01 THE AIRBNB PHENOMENON AND CONTEMPORARY LIVING Master thesis project Master of Science: Architettura Costruzione Città Project Site: Marghera, Venice Themes: airbnb, tourism, hybrid, residential Supervisor: M. Nicolis Di Robilant 2018 The growth and global diffusion of the short-term rental platform Airbnb implies a strong impact on the urban and territorial level, determining threats and opportunities. The thesis aims to analyse the phenomenon by identifying which role the architect could have to solve, through an architectural artefact, some of the controversies related to it. The discussion is therefore subdivided into three parts: a first part of a socioeconomic framework useful to contextualize the phenomenon in a wider system, a second one that specifically analyses the Airbnb portal, leader within its economic sector, whose positive effects and criticalities are identified, and finally a third one that includes both the meta-design study and the design. The first two sections are instrumental to the third, constituting the cognitive prerequisite and guaranteeing its consistency. 12

The project site is in Marghera, Venice, in a plot currently on sale near Venezia Mestre station, an area affected by a ten-year plan of both infrastructural and architectural interventions related to tourism. Venice is a reality particularly affected by the tourist pressure, so much so that the historical centre can be perceived as museified and unliveable, leading to a massive exodus of residents. The theme is therefore placed into a context where the urgency of an intervention is presented. The proposal is therefore that of a dense and hybrid residential project, which, thanks to an appropriate management scheme, can concentrate and control, normalizing it, the phenomenon of short-term rentals, without denying the fundamental principle of mix with residents and, consequently, the opportunity of meeting between the visitor and the inhabitant of the place.

The design idea arises from the rethinking of two use destinations such as accommodation and housing, whose standards are often obsolete compared to contemporary requests and habits. These are hybridized with each other and with other services in a multifunctional cluster whose compositional principles are able to maximize the paradigms of temporality, flexibility and the experiential component, themes that characterize the success of Airbnb, as well as the trends of contemporary living. The new building has to respect the development plan of the area and to face with a pre-existing brutalist building. From this derives the idea of divide the building in two volumes, reflecting the traditional typological division of the hotel in lobby and rooms and to maintain a rigid and pure geometrical shell from the outside but with a big void inside, like a geode. The void, instead, is irregular, due to the irregular volumes of the different category of rooms, and is intended to maximize the view as a metaphor of social media visibility. The composition of the rooms reflect the Airbnb’s offer and the model of management of another similar project built in California: Niido.

02 INCREMENTAL OPENINGS Renovation of an existing building with an extra-hotel function Design Unit: Architettura e spazio urbano A Project Site: Turin, Ex Caserma De Sonnaz Themes: old and new, internal court, airbnb Professors: M. Nicolis Di Robilant, F. Paone, C. Lucchini, E. Montacchini. a.y.: 2016/2017 The project’s aim was to investigate an architectonic alternative to the Airbnb Phenomenon, renovating an old military building situated strategically between Porta Susa station and the city centre. The programmatic intent was to open the block to maximize the potential of the inner court by creating two environments and two dichotomous projects: one conservative (left) and one radical (right). It has been therefore a theoretical approach to explore the contrast, but also the possibility of dialogue, between old and new, historical and modern. CONSERVATIVE Plan Type 1:200

RADICAL Plan Type 1:200

For the plan representation, my colleagues and I have adopted a technical code that associates the demolished portions of the building to the yellow color and the constructed portions to the red color, while in black, the original portions on which no action is taken. This language shows on very fist sight the two different approaches: to preserve the pre-existence on the left, to demolish and build something new on the right. The architectonic principles are then transfered on the space of the inner court, also divided by our cut: one is more private, closed and intim, while the other is open, collective and works as a gathering space. 26

For the final exam there was a given format of A1 boards called Atlas. Following the idea of the project we have customized the atlas so as to make it open from the center to the sides, thus giving the idea of the opening and treatment of the two parts in a dichotomous manner.

03 YOUTH CAMP Preliminary project Preliminary study for a new youth camp in the countryside Project Site: Yuhan, China Themes: new building, children’habits, circular courtyard Internship at TeamMinus 2016 In the course of my internship at TeamMinus, I was able to compare myself with a completely new design and profoundly different culture. However I settled quickly and the job was very enjoyable and rich in ideas. The project consisted in the construction of a youth camp in the YuHan region of China. The site was a large green space close to the mountains, but not far from an inhabited center, and the only building present was an old abandoned hotel.

34

ORGANIZATION OF THE WORK Initially, each one was given the task of bringing a design idea and these were discussed at a meeting where everyone expressed their views on the work of others. After that, the office’s chief director divided the team into two groups to work parallel to two different developments: the first linear, the second circular. The latter was what I did, and together with the group we made the project evolve from a conceptual to preliminary state. The will was to create a meeting space and play center, revisiting the idea of a Chinese court house, but at the same time creating deceptive paths in which children could get lost, hide, but easily find the way back. So collective spaces are located in the center, while the residences are placed side by side under a roof which is both a walk and a large livable stairway. After about a month of work, both projects were presented to the client for choosing the most congenial option.

04 RAI TV4 DIRECTION STUDIO A new wall and floor graphic for the restyling of TV4 studio Realized project Project Site: Turin, Rai headquartier Themes: graphic design Internship at F:L Architetti 2016 During my internship at F:L Architetti I edited the design of the wall-graphic for the entrance to the TV4 Direction Studio, in Rai’s headquarters,Via Verdi,Turin. Rai is the Italian national broacasting TV company with offices all over Italy. The drawing was developed from the theme of triangulation on red tones, and then enriched with nuances and texts. Finally, it was also associated with a floor graphic, following the concept of the subway lines’s map where the different paths, each associated with a color and an icon, correspond to functional paths inside the building. Icon graphics resume the triangular pattern of the walls. It extends all over the building.

06 MAISON D’ARTIST Hand-drawing project of an artist’s house Design Unit: Dessin 4 Project Site: Bruxelles, Belgium Themes: residential, hand-drawing Professors: Frédéric Andrieux, Jean-Philippe Jasienskia.y.: a.y.: 2015/2016 During my Erasmus experience I had the opportunity to face in a very stimulating way with a different teaching method, typical of French and Belgian culture, which involves the intensive use of freehand drawings and models. In this specific project unit the task was to design a private house in a given lot for a specific client: an artist. Hence the need for lots of natural light, and large double-height space. The final delivery provided for the drafting of technical drawings such as plants, elevations and sections and a perspective in scale 1.50.
