PUNCTUAL PROJECTS (PROPOSALS)

5.1 NEW BASEBALL STADIUM As passionate about the king of our country, "Baseball", take the initiative to produce a proposal for restructuring and renovation of: Quisqueya Juan Marichal Stadium. Knowing that the capital of Santo Domingo is in constant transformation, international trend in similar metropolis is the generation of multiple centers, so that the city can be more fluid, more human, to publicize a project that seeks the rescue of this set with the empowerment and use of its context. The Dominican Republic is today in view of the world for many reasons and one of them is its sustained growth, which makes it a convenient destination for business and leisure.

What is evidenced by the number of events, concerts, artistic presentations and the number of figures of the show that are present in our territory, but it highlights the absence of places for the celebration of these with a capacity at the level of the demand, in order to make these profitable, attractive, others that are not yet possible because of the capacity presented by local capacity can be viable. Events such as the "World Baseball Classic" which we have not been able to host with everyone and undoubtedly be a baseball power, which shows that we are committed to working in that direction. In the same order it is no stranger that the MLB would not look at the celebration of major league games, so it forces us to develop a proposal that meets all the standards of the best baseball in the world in terms of physical spaces.

5.1.2 SITE PLANE

When we design all this quality public space, we are highlighting the stadium, creating a healthy relationship with the context. By creating distance between the stadium and the other buildings of the place we generate healthy boundaries that will help in the management of breezes, noise, sunning, the flow of people even in the safety of all. So our intervention makes the answer: - Functional - Environmentally sound - Human - Balanced - Profitable in the medium term - City generator - Goodwill Generator - Attractive to create a new city center AV. TIRADENTES

And all this translates in the end into a proposal that is not only for baseball and fans, but becomes a city proposal.

5.1.3 QUISQUEYA JUAN MARICHAL STADIUM (PROPOSAL)

The Quisqueya Juan Marichal Stadium is inserted in a polygon that is called to be the next real estate development sector of the Gran Santo Domingo, since it has all the basic facilities in terms of infrastructure, it has mostly small buildings and Its strategic location would become a catalyst for investments that would improve the surplus value of the sector.

This intervention will provide us with a stadium with sufficient capacity and infrastructure to receive high-level MLB events, as well as being able to host the World Baseball Classic at some point, holding major league team games at different levels. We would have a place where there are shows in the region that today are only held in Altos de Chavรณn without the facilities that we would be inserting here, knowing that if we check in the year we could have an average of 25 to 30 events today without having the facilities necessary.

5.1.4 SUSTAINABLE INCORPORATIONS

UNDERGROUND PARKING As part of the objectives of making this set efficient, ecological and functional, the generation of 5,000 underground parking spaces is proposed, providing unique spaces to: (fans, players, equipment managers, press in general, employees) reducing the heat that It generates a surface parking lot. In the place we have public sector services institutions such as: -Salud Pública -Ministerio de Obras Públicas y Comunicaciones (MOPC) -Instituto Nacional de Tránsito y Transporte Terrestre (INTRANT) Then all these institutions are limited in their growth due to a lack of parking lots, which this project could replace, since these work on one schedule and the massive activities of the stadium would be on another.

In addition to having Solar Panels, green roofs (on all stadium decks), natural ventilation and openings in the side stands managing to isolate the concentrated noise in the lower part of the large stand.

5.2 SPIRITUAL WITHDRAWAL CENTER The complex is characterized by highlighting social area as a predominant volume. As part of having a place where it is rented to entities that seek the meeting of people, couples, husbands, school retreats, this ideal place is generated for these types of activities outside the town of San Cristรณbal, with the objective of providing tranquility. Having green spaces with diverse variety, they will be the protagonists so that this meeting is satisfactory. The project consists of 22 housing units, social interaction areas, tennis courts, swimming pools and a large monumental height meeting center.

The rooms were thought throughout the lower part of the project as well as the SPA, the main entrance of the project will be in the highest part, taking into account that our location is very rugged. During the tour of the installation you can see the outdoor parking, the trees at the bottom of the cliff, as on both sides of the complex. The project merges with nature, captures the virtues of a solitary forest but taking advantage of the good movement through it.
