elcome to the Winter edition of the Aspire... Magazine. The first half of 2021 property market results are forecast to be stronger than the second as prices rise over Winter at a more moderate pace. Property values continue to increase and fear of missing out continues to play a key factor with buyers entering the market now before they are priced out. This also resulted in pressure on rental property availability and increased rental values. New data revealed the annual growth rate of regional dwelling values was over twice that of the capital cities in the 12 months to April, a 6.8% increase in the first quarter — the highest quarterly growth in more than 30 years! Overall, dwelling values in Australia are 7.8% higher, and currently sit around 7.6% above the previous October 2017 record high. The value of residential real estate has placed Australian homeowners in a robust equity position, with the Reserve Bank estimating a mere 1.3% of housing loans now in a negative equity position. Regional areas such as the Gold Coast, Sunshine Coast and lifestyle markets are dominating the list of the most profitable housing markets with strong consumer sentiment putting upward pressure on houses with low stock levels.

Long-term interest rates and inflation are certainly metrics to watch. CBA decreased fixed 2–3-year rates however increased 4 year rates by 20%. No doubt we will see other lenders follow suit. Undoubtedly, we remain in the most buoyant market the Coast has experienced in decades. House prices continue to eclipse record sales with six consecutive months of growth across the nation while locally the appetite for prestige Gold Coast property remained high with over 175 sales in the $3m plus category from the 1st of January 2021.
