elcome to the Autumn edition of our Aspire… magazine. Real estate continues to be the hot topic in our region with unseasonal growth and demand. We delivered record results for our clients over the Summer months, setting house and apartment sale price records, with countless off the plan sales from Main Beach to Burleigh Heads and beyond. These results were fuelled by increases of 30% in open home attendance. Property values are surging ahead in all central areas with price growth expected to accelerate over the remainder of the year as the housing market moves into a sustained boom. House prices in “hot areas” are predicted to rise by 20% primarily because of the imbalance between available supply and continued strong buyer demand. The inability to freely travel overseas saw buyers driven to secure local holiday homes on the Gold Coast. The recent inability of property experts to predict the speedy recovery of the market post the Covid-19 impact illustrates how unlikely anyone will forecast when these ideal selling conditions will pass. If needing to upsize, downsize or offload part of their property portfolio you should consider your selling options now as the future is uncertain. Buyer demand in Queensland reached record heights with 43% increase over this time last year with auction clearance rates to between 70% and 80%. Well above the 50%-60% typically recorded for Queensland.

Many property prices are now back to pre-GFC levels due to the lack of availability, increased competition, plus historically low borrowing costs and a rush of interstate migration to our region. Some Gold Coast areas and property types have increased by 5 - 10% in value over the last 4 months. The number of offers being made per property has increased by almost 200%. It’s fantastic to see the market rebound after all the uncertainty of early 2020. How long the “hot” market will continue on this path no-one can predict or when we will reach the peak. There is one certainty and that is the market is strong now and there is no better time to consider your real estate selling options.
