E D I T O R ' S N O T E
Our recent panel discussion at the Inn at Rancho Santa Fe was an important reminder of why these gatherings matter so deeply While bringing together a community of like-minded professionals is valuable in itself, what continues to emerge through these conversations is something even more meaningful: the opportunity to share knowledge, experiences, and lessons learned in a collaborative and supportive way
One of the most impactful moments from the discussion came from one of our panelists a homeowner who has spent more than two decades navigating the realities of equestrian property ownership, including permitting challenges, zoning complications, renovations, and even unintentional violations along the way She shared that she wished a network like this had existed when she first began her project Had she been able to assemble the right team early on, many parts of the process could have unfolded far more smoothly
That sentiment resonated strongly with everyone in attendance and reinforced something we are becoming increasingly aware of as this community grows: our role is not simply to connect industry professionals with one another, but also to help support homeowners and property owners through the earliest and often most overwhelming stages of equestrian projects The right guidance at the right time can shape the success of an entire property for years to come
As the network evolves, so does the ecosystem surrounding it With the addition of new members whose teams specialize in financing equestrian properties and construction projects, we are expanding beyond the original core of realtors, architects, builders, designers, and product manufacturers It’s exciting to see professionals from additional industries joining the conversation all working toward the same goal of creating better equestrian environments and experiences
Another major step forward this season is the launch of our new online community platform, designed to connect members beyond our in-person event regions and create opportunities for collaboration on a broader scale As our reach continues to expand, we are also excited to announce the addition of our new European Architectural Ambassador, an important step toward growing the network’s global presence and strengthening connections between professionals working in equestrian design and development around the world
With gratitude,
Lindsay Hunter

THE CURATED ADVENTURE
For some people, travel is about checking destinations off a list For Anne Buckley, it's about creating experiences that stay with you for a lifetime
As founder of Adventurous Equestrian, Buckley has built a business around taking riders far beyond the ordinary Her itineraries span Kenya, Botswana, Argentina, Patagonia, and now Europe, where guests ride through breathtaking landscapes, immerse themselves in local cultures, and return home with stories that become part of who they are
But what makes Buckley's trips stand apart isn't simply the destination It's the thoughtful curation behind every detail From the accommodations guests return to after a day in the saddle to the artisans they meet along the way, Buckley approaches travel much like a designer approaches a home considering not only how something looks, but how it feels
"I want the experience to be truly life changing," she says "It brings me such joy to know that people feel like their life is better and more meaningful having done something that I put together for them "
Ironically, the journey that led her to create Adventurous Equestrian began during a period of profound personal change Living a traditional life in Tennessee, Buckley found herself longing for the adventurous spirit she had once embraced as a young woman That spirit was reignited when she came across an article describing a riding safari in Kenya
"When I got to the part where the author described galloping with the migrating wildebeest herds as being like inside a kaleidoscope, something took root," she recalls Within twenty-four hours of contacting the safari operator, she had filled an entire group trip with friends and family What started as a personal adventure soon evolved into something much larger
Over time, Buckley became known not only for discovering extraordinary riding experiences, but for bringing together extraordinary people Today, one of her greatest strengths is curating groups that genuinely connect "No one wants drama on their vacation," she says with a laugh "I'm good at figuring out who will make for an easygoing, joyful experience "
That attention to human connection has become one of the defining characteristics of her brand While many travel companies focus on logistics, Buckley focuses on relationships The result is a community of riders who often return home as lifelong friends
The experience itself is equally intentional In Argentina, guests often begin their journey with a shopping excursion to discover handcrafted pieces made by local artisans
Traditional bombachas, boinas, leather goods, and custom embroidered accessories help immerse riders in the culture before they ever swing a leg over a horse
For Buckley, these details matter "Oftentimes these are truly once-in-a-lifetime trips," she explains "People have an image in their mind of what those memories are going to look like "
That philosophy extends beyond clothing and photography The accommodations she selects become part of the story as well Whether it's a luxury tent overlooking the African plains or a secluded lodge in Patagonia, every property is chosen with intention "I'm looking for somewhere I want to spend the week relaxing when there's a break between rides," she says "Is the bedding cozy? Is the hot water plentiful? Do I feel genuinely comfortable and relaxed in my downtime?"
It's a mindset that resonates with the Luxury Equestrian Network community Just as thoughtful design elevates a residence, atmosphere elevates a travel experience The spaces we inhabit influence how we feel, how we connect, and ultimately how we remember
Buckley's move from Tennessee to Kenya further deepened her appreciation for place and culture What began as a dream eventually became reality as she relocated her family to East Africa, embracing a lifestyle that felt unexpectedly familiar
"From the first moment I experienced Kenya, it always felt like home to me," she says Living there has given her a firsthand understanding of the hospitality, craftsmanship, and creativity that define the region From intricate beadwork and leather goods to artwork and textiles, she continues to seek opportunities for guests to engage meaningfully with local culture while supporting the communities they visit
Underlying every decision, however, is one unwavering standard: horse welfare Buckley is passionate about working only with operators who prioritize exceptional care She carefully vets each experience before offering it to clients, paying close attention to the condition, management, and happiness of the horses "I absolutely will not work with companies that do not go above and beyond for their horses," she says
As Adventurous Equestrian expands into destinations such as Spain and Italy, Buckley's philosophy remains unchanged Adventure may be the catalyst, but connection is the true destination
For the riders who join her journeys, the takeaway is rarely just a collection of photographs or passport stamps It's a renewed sense of wonder, deeper friendships, and the confidence that comes from stepping beyond the familiar
When asked what she hopes guests carry home with them, her answer is simple "Joy," she says "A deep feeling inside that they're more fulfilled and happier than they were when they arrived and that it will last them a lifetime "

LORI BRUNO
LORI BRUNO INTERIORS
I have been an interior designer for over 30 years, building a career shaped by art, travel, and a lifelong connection to the spaces and stories around me My love for design and for the equestrian world began in childhood I grew up in a historic carriage house, and I would spend hours rummaging through the old basement, which had once been a horse stable Digging in the dirt, I uncovered horseshoes, ribbons, and small relics from decades past Those early discoveries sparked a passion or history, craftsmanship, and the quiet poetry of objects that have lived a life before us That sense of wonder still guides me today
I studied art and design and hold a BA in painting, giving me an artistic foundation that informs every project I approach interiors with a painter’s sensibility shaping composition, light, balance, texture, and the organic beauty found in nature My inspiration comes from my surroundings, my travels, the years I lived in Europe, and the landscapes that continue to influence me every day
For more than twenty years, I owned and operated the Ligne Roset showrooms in New York City, Miami, and Philadelphia, developing national design studios and collaborating with architects and clients across the country My work spans residential, commercial, and select international projects, many of which have been featured in national publications
Today, as the principal of Lori Bruno Interiors, I create refined, meaningful spaces influenced by my equestrian roots and artdriven aesthetic I am now expanding my practice with a new showroom in New Hope, Pennsylvania a curated reflection of everything that inspires me

SPRING EVENT The Inn at Rancho Santa Fe
Inside the Inn at Rancho Santa Fe’s library and adjoining patio space, professionals from across the equestrian property world gathered for an evening focused on something increasingly essential within the industry: collaboration
The panel discussion brought together perspectives from real estate, water management, permitting, sustainability, and equestrian property ownership to explore how thoughtful planning and interdisciplinary expertise can shape healthier, safer, and more functional equestrian environments
Sean Caddell of Pacific Sotheby’s International Realty spoke about the evolving expectations surrounding equestrian properties and the growing importance of infrastructure, usability, and longterm planning in today’s market Kate Ginise of Capillary Flow shared insight into innovative irrigation systems and water management technologies designed to support both equine welfare and environmental sustainability particularly relevant in regions where water conservation and fire concerns continue to shape development decisions
Lisa Wood contributed practical expertise surrounding composting systems, barn operations, permitting, and fire safety, highlighting how many of the most critical decisions affecting a property’s long-term success often happen long before construction begins Equally impactful was the perspective of equestrian homeowner Diane Korsh, who candidly reflected on decades of navigating renovations, zoning challenges, permitting hurdles, and the realities of evolving an equestrian property over time
Her comments struck a chord throughout the room Reflecting on the complexity of her experience, Korsh shared that she wished a network like this had existed when she first began her project one that could have connected her with the right professionals and guidance earlier in the process
That sentiment ultimately became one of the defining themes of the evening
The conversation reinforced that exceptional equestrian properties are rarely the result of a single discipline They emerge through collaboration between architects, builders, designers, engineers, realtors, consultants, and homeowners all working together to create environments that support both horse and rider in meaningful ways
The setting itself reflected the spirit of the discussion With its understated elegance and longstanding connection to Rancho Santa Fe’s equestrian lifestyle, the Inn at Rancho Santa Fe provided an intimate backdrop for thoughtful conversation and new connections among attendees
Special thanks to the Inn at Rancho Santa Fe for hosting the gathering, and to American Stalls and Video Sells Real Estate for sponsoring the event and supporting the continued growth of these industry conversations
As the Luxury Equestrian Network continues to expand, evenings like this serve as a reminder that some of the most valuable moments happen not through formal presentations, but through the exchange of knowledge, experience, and shared passion among people working to shape the future of equestrian properties together

Rustic ByDesign
In Rancho Santa Fe where sprawling Mediterranean estates, elegant ranch compounds, and equestrian properties define one of Southern California’s most distinctive luxury communities architecture often reflects a refined countryside aesthetic rather than overt glamour It’s a place
where natural materials, timeless craftsmanship, and a connection to the land carry as much importance as scale or spectacle
That setting made the recently completed barn by American Stalls and Acevedo Construction a particularly fitting addition to the property Designed as both a sophisticated entertaining space and a functioning barn for horses, the project required far more than simply creating a beautiful “party barn ” The challenge was developing a structure that could accommodate gatherings and hospitality while still prioritizing equine comfort, safety, and functionality
At the same time, the project demanded an extraordinary level of craftsmanship behind the scenes Because the property sits within a high fire zone, many of the materials and construction methods had to meet strict fire safety requirements all while preserving the warm, aged character the client envisioned The result is a barn that feels authentic and timeless, despite the highly technical planning required to achieve it
For both teams, that balance between aesthetics, performance, and functionality began long before construction started “We were brought in very early while it was still in the client’s ‘dream phase,’” says Acevedo Construction founder Joe Acevedo “That was extra special for us Being involved from the very beginning allowed us to help shape the vision instead of just executing someone else’s plan ”
That early collaboration became foundational to the project’s success Long before construction began, the teams worked alongside the client to determine how the structure would function, evolve, and ultimately feel “The client was initially unsure whether this barn would be a functioning barn or if they would build a separate structure for their horses,” explains Yash Balasaria, CEO of American Stalls
“As the project evolved, they decided to house their horses in the stall portion of the barn So we worked hand-in-hand with Joe and the client to meet their needs from both an entertainment standpoint and a functioning barn standpoint,” Balasaria explains
Rather than treating those two purposes as competing priorities, both teams approached the barn as a cohesive lifestyle environment one designed equally for horses and humans For Balasaria, that philosophy remains consistent whether designing a traditional working barn or a hospitalitydriven equestrian space “It really doesn’t change anything for us, because we always design with both the horse and the human in mind,” Balasaria says
That philosophy is visible throughout the structure Custom barn doors with steel frames, glass panels, and richly stained lumber create dramatic moments of light and transparency throughout the entertainment spaces, while the stall wing prioritizes durability, ventilation, and equine safety through more restrained material selections
“The various barn door elements we manufactured for this structure are really the wow factor,” Balasaria says “Each door is beautifully crafted with a custom powder coat finish, glass, and lumber infill That combination creates a jaw-dropping experience and allows the natural beauty of the surrounding property to be visible from inside the barn ”
The project’s visual simplicity is perhaps what makes it so striking Nothing feels excessive or overdone Instead, the barn relies on proportion, materiality, and precision
“This barn is a beautiful example of something incredibly custom and bespoke that is not ornamental at all,” Balasaria says “It thrives on very simple, minimalistic design executed at the highest level ”

trusted you with their dream, and love the craft enough to sweat every detail ”
Balasaria agrees “There’s no one detail,” he says when asked what he is most proud of “It’s the childlike joy that every person involved in the project walks away with utmost pride in what we built together ”
In many ways, the project captures the future of luxury equestrian design spaces that are no longer purely utilitarian, but thoughtfully crafted environments that support both lifestyle and horsemanship Through close collaboration, technical precision, and a shared commitment to craftsmanship, American Stalls and Acevedo Construction created a barn that feels both deeply personal and enduringly timeless

EQUINE SCULPTUREAS ARCHITECTURE
HowEmmaTate’slarge-scaleceramicreliefsare
InterviewbyLindsayHunter
For centuries, horses have been among art's most enduring subjects From bronze sculptures and sporting portraits to oil paintings lining the walls of libraries and tack rooms, equine art has traditionally celebrated the horse as
something to be observed Emma Tate invites us to experience something entirely different
Her large-scale ceramic relief sculptures emerge from walls rather than hang on them They occupy space, interact with changing light, and transform the atmosphere of a room Rather than functioning as decoration, the sculptures become an integral part of the interior
That idea began with a single commission "I realized it the first time I was commissioned to sculpt directly onto a wall rather than creating a tabletop piece Until then, my work could be moved around, but suddenly I was creating something permanently integrated into the structure of a home itself That shifted my perspective completely The sculpture became part of the atmosphere and identity of the space rather than simply decoration I wanted the work to feel connected to the daily life and energy of the home "
That commission fundamentally changed Tates approach Instead of creating an object to be placed within a room, she began creating work that belongs to the room itself
Her understanding of horses comes not from studying photographs but from years spent living alongside them "Being around horses for so many years gave me an instinctive understanding of their impulsion, fluidity, musculature, and proportions When I sculpt, I'm less interested in anatomical perfection and more focused on capturing the feeling and energy of the horse I often work from memory and instinct, which allows the pieces to remain expressive and handmade That slight abstraction and imperfection is what gives the work emotion and life "
That emotion is strengthened by an intriguing contradiction
Ceramic is often thought of as delicate, yet Tate uses it to portray one of nature's most majestic animals
"Horses are incredibly powerful, yet also deeply fragile creatures Having such a close relationship with them made me constantly aware of that balance between strength and vulnerability Ceramic carries a similar duality It's fragile, yet physically heavy and capable of immense presence When I create large-scale works, handling the material almost feels like handling a real horse because of its scale, h d l l h d
Just as important as the sculpture itself is the environment around it Tate studies light, shadow, and architecture from the earliest stages of every project
"Light and shadow are considered from the beginning of every piece Because the sculptures have so much depth and movement, the changing light throughout the day becomes part of the artwork itself I'm always thinking about whether the work will live in natural or artificial light and how the shadows will move across the space I especially love when the sculpture is designed alongside the architecture or interior itself, because the artwork, lighting, and environment can evolve together as one experience "
While the finished pieces appear effortless, they require careful engineering to support their weight and create the illusion of movement The technical challenge is part of what makes the work so compelling each sculpture balances artistry with structural precision
Tate believes contemporary equestrian interiors are embracing a broader definition of horse art
"I think there will always be a place for traditional equestrian art It brings warmth, history, and charm to a space But not every interior calls for that aesthetic Contemporary equine artwork offers a different kind of energy through its scale, shape, texture, and form Artwork sets the tone of a room, and modern sculptural pieces can create a strong presence while still feeling refined In my work, the large scale and dimensionality allow the artwork to become part of the movement and emotion of the space, rather than simply something displayed within it "
For Emma Tate, sculpture isn't simply about representing the horse It is about giving the horse a permanent place within the architecture of the home where movement, emotion, and design become inseparable
NICOLAS BISCHOFF
NICOLAS BISCHOFF ARCHITECTE ÉQUESTRE
Nicolas Bischoff has been passionate about horses since childhood Growing up around them shaped his understanding of their behaviour, management, care, and subtle relationship with humans When he chose to study architecture, it quickly became clear that equestrian design was the natural field in which he could bring together his two lifelong passions: horses and architecture
During his studies, Nicolas focused his work on equestrian facilities, exploring how architecture can improve the daily lives of horses, riders, staff, and owners while respecting the landscape and the practical realities of equestrian life He graduated with a dressage training stable project before starting an international career, working on small to large-scale high-end projects in equestrian architecture and other fields, including museums, retail, offices, residential, healthcare, and luxury hospitality
After 17 years of practice, he founded his own firm in 2025, dedicated to equestrian architecture and all related facilities Based in France and working internationally, his ambition is to design unique, exclusive, healthy, sustainable, and highly functional places where architecture serves the safety and well-being of horses and the people who live and work with them
Alongside this journey, Nicolas has also worked in many stables, ridden for professional riders, and still shares his everyday life with his horse Tiësto, with whom he competes in dressage This dual perspective allows him to understand each client’s specific needs and offer a tailored response He has made the mantra of the French Riding Academy, Le Cadre Noir, his own: “Calme, en avant, droit ”

B&D BUILDERS
My best friend, Ben, and I founded B&D Builders more than two decades ago with a simple goal: build quality projects the right way while treating people well What started as the two of us working out of a small shed shop in Lancaster County has grown into a nationally recognized designbuild firm specializing in luxury equestrian facilities, custom homes, recreational barns, and specialty construction projects
Over the years, we've been fortunate to work with incredible clients and talented architects on projects across the country from equestrian facilities in Traverse City, Michigan, and Wellington, Florida, to timberframe homes in the Grand Teton Valley No matter the size or location of the project, our approach has remained the same: stay grounded, build with purpose, and never compromise on quality
While Im proud of how much B&D has grown, what means the most to me are the relationships we've built along the way I enjoy working closely with clients, architects, designers, and our talented team to bring each vision to life Construction is about far more than buildings it's about trust, collaboration, and creating spaces that families and businesses will enjoy for generations
At the end of the day, I still believe the best work speaks for itself Whether we're restoring a historic barn, building a world-class equestrian facility, or crafting a custom home, our commitment to craftsmanship, integrity, and serving our clients remains at the heart of everything we do

FINANCING THE EQUESTRIAN ESTATE
A CONVERSATION WITH AXOS BANK
Interview by Lindsay Hunter
When discussing the development or acquisition of an equestrian estate, conversations often center around architecture, land planning, construction, and design Yet behind nearly every successful project is another critical component: the financial strategy supporting it
From raw land acquisitions and custom construction to complex estate transitions, equestrian properties often require a more nuanced lending approach than traditional residential real estate
As the first banking institution to join the Luxury Equestrian Network, Axos Bank brings a perspective that aligns closely with the collaborative nature of these projects working alongside real estate professionals, builders, owner ’ s representatives, and property owners navigating highly customized estates
We spoke with the Axos team about portfolio lending, financing equestrian properties, and the importance of integrating lenders into the advisory team early in the process
How early should financing conversations begin when someone is considering the purchase or development of an equestrian estate property?
Knowing that borrowers arrive with a broad range of backgrounds, experience, and resources, the first step is determining either their purchasing power (if buying) or borrowing power (if they already own the property) Unlike traditional lenders that expect a borrower to fit into the proverbial “box” regarding income, job history, and credit, Axos is a true portfolio lender, meaning we take a holistic view of the borrower’s overall strengths, including global liquidity, cash flow, and especially assets
Portfolio loans are funded with the bank’s deposits and held on our balance sheet, which in simple terms means we have increased flexibility to make prudent, risk-based decisions and fund deals that make sense
Many equestrian estate owners have financial profiles that may not fit conventional lending models How does portfolio lending create flexibility in those situations?
In a typical underwriting situation with conventional loans, a borrower must meet strict lender guidelines for debt-to-income ratios, time on the job, and often maintain a flawless credit profile
If a borrower fails to meet the standard in any one of those categories, it can often mean a denied loan request
Portfolio underwriting allows us to look deeper into the overall financial picture We understand that a credit score may not tell the whole story You may have a borrower with exceptional collateral, substantial post-closing liquidity, and significant assets, yet perhaps a lower reported AGI or a credit profile that does not fit conventional parameters
In situations like these, we can apply an income calculation to the assets under our Asset Depletion program and successfully fund a loan with Axos Prospective borrowers can also continue working with their preferred mortgage professional, as we work directly with mortgage bankers and brokers to provide these programs
In situations like these, we can apply an income calculation to the assets under our Asset Depletion program and successfully fund a loan with Axos Prospective borrowers can also continue working with their preferred mortgage professional, as we work directly with mortgage bankers and brokers to provide these programs
Equestrian properties often fall outside the parameters of traditional suburban real estate How does your team evaluate larger acreage and specialized equestrian facilities?
Generally, we do not have specific acreage restrictions That said, we do need to understand market values in relationship to both the structures and the usable land Depending on the geographical location of the property, acreage may either enhance or complicate the lending picture
For example, in markets like Rancho Santa Fe, estate-quality homes on acreage are common and well understood In other regions, properties with large acreage may require additional evaluation The important thing is having the necessary conversations with both your real estate advisor and lender early in the process ideally before an offer is made

For clients deciding between purchasing an existing estate or building from the ground up, what factors should be considered from a financing perspective?
One of the greatest advantages of building a custom equestrian property is the ability to design specifically around the owner ’ s lifestyle, horses, and long-term vision for the land At the same time, custom construction introduces additional layers of complexity including zoning, permitting, infrastructure, irrigation, and project management
Because of this, it is important to involve experienced advisors early in the process From the bank’s perspective, we also carefully evaluate the plans, specifications, and experience of the general contractor to ensure they are equipped to deliver on the owner ’ s vision
Additionally, for developers financing projects intended for resale upon completion, we offer programs designed specifically for that purpose, with loan amounts ranging from $1MM to $30MM

JESSICA DICOSTANZO EQUIVONT
Born and raised in California on the back of a horse, Jessica had the opportunity to move across the country As a working amateur, she began esearching options for bringing her horse along with her Where to board? Who to train with? What farrier options were there? Who transports horses across the country?
After spending hours searching on the web, she became frustrated with he outdated, irrelevant information available Existing directories provided a name and a phone number at best It was obvious there is a huge disconnect between riders and the professionals
In any other service-related industry consumers search online to find out what their options are Whether it be a restaurant, a plumber, or buying a car Why wouldn’t horse people adopt a similar approach?
This experience powered the concept of Equivont Jessica teamed up with Jacki to bring this word-of-mouth industry up to the digital era Equivont partners with reputable and relevant businesses and professionals who WANT TO BE FOUND by the equestrians who are earching for them
