Pricing remains strong, however the amount of inventory makes for a lot of choices and options for buyers. Sellers need to price their homes competitively and make them shine inside and out if they want to get their homes sold in the next 6 months. Our coastal luxury market is the opposite—little or no inventory and good homes are snapped up when they hit the market. So activity is very strong in these areas resulting in higher prices for buyers and more of a seller’s market along the coast.”

HOW DO YOU REALLY FIND THE RIGHT REAL ESTATE AGENT TO HELP YOU? It really is a lot more complicated that most people imagine. First thing you want to do is to be aware of the California Bureau of Real Estate website, www.dre.ca.gov. Always check out any agent you are considering using! This site will tell you the complete history, including complaints, restrictions or revocations of their licenses. The State of California does not care how much an agent may advertise, how much volume they have done, how long they have been in business, how big their name is…they care that the agent is not in violation of any consumer protection laws. If you see that the license is restricted or revoked, pay attention! At the bottom of the report is a “Disciplinary or Formal Action Documents” line with a blue hyperlink to the documents stating the violation(s). If the license is Revoked, they may not practice real estate, if it is restricted, they may practice with restrictions. Please read carefully, than decide if you wish to move forward with this person acting as your agent in one of the most expensive and confidential transactions you may have.

Next thing I want to talk about is ethics. Ethics are not legislated but every Realtor agrees to abide by the National Association of Realtors Code of Ethics. These can be found at www.Realtor.org which is the official site of the National Association of Realtors (NOT to be confused with Realtor.com). You may find the complete Code of Ethics on that site. They are extensive and important. Be wary of any Realtor who speaks disrespectfully of any other Realtor as this disrespect of their fellow agents will at some time sully the need for cooperation as they must all work in concert for the good of the consumer…that is YOU! With the basics being covered, it is important to find a personality fit for yourself. Find someone who will listen to your needs and wants and not try to insert themselves as a “we” in the transaction. Realtors are NOT principals in transactions, they merely facilitate. So when you hear a Realtor say “WE will not accept that offer, or WE will not perform those repairs, or anything with the “WE” word in it, is raising a red flag.

Are you afraid to use an agent who may be newer in the business? Don’t be, the newer agents typically are not afraid to ask management for assistance if a problem were to arise, so you are still in good hands. An experienced agent also has so much to offer, simply because they have seen more in the business. Each and every transaction is different and the longer someone has been in the business as a full time career, the more situations 14
