material dado directamente pela natureza.

Regressa a Portugal em finais de 1979. Um ano depois, cria juntamente com seu pai a A. Milne Carmo, Lda., em Pegões.

Nesta altura, com apenas 23 anos, assume grandes responsabilidades, participando activamente em todos os sectores da empresa e gerindo os departamentos Comercial, Produção, Compras, Pessoal, Administrativo, Financeiro e Marketing. Lá bem no alto, na imensidão do Parque Natural da Serra da Estrela, existe um ser humano atento ao mundo que o rodeia. Mais do que uma vida dedicada à conservação da natureza serrana, ele é um espírito inquieto e protector de um local único nacional.

A sua vida profissional e pessoal é indissociável. E é do amor profundo pela serra que tem construído o seu percurso.

Em 1982 cria a ASE – Associação Cultural Amigos da Serra da Estrela, da qual é actualmente presidente da Direcção. Alma irrequieta, a partir daí o destino tem-no levado a criar vários projectos de preservação e formação pedagógica, sempre com o objectivo de sensibilizar a comunidade para a importância de respeitar e proteger aquele ecossistema. É com grande humildade que partilha o seu conhecimento, destacando-se o papel que desempenhou, de 1995 a 2005, na fundação e coordenação da equipa de salvamento em montanha: a SOS-Estrela. Deu formação nesta área a bombeiros de cinco corporações da área da Serra da Estrela e ainda a 30 elementos da Protecção Civil dos Açores, a convite do Governo Regional.

Recentemente, durante os incêndios que afectaram o Parque Natural da Serra da Estrela, em 2022, volta ao papel de formador em prol da defesa e reabilitação daquela área.

Aos seus 73 anos recorda os 49 meses que viveu na Marinha e atravessou a Guerra Colonial, tendo vivido o 25 de Abril “por dentro”.

Actualmente gosta da sua vida simples e pacata. É pai de dois filhos, gosta de estar com os amigos, viajar e adora apreciar um bom vinho.

Ao longo dos anos já recebeu várias distinções que são o reconhecimento da sua vida e obra em prol da região serrana. Mas o legado que deixa está marcado na terra e entre os melhores projectos que já semeou está “Um milhão de Carvalhos para a Serra da Estrela”.

Não há como fechar os olhos à nobreza da sua vida dedicada à salvaguarda da serra.

High up, in the vastness of Serra da Estrela Natural Park, there is a person who is aware and in tune with the world that surrounds him. More than a life dedicated to nature conservation, he is a restless spirit and a protector of a unique place in Portugal.

His professional and personal lives are closely entwined. And it is out of his deep love of the ‘serra’ that he has built his built his career.

In 1982 he created the ASE - The Cultural Association of Friends of Serra da Estrela of which he is currently board president. His restless spirit has led him from there to set up various conservation educational training projects with the goal of making the community aware

of the importance of respecting and protecting its ecosystem.

He shares his knowledge with great humbleness, highlighting the role he played from 1995 to 2005 in the foundation and coordination of the mountain rescue team SOSEstrela. He trained firefighters from five firefighting services in the Serra da Estrela area, as well as 30 agents of the Civil Protection of the Azores service at the invitation of the Regional Government of the Azores.

Recently, during the fires that engulfed the Serra da Estrela Natural Park in 2022, he returned to being a trainer in the protection and reforestation of the area.

At 73 years of age he recalls the 49 months that he experienced in the Portuguese navy and went through the Colonial Wars and witnessed the April 25, 1974 Revolution from ‘wihin’. These days he likes his simple and peaceful life. He is the father of two children, like spending times with friends, travelling and appreciating a good wine.

Over the years he has received various distinctions as recognition of his life and work in the service of the Serra da Estrela region.

But the legacy that he has left is patent on the land and from among the best projects that he has planted is “One million Oaks for Serra da Estrela.” One simply cannot ignore his noble life dedicated to safeguarding the serra.

Diz sempre que é uma apaixonada por Portugal e acreditamos! São vários os projectos que tem vindo a desenvolver no País, sendo uma promotora de economia e progresso.

Mas há nela algo de singular, um olhar sincero, um sorriso reconfortante, de quem construiu um império mas sabe dar o devido valor a quem a seu lado caminha.

De origem indiana Singapureana, é a mais velha de seis irmãos. Ainda jovem parte para Inglaterra onde estuda Engenharia Electrónica. É também em Londres que conhece o parceiro da sua vida, o suíço Roman Stern, com quem constrói o seu património que actualmente se estende ao turismo, educação e promoção imobiliária.

Começa com um hotel em Sagres, no Algarve, e logo depois chega a Lisboa. É proprietária e fundadora do Conselho de Administração dos Martinhal Family Hotels & Resorts que possui um total de quatro resorts e hotéis de luxo em Portugal.

O Martinhal Lisbon Oriente é o seu mais recente projecto de residências hoteleiras, localizado no Parque das Nações. Na inauguração fez questão de se acompanhar pela família, tendo dedicado palavras de agradecimento a seus pais, o que demonstra não só o seu lado mais afectivo, mas também que é uma pessoa grata e generosa.

De olhos postos no futuro, funda o United Lisbon Education Hub, do qual fazem parte a United Lisbon International School com mais de 500 alunos de 50 nacionalidades diferentes, que venceu o “Lisbon Prize” no World Architectur e Festival.

Ao nível da promoção imobiliária, ganha destaque com a construção do projecto Ageas Tejo, no Parque das Nações, que lhe valeu o galardão máximo do Prémio Nacional do Imobiliário em 2022.

Foi reconhecida com o prestigiado prémio “Empreendedora do Ano” do Deloitte Institute na London Business School, em 2014. De 2019 a 2022, fez parte da direcção da mundialmente conhecida Entrepreneur Organization em Portugal. É professora convidada de Marketing de Luxo na Nova School of Business and Economics e membro do Conselho Consultivo da Associação Portuguesa de Institutos de Ensino Superior. Faz ainda parte da direcção do American Club of Lisbon. Este ano foi finalista do prémio EY Entrepreneur of the Year in Portugal 2023.

Chitra Stern é uma mulher resiliente, optimista e de uma paciência infinita, de quem sabe que “quem espera sempre alcança”. Vê no nosso País o potencial para construir um amanhã melhor, seja para aqueles que estão só de passagem, seja para os que escolhem, como ela, ficar em Portugal.

She has always said that she is in love with Portugal and we believe her. As a developer of economy and driver of progress she has developed several projects in Portugal. But there is something unique in her, a look of sincerity in her eyes, a reassuring smile of someone who has built an empire but knows how to value to those who have accompanied her along the way.

Indian of Singaporian origin, she is the oldest of six siblings. When she was young she set off for England where she studied electronic engineering. It was in London too that she met her life partner, Swiss entrepreneur Roman Stern with whom she built her business empire which currently extends to tourism, education, and real estate development.

It begins with a hotel in Sagres in the Algarve and then extends to Lisbon. She is the founder, owner and board chair of the Martinhal

Family Hotels & Resorts which has four resorts and luxury hotels in Portugal.

The Martinhal Lisbon Oriente is her latest hotel residences project, in Parque das Naçoes.

At its inauguration she made a point of being joined by her family and dedicated words of thanks to her parents that not only shows her most affectionate side, but also that she is a generous person full of gratitude.

With her eyes on the future, she founded the United Lisbon Education Hub, of which the United Lisbon International School is part with over 500 pupils of 50 different nationalities, and who won the “Lisbon Prize” at the World Architecture Festival.

At the real estate development level, she gained prominence with the construction of the Aegeas Tejo building in Parque das Naçoes for which she was awarded the highest accolade, the Portugal Real Estate Oscar in 2022.

She was recognised with the prestigious award ‘Entrepreneur of the Year’ from the Deloitte Institute at the London Business School in 2014. From 2019 to 2022 she was part of the board of the internationally recognised Entrepreneur Organisation in Portugal. She is a guest professor of Luxury Marketing at the Nova School of Business and Economics and a member of the Consultative Board of the Portuguese Association of Higher Education Institutes. She is also sits on the board of the American Club of Lisbon. This year she was a finalist for the EY Entrepreneur of the Year in Portugal 2023.

Chitra Stern is a resilient, optimistic woman with an infinite patience of someone who knows that ‘slow and steady wins the race’.

She sees in Portugal the potential to build a better tomorrow whether for those who are just passing through, or those who choose to Portugal stay.

Carlos Mineiro Aires Prémio Personalidade Mérito 2023 Personality of Merit Award 2023

Homem de profundos conhecimentos, é mais do que um engenheiro de vocação, é um empreendedor nato e “o” especialista a que todos recorrem na hora de querer fazer bem.

Com uma mente afiada e um sentido de humor inigualável, sabe ser generoso como ninguém.

Por muito grandes que sejam os méritos, não se pode deixar de destacar o amor e lealdade às suas raízes. Nascido em Abrantes em 1951, cresceu no Tramagal e é para lá que olha com saudade para as memórias da juventude.

Houve uma vontade de ser médico que ficou para trás e que deu lugar a uma ida para Angola, aos 17 anos, onde ficou até aos 21, na Universidade de Luanda, a estudar Engenharia Civil. Regressa mais tarde a Portugal, depois do 25 de Abril, e termina o curso no Instituto Superior Técnico.

Começa então a carreira de engenheiro, a trabalhar em Setúbal na área do saneamento básico. Anos passados, assume o cargo de técnico e director do Gabinete de Saneamento Básico da Costa do Estoril, num projecto que devolveu qualidade à água das praias daquela zona.

A sua dedicação e profissionalismo permitem-lhe desempenhar várias funções de gestão e direcção ao longo dos anos. Foi presidente do Conselho de Administração da SIMTEJO, de 2002 a 2002; presidente do Conselho de Administração da Metropolitano de Lisboa, de 2003 a 2006; e presidente da Comissão Executiva da SIMARSUL, de 2007 a 2015.

Em 2016 candidata-se a Bastonário da Ordem dos Engenheiros (OE) e acaba por conquistar os seus pares. Os desafios e as responsabili-

dades foram muitos durante os dois mandatos em que esteve à frente dos destinos da OE, designadamente nos mandatos de 2016/2019 e 2019/2022.

Actualmente é presidente da Comissão de Acompanhamento do novo aeroporto de Lisboa. Está sob o olhar atento e escrutinador de todos, mas sabe, como ninguém, lidar com essa pressão e dar o seu parecer doa a quem doer.

Homem de família, casado com uma engenheira, pai de duas filhas e avô, é amante eterno de “boa música” ou não tivesse também ele feito parte de duas bandas da terra quando era miúdo.

Aventureiro, destemido, expert… existem tantas palavras que o podem definir enquanto pessoa e profissional. O seu legado deixa marcas para o futuro do País. Já o seu caminho é intemporal, tal e qual os clássicos dos Beatles ou dos Pink Floyd que tanto o rapaz do Tramagal como o ex-Bastonário gostam.

Carlos Aires is a shining example of deepseated love and loyalty for the many great meritorious figures. Born in Abrantes in 1951, he grew up in Tramagal and he looks back at many fond memories spent there in his youth.

Trained in Civil Engineering, the role that he fulfilled which brought him the most recognition was that of President of the Engineers’ Association from 2016 to 2022. But there is much more to him than this.

He had wanted to be a doctor, but that went by the wayside when he went to Angola at the age of 17 where he stayed until 21 at the University of Luanda studying Civil Engineering. Later he

returned to Portugal after the 25 April Revolution and completed his course at the Lisbon Higher Technical Institute. (ISCTE) He began his career as an engineer working in Setúbal in basic sanitation. After some years he took the position as the technical director of the Estoril Coast Basic Sanitation Department working on a project that improved water quality at the beaches in that area.

His dedication and professionalism enabled him to fulfil various management and executive roles over the years, and he was president of the Board of Directors at SIMTEJO from 2002 to 2002, president of the Board of Directors of Lisbon Metropolitan (Metro) from 2003 to 2006, president of the Executive Board at SIMARSUL from 2007 to 2015 and President of the Portuguese Engineers Association for two terms, 2016/2019 and 2019/2022.

Today he oversees a challenge that is being eyed and scrutinised by all: Carlos Mineiro Aires is president of the Steering Commission for the New Lisbon Airport which has been the subject of so much chatter. We will see if the winds are in his favour.

A family man, he is married to an engineer, the father of two daughters and a grandfather.He is an eternal fan of ‘good music,’ otherwise he never would have been a member of two local bands when he was a teen.

The road that he has followed, even if it might go unnoticed by the man in the street, is timeless and will no doubt leave its mark on the future, just like the classics of the Beatles or Pink Floyd that the lad from Tramagal and expresident of the engineers’ association liked so much.

Escrever um artigo de opinião para a Magazine Imobiliário, pela sua qualidade, equivale, na prática, a realizar um exercício a meio caminho entre a ousadia, a inconsciência e o sentido da responsabilidade. No entanto, tendo em consideração o simpático convite pessoal que nos foi endereçado para exprimir o nosso ponto de vista, não podíamos recusar a nossa participação na edição de Setembro.

Ora, isso dito, gostaria de reflectir sobre um assunto que tem vindo a crescer, paulatinamente, e que me parece que irá ganhar cada vez mais relevância, fruto da natural evolução da nossa sociedade e do negócio imobiliário.

Estou a referir-me, por um lado, ao progressivo aumento da – ainda escassa – participação feminina nos lugares de liderança do mundo da construção e o imobiliário de que faço parte… e, por outro lado, à também crescente notabilidade dessa liderança.

Não seria correto dizer que só agora se materializa a dita presença cimeira das mulheres na fileira C&I, longe disso – basta lembrar-se do exemplo do projecto Mulheres em Construção, promovido pela associação Mulheres na Arquitectura, fundada e liderada por arquitectas –, mas, do meu ponto de vista, tem sido apenas nos últimos tempos que ela se tem profissionalizado, aumentando a sua frequência e intensidade nos eventos e espaços públicos de opinião e consequentemente, oferecendo uma notoriedade incontrovertível.

De facto, parece-me hoje evidente que a voz das mulheres líderes no imobiliário português soa cada vez mais alto e que se coloca, por mérito próprio, em destaque.

Senão, vejamos, como prova disso, a iniciativa da própria Magazine Imobiliário, com a WIP

(Women in Property) e o seu TEA NETWORKING MAGAZINE IMOBILIÁRIO, já na sua 2ª edição.

A visibilidade crescente da “recente” Associação WIRE - Woman In Real Estate Portugal, ou, ainda, da “embaixada” portuguesa da espanhola Associação de Mulheres Profissionais do Sector Imobiliário (desde 2013 a principal associação de mulheres do sector imobiliário na Europa).

O intuito de todas centra-se no aumento da visibilidade das mulheres líderes e no seu posicionamento explícito como referência autorizada da fileira C&I… mas com isso, diria eu, para além do networking e partilha de conhecimento, também se está a estimular a entrada de mais (e mais novas) participantes femininas num mundo tradicionalmente dominado pelos homens, em especial nos lugares cimeiros das empresas, onde a sua presença é, ainda, indiscutivelmente residual.

Efectivamente, parece-me essencial que sejam as próprias mulheres a romper barreiras e estereótipos, a dar o exemplo às futuras gerações de mulheres da fileira e a demonstrar de forma patente que é possível estarem, com um sucesso integral, no topo das organizações… embora a sociedade, no seu todo, tenha a obrigação de assumir o compromisso de viabilizar e publicitar as oportunidades para que tal aconteça, pois na atualidade, sejamos claros, não o faz como deveria. Assim, a criação de espaços C&I com mais mulheres líderes significa uma oportunidade para termos mais opiniões diversas e mais riqueza nos pontos de vista, uma ocasião para atrairmos e potenciarmos mais talento feminino… revelando-se, portanto, como uma necessidade revestida da mais elementar justiça social e sentido da equidade,

Writing an opinion article for Magazine Imobiliário, because of its nature and quality, in practice is like undertaking an exercise halfway between audacity, unawareness, and a sense of responsibility. However, taking into consideration the kind personal invitation that was addressed to us to put forward our point of view, I could hardly turn down being part of this September issue.

Now, that said, I would like to reflect on a matter that has been gradually gaining ground, and which seems to me will increasingly gain more relevance because of the way our society and the real estate business is naturally developing. I am referring on the one hand to the progressive – but still scarce - increase in women’s participation in leadership roles in the world of construction and real estate of which I am a part... and, on the other hand, the also growing prevalence of this leadership.

It would not be correct to say that only now has the said presence of women in top positions in the C&R sectors become a reality.

Far from it - one only need recall the example of the Women in Construction project organised by the association Women in Architecture, founded and run by architects -,

but from my point of view it has only been in recent times that women have become professionally qualified, increasing their attendance and level of involvement at events and in public opinion forums, and consequently, forging an undeniable reputation.

In fact, it seems evident to me today that the voice of women leaders in Portuguese real estate are increasingly louder, which places it, on its own merit, centre stage.

We can see as proof of this the WIP (Women in Property) initiative from Magazine Imobiliário and its MAGAZINE IMOBILIÁRIO NETWORKING TEA now in its 2nd edition.

This growing visibility can be seen in the ‘recently’ formed WIRE association - Women in Real Estate Portugal, or even of the Association of Women Professionals in the Real estate Sector (Since 2013 the main women’s association for the real estate sector in Europe).

Everyone’s intention is focused on increasing the visibility of women leaders and their explicit positioning as an accepted reference among C&R sector ranks... But alongside this, I would say, is also the encouragement of more (and younger) women into a sector that has traditionally been dominated by men, particularly in senior management roles in companies where their presence is still unquestionably residual.

Indeed, it seems to me to be essential that women themselves break down the barriers and stereotypes and set an example to future generations of women in the sector by showing that it is clearly possible to successfully become part of the top echelons of organisations...although society as a whole has an

obligation to make a commitment to enable and publicise opportunities for this to happen, because today, and let’s be clear, this isn’t happening as it should. So, the creation of C&R forums with more women leaders provides an opportunity to have wide and richer opinions and points of view, providing an occasion for us to attract and empower more female talent...thereby stripping bare a need that is clad with the most elementary social justice and sense of equity, but mainly to act as an extraordinary vehicle to better understand the way the business is taking shape for the future. May there be a willingness to have more inclusive company cultures.

In reality, on the construction and real estate sector’s evolutionary road and with no going back, with players from the widest of backgrounds, greater involvement in industrial production, greater digitalisation and a greater preponderance of ESG criteria (especially G), it is patently evident that the space occupied by women in peak positions of responsibility should increase, by its own right, exponentially.

All that remains therefore is to provide women with the due framework, the deserved importance and the necessary prominence.

The progressive ‘activation of the brand’ of women in positions of leadership in our real estate sector represents an excellent initiative that deserves the congratulations and support of all the entities around the construction and real estate sector and provides a singular opportunity to boost the attractiveness and wealth of a sector that can only gain from more women taking part at all levels, particularly at the top.

mas, principalmente, como um extraordinário veículo para compreender melhor o negócio que aí vem. Haja vontade de termos culturas empresariais mais integradoras.

Na realidade, num caminho evolutivo, e sem retorno, da fileira da construção e o imobiliário, com intervenientes das mais diversas procedências, maior envolvência da produção industrializada, maior digitalização e mais preponderância dos critérios ESG (especificamente do G), é por demais evidente que o espaço das mulheres em lugares cimeiros de responsabilidade se amplia, por direito próprio, exponencialmente.

Resta, portanto, dar-lhe o devido enquadramento, a merecida importância e o necessário destaque.

A progressiva “activação de marca” das mulheres líderes do nosso sector imobiliário representa uma excelente iniciativa que merece os parabéns e apoio de todas as entidades à volta da fileira C&I e uma oportunidade ímpar para aumentar a atractividade e riqueza dum sector que só pode ganhar com uma maior participação feminina em todos os seus níveis, nomeadamente no topo.

O nome diz tudo: são casas extremamente pequenas, mas meticulosamente construídas para que se possa viver com o maior dos confortos. Na Austrália e no Norte da Europa já são populares, mas a procura começa agora a disparar noutras geografias. Afinal, como é que é a vida numa tiny house (pequena casa) e porque é que cada vez mais gente quer comprar uma?

The phrase says it all: living in extremely small but meticulously built houses where you can have all the comforts. In Australia and Northern Europe, they are already popular, but demand has now started to take off other geographical areas. But what is like living in a tiny house and why are more and more people buying one?

Mudam-se os tempos, mudam-se as vontades - e, com elas, o estilo de vida. Mais do que um movimento ou tendência arquitectónica, as tiny houses são, acima de tudo, um reflexo das profundas alterações sociais que um conjunto de fenómenos tem provocado nos últimos anos.

Vamos ao início. O conceito surge nos anos 70, nos Estados Unidos, primeiro associado a artistas que promoviam a ideia de viver num espaço minimalista e longe das massas como forma de ter um contacto mais profundo com a sua arte. Mais tarde, a publicação do livro Shelter, de Loyd Kahn and Bob Easton – o primeiro um dos pioneiros dos movimentos de construção e arquitectura verdes – volta a colocar o foco no tema.

Contudo, é só em 1999 que surge a primeira empresa dedicada à sua construção e é em meados de 2000 que a popularidade começa a surgir.

Mas foquemo-nos, primeiro, nas questões práticas: sustentabilidade e custos.

Falar de tiny houses é falar, incontornavelmente, de construção e arquitectura sus-

tentáveis. E nada tem a ver com os esforços que ambos os sectores fazem actualmente para melhorar a sua pegada carbónica. Simplesmente, estas casas são construídas – a maioria é pré-fabricada –maioritariamente com recurso à madeira como matéria-prima principal.

Além disto, a utilização de painéis solares está fortemente associada a este estilo de vida, tratando-se de uma forma eficiente de produzir energia para um espaço que consome pouco. Aliás, a última questão é, precisamente, a redução drástica nos consumos e a matemática é fácil: uma casa pequena consome muito menos recursos, como água e energia, na sua utilização, mas também na sua construção. Menos recursos significa menor pegada ambiental e, de acordo com os dados da empresa inglesa Tiny Housing Co, uma tiny house consome entre 20% a 30% da energia consumida numa habitação regular no Reino Unido.

Quanto ao peso que tem na carteira, os números falam por si: em média, os preços variam entre as 20.000£ e as 60.000£, ou seja,

algo como os 24.000€ e os 70.000€. E a diferença de preços pode ser tão grande não só pelas variações no tamanho, mas também porque, com o aumento da popularidade surge a sofisticação das tiny houses. Actualmente, já há diferentes níveis de luxo, comodidades ou estilos arquitetónicos.

Falar de custos leva-nos a outro tema, que é crucial na crescente popularidade das “casas pequeninas”, principalmente junto das gerações mais novas. É que elas podem ser a resposta para a procura de independência de uma geração que não tem possibilidade financeira para suportar os actuais preços do mercado imobiliário.

Uma opção mais do que conveniente

Dizer que há qualquer coisa de aspecto social nesta onda de popularidade das tiny houses seria um eufemismo.

A revolução no paradigma provocada pela pandemia de Covid-19 levou a que milhares de pessoas em todo o mundo se quisessem afastar da vida nas cidades, com o objectivo de encontrar mais qualidade de vida e um maior contacto com a natureza. E uma das características das tiny houses é que precisam de um terreno para estarem instaladas, sendo que, por isso, os meios rurais são o seu habitat natural.

Além disto, os novos modelos de trabalho que permitem não só trabalhar a partir de qualquer local – literalmente, porque as tiny houses podem ser deslocáveis de carro, como uma caravana -, como a gestão mais autónoma do horário, deixam margem para

que uma parte significativa da sociedade tenha o privilégio de repensar o seu estilo de vida e aproveitar o contacto com a natureza.

Uma escolha que leva as famílias a viver de uma forma mais minimalista – inevitável quando se abdica de uma casa tradicional – e sustentável naquela que acaba por ser uma consequência muito natural: o cultivo de hortas próprias, o consumo de energia renovável e a criação de comunidades sustentáveis e praticamente autosuficientes de moradores de tiny houses, originando uma espécie de bairros ecológicos, onde só fica o que é essencial para se viver com conforto.

Há tiny houses em Portugal?

Sim. E o mercado também já não é assim tão limitado. Aliás, uma rápida pesquisa no google por “tiny houses Portugal” coloca-nos de imediato perante quatro ou cinco empresas que oferecem soluções personalizadas para quem quer repensar no seu estilo de vida. E uma pesquisa mais profunda revela que a oferta ainda é mais vasta.

A recente popularidade a nível nacional já levou a que duas empresas bem conhecidas no mercado português se tornassem colaboradoras: o grupo Casais e a sueca IKEA apresentaram, em Maio deste ano, uma parceria estratégica que tem como objectivo disponibilizar “soluções de construção e habitação sustentáveis, saudáveis, confortáveis, inspiradoras e a preços controlados”, que sejam uma referência no mercado das tiny houses.

Quanto à lei portuguesa, há uma questão essencial a ter em conta: se a tiny house

Kyeezu Kim é o principal autor de um estudo que revela que viver perto de espaços verdes pode ajudar a ser mais jovem do que a idade real.

Segundo o bolseiro de pós-doutoramento na Feinberg School of Medicine da Northwestern University, em Chicago, Illinois, EUA, o acesso e frequência a parques e jardins comunitários no bairro em que os habitantes se inserem pode retardar o envelhecimento biológico, isto porque existem mais interacções sociais e aumenta o exercício físico.

A equipa envolvida neste estudo concluiu que estas “descobertas têm implicações significativas no planeamento urbano”, acreditando que a “expansão da infra-estrutura verde” permite “promover a saúde pública e reduzir as disparidades de saúde.”

The team involved in this study concludes that these “discoveries have significant implications in urban planning”, believing that the “expansion of green infrastructure promotes public health and reduces health disparities.”

Isto porque, se tiver, deverá seguir as mesmas regras que um veículo de recreação (como uma caravana) e seguir o código da estrada; por outro lado, caso esteja assente num terreno de forma “tradicional”, digamos assim, então é crucial consultar a Câmara Municipal onde fica localizado o terreno e perceber quais são as especificidades do Plano Director Municipal (PDM) naquele município.

Apesar de ainda ser um conceito recebido com ceticismo, cada vez mais as tiny houses provam que é possível viver à grande, em ponto pequeno. Porque uma casa são muito mais do que quatro paredes e um telhado.

Times change and so do desires - and with them lifestyles. More than a movement or architectural trend, tiny houses above all reflect the profound social changes that a number of phenomena have been behind in recent years.

But let’s go back to the beginning. The concept arose in the 70s in the United States of

America, first associated with artists who promoted the idea of living in a minimalist space far from the masses as a form of having a more profound contact with their art.

Later, still in the decade of the 70s, the publication of the book Shelter, by Lloyd Kahn and Bob Easton – the first of several pioneers of the green architecture and construction movements – again placed the spotlight on the topic.

The origin of these houses arose then from the demand for a quieter life, far from the hurly-burly of the cities, with an emphasis on living with the essential, and even showing concerns about sustainability. Decades have passed from its genesis until now, but it sounds all too familiar, doesn’t it?

Nevertheless, the price of being the owner of a traditional house where you can raise a traditional family and live the American dream, where the idea of ‘the bigger, the better’ was king, did not leave any room for tiny houses to take root as a popular concept. Moreover, the conditions of life also don’t ‘force’ any-

one to adopt this option. Indeed, the first company dedicated to their construction only appeared in 1999.

A more than convenient option

But let’s first focus on practical questions: sustainability and costs. Talking of tiny houses is to inevitably talk about sustainable construction and architecture. And it has nothing to do with the efforts that both sectors currently are doing to improve their carbon footprint. Put simply, these houses are mostly prefabricated and not built on site mainly using wood as the main raw material.

Then, because the use of solar panels is strongly associated to this lifestyle, it is an efficient way of producing energy for a space that consumes little. Indeed, the latter question is precisely a drastic reduction in consumption and the mathematics is easy: a small house consumes a lot less resources, such as water and energy, in their use, but also in their construction. Less resources means less of an environmental footprint

and, according to data from the English company Tiny Housing Co, a tiny house consumes between 20% to 30% of energy consumed in regular housing in the United Kingdom.

As to the costs on your wallet, the numbers speak for themselves: on average the prices vary between £ £20,000 and £60,000, or something like €24,000 to €70,000. And the difference in prices can vary so much, not just because of the variations in sizes, but also because with an increase in popularity, so did more sophisticated tiny houses. There are currently different levels of luxury, conveniences, or architectural styles.

Speaking of costs leads us on to another theme that is crucial in the growing popularity of ‘little houses.’ And that these can be the answer for a younger generation seeking independence but does not have the financial means to support the current prices in the real estate market. It is a problem that is not restricted to the housing crisis in Portugal and that it is common to various European countries.

A house is more than four walls and a roof

To say that there is something of a social aspect in this wave of popularity in tiny houses would be an understatement. We can state with some confidence that the change in the

É cada vez mais visível o cenário de desregulação dos ciclos naturais e os impactos da crise climática. De forma subtil, com fenómenos extremos em certos momentos, até ao colapso em algum momento ou território, tudo tende para o equilíbrio. Naturalmente, desejaremos evitar o sofrimento e os prejuízos de uma situação de colapso, mas para isso é necessário agir de forma adequada, e a tempo de o evitar.

Podemos dar como exemplo a nossa própria saúde. Na verdade, o nosso verdadeiro estado de vida é de saúde. Quando um estado de doença se manifesta, é em primeiro lugar uma manifestação de mecanismos de auto-regulação do nosso organismo para atingir de novo o equilíbrio, como por exemplo a febre para debelar infeções.

A melhor forma de agir, é cuidar do nosso corpo ajudando, por exemplo, com mais hidratação, antioxidantes e mais descanso, aprender com estes sinais ajustando o nosso modo de vida, para que a recuperação signifique ficarmos mais resilientes a eventuais episódios futuros. Quando as ameaças e agressões excedem a capacidade desses mecanismos de auto-regulação, que por sua vez são afetados pelo nosso estilo de vida: stress, má alimentação (em dose, tipos de alimentos, alimentos contaminados por pesticidas e outros tóxicos), contaminação ambiental em geral, actividade física insuficiente, etc., a doença pode passar a um estado que dizemos ser “crónico”. Importante perceber que há casos reversíveis. A resignação, o momento do diagnóstico, o compromisso para connosco e a inquietação por procurar a cura, indo às causas, podem fazer

a diferença na evolução.

Não foi por falta de aviso do nosso corpo.

Acontece que pelo conhecimento e práticas utilizadas, pela consciência individual e colectiva, assim a realidade se manifesta.

Portanto, tudo são oportunidades de aprendizagem e procurar novas respostas quando finalmente percebemos que o que temos feito até aqui não está a ter os resultados esperados: ser saudável! Os “insucessos” são aparentes, pois reforçam a busca. Estas respostas vão surgindo com abordagens mais integradas, em processos que podem atravessam gerações. Não é por acaso que somos dotados de uma curiosidade e criatividade incessantes.

Ao nível do planeta o padrão repete-se, mas a uma escala incomparavelmente maior, nomeadamente a nível temporal. Já estamos a pagar a dívida ambiental que atingiu uma escala global, pelo sobre consumo e más práticas. No limite quando recursos se esgotam, quebra-se o ciclo que conduziu a essa realidade, abrindo caminho a novos ciclos. O planeta não tem pressa…

O período de férias pode contribuir precisamente para repensar tudo isto, desde logo a forma como gozamos as nossas férias, e nos alinharmos com a nossa essência e cuidar da Natureza.

Our health can serve as an example. In truth, our true state of life is health. When a state of illness shows, first it is a manifestation of the auto-regulation mechanisms of our body to restore balance, like a fever, for example, to fight off infections.

The best course of action is to take care of our body, helping it, for example, by keeping hydrated, taking antioxidants and more rest, learning from these signs, adjusting our lifestyle so that recovery means becoming more resilient to potential future illness. When threats and aggressive acts overtake the capacities of these auto- regulation mechanisms, which in turn are affected by our lifestyle: stress, poor nutrition (in quantities, food types, foodstuffs contaminated by pesticides and other toxins), environmental contamination in general, lack of exercise, etc., the illness can become, one could say, a chronic state. It is important to understand that there are reversible cases. The resignation, the moment of diagnosis, the commitment to us and the desire to find a cure and tackling the causes can make a difference to its development.

It was not because our body failed to warn us.

As it happens the reality is revealed from the knowledge and practices used and from individual and collective awareness.

So, all of this provides opportunities for learning and looking for fresh answers when we finally realise that what we have done up until now is having the expected results: to be healthy! The ‘failures’ are apparent; indeed, they redouble efforts to search for solutions. These solutions will arise with more integrated approaches and in processes that can span generations. It is not by chance that we are blessed with incessante creativity and curiosity.

On a planetary level the pattern is repeated, but on an incomparably larger scale, particularly in terms of time. We are already paying the environmental price that has reached a global scale from over consumption and bad practices. At the extreme, when resources run out, the cycle that had led to this reality will be broken, paving the way to new cycles.

The planet is not in a hurry...

The holiday period can contribute precisely to rethink all of this, for starters to enjoy our holidays and get in touch with our essence and take care of nature.

É a armadilha perfeita: uma casa de dois andares, absolutamente encantadora, na Rua da Junqueira, em Belém, que serve de cenário para o showroom imersivo onde o designer de interiores recria as divisões de uma casa, decorando-as com as suas peças de mobiliário. É como visitar a casa de um amigo e invejar a decoração fabulosa, mas aqui a diferença é que se pode comprar o que mais gostou. Afinal, haverá melhor forma seduzir o cliente?

Dar a um potencial comprador a possibilidade de imaginar as peças de Miguel Raposo num 02/06/2023 ambiente 15:54 muito real muda completamente a

experiência e a percepção do resultado final.

Mas, as condições nem sempre foram estas.

O designer e a sua equipa mudaram-se para o apartamento transformado em showroom recentemente, apesar deste projecto já existir desde 2008.

“Este é um edifício que nós próprios comprámos e reabilitámos logo em 2008. Entretanto, decidimos arrendar e tínhamos o nosso atelier na Rua de São Bento. Foi durante a pandemia, depois da renda do anterior espaço onde estávamos ter aumentado substancialmente, que decidimos vir para aqui.”

Como criar um bom ambiente dentro de casa.

E preservá-lo lá fora.

Após se formar em Design na Faculdade de Belas-Artes na Universidade de Lisboa e de anos a trabalhar na Paris7, uma referência no design de interiores em Portugal, a Miguel Raposo Interiors Collection surge da vontade de aliar a arquitectura ao design de interiores e da qual já resultaram projectos de habitação, hotelaria e espaços comerciais, sendo a reabilitação de edifícios residenciais o principal foco.

Mais do que uma casa, uma identidade

Voltando ao número 203 da Rua da Junqueira, tudo é muito calmo e soft, o que nos diz imediatamente que aqui não há a vontade de gritar “olhem para mim!” ou “vejam o que sou agora, antes que o tempo leve consigo a minha beleza.” Nada disso. Há a paciência de um espaço que sabe que resistirá ao tempo e que tem no equilíbrio e moderação os seus trunfos. Mas há mais além da superfície. À medida que percorremos as divisões da casa, saltam-nos à vista peças que nos obrigam a parar. Tal e qual como visitar um museu e parar para admirar um quadro do qual não conseguimos desviar o olhar.

Numa divisão que recria um escritório, a estrela é uma secretária imponente, de madeira pau-santo, que parece saída dos anos 60. Somos transportados para um cenário de James Bond, numa qualquer cena onde Sean Connery estaria a ser inevitavelmente cool. Mais à frente, numa sala de estar, há um pequeno cantinho com uma mesa de apoio cor-de-laranja

e um candeeiro branco que podiam ter saído directamente do cenário de Laranja Mecânica, o clássico de 1971 de Stanley Kubrick. São apontamentos arrojados e irreverentes que, ainda assim, conseguem coabitar em harmonia com a serenidade dos espaços onde estão inseridas.

Continuando a nossa visita, há uma enorme mesa de jantar, em mármore, onde a simplicidade e a matéria-prima falam por si. O mármore é, aliás, presença assídua em várias peças da colecção Miguel Raposo Interiors Collection: há uma mesa de centro numa sala, um aparador numa outra e um espelho no topo de umas escadas, que, uma vez mais, dá palco para o material nobre brilhar. O mesmo acontece com a madeira, em estantes, bancos, aparadores…

Inteiramente produzida em Portugal, a colecção recorre também a matéria-prima nacional, como, por exemplo, a madeira de Oliveira, em jeito de homenagem ao Alentejo, numa cómoda de linhas simples onde os veios da madeira são os protagonistas.

“Há uma componente muito humana e muito artesanal em todas as peças. Desde a escolha que eu faço específica das partes da madeira ou do mármore que quero utilizar, até à produção da peça, a proximidade é muito valorizada.”

Descreveríamos então o estilo artístico de Miguel Raposo como sendo uma ode à matéria-prima, através do design. Em muitas das peças que vimos e sobre as quais tivemos oportuni-

Tal fica a dever-se ao facto de deterem depósitos superiores a 100 mil euros num dos bancos sob a sua alçada. Por este motivo não podem tomar uma posição nas decisões mais relevantes desta instituição bancária.

Tal leva a questionar: Não deveriam estes membros ser mais cautelosos na hora de escolher o seu banco?

Não deveriam ser neutros, isentos?

14 of the 26 members of the Board of European Central Bank (ECB), including President Christine Lagarde, and nine of the 33 members of the Supervisory Board are not allowed to take more important decisions on at least one of the banking entities they supervise, according to the newspaper Expresso.

This is down to the fact that they hold deposits of over €100,000 in one of the banks under their remit.

For this reason, they cannot take a position on the more relevant decisions made by this banking institution.

That begs the question: Shouldn’t these members be more prudent when it comes to choosing their banks?

dade de discutir com o designer, percebemos que muitas vezes a inspiração - que resulta nesta manta de retalhos onde, inesperadamente, tudo encaixa no fim - , surge primeiro daquilo que é dado pela natureza e só a partir daí é pensada a forma do objecto final.

O propósito, claro, é sempre criar mobiliário onde impera a qualidade e a durabilidade, que resista às modas que vão e vêm. É que em 30 anos de carreira, já foram muitas as tendências que viu passar e assume-me como um defensor daquilo que perdura. Ou não tivesse a sua vontade de ser designer sido inspirada pelo clássico intergeracional que são os incontornáveis LEGO. “Passava horas e horas em miúdo em encaixar peças para criar formas diferentes, a brincar com as cores, e tive logo consciência do que queria fazer. Havia uma grande vontade de seguir algo que me permitisse expressar a minha sensibilidade artística.”

Quanto ao legado que quer deixar com o seu trabalho, não sabe bem o que responder. É que o tempo que aqui passamos é efémero e tem mais coisas com que se preocupar. A única certeza que tem é que as peças que cria hão-de passar de geração em geração e dar sentido ao conceito de intemporalidade.

ers recreate the divisions of a house, decorating them with their pieces of furniture. It’s like visiting a friend and being envious of the fabulous décor, but here the difference is that you can buy the pieces you like the most. After all, is there a better way of seducing the client?

It provides the potential buyer with the possibility of imagining Miguel Raposo’s pieces in a very real environment, completely changing the experience and the perception of the end result. But these weren’t always the conditions. The designer and his team have recently moved to this apartment transformed into a showroom, despite this project having been around since 2008.

“This is a building that we ourselves bought and did up in 2008. In the meantime, we decided to rent it out and we had our studio in Rua de São Bento. It was during the pandemic, after renting out the previous space where we were growing substantially, that we decided to move here.”

After graduating in design from the Faculty of Design at the Lisbon University of Fine Arts and years working in Paris7, a benchmark for interior design in Portugal, with Miguel Raposo Interiors Collection he had the desire to link architecture to interior design from which resulted housing, hotel and commercial interior projects, with the renovation of residential buildings being the main focus.

More than just a house; an identity

Returning to Nº 203 Rua da Junqueira, all is calm and soft, which immediately tells us that there’s no need to scream “look at me!” here, or “look at who I am now before time fades my beauty”. Nothing of the sort. Here is the patience of a space that knows how to withstand the test of time, and where its trump cards lie in balance and moderation. But is there anything below the surface. As we pass through the different rooms of the house, our eyes are drawn to pieces that make us stop.

It is just like visiting a museum and stopping to admire a painting that you cannot take our eyes off.

In a room that recreates an office, the star is an imposing desk made of rosewood that looks straight out of the 1960s. We are transported to a James Bond scene, one in which Sean Connery would inevitably be cool. Further on, in a living room, there’s a small corner with an orange side table and a white lamp that could have been straight out of a scene from Clockwork Orange, the classic 1971 film

by Stanley Kubrick. They are bold and irreverent touches that nevertheless can coexist in harmony with the serenity of the spaces in which they have been placed.

Continuing our visit, there is a huge marble dining table where its simplicity and the raw material speak for themselves. The marble is, moreover, a prevalent feature in the pieces by Miguel Raposo Interiors Collection: there’s a centre table in one room, a sideboard in another, and a mirror at the top of some stairs which once again provides a stage for the high-quality materials to shine. The same is true for shelves, benches, and dressers.

Entirely produced in Portugal, the collection also draws on national raw materials, like for example, olive wood in tribute to the Alentejo, seen in a chest of drawers with simple lines where the wood grains are emphasised.

“There is a very human and handicraft component to all these pieces. From the choice I make of specific parts of the wood or marble that I want to use, to the production of the piece, local materials are highly prized.”

One could therefore describe Miguel Raposo’s artistic style as an ode to raw materials through design. In many of the pieces that we’ve seen, and we’ve had the opportunity to discuss with the designer, we realise that quite often the inspiration - which results in this patchwork quilt in which, unexpectedly, it all fits together in the end -, first arises from nature, and only after that is the final shape of the object considered.

The point, of course, is to create furniture where quality and durability that resist fashions that come and go, are to the fore. Over his 30-year career he has seen many trends come and go and is a defender of styles that stand the test of time. He is a designer inspired by the classic and irreplaceable intergenerational building bricks LEGO. “As a kid I spent hours and hours putting LEGO bricks together to create different forms and playing with the colours, and immediately was aware of what I wanted to do.

There was a great desire to pursue something that would allow me to express my artistic sensibility.”

As to the legacy that he wants to leave behind him with his work, he’s not quite sure how to reply. He says that the time we’re living in is fleeting and that he has other things to worry about. The only thing he’s sure of is that the pieces that he creates should pass from one generation to the next and give meaning to the concept of timelessness.

Alguns dos maiores grupos de promoção imobiliária, caso da Teixeira Duarte e dos franceses da Nexity, estão a desenvolver novos conceitos de habitação.

Numa conferência recente, realizada em Vila Nova de Gaia, para discutir as principais medidas do programa “Mais Habitação”, Ricardo Neves, responsável de projectos da Teixeira Duarte Real Estate – que nas últimas duas décadas desenvolveu neste concelho um vasto portfólio de projectos residenciais - anunciava a intenção do grupo de desenvolver um conceito de habitação, a preços mais acessíveis e destinados a uma gama média de clientes.

Poucos dias depois, a Teixeira Duarte lançava o conceito KORI – Living Evolution, que segundo a empresa, “pretende diversificar os segmentos de compradores, com uma oferta apelativa para as gerações mais novas, que sonham com a concretização da sua primeira aquisição imobiliária”, anunciando o avanço, na primeira fase, de quatro projectos. Dois deles em Gaia – o KORI – Living Evolution Santa Marinha Design District é o primeiro e vai avançar até ao final do ano - e dois outros na Grande Lisboa.

O segredo para os preços mais acessíveis – a partir de 190 mil euros e área privativa total de 54 a 57 metros quadrados (m2) – está, na opinião da TD, na “metodologia de concepção de todo o projecto, nos respectivos layouts dos apartamentos, no desenho das amenities e na escolha da própria localização”. Ou seja, nas periferias dos grandes centros urbanos.

A promoção de apartamentos com áreas mais pequenas, mas funcionais, está a ser feita pelos franceses da Nexity, em Leça da Palmeira, com o conceito Flower Towers. “Os nossos T1 Studio foram desenhados eficientemente para

trazer inovação ao clássico estúdio open space”, destaca informação da Nexity. Acrescenta, “são apartamentos muito funcionais e práticos, pensados para garantir conforto. Têm a particularidade de poder isolar o espaço do quarto através de uma cortina black-out, tirando sempre partido da varanda e luz natural”.

O primeiro projecto, edifício Magnólia, com 21 pisos e 134 apartamentos, que se encontra em fase de conclusão, tem 98% vendido e o Camellia, em início de construção, também com 21 pisos e 134 apartamentos, apresenta preços do T1 Studio (com áreas brutas de 40 m2) de 150 mil euros e os T2 Smart (com 60 m2) rondam os 210 mil euros.

Encontra-se em comercialização alguns projectos recentes que apresentam preços em média mais baixos, tanto nas fracções mais pequenas, como nos apartamentos T2 e T4. É o caso do Platinum Terrace Apartments, localizado em Leça do Balio (Matosinhos) e promovido pela MTC (Grupo Arliz). Os apartamentos T0 a T3 (com preços de €124.800 a €359.900), apresentam T0 (49 m2); T2 (89 m2); T3 (111 m2), bem distribuídas.

Já o Lux One II, localizado em Paços de Ferreira, vai “do versátil T1 ao T4 penthouse (dos €115 mil aos €452.500)”, refere a informação do promotor, a Chave Única (Grupo Época).

Um terceiro exemplo é o Inside Park, localizado também em Paços de Ferreira (a 32 quilómetros do Porto). Trata-se de um condomínio fechado, com 52 apartamentos — T2 a T4 (dos €257 mil aos €345 mil), com duas piscinas

(adultos e crianças) e área ajardinada.

Embora continuem a existir entraves à construção de habitação a preços médios, alguns promotores mais corajosos estão a dar passos importantes para que no futuro surja uma maior oferta que ajude a resolver o problema da falta de casas no País.

At a recent conference held in Vila Nova de Gaia to discuss the corner stone measures of the ‘More Housing’ programme, Ricardo Neves, responsible for Teixeira Duarte Real Estate projects - that over the past two decades developed a vast portfolio of residential real estate projects in this borough - announced the group’s intention to develop a housing concept at more affordable prices and aimed at average middle class clients.

A few days later, Teixeira Duarte launched the KORI - Living Evolution concept that according to the company “aims to diversify the segments of buyers, with an appealing offer for younger generations who dream of getting on the housing ladder with their first prop-

erty purchase”, it said announcing the first phase of four projects. Two of them in Gaia KORI - Livign Evolution Santa Marinha Design District is the first and will move forward by the end of the year - and two others in Greater Lisbon.

The secret for the more affordable prices from 190,000 euros and total private áreas of 54 to 57 square metres (m2) - lies, in the opinion of TD, in the “methodology of the whole conception of the project, in the respective layouts of the apartments, in the design of the amenities and in the choice of the location itself”. In other words, on the outskirts of the large urban centres.

The development of apartments with smaller but more functional areas, are being developed by the French developer Nexity in Leça da Palmeira with the concept Flower Towers.

“Our T1 Studio project was efficiently designed to bring innovation to the classic studio open space”, states Nexity in its publicity. And adds, “these are very functional and practical, designed to guarantee comfort. It

has the particular feature of being able to isolate the bedroom space using a blackout curtain, while making use of the veranda and the natural light.”

The first project, the Magnólia building with 21 floors and 134 apartments and is in the completion phase, is 98% sold and Camellia, work on which has just started, also with 21 floors and 134 apartments, with prices for a T1 Studio (gross areas of 40m2) at 150 thousand euros and T2 Smart (with 60m2) at around 210 thousand euros.

There are some recent projects being marketed for sale at much lower average prices on average, both in terms of the smaller T2 (two-bedroom) and T4 (four-bedroom) apartments. This is the case with the Platinum Terrace Apartments, located in Leça do Balio (Matosinhos) and developed by the MTC (Grupo Arliz). The T0 and T3 apartments (with prices of €124,800 to €359,900), T0 (49m2); T2 (89m2); T3 (111m2), are well distributed.

Lux One II, located in Paços de Ferreira, ranges from the “versatile T1 to the T4 penthouse (from €115 thousand to €452,500)” states the publicity from the developer, Chave Única (Grupo Época).

A third example is Inside Park, located in Paços de Ferreira (32 kilometres from Porto).

This is a closed condominium with 52 apartments - T2 to T4 (from €257 thousand to €345 thousand), with two pools (adult and children) and a garden area.

Whilst there continues to be stumbling blocks to building homes at the mid-price range, some bolder developers have been taking important steps so that in future there will be a greater supply that will help solve the problem of a lack of housing in Portugal.

Um à beira-rio, o outro na zona trendy da capital. Dois conceitos diferentes, mas ambos revelaram, em muito, muito pouco tempo, ser casos de sucesso hoteleiro. Mas há mais…

Upon Vila: o refúgio perfeito!

A Magazine Imobiliário deslocou-se a Alcochete para conhecer o rústico hotel de quatro estrelas que propõe uma ligação com a comunidade local. Esta unidade hoteleira nasceu no espaço que outrora albergou o Hotel Alfoz.

Embora este antigo hotel fosse carismático para as gentes locais, associado à caça, cavalos e toiros, a realidade é que estava outdated.

No seu lugar, numa obra de raiz, nasceu agora um hotel cuja entrada convida mais do que a pernoitar, a deixar-se ficar.

Os tons areia tranquilizam quem entra. De um lado há um welcome desk muito acolhedor, uma sala multiusos e um business center para reuniões. Do outro, surge uma sala ampla de refeições onde não faltam elementos que aludem às tradições locais: cestaria, leiteiras, pequenos barris de madeira… No futuro, este será também um espaço de cowork diurno aberto a hóspedes e à comunidade. Há também máquinas de snacks, opções rápidas para quem chega tarde ao hotel.

Ao nosso olhar não escapam os pormenores, como os candeeiros feitos de telhas ou o lettering a fazer lembrar o metal das ferraduras dos cavalos nos corredores que dão acesso aos 89

quartos acolhedores (destacamos 4 para famílias com beliche, e outros 4 suites - 2 com sala e quartos e 2 em open space -, são 8 quartos comunicantes) e a maioria com uma vista extraordinária sobre a zona ribeirinha.

Subimos até ao rooftop e ficamos deslumbrados com a paisagem de 360º sobre o Estuário do Tejo, sobre Lisboa, Almada, Alcochete. No Bar Terraço da Villa pode-se desfrutar de um drink e dois dedos de conversa. Possui também um espaço aberto muito chill out que no Inverno pode ser convertido em espaço fechado permitindo continuar a desfrutar das vistas e onde não falta uma moderna lareira. O hotel disponibiliza também ginásio. Ao lado, o repto é irresistível: entrar na piscina aquecida e deixar o olhar perder-se ente o azul do céu e do rio.

Fica tão pertinho de Lisboa, que nos parece o refúgio perfeito para um fim-de-semana a dois ou uma estada mais demorada em família. Aqui, de facto, a cidade encontra o tradicional e a natureza.

Upon Angels: luxuoso e ousado

É completamente o oposto do Upon Vila. Esta unidade quatro estrelas tem como temática a “Sensualidade e o Romance”. E faz todo o sentido, pois insere-se no bairro trendy do Intendente, em Lisboa. Mas não deixe que a sua imaginação voe, este é um daqueles hotéis que nos surpreende, tem efeito “WOW” e é muito atrevido. “Atrevido” de tão bom gosto que tem.

Antes de entrarmos verificamos que várias pessoas param o seu caminho para apreciar, do lado de fora, o espaço. Questionam-se se

será um hotel, um bar ou um restaurante. Há quem entre e pergunte. Nós entramos com eles. Os cortinados e a cadeira de verga azul pavão, o candelabro multicolor, a recepção rosa e os coelhinhos a espreitar, faz-nos sentir no “país das maravilhas”, onde já não queremos sair. Ali, todas as experiências são sensoriais.

Bem ao lado está o bar ao qual ficamos rendidos. O mural evocativo do tema do hotel, entre o clássico e o moderno, não deixa dúvidas: estamos dentro de um espaço muito boémio, pop, fun e onde se pode apreciar cocktails de autor (imagine os nomes sugestivos que têm…).

Seguimos para o pátio interior a que arriscamos chamar de “oásis urbano”. Há um mural que nos faz esticar o pescoço até ao céu de autoria do artista Pedro Peixe e cujas cores serviram de inspiração ao hotel. É a área perfeita para relaxar no jacuzzi aquecido, ou divertir-se numa sunset party. Dos projectos futuros vão fazer parte eventos variados, desde festas à moda antiga onde telemóveis não entram, speed datings, cinema ao ar livre, terapia das emoções, massagens, pole dance, artes circenses… Imaginação, por aqui, não falta.

Na zona mais privé descobrimos os quartos, ou melhor dizendo apartamentos pois é essa a sensação que nos dão. São muito “fora da caixa”! Há mesas suportadas por panteras negras, almofadas, tapetes e armários exclusivos com leves traços de corpos nus e até uma rede metálica a circundar uma cama. Os espaços de banho são também muito vintage.

“Tiramos o chapéu” à arquitecta de interiores Mariana Torrão e à empresa iconográfica Arteo pelas expressões artísticas ousadas, luxuosas e muito avant-garde.

O Upon Angels é só para adultos. Excelente para um encontro romântico, uma despedida de solteiro ou diversão com os amigos. Ali apetece-nos ousar, até quebrar regras. Afinal, todos procuramos experiências inesquecíveis e nem todos somos anjinhos…

O que se segue

O Upon Vila e o Upon Angels representaram um investimento de cerca de 15 milhões de euros e vão ser inaugurados oficialmente em Setembro de 2023.

Mas a visão hoteleira do Grupo Libertas não se fica por aqui. Aos já existentes Resort Praia do Sal, em Alcochete, e Upon Lisbon frente ao Estádio da Luz, a par dos projectos de alojamento local Casas da Baixa, há um novo empreendimento turístico em curso. Com efeito, já se encontra em fase de construção e comercialização o Upon Bay Mundet, unidade turística quatro estrelas localizada frente a baía do Seixal. No Upon Bay, as unidades atualmente em comercialização permitem consoante os casos uma rentabilização fixa com utilização limitada a uma rentabilidade variável com maior flexibilidade na utilização por parte do comprador.

Cecile Gonçalves, administradora do Grupo Libertas, afirma que o compromisso é, por um lado, “proporcionar aos nossos hóspedes experiências autênticas e verdadeiramente me-

moráveis” e, por outro, “elevar a nossa marca Stay Upon e posicioná-la como um serviço de excelência, atencioso e personalizado.” Em última instância garantem que “cada estada é única, de forma a realçar o melhor que Portugal tem para oferecer.”

At the end of July Upon Vila had a soft opening in Alcochete and immediately secured a take-up rate of 100%. Libertas had also opened Upon Angels in Lisbon a few weeks before. One on the river front; the other in a trendy part of the capital. Two different concepts, but both becoming success stories in the hotel sector in a very short space of time.

Upon Vila: the perfect refuge!

Magazine Imobiliário went to Alcochete to discover this four-star rustic hotel with a link to the local community. This hotel has arisen in a space that had housed the Hotel Alfoz.

Whilst this former hotel had been charming for locals - associated with hunting, horses, and bullfighting - the truth was that it was rather outdated. In its place is a hotel project built from scratch whose entrance beckons more than just an overnight stay, inviting you to stay longer.

On entering its sandy coloured tones are immediately relaxing. On one side there is a very inviting welcome desk, a multi-use room and a business centre for meetings. On the other is a spacious meals room graced with images that allude to local traditions: basket weav-

ing, dairies, and small wooden barrels ... In future this space will also be used during the day as a co-working space for guests and the local community. There are also snack vending machines providing quick options for guests who arrive late at the hotel.

We notice the details such as lamps made of roof tiles or lettering reminiscent of horse irons along the corridors that access the 89 cosy rooms (we highlight 4 for families with a bunk bed, and another 4 suites - two with a living room and bedrooms, and 2 in an open plan format -, there are 8 interconnected rooms) and most with an extraordinary view over the river front area.

We go up to the rooftop and are delighted with the 360º views over the Tagus estuary, Lisbon, Almada and Alcochete. On the Villa Terrace Bar you can enjoy a drink and put the world to rights. It also boasts an open chillout area - with a modern fireplace - which can

be enclosed in winter so you can continue to enjoy the views.

The hotel also features a gym. There is an irresistible lure nearby: a heated pool from which your gaze is drawn to the sky and the river that merge in blue.

It is so close to Lisbon that it seems the perfect weekend getaway for two or a more lingering stay for the family. In fact, here the city discovers tradition and nature.

Upon Angels: Bold luxury

This hotel has a completely different concept to Upon Vila. The theme of this four-star unit is ‘Sensuality and Romance.’ This makes perfect sense as the hotel is in Lisbon’s trendy Intendente neighbourhood. But don’t let your imagination carry you away. This is one of those hotels that surprises us with its WOW effect, and it is very bold. But it is ‘daring’ but in exceptionally good taste.

Cecile Gonçalves, CEO of Libertas Group says that their commitment on the one hand is to “provide our guests with authentic and truly memorable experiences” and, on the other hand, “raise our Stay Upon brand and position it as a service of excellence and personalised service.” Ultimately, they guarantee that each stay is unique, giving a taste of the best that Portugal has to offer.”

Before going in, we spot several people stop in their tracks to admire the outside area. They wondered if this was a hotel, a bar or a restaurant. There were some who entered and asked. We went in with them. The curtains and the peacock blue chair, the multicoloured chandelier, the pink reception and the bunny rabbit decorations conjured a ‘wonderland’ which we didn’t want to leave. It is full of sensory experiences.

Nearby is the bar which we simply loved. The mural, which evokes the hotel’s theme, and is somewhere between the classic and the modern, leaves no doubts: we are in a very bohemian, pop, and fun space where you can try signature cocktails (just imagine the suggestive names they have...).

We go through to the indoor patio that we dare to call an ‘urban oasis.’ Our necks crane upwards to admire the mural by artist Pedro Peixe and whose colours have inspired the rest of the hotel. It is the perfect place to relax in the heated jacuzzi or have fun at a sunset party. In future there are plans to use the space for a variety of events from traditional old-style parties - where mobile phones are switched off -, speed dating, open air cinema, emotions therapy, massages, pole dancing, and circus arts ... Here the sky’s the limit when it comes to imagination.

In the non-public part of the hotel, we discover the private rooms, or it would be better to describe them as apartments since this is what they seem to be. They are outside the

box to say the least! There are tables supported by black panthers, exclusively designed cushions, carpets, and wardrobes with subtle outlines of naked bodies and even a metallic net surrounding a bed. The bathroom spaces are also very vintage.

Upon Angels is for adults only. It is excellent for a romantic meeting, a stag or hen party or just fun with friends. Here you’ll fancy being racy and even break the rules. After all, we are all looking for unforgettable experiences and not all of us are angels...

What next?

Upon Vila and Upon Angels involved an investment of 15 million euros and will officially be opened in September this year.

But Libertas Group’s vision for hotels doesn’t end here. To add to the already existing Resort Praia do Sal in Alcochete and Upon Lisbon in front of the Benfica ‘Luz’ football stadium, and local accommodation project Casas da Baixa, there is a new development underway. Upon Bay Mundet, a four-star tourist hotel right on the Seixal Bay waterfront, is already in the construction and commercialisation phase. É uma das maiores e mais relevantes feiras de investimento imobiliário e networking a nível internacional e está de regresso de 4 a 6 de Outubro à Messe München, em Munique, na Alemanha. Este ano, Portugal volta a marcar presença, numa edição onde a grande novidade é o fórum “Decarb”, dedicado à descarbonização do sector.

It is one of the largest and most relevant real estate investment and networking fairs internationally and is returning from 4-6 October at Messe München in Munich, Germany. This year, Portugal will attend again for an edition where the big novelty is the ‘Decarb’ forum dedicated to the decarbonisation of the sector.

Depois de um regresso forte após a pandemia, para este ano são esperados 40.000 participantes oriundos de mais de 70 países e cerca de 1.750 expositores. Um número inferior à edição de 2022, o que, para Claudia Boymanns, directora da feira, traduz o estado actual da indústria. “Ainda estamos a receber as inscrições dos expositores e, por isso, ainda não temos os números finais, mas talvez venhamos a ter um ligeiro decréscimo, já que as feiras são sempre o espelho do sector e, por isso, reflectem também a situação actual do mercado. Estamos, porém, muito satisfeitos pelo facto de a participação ser muito estável”.

Quanto às novidades que se podem esperar, a grande aposta é no espaço “Decarb - make the climate change work”, presente no pavilhão A3, que se destina exclusivamente a abordar o tema da sustentabilidade e descarbonização do sector. Ao longo dos três dias de feira, existirão várias conferências dedicadas ao assunto, entre elas “Remaking cities for healthy people and planet”, no dia 5 de Outubro, pelas 16h00, que contará com a participação da vereadora do urbanismo da Câmara Municipal de Lisboa, Joana Almeida.

Além disto, há novos expositores a ter em atenção: pela primeira vez, a ExpoReal vai contar com a presença do pavilhão “UK Cities and Partners”, que junta a “Opportunity London”, “Marketing Manchester”, “Newcastle” e “West Midlands”; o pavilhão conjunto “Real Estate Italy”; a “Real Estate General Autho-

rity” da Arábia Saudita; e, ainda, a “Majid Al Futtaim”, do Dubai.

O que esperar da presença portuguesa

Portugal volta a estar presente na feira, com expositores que já sabem navegar bem aquele território de networking. Entre os participantes independentes está a Sonae Sierra, uma expositora de longa data no evento e que tem uma forte presença na Alemanha como entidade gestora e co-proprietária de vários centros comerciais, e a Casafari, que estará presente no espaço Tech Alley.

O destaque vai, contudo, para a participação colectiva de várias empresas da Região de Lisboa, através do stand da Invest Lisboa.

Este ano, naquela que é a oitava participação da entidade na Expo Real, o stand de 60 metros quadrados estará novamente situado no ponto estratégico dos últimos anos, num corredor de passagem, junto à entrada do primeiro pavilhão, o que o coloca no epicentro de um enorme fluxo de visitantes.

Para Diogo Ivo Cruz, director da Invest Lisboa, a presença na Expo Real é “fundamental para contactar investidores e estabelecer uma forte rede de contactos internacionais não só para agora, mas também para o futuro. Além disto, é muito importante para as regiões estarem presentes do ponto de vista da promoção e da valorização do território e dos seus activos.” À data do fecho desta edição, a lista final de

Over the three days of the fair, there will be various conferences dedicated to the matter, among them ‘Remaking cities for healthy people and planet,’ on 5 October at 4pm with the participation of Lisbon City Council’s councillor for urban planning, Joana Almeida.

It is a lesser number than the 2022 edition which, for Claudia Boymanns, director of the fair, reflects the state of the industry. “We are still getting applications from exhibitors which is why we don’t yet have the final numbers, but perhaps we’ll end up with a slight reduction since fairs are always a mirror for the sector and also reflect the current market situation. We are, however, very satisfied that participant numbers have remained very stable.”

Among the independent participants is Sonae Sierra, an exhibitor that is a regular feature at the event and has a strong presence in Germany as a manager and coowner of several shopping centres, and Casafari, which will be present in the área Tech Alley.

The highlight, however, will be the collective participation of various companies from the Lisbon Region at the Invest Lisboa stand. This year, on what will be its 8th participation at Expo Real, the 60m2 stand will once again be located at the strategic point of recent years, in a passage way corridor by the entrance of the first pavilion and which places it the epicentre of a huge flow of visitors.

For Diogo Ivo Cruz, director of Invest Lisboa, its presence at Expo Real is “vital for contacting investors and establishing a strong network of international contacts not just for the time being, but also for the future. Moreover, it is especially important for regions to be present from the point of view of marketing and appreciating the Lisbon area and its assets.”

As this edition was put to bed, the final list of participants at the Invest Lisboa stand had not been finalised, but it is known that the municipality of Almada will be presente for the first time at Expo Real.

As férias de Verão são muito importantes para os portugueses e quando acabam, gostamos muito de anunciar a rentrée, talvez para marcar decididamente, o regresso à vida normal. Apesar de ter sido um ano bastante atarefado até agora, não creio que iremos ter uma alteração significativa da actividade nos mercados.

Como tive oportunidade de referir em artigos anteriores, as condições de mercado são extremamente difíceis. A liquidez proveniente tanto de investidores como de dívida é um fracção do que era em 2022, e sem perspectivas de se alterar no curto prazo.

Mesmo num sector como o dos hotéis, que vê crescimentos substanciais das receitas, comparando com 2022, as transacções dos mesmos nos diferentes mercados europeus caíram para menos de metade no mesmo período. E já tive oportunidade de explicar as razões da queda desta actividade – o “efeito denominador” (denominator effect em inglês). Como os preços dos activos imobiliários demoram mais a corrigir, especialmente quando comparados com valores cotados em bolsa, significa que quando há grandes correcções nos mercados cotados, os activos dos mercados privados ganham peso nas carteiras pela inércia. Tenho visto até avaliações de activos que se comportam como o “coiote” dos desenhos animados, que só caem quando se lembram de que têm que cair. Prometo abordar este tema das avaliações num futuro artigo.

Apesar da falta de disponibilidade por parte dos investidores, muitas gestoras estão activamente a levantar grandes, megafundos, para aproveitar a baixa de preços e precisamente dar ao mercado a liquidez que falta.

Queria abordar mais dois temas que vão marcar os seus respectivos mercados. Em

primeiro lugar, a situação na China. Dada a minha experiência no país, alguns contactos da indústria têm pedido para dar a minha opinião, em particular se a China irá provocar um contágio a todos os outros mercados. A minha resposta é um redondo não.

As autoridades chinesas controlam os movimentos de capitais de perto, especialmente os de investidores internacionais. Eles têm feito tudo ao seu alcance para manter a situação sob controlo, mas a capacidade dos promotores imobiliários de procurarem financiamentos cada vez mais criativos, faz com que seja um jogo do “gato e do rato” manter a alavancagem dos grandes grupos de construção controlados. O modelo esgotou-se e ninguém os avisou. Por isso na medida em que, obviamente esta queda de actividade afectará o PIB do país e da região, por se tratar de um problema puramente doméstico, não haverá grandes efeitos colaterais noutros mercados.

O último ponto que quero abordar é o tema da habitação em Portugal. Tive fortes críticas ao programa do Governo para, supostamente, aumentar a oferta de habitação em Portugal. O projecto lei foi recentemente vetado pelo Presidente da República, numa rara confrontação política. Tive oportunidade de mencionar o quanto discordava do programa na altura e, portanto, congratulo-me com a decisão do Presidente mas desconfio que será “sol de pouca dura”. O Governo já veio avisar que não abdicará do programa e suspeito que o extremismo do programa na sua primeira encarnação, tenha sido apenas uma táctica de negociação. Vamos ver se o Presidente aprova um projecto um pouco menos extremista mas, na mesma, arrasador de quaisquer interesse em construir mais casas.

Summer holidays are very important for Portuguese people and when they are over, we like to announce the rentrée, perhaps to definitely mark the return to normal life. Although it has been a very busy year so far, I don’t think we will see a significant change in activity in the markets.

As I had the opportunity to mention in previous articles, market conditions are extremely difficult. Liquidity from both investors and debt is a fraction of what it was in 2022, and with no prospect of changing in the short term. Even in a sector like hotels, which have seen substantial revenue growth compared to 2022, transactions in the different European markets have fallen to less than half in the same period. I already had the opportunity to explain the reasons for the drop in this activity – the “denominator effect”. As the prices of real estate assets take longer to

correct, especially when compared to market traded securities, when we see substantial corrections in the listed markets, assets from private markets gain weight in portfolios due to inertia. I’ve even seen asset valuations that behave like the cartoon Will E Coyote, that only go down when they remember that they have to go down. I promise to address this subject of valuations in a future article.

Despite the lack of availability on the part of investors, many managers are actively raising large, megafunds, to take advantage of the drop in prices and precisely to provide the market with the liquidity that it lacks.

I would like to address two more topics, each important in their respective markets.

First, the situation in China. Given my experience in the country, some industry contacts have been asking for my opinion, particularly whether China will spill over into all other markets. My answer is a resounding no! Chinese authorities closely monitor capital movements, especially those of international investors. They have done everything in their power to keep the situation under control but the ability of property developers to seek funding more and more creatively makes it a game of cat and mouse to keep the leverage of the large construction groups under control. The business model expired and no one warned the developers.

To the extent this drop-in activity will obviously affect the GDP of the country and the region, as it is a purely domestic problem, there will be no major side effects on other markets.

The last point I want to address is the issue of housing in Portugal. I had strong criticisms back in March of the government’s program to supposedly increase housing supply in Portugal. The bill was recently vetoed by the President of the Portuguese Republic, in a rare political confrontation. I had the opportunity to mention how much I disagreed with the program at the time and therefore I welcome the president’s decision but I suspect it will have short-lived effects. The government has already announced that it will not give up the program and I suspect that the extremism of the program in its first incarnation was just a negotiation tactic. Let’s see if the president approves a project that is a little less extremist but that takes away any incentive to building more houses.
