From 1 office with 2 agents to 3 regional offices (Downtown Durango, Animas Valley, and Tamarron/Glacier Club) and 18 Agents with an average of 15 plus years experience working in our marketplace. Durango is a town of rural mountain charm and character, and has many big city conveniences, including a state-ofthe-art new hospital, many fine restaurants, hotels, shopping, a fouryear college, golf courses, first class fly fishing, numerous outdoor hiking and biking trails, with endless activities for the outdoor sports enthusiast.

There are 40 national and state parks within a day’s drive. It is located 6,512 ft. above sea level, surrounded by scenic mountain views, and over 300 days of sunshine each year. Comfortable summer temperatures reach the upper 80s, while the autumn days are clear, cool and full of vibrant foliage colors. The crisp and sunny winter days often feature abundant, light powdery snow. The La Plata County area that includes Durango and Bayfield has a population of 52,000. La Plata County Airport runs daily commercial air service to Denver, Dallas, and Phoenix, and includes facilities for full service general aviation. Durango is approximately 110 miles from Telluride, 130 miles from Grand Junction, 210 miles from Albuquerque and Santa Fe, about 300 miles from Denver and Colorado Springs and 450 miles from Phoenix. Historic Downtown Durango boasts shops, galleries, museums, fine restaurants, Fort Lewis College, Music in the Mountains, community recreation center, golf courses, parks, and the famous Durango & Silverton Narrow Gauge Railroad. FLIGHT ROUTES The Durango - La Plata County Airport (DRO) is the primary regional airport for southwest Colorado, northwest New Mexico, and the entire Four Corners Region. DRO welcomed over 390,000 passengers in 2019, and contributes $293 million annually to the regional economy. DRO is served by American Airlines and United Airlines, offering daily non-stop routes to Dallas-Fort Worth (DFW,) Denver (DEN,) and Phoenix (PHX.)

It’s a S el lers Market in Colorado Homebuying Trends Fueled by the Pandemic and the Low Mortgage Rates There is no doubt about it: 2020 was one for the history books. Amid the turmoil of the election, the civil unrest, and the unknown outcome of the pandemic many industries became unstable. One industry that did not falter however is real estate. Here at Legacy Properties West, and indeed throughout Colorado records were broken in number of contracts, days on market, and amount of inventory. Across Colorado high demand continues to outstrip inventory making it increasingly difficult to find a new place to call home. Colorado is officially a sellers market, that means there are more buyers than there are houses. According to the Colorado Association of Realtors, in November, the most resent month tracked Colorado only had 7,235 single family homes and 3,266 townhome/condos on the market. According to one publication, the current supply of affordable (under $300,000) homes in LaPlata county is about ten days, while the overall supply is 2.2 months. Active listings are down more than 65% compared to last year.


Inventory Will Continue to Remain Low 2020 saw Colorado’s available housing inventory reach record lows. This trend is largely being driven by low-interest rates. With rates currently hovering in the 2 – 3% range buyers are racing to lock-in a long-term mortgage at a record low rate. Current homeowners are capitalizing on the strong rental market and snapping up investment properties. While first-time home buyers are seeing an opportunity to enter the market. What This Means for Buyers: Work with an agent who will be as aggressive as the market. Search for homes early and often and be prepared (and prequalified*) to put an offer on a house immediately after touring. What This Means for Sellers: You’re likely to sell quickly and fetch a good price for your home. In a Sellers market it’s not unusual to receive multiple bids or recieve a price that is above your asking price.

Prices Will Continue to Increase Last year we saw a 16% sales price increase in Colorado homes compared to the year before. It’s unlikely that with the record-low, inventory-led appreciation in home prices will slow down in 2021. Given the rate of growth in housing prices, it is likely that this year will see the average home price rise higher as the year progresses. What This Means for Buyers: Work with an agent who is committed to helping you lower your closing costs and commission fees if possible. If you’re buying at the top of the market, buyer rebates can help soften the blow of the price you are paying. What This Means for Sellers: Consider tackling some of those key home improvement projects that will help increase the value of your home. Keep an eye on market fluctuations and be ready to sell before supply and demand level out. 2020 was a surprising success story for real estate in Durango and Colorado as a whole. And all indicators are that the real estate market will continue to hold strong well into 2021. If you’re looking to buy or sell a home, start planning now and continue to monitor the market as we head into the new year.


Durango’s Rainy Day Activities IN THE EVENT THAT APRIL SHOWERS RAIN ON YOUR PARADE, CHECK OUT THE RAINY DAY ACTIVITIES DURANGO HAS TO OFFER. The city of Durango is a mountain paradise. In fact, it tops several ‘Best Places to Live’ lists. Our diverse landscape begins with white-capped peaks, turns into red and purple mountains then transitions into desert scenery, all of which cradle a quiet green valley and a roaring river. With an average of 300 days of sunshine each year, it’s no wonder Durango is an outdoor enthusiast’s dream. But what about the other 65 days of the year? Some of them are snow days, perfect for hitting the slopes or grabbing some fresh backcountry powder. The others are rainy days but don’t worry, Durango has you covered.

POWERHOUSE SCIENCE CENTER Located on the banks of the Animas River, the Powerhouse Science Center is housed inside the historic AC (alternating current) power plant. Renovated and converted in 2011, the building remains a state and national historic place. Its original boiler room was kept intact and serves as the center's theater. The museum is an interactive place that honors its past and focuses on energy-related themes throughout the exhibit spaces. Powerhouse is a site designed to spark curiosity, and you’ll find activities and exhibits that provide an inspiring look at energy past, present and future. The science center promotes hands-on adventure, learning, discovery and is open year-round.

FOUR LEAVES WINERY As soon as you enter this winery housed in a historic downtown building, the heady aroma of wine will excite your senses. Four Leaves Winery imports grapes from around the world to ferment, blend and bottle right in front of you. This is your personal winery and the perfect place to enjoy a rainy day, or any day really. They offer wine by the taste, by the glass or by the bottle. This is the only place in Durango that you can customize your own special wine. You can even design personalized labels for the bottle. This is truly an extraordinary experience in the heart of Durango.


HAVE A CUP O’ JOE AT DURANGO JOES If you want to enjoy a cup of coffee like a true local, Durango Joes is the perfect place to warm up on a rainy day. The first shop was established in 2004 by Joe and LeAnna Lloyd, generational locals with a “community first” mission to serve. With twelve regional locations including six in Durango, you’re sure to find a spot that makes you feel at home. The beverage menu includes specialty drinks, coffee blends and espresso to keep you warm and awake. To tame your hunger they offer pastries, breakfast burritos, freshly made sandwiches and salads, granola dishes and oatmeal. The next time the clouds roll in, find the Durango Joes in your neighborhood.

ANIMAS MUSEUM Step out of the rain, and back in time at the Animas Museum. The museum is housed in a historical school building that dates to 1904, when Animas City was its own municipality. Animas Museum is owned and operated by the La Plata County Historical Society with a mission of preserving La Plata County’s history and culture. This charming local history museum offers a variety of exhibits and programs for all ages. It’s the perfect place to spend a rainy day with the whole family browsing exhibits, as well as visiting the research library and photo archives.


BOOKCASE AND BARBER What could be more fun than hiding out in a secret speakeasy while dodging the rain? If you’re feeling a bit long in the whiskers or starting to get a little shaggy, you can schedule some grooming time at Durango’s upscale barbershop. Then, if you know the secret password you can wash away the rainy day blues beyond the bookcase. Don’t worry, the password can generally be found on their website. Once you utter it, a hidden door is triggered inviting you to step back into the Prohibition era in a vintage, velveteen turn-of-the-last-century cocktail bar.

DURANGO AND SILVERTON NARROW GAUGE RAILROAD MUSEUM Another great place to avoid the rain is the Durango and Silverton Narrow Gauge Railroad Museum. Utilizing the old roundhouse, in 1998 the DSNGR created the 12,000-square-foot museum in eight of the 15 stalls. Throughout the years, families and old railroad workers alike have provided artifacts that tell the history of riding the rails. The museum staff is familiar with both historic and modern railroad practices, offering a wealth of knowledge to guests. The Railroad Museum is a great place to learn more about the steam engine as well as local history.

You can take in milliondollar views from the dry comfort of your car on the Million-Dollar Highway, widely acclaimed as the most scenic drive in America.
