A Season of Recognition and Celebration
BEHIND EVERY PHOTO YOU SEE IN THIS MAGAZINE, you’ll nd an abundance of design skill, a deftness for listening and empathy, and years of hard work. The nished rooms are simply the last notes of a complex symphony written and painstakingly executed by skilled pros. They make it look effortless, but we know better. In this RED Awards issue, we honor the expertise of the extraordinary designers whose work elevates and improves the way we live. It’s a moment of appreciation for not only the beautiful images at the end, but also for everything that comes before.
What struck me most this year is not only the caliber of talent being celebrated; it is the profound meaning the recognition holds for those honored. We recently hosted events for our LUXE NEXT class of 2026 and our Gold List designers. At each gathering, recipients arrived with a spouse, a parent or a longtime colleague—those who supported them along the way, and those who understand the dedication, risk and perseverance needed to orchestrate beautiful environments. The people selected to be the “plus-ones” indicate that this is more than a professional achievement; it's a personal milestone. We are honored to share the moment.
Ahead, you’ll nd the full list of RED winners and this year has set a remarkable record. More than 2,300 submissions were received—an extraordinary testament to the creativity thriving across the industry. I can assure you that selecting winners has never been more challenging. The level of innovation, originality and brilliance is simply unprecedented.
To our RED Award winners, Gold List honorees, and LUXE NEXT class of 2026, please know that each project was met with admiration from our team. The talent represented in these pages—and across the design community— is nothing short of inspiring.

ALONG WASHINGTON’S HOOD CANAL, A VACATION PROPERTY IS DESIGNED TO MEET THE PASSIONS OF ITS NATURE-LOVING HOMEOWNERS.
WRITTEN BY MAILE PINGEL
When architect Les Eerkes first visited the wooded site of his clients’ future waterside retreat, “It was immediately clear that the architecture had to embrace the richness of the setting,” he recalls. The owners, avid naturalists, wanted a contemporary, glass-walled structure that offered easy interaction with sea and forest, be it an invigorating swim or foraging for mushrooms. The result, Eerkes notes, is a “house dedicated to the enjoyment of the landscape.” In addition to outdoor lounge areas overlooking the water, there is an alfresco kitchen that accommodates the homeowners’ frequent hosting of family and friends. “I really like to grill, and there’s also a high BTU burner for crab and shrimp boils,” says one of the owners, noting the bounty of seafood right off their beach, including oysters and clams. “There’s a real hunter-gatherer ethos here,” says Eerkes. “This residence is deeply rooted in its place.” eerkesarchitects.com

Designer David Ries preserved a historic Nantucket cottage’s existing architectural details, opting to refresh its interior by simply painting the woodwork White Dove by Benjamin Moore.

NANTUCKET, MA
“We wanted to create something authentic that felt lived in and loved,” designer David Ries explains of the plan for his clients’ shingled 1930s guest cottage on Nantucket. He began by painting the walls, ceilings and baseboards white and restoring the hardwood floors, allowing their rich reddish-brown finish to remain intact. The latter “creates a great anchor for the home, and when it gets chillier and foggier, it’s a warm base,” he notes. For the furnishings, Ries chose a mix of vintage and new pieces, many in shades of blue and green. “It feels like it was curated over time and melds beautifully with the existing architecture,” he says, pointing to finds ranging from the living room’s antique Spanish chest and midcentury Jan Vanek armchairs to a Saarinen table in the dining area. For the bedrooms, he opted for consistency and adaptability. “Some of the bedrooms have the same spindle beds with striped linen bed coverings, while others have beautiful rattan chairs, giving you the flexibility to move things around.” Ries chose to weave in quintessential local touches as well: A Nantucket basket and piece of driftwood serve as sculptures atop a coffee table with a Karl Springer base, while the sea and landscape prints are by a local artist who also happens to be the cottage’s caretaker. “It was almost as if the house told us what it wanted,” Ries says. “We knew the setting and the bones, which helped us to understand exactly what we needed to do.” rieshayes.com

MONTECITO, CA
Over the years, architect Ryan Street’s Texas-based clients spent many a sun-kissed summer at Montecito’s San Ysidro Ranch, where board-and-batten bungalows nestle into lushly planted grounds. Eager to capture the iconic hotel’s spirit for themselves, the couple—the husband is a landscape architect and frequent collaborator of Street’s, and the wife is an interior designer—found the perfect property nearby featuring a pool, tennis court and a 1940s cottage with a board-and-batten exterior of its own. Although the site could support a much larger dwelling, the homeowners opted to renovate instead. “They wanted to come here to live as simply as possible. Everything is smallscale; the color palette is minimal, and serenity is the theme,” Street says of their vision. “Nothing but the essentials was the rule.” He retained the interior flooring but significantly revamped everything else, repositioning the kitchen and reconfiguring the bedrooms. There are new architectural details, including a built-in bookcase in the living area, a space the wife appointed with shapely furniture in warm creams, taupes and caramels. Other fresh elements are intended to encourage interaction with the property: a latticework screen on a bedroom window draws the eye outside, as do additional doors and windows. “The bungalow turns into a place where you just sleep and cook,” Street explains, noting the home doesn’t have a dining room—meals are enjoyed alfresco on a terrace, in keeping with the San Ysidro lifestyle. “The space functions as a support system for enjoying the garden and being in Montecito.” ryanstreet.com

ANNA MARIA ISLAND, FL
For designer Anissa Zajac’s clients, comfort was paramount for their Anna Maria Island, Florida, vacation home. “They didn’t wish for anything flashy,” Zajac, the owner of House Seven Design, recalls. “Instead, they wanted their kids to be able to come in from the beach and lie on the sofa and watch movies.” Additionally, the homeowners requested that she forgo the usual Florida beach house flourishes, meaning no palm tree motifs, mother-of-pearl or seashells. That’s not to say the designer didn’t draw from the locale, though. The home’s cream, taupe, blue and green color palette chromatically echoes the grass, sand, sea and sky just outside. Coastalworthy details are also present, like the crisp white tongue-and-groove paneling that Zajac selected for much of the interior. Overall, “There are just a handful of materials used in different ways to create a cohesive vibe,” she notes, pointing to both the linen that primarily covers the seating and a series of rope fixtures that cast light throughout the house. Raffia wallcoverings, wood finishes and lamps made of stone also make appearances. “We stuck with things that felt organic and used a lot of natural elements,” the designer explains. Outside, the house similarly engages with its beachfront setting thanks to sandy tones, louvered shutters and balconies framed with slim railings. Even the home’s pool was color-matched to the ocean’s crystal-blue hue, another decision among many that has yielded a relaxed, inviting family abode. housesevendesign.com

FOR DESIGNER VICENTE WOLF, WATER LEADS THE WAY WHEN CRAFTING SEASIDE HOMES.
WRITTEN BY JENNIFER BOLES
When designing residences by the water, Vicente Wolf almost always accentuates the aquatic landscape through color, mood or sometimes even both, as exemplified by his clients’ Hamptons property along Mecox Bay. A once mundane structure with overly compartmentalized rooms, Wolf updated the home by streamlining its floor plan, banishing unnecessary ornamentation and appointing the interior primarily in white, because “water always brings up feelings of lightness,” the designer notes. A desire for unimpeded views of the picturesque outdoor scenery also factored into his color choice, explaining, “Wherever you look from within a space, you should see the setting, and white is the best way to do that.”
Naturally, Wolf incorporated blue hues to emphasize the nearby bay views, but he
concentrated on a multitude of shades ranging from light to dark. “When you’re by the water, you only see the surface, but it’s the depth below that gives it bravado,” he says, a sentiment echoed in the inky blue wallcovering he employed to envelop the home’s study. The living room’s pale grayish-blue ottoman and lightly shaded rug, on the other hand, reflect the bay’s shimmering surface.
Color selections aside, the home’s relaxed atmosphere might be most indicative of its waterside perch. “It’s what a beach house should be. It’s about casual living,” Wolf says, pointing to the abundance of upholstered seating as well as the kitchen’s easyto-access open shelving as evidence. “If you have guests staying with you, you want everyone to feel like it’s their home, too.” vicentewolf.com

THE ROMANCE OF THE CLASSIC COPPER GAS LANTERN REMAINS A TOUCHSTONE FOR DESIGNERS IN EVERY ERA.
WRITTEN BY SARAH SHELTON
There is something special about a home that’s aglow with gas lanterns. The live, ickering ames impart a sense of literal and metaphorical warmth, a welcoming beacon of hospitality. While some may view outdoor lighting as an afterthought, for Atlanta-based designer Anna Booth, illuminating the exterior makes a heartening rst impression, as seen with the numerous copper xtures that adorn the façade of this newly built stone estate in Georgia. “It’s comforting to live with a material like copper that patinas over time—it helps you relax,” the designer says. “There’s a grounding feeling of permanence when you select products that are meant to last.”
The innovation of gas lighting transformed cities in the early 19th century, and it is historic companies like Bevolo Gas & Electric Lights that are ensuring the tradition of crafting this type of lighting is carried into the future. For Booth’s project, the many lanterns were handmade at Bevolo’s New Orleans
headquarters—as are all of their pieces. “Copper is elegant and resilient; it ages visibly, recording time, turning each xture into a one-of-a-kind architectural element,” remarks Drew Bevolo, the family-run company’s third-generation owner. “The enduring appeal of our lanterns lies in what modern technology often leaves behind: legacy, presence and soul.”
Founded in 1945 by Drew’s grandfather, Andrew Bevolo Sr., the brand continues to honor the past by using traditional tools, processes and their signature Americanmined copper, while still offering customizable designs that keep pace with the times, which now include electric and stainless-steel options. But don’t expect them to chase trends anytime soon. “Bevolo lanterns provide not just illumination but atmosphere. We create tomorrow’s antiques—lighting that not only belongs to a home or place, but to time itself.”

Craftsmanship has been part of the Palecek DNA for decades, ever since founder Allan H. Palecek rst imported decorative accessories from Asia to San Francisco in 1974. Since then, the company has grown signi cantly under second-generation leadership, with Andrew T. Known for eclectic, personalitydriven design, Thom Filicia never shies away from creative selections. In the renovation of his own Sag Harbor abode, this manifested in a glamorous bar inspired by locale. With a mix of textures Filicia calls “a little risky,” the slightly eccentric space welcomes the beginning and the end of nights entertaining in.
A longtime TileBar client, Filicia combed through dozens of slab and wall tile collections before landing on two selections. To make your own tile discoveries, visit TileBar online or find a showroom near you.
“I like mixing tile and slabs, and combining them in a way that feels consistent and tailored rather than contrasting.”

A VISIONARY VIEWPOINT
WITH NEW RH DESIGN GALLERIES IN PARIS, MILAN AND (SHORTLY) LONDON, THE ALL-AMERICAN BRAND CONTINUES TO EXPAND.
WRITTEN
BY
MARY JO BOWLING
The tale of how CEO Gary Friedman brought RH to Europe is no less than Dickensian in scale. Within the span of nine months, the brand will have opened design galleries in Paris, Milan and (in June) London—a feat Friedman says would be notable if it all unfolded in nine years. These new outposts offer more than furniture, they encompass restaurants, bars and even libraries holding rare architectural tomes.
“They might be the most original, inspiring and immersive consumer experiences in the world,” he observes.
In describing the effort, Friedman frequently references the talents of his team. But what might cause Charles Dickens, the
master of rags-to-riches sagas such as David Copperfield, to take notice is the CEO’s own story. Friedman grew up poor in Sonoma, California, and struggled with a reading disorder. Later, he dropped out of community college. “People thought I was dumb and treated me that way,” he says. But what his
detractors didn’t know is that Friedman has an eye, and it turned out to be a golden one.
“I saw the world in a certain way, and I knew what I liked,” he explains.
Fast forward several years and up the ladder at iconic American brands (Gap, Williams-Sonoma) to Friedman’s first trip
“ The architectural beauty of Europe was the first thing that hit me. The structures are balanced and symmetrical, and that made sense to me—it made a lasting impression.”
GARY FRIEDMAN
to Europe at age 35 (a Paris work venture), when a seed was planted. “The architectural beauty of Europe was the first thing that hit me,” he says. “The structures are balanced and symmetrical, and that made sense to me—it made a lasting impression.” The visionary vowed to one day do something in these extraordinary places.
The opening of this trio of design galleries in the style capitals of the world is when Friedman truly made good on his promise. The Milan and London galleries are in historic buildings, and the Paris venue lies behind archaic, nationally protected gates.
All three are fantastically reimagined with the help of London-based Foster + Partners, and they embody the core RH ethos.
“Everything we design—buildings, products, experiences—is done through the lens of architecture,” Friedman notes. “We are obsessed with it.”
Every good Dickens-style story ends with a zinger from a plucky character, and this one is no different. When asked what he would say to his early detractors at this moment of achievement, Friedman offers a simple reply: “Thank you for the motivation.” rh.com
Italian Ascent
RH Milan (below), the brand’s first gallery in Italy, is situated in a neoclassical palazzo on Corso Venezia. Behind the 1880s façade, visitors will find a library of rare design books; La Volta, the brand’s first below-ground restaurant; and an interior design studio. Throughout are RH furniture and accessory collections, including the debut of RH Estates, pieces with a classic aesthetic conceived through a contemporary lens.

GARY TRUDELL, OWNER

AMONG ALL THE SUCCESS STORIES ONE ENCOUNTERS, there is something particularly charming and inspiring about a family business that, quite literally, began in a garage. This was the case for Custom Comfort Mattress. As Gary Trudell, now the Owner of the company, tells it, “My older siblings happened to work in a small mattress factory near where we grew up. They learned the style that we still use on our products today. We decided to start up CCM in our garage, and now here we are.” Indeed, 35 years later, Custom Comfort Mattress is known throughout California for its handmade and natural materials. Using traditional American craftsmanship and building mattresses double-sided to ensure they last a long time, the company provides high quality and an easy process via its Designer Concierge program. For Trudell, it is a pursuit rooted in passion. “The ability to improve people’s quality of life through sleep is my greatest success,” he shares. “We go so far as to identify any medical or support issues they have, as well as their predominant sleeping positions, so we can actually fit them to their individual requirements.” Asked about his future goals for the business, Trudell says, “I would love to see us grow. We have eight locations in Southern California, and we do ship all over the world, but I’d love to expand our physical footprint beyond the state.”
On a Personal Note
Can you elaborate on special areas of focus for the business? We pay a lot of attention to scaling and sizing the appropriate mattress to the room it will reside within. For bunk rooms, we tend to go with a thinner profile to ensure enough clearance. For bigger primary rooms, we can consider oversize custom mattresses that fill out the area better and are inviting for big families— enough space for kids and pets to climb in!
Is there anyone you aspire to be like, in work or life? Rocky La Fleur. He did so much for the design world, especially through educating and mentoring up-and-coming designers. He was a great representative for our Los Angeles design community and truly an inspiration for all of us.

Pet peeves: overpromising and underdelivering; failing to communicate information (it is our job to ensure the designer and client have all the information they need); and when people lead with sales instead of serving.

DESIGNER CHLOE REDMOND WARNER EVOKES AN OCEAN ATMOSPHERE FOR A FAMILY HOME IN STINSON BEACH.
WRITTEN BY LAUREN GALLOW
photo: matthew millman. styling: yedda morrison.
In a Stinson Beach home designed by Chloe Redmond Warner, the sounds and smells of the ocean loom large courtesy of massive Fleetwood Windows & Doors sliders. A slatted oak dining set by Horne blends with the exterior wood siding, allowing the ocean views to be the focal point.
Arriving to Stinson Beach after the short but windy drive from San Francisco is a feeling akin to taking a deep breath. Interior designer Chloe Redmond Warner knows the feeling well. After renting a house there during the pandemic, she quickly fell in love with the close-knit community and has since designed interiors for several homes in the area, including this new vacation home by architect Eric Davies.
“The clients wanted the house to feel happy for their three young kids,” recalls Warner, whose new debut book, This Must Be the Place (Abrams), dedicates a chapter to this little slice of paradise. “And not pretentious or overly elegant.” The designer’s solution was to lean into the laid-back, indoor-outdoor living that makes the locale so special. The house frames an open deck with views to the ocean, and when the glass sliders are open, the living area flows seamlessly from inside to out.
Beach-house friendly polished concrete floors balance the riftsawn oak paneling on the interior walls, which evoke a midcentury California coastal cabin feel. To allow the beachy views to be the star, Warner layered the interior with rich, neutral colors and warm, organic textures. Antique rugs, chairs in leather and wood, and accents of bronze throughout keep the open living area feeling grounded and connected to the outside. Kitchen cabinets in a terra-cotta hue offer personality while still acting as a neutral complement to the wood walls.
Whether working on a puzzle in the dining area with the windows open or cozying into the built-in banquette next to the fireplace on a cold evening, the house offers the perfect beach refuge. “There’s a glow and a hush to the house,” says Warner. “When the doors open, you smell the very Stinson scent of salt water, fog and sage. It’s amazing.” redmondaldrich.com
A Lawson-Fenning game table and De La Espada dining table anchor the main living space. In the kitchen, cabinets painted Red Earth by Farrow & Ball complement Calacatta Viola marble countertops from IRG Stone, as do leather-and-wood bar chairs by Thomas Hayes Studio. Warner’s new book, This Must Be the Place, elucidates the designer’s intuitive, layered approach to crafting interior atmospheres.

INFLUENTIAL WOMEN OF DESIGN
AN EXPLORATION OF CURATION, CREATIVITY AND COLLABORATION
At the helm or amid a thriving team—or a little bit of both—these featured women bring a unique combination of skill sets and passion to their celebrated work. IMAGE COURTESY OF JESS DIAB STUDIO
THE MOST INFLUENTIAL DESIGN VOICES aren’t always center stage; they often shape decisions behind the scenes. For Michelle Flores, Showroom Manager at Carlisle Wide Plank Floors, that influence begins with the floor itself. With more than 17 years in the design industry, she helps clients see wood flooring not just as a surface, but as a defining design element. “Carlisle is grounded in craftsmanship and a deep respect for wood,” Flores says. “We intentionally source premium hardwoods chosen for their grain, character and structural integrity, then mill and finish each plank to highlight its natural beauty and individuality.” In the showroom, she curates both samples and conversations, guiding designers and clients through the possibilities of each floor. For Flores, every project is an opportunity to let the wood speak for itself and create floors that feel timeless, refined and built to last.
“ I lo ve how wood can transform not only a space, but the way people feel as they move through it.”
True Milestone
“Opening the Carlisle Los Angeles showroom in 90 days—from concept to doors open—remains one of my proudest moments,” Flores enthuses. Partnering with designer Edel Legaspi and a fastmoving construction crew, she stepped into the project manager role, steering timelines, teams and details. “It was both challenging and incredibly rewarding, and I’m delighted by the beautiful space we created for the LA design community.”
First Choice
For Flores, the next chapter is making Carlisle the name designers, architects, builders and homeowners think of first. “I’m focused on expanding recognition of our craftsmanship and material integrity across Southern California,” she exclaims. “My goal is for Carlisle to be synonymous with luxury wood flooring, and top of mind whenever people think of exceptional craftsmanship underfoot.”
Good as Gold
As a founding member of The Golden Hour Society (thegoldenhoursociety.com), Flores connects women across design, art and architecture through curated gatherings and a supportive network. The group also gives back with partners that support women and families in need, including Alexandria House in Los Angeles. Flores shares, “There’s so much power in choosing collaboration over competition and amplifying women’s voices.”
LEFT Carlisle’s Curated Weekend Cottage on Rift & Quartersawn White Oak brings organic elegance and luminous allure to this home by Loren Wood Builders.
IN A CONVERSATION describing her typical workday, Christine London says, “I begin with a walk in the garden to see what is going on this morning in flora, and for my dogs to see who visited last night in fauna.” A picture of charm, this perspective conveys the curious, whimsical, quietly nature-centric viewpoint from which London has built her career in landscape design. Today, alongside Creative Director Emily Booher and Director of Operations Samantha Guido, London leads a firm focused on crafting elevated, seamless, contextual landscapes that speak to architecture and each family’s lifestyle. With sustainability always in mind and a passion for collaboration serving them well, the trio and their team spend each day working to inspire a love of time outdoors for their clients. At the firm’s heart lies a Claude Monet quote London has long found meaningful: “For me, a landscape does not exist in its own right, since its appearance changes at every moment; but the surrounding atmosphere brings it to life.”
“Being in nature literally makes my soul sing, whether it’s an elegantly crafted landscape or the raw beauty of Mother Nature.”
Influences + Icons
Upon being asked to talk about their mentors, the ladies of Christine London Ltd. each give their perspective. London’s industrial designer father was the first to train her eye to perceive beyond the physical. Booher feels guided by a “cast of powerful female leaders,” from architecture professors to her mother’s enduring strength to London’s own invitation into a world of beauty and inspiration. Guido has early memories of redesigning her childhood home alongside her mother and embracing her grandmother’s “baking gene,” which taught her that creativity can be both joyful and grounding. When asked to look in on the current moment and beyond, they collectively point to a major mover in their industry, saying, “Suzanne Tucker’s contributions to the design community—founding the SFFA show, championing the Garden Conservancy and giving talks and lectures for ICAA—exemplify leadership.”
Headed East
What is the next big move for Christine London Ltd.? “This year, we are expanding to the East Coast, with a Hamptons office,” London enthuses. “We are excited to bring our knowledge of outdoor living, crafting beautiful and durable garden spaces, and to introduce a bicoastal twist to the Hamptons garden.”
Paramount Property
Among CLL’s many impressive and memorable projects, one stands out for its dynamic natural canvas and the firm’s mission to complement it. The 11-acre equestrian property in Northern California comprised a forest, river and flat farmland that offered a challenge in scale and livability. London, Booher, Guido and team designed layered spaces with large specimen trees, hedges and meadows to create textural diversity and flow of property—all together rendering a garden true to the sense of place.
“Across every project, our through line is narrative told in light, texture and the rhythms of daily life.”
DESIGN IS A SUBTLE FORCE that shapes how people live, gather, relax and rejuvenate. Jess Diab Studio—and its evolving lifestyle extension, Ruby Street—is a residential design firm built on the idea that a home should support how people feel and function every day. “Environment directly contributes to our sense of well-being,” says Principal Designer Jess Diab. Her team supports clients’ nuanced lifestyles, crafting rooms that feel effortless, livable and luxurious. Diab explains, “We obsess over creating a natural flow from the indoors out, in true Californian spirit.” Whether refining a 1930s Mediterranean or shaping a new build, she balances historic detail with modern restraint and a tactile palette that wears beautifully over time. With Ruby Street, that same sensibility is extending into objects meant to feel like heirlooms, bringing the studio’s warmth to the details of daily life.

GREAT LANDSCAPE DESIGN IS a poetic form of authorship, written in water, light and living systems. Jessica Viola, Founder, Lead Designer and Licensed Contractor at Viola Gardens, has spent nearly two decades shaping whole-system, climate-responsive landscapes in Los Angeles and the Santa Monica Mountains. “At Viola Gardens, landscapes are understood as living, evolving ecosystems,” she says. Viola’s permaculture-informed process weaves fire-resilient native plant communities, water-catchment strategy, erosion control, habitat restoration and long-range land planning into artful, asymmetrical compositions. “Our work is defined by a holistic approach to landscape architecture that blends ecological integrity with artistic innovation,” she shares. “With every commission, our goal is the same: environments that feel effortless yet function as resilient habitats for people, pollinators and the future.”

Clean lines, classic proportions and a sense of both quiet grandeur and timeless beauty were key factors that inspired the design of this stately Colonial Revival-style Beverly Hills home, recall Tim Barber and Katie Peterson-Hesketh. “Our clients really wanted the symmetry and the graciousness that this house brings from the façade, and they liked 1930s details, which we implemented in small ways throughout the house,” explains Peterson-Hesketh, the project’s principal architect. And though the residence is a brand-new build, the owners also desired a home that appeared anything but—achieved through plenty of historic architectural detailing. Happily, the firm Barber established more than 30 years ago is particularly adept at this. Renowned for designing with an eye well-versed in traditional forms, craftsmanship and sustainability, layered within the context of a contemporary Californian lifestyle, the architect’s work is steeped in generational appeal and longevity. Such was the idea for this dwelling, with a layout where traditional formal spaces transition into more casual living areas, structured to evolve as the owners’ three young children grow.
The elegant living and dining rooms are positioned opposite one another at the front of the house—both with gently arched bay windows that nod to the architectural style of the early 20th century—while a classically detailed foyer forms the home’s centerpiece. A recessed entry porch steps into this voluminous double-height space, which is layered with a coffered ceiling and paneling that enhance a traditional stairway. “The foyer introduces a refined architectural language that carries throughout the home,” notes Barber, who worked with general contractor Robert Kleiman on the meticulous build. An arched opening beneath the stairway then connects to the rear of the home, where the more casual, open-plan living spaces unfold. Walk through to enter a family room, where glazed pocket doors link a sunlit kitchen with a playroom cleverly placed at the opposite end. An array of windows and doors overlook the outdoor kitchen, porch, backyard and pool. Interior designers Cate Levis and Elana Zeligman collaborated closely on the home’s interiors, a process executed effortlessly in tandem thanks to their history as colleagues at a former firm.

Right: In the family room, custom furnishings—a sofa in a Perennials fabric, an ottoman in a Holly Hunt fabric and two dark walnut-stained coffee tables—gather atop a braided jute Stark rug. Artworks, from left, are by Karl Haendel and Anthony Pearson.
They’d each launched their individual practices before taking on this home, working so well as a duo that they’ve since completed another design project together. “This was very much a team effort where we analyzed every decision together, rather than ‘I’ll do this and you do that,’ ” Levis says. The pair concentrated on balancing their clients’ need for both a family-friendly and entertaining-ready house with furniture and lighting selections that felt at home within the structure’s detailed architectural envelope. “We sourced a lot of vintage pieces, especially in the formal living and dining rooms, and much of the lighting leans Art Deco,” shares Zeligman. She and Levis found an avid design partner in the wife (“She has a beautiful eye for vintage furniture and accessories,” remarks Levis). The designers peppered in pieces—see the multi-arm chandelier and domed pendant of the entry as well as the classic Danish-dining room chairs—but nothing is too on the nose. “There are little hints, things that make the spaces interesting without going with the most obvious traditional lighting or furniture,” Levis comments. “We paired new and old, so that this feels like a warm, lived-in home that marries the two.”
The interior palette is a study of neutrals, so the designers played with texture, wood and metal accents, and the owners’ art collection to create subtle moments of visual diversion. (A basement media room serves as a departure, where stronger colors and pattern reign.) But it’s the serene primary bedroom, topped by a vaulted ceiling with stepped coffered detailing, where the home’s 1930s-inspired architectural aesthetic meets layers of tonal softness in perfect harmony. “Our hope is that we’ve incorporated enough historical references that when someone enters, they think, ‘Oh, this house has always been there,’ ” concludes Peterson-Hesketh. “But also, we hope we’ve created a sense that this is a home that is loved.”

This house captures the Los Angeles light so beautifully,” muses interior designer Natasha Baradaran of the Bel Air home she completed for a couple who’d long lived in a traditional-style dwelling. “Midcentury architecture was a departure for them, but they knew it would underscore the clean, simple, wellness-focused lifestyle they sought,” she explains. “Their new home is a modern-day oasis.”
Originally built in the 1960s and extensively remodeled more than a decade ago, “it had beautiful proportions, but needed refreshing,” architect Karim Ladjili says. “In a sense, we were creating a jewel box to showcase Natasha’s savoir faire, so my involvement focused primarily on improving the articulation of certain interior spaces.” Working closely with the designer and with general contractor Donald Hanover, Ladjili added clerestory windows and a glass pivot door to the entryway, which flood the space with natural light. The design team also fitted a powder room into the foyer, laid out a new kitchen and converted a home office into a hotel-like lounge. “Working on adaptive reuse projects in France instilled in me a sense of designing with timelessness in mind,” says the Tunisian architect, who practiced in Paris before settling in L.A.
“When Karim lifted the ceiling height in the entry, it created a very different sense of light that we wanted to continue throughout the home,” Baradaran notes. For instance, entering the sunlit living room offers an immediate sense of boundlessness thanks to glass corner walls that open to the garden. To balance the room’s embrace of the yard’s greenery and views that extend to the Pacific, the designer chose a fireplace surround of dynamic Patagonia quartzite that adds visual weight to the space. “It becomes its own work of art against the landscaping,” she explains. Pale neutrals, a large-scale patterned rug and walls of fluted plaster bring in depth and texture without layering in additional color. Baradaran then devised several seating areas, including a games table and two sofas. “ The homeowners entertain often, so it needed to be inviting for groups, but also durable enough for dogs and grandkids—beautiful but livable,” she says.
From the project’s inception, Baradaran’s clients urged her to freely explore her vision for their home, placing a high level of trust in her abilities that felt particularly poignant as the designer neared the end of a journey through breast cancer. “They kindly encouraged me to use this project as therapy and as a creative outlet, and it was exactly what I needed to move forward,” she shares. Diving into her own aesthetic world on behalf of her clients while simultaneously readying her first L.A. showroom ultimately proved healing. And the residence itself highlights factors that promote wellness and longevity, the designer points out, from its emphasis on biophilic design to the inclusion of a gym and sauna. These elements accentuate the home’s sanctuary-like feel and call attention to Baradaran’s holistic approach to design, which weaves together multicultural influences—vintage Italian and French pieces, contemporary art—with a laid-back California vibe.
Right: Designed with Steven Cooper of Cooper Pacific, the kitchen features walnut cabinetry and Calacatta Botticelli quartzite finishes. Natasha Baradaran Collection counter stools, in Perennials and Loro Piana fabrics, rest below a chandelier from Cosulich Interiors & Antiques.
Connecting to the living room via a gallery-like hallway are the dining room, kitchen and family room. Originally one open space, Baradaran enclosed the dining room for a more intimate feel, borrowing a few extra feet from it to enlarge the kitchen. “These clients like to cook, so the kitchen needed to be very functional,” she says, noting subdued but still striking design choices like the room’s Italian glass pendant. “It has a simplicity that feels poetic and serene,” she says of the sculptural piece. That’s a feeling continued in the couple’s bedroom, where a neutral palette is punctuated with pale pinks and purples, hues pulled from flowers visible from their window. Baradaran emphasized the softness of the space with curved furnishings and area rugs, as well as a velvet-upholstered headboard wall. Adding to the residence’s richness is the couple’s extensive art collection, curated by the designer alongside art advisor Karyn Lovegrove.
The home offers an array of defining features, but for Baradaran, the bar that connects to the atrium-turned-courtyard is among her favorites. “We should be making more enjoyable spaces like this,”
she muses of the courtyard, noting that a roof was eschewed to usher in sunshine and stars. But there are other surprises, too, including a Ladjili-designed accessory structure containing a luxurious home spa that’s tucked into the hillside below the house, its roof supporting an outdoor kitchen and dining pergola that seats 20. Bringing everything together are lush, fragrant gardens by landscape architect Dana White. “I take such satisfaction in this project,” reflects the designer, who is now cancer-free. “I’ll never forget how fulfilling it was.”

Sometimes, it takes one standout element— placed in just the right spot—to set the tone for an entire architectural vision. That’s what happened at the new north Beverly Hills residence of entertainment industry professionals Barbara Glazer and Philip Morton, a home imagined and executed by the design-build team of Ferial Sadeghian and Jeff Vance. “This was the first line on the paper,” Sadeghian recalls of a mark that ultimately became the striking axial hallway anchoring the home. This 8-foot-wide grand corridor forms the spine of the house, an effect enhanced by a continuous skylight punctuated by a rhythmic series of beams that throw banded shadows across the floor in ever-shifting patterns. The beams of the hallway move in from the exterior entryway, dividing the living and dining area and then extend westward out to a patio and pool. Just beyond, the ridged terrain gives way to distant views of the Pacific Ocean.
The central hall is both a striking architectural statement and the key framework of a home that reflects the close collaboration between Vance, Sadeghian and their clients. They all share history: The design duo renovated the couple’s previous home more than two decades ago, forging a friendship that led to Sadeghian and Vance reaching out to Barbara and Philip after touring a property where a nondescript dwelling puzzlingly turned its back on a phenomenal vista. Inspired by its possibilities, Barbara and Philip purchased the land and reengaged the pair to unlock the site’s potential through a new ground-up build—one oriented to the view and defined by openness and light. Among the homeowners’ requirements, however, “We wanted our home to look as if it had always been there,” Philip says. Sadeghian and Vance understood the assignment, specifying reclaimed brick and wood with slight inconsistencies, as well as deriving design ideas from the architectural character of the neighborhood, defined between the midcentury and Hollywood Regency eras. “It’s a compliment when someone asks, ‘Was this a restoration?’ ” Vance notes. Sadeghian and Vance handled every detail of the project together. The pair both helmed the design of the architectural envelope (with Kurt Krueger as the home’s architect of record); Vance also served as the general contractor while Sadeghian took
the lead on the interiors. The architecture takes cues from the rigor of International Style (a 20 th-century movement characterized by minimalist, functional design that favors volume over mass), an ideal backdrop for the homeowners’ extensive, eclectic collection of art, heirlooms and handmade pieces that emphasize craftsmanship and character. And harmonizing their decorative inclinations with the home’s disciplined architecture required a deft hand. “We’re whimsical people who like little whimsical details, and I’m a ridiculous collector,” Barbara quips. “And this house is designed down to the millimeter,” Philip adds.
The residence’s creative ambition announces itself right at the entry, where a monumental mural installation by celebrated ceramic artist Stan Bitters clads curved walls. Inside, under Sadeghian’s eye, the homeowners’ treasures find new purpose alongside European, vintage and custom furnishings, including a duet of L-shaped living room sofas upholstered in two distinctive fabrics. The designer also repurposed textiles the couple had gathered from India and Chile and introduced Moroccan rugs they had purchased during their travels, items that had been in storage, “just waiting for the house to show up,” Barbara says with a laugh. Dozens of personalized touches are artfully blended in, among them a beloved vintage lamp refreshed with a custom blown-glass top and pillows made from a mink coat that belonged to Barbara’s mother. “Absolutely everything is a conversation piece with a backstory,” Sadeghian notes of the artfully layered spaces.
A single-story residence with a subterranean space, the layout is oriented to feel rooted in the landscape, with ample-sized steelframed windows and doors, and select rooms that open to private gardens. A fiddle-leaf fig rises through a light well, linking the main level to the lower, while drawing in natural light. In the backyard, Barbara and Philip enjoy dining on the travertine terrace beneath a cantilevered canopy with a curved edge that mirrors the shape of the pool—the canopy acting as a sculptural element that creates a pleasing architectural harmony. It’s yet another way the layout prioritizes its residents’ aesthetic sensibilities and lifestyle while framing the jaw-dropping views that captured their attention initially. From the moment that aforementioned line was first drawn, “This home is so thoroughly customized and so reflective of its owners that it can only be theirs, which was so important to us,” Sadeghian concludes.

IN SAN DIEGO, BLACKBAND DESIGN AND MARTIN ARCHITECTURE TEAM UP FOR A DWELLING THAT BLENDS LA JOLLA’S LAID-BACK GLAMOUR WITH A NAPA VALLEY-INSPIRED AESTHETIC.

One good look was all it took. To Kevin and Lauren Carraher, the sweeping ocean views of this La Jolla property recalled those of Saint-Tropez, and the pair were, well, swept away. The couple had imagined raising their three children in San Diego (where Kevin grew up) and the discovery of this north-facing lot overlooking the shoreline sealed the deal. “As soon as we found it, there was no other,” Kevin recalls. “We were going to find a way to make it work.”
The Carrahers envisioned a coastal Californian take on a farmhouse-style home, drawing design inspiration from houses found in Napa Valley and Montecito, but knew that the steeply sloped hillside lot, which drops more than 35 feet from street level to its lowest corner, would be a construction challenge. Friends steered them to architect Tim Martin—no stranger to San Diego County’s bluff-side lots—who plotted out a structure that steps down the hill. From the entry gate, guests descend to a front courtyard and into the main floor living spaces, set 10 feet below street level for privacy. Another level down is a walkout basement entertaining area that opens to the rear yard and pool. To execute the multitiered dwelling, the architect suggested bringing in general contractor David McGuiness, a frequent collaborator, alongside landscape architect Theresa Clark.
Martin designed the home’s voluminous great room as “a big barn,” he quips, with timber ceilings and trusses emphasizing a ceiling that soars to 19 feet. This is the space where the residence’s wine-countryinspired vernacular is on broad display—“It’s more Napa farmhouse than modern farmhouse,” notes the architect—while other rooms incorporate elements that nod to this architectural style more subtly. Balancing the home’s heavier features became the focus for interior designers Wendy Blackband and Rylee Resnick. It was a complex process, says Blackband. “Our clients liked the Napa aesthetic but wanted a coastal home with a lighter and brighter palette, one with
a glamorous feel that still worked for their family,” she explains. Marrying these concepts required ample attention to color. Pale white and beige create negative spaces, Blackband notes, while metal materials serve as eye-catching accents. See the dining area’s copper-hued tin ceiling panels that add gleam or the kitchen’s brass moments, from the counter stool frames to the detailing of the hood and stove. Statement lighting, like the great room’s artfully draped sparkly chandelier and the sculptural fixture floating atop the primary bath’s tub, adds a dose of sophistication. And graceful pendants like the trio suspended over the kitchen island help bring down the room’s massive scale.
The open kitchen’s centerpiece, a La Cornue range and hood in British racing green, is actually a wink to a favorite family film: the owners fell for the elegant French appliances after admiring an animated version of them in the movie Ratatouille. The designers set it off with patterned tiles framed by a white border. “We love the geometry of this kitchen; it’s a picture within a picture,” remarks Blackband. (A scullery is tucked behind, which helps keep the area tidy). The designers also collaborated with the homeowners for whimsical moments like the butterfly wallpaper that drifts across their twin daughters’ bedroom ceiling and moodier departures such as Kevin’s teal-drenched home office.
Alongside these personality-driven spaces, though, the home’s most essential characteristic is how effortlessly the layout encourages the family to head outside. Glass sliders in the great room roll away to connect a covered lanai that makes the most of the striking vistas, with a dining area, barbecue and outdoor living room. In the lower level, the common room echoes this layout, with gaming and gathering areas that lead out to the pool and yard. The spaces are all stylish yet casually informal, per the family’s preferred modus operandi. And the result is a residence that the Carrahers hardly want to leave. “We’re homebodies, and we love to hang out and entertain, to throw open the doors and move seamlessly from the kitchen to the outside,” shares Kevin. “We definitely feel at peace and at home here.”

Spatial Secret
“An open floor plan is the trend now,” Harper shares. “In smaller homes, where it might be difficult to achieve this, the illusion can be created using larger window sizes or a door that brings in light. This makes the spaces feel more expansive.”
Harper also notes that more contemporary frames, with thinner lines, can sometimes make a big difference in utilizing visual space to the fullest. “It can make the home appear larger, but it also invites in more of the view—win, win.”
