Martin & Clews Established in January 2005, Martin & Clews has successfully implemented its philosophy of bringing all aspects of property development, management and sales under one roof. Combining a wealth of specialist skills and experience, the team is expert in land acquisition and reclassification, licensing, accountancy and taxation, financing, due diligence, project management and sales of a wide range of real estate products. The company’s founders are Eduardo Martín and Mike Clews. Mike served on the board of one of Spain’s largest volume selling real estate agencies and gained invaluable experience in many aspects of the property arena. Eduardo began his professional career as a Tax Advisor and Internal Company Auditor and has since become a leading expert in the field of Spanish property law and financial and administration systems. Martin & Clews’ success is due, in part, to the flexible nature of the company and their ability to adapt to a rapidly changing market. the history Eduardo Martín and Mike Clews had recognised a gap in the market for a company that could provide all services required by property developers prior to the company’s inception in 2005. From the start, Martin & Clews has had a forward-thinking approach to property development, keeping a close scrutiny on both national and international markets, using modern techniques for cost efficiency in construction and providing innovative financial packages for both the developer and investor. During the first few years of trading, Martin & Clews successfully brought to market in excess of 2,000 units on behalf of an international consortium of developers. Advising on which product to bring to market in different areas of the Costa del Sol and a targeted off-plan sales campaign resulted in the successful sale of all units before construction began. Later, Martin & Clews began to expand its area of operation and was involved with the acquisition of three major developments on the Costa Blanca and Costa del Sol. Providing full consultancy services, the company worked with the developer from inception, including land acquisition, concept design, sales and marketing platforms, project management, finance negotiation and successful coordination of construction companies. More than 500 units were successfully delivered to market. The company also partnered with a large golf development in Mexico and successfully packaged and sold in excess of 200 plots in just two months.

Martin & Clews is a company that prides itself on its ability to respond to an ever changing market. Their ability to adapt and develop in challenging times has translated into a continued expansion. The property boom in Spain saw house prices rise sharply – a phenomenon that did not match the majority of second home buyers’ budgets. This was achieved by concentrating efforts away from the more price-inflated regions in areas such as the Costa Blanca, Granada and Ronda.

In August, 2006, the company purchased Los Pandos, 830 hectares of land in Almansa in the province of Castilla la Mancha. los pandos The purchase of the land in Almansa has heralded a new, exciting phase for the company. This ambitious 10 – 12 year project is at the forefront of urban planning and will become a blueprint for sustainable, responsible development in the future.

Location Los Pandos covers an area of 5000 hectares in the locality of Almansa in Albacete province. Part of the larger region of Castilla la Mancha, Los Pandos, with its own vineyard, is at the heart of one of the country’s best known wine producing regions. Within just one hour’s drive of Los Pandos, are the airports of Alicante, Murcia and Valencia. Each also boasts a sea port with Valencia’s being the second largest logistical port in Spain. There are train links from all three to Madrid and Almansa is also well connected by road with motorway links to all major towns and cities. Although present infrastructure is more than adequate for the development of Los Pandos, a high speed rail network – the AVE - is already underway. The central hub of the new rail connection, due for completion in 2010, will be Almansa.

History Los Pandos has had a rich historical past. Passed through the hands of generations of the same family for centuries, the land has been documented since 1674. In 1707, Los Pandos found itself at the heart of one of the most decisive battles of the War of Spanish Succession – the Battle of Almansa. Five years of fierce fighting had resulted in coalition armies scrambling for Europe, on one side the allied FrancoSpanish Bourbon army led by a British Duke and on the other, the Anglo-Portuguese Austro troops led by a French Earl. On 25th April they clashed, in what Frederick the Great later described as “the most incredible battle of our century”. Up to this point, the Anglo-Portuguese had been the stronger of the warring factions and their dream of a Federal system looked set for the future for Europe. In just two hours, at Los Pandos, the Bourbons won the battle thus changing the course of history. With their vision for consolidating Spain and creating a Centralist Europe – independent countries governing themselves, a new model for Europe was born. Had the battle on that fateful April day gone the other way, today’s Europe would look very different.

The Vineyard Of the 5000 hectares which make up the total land area of Los Pandos, 80 are home to the vineyard’s 180,000 vines. At one time, wine from Castilla la Mancha was thought to be the highest quality in the country. Quantity overtook quality turning the region into Spain’s highest producer but to the loss of its reputation. Thankfully, the region is returning to its roots and no more so than at Los Pandos. There, Martin & Clews are marrying traditional methods of production with innovative methodology with the aim of once again, producing superior wine to rival those of La Rioja and Ribera del Duero.

In late 2007, initial studies were carried out to identify the condition of the land and its features. This initial agronomic report is being used as the foundation for development by Agronomist and Biologist Jaume Soler, in charge of establishing the plans to improve and optimize the wine yield. In addition to initial studies, the company has engaged the Universidad Politécnica de Madrid, Escuela Técnica Superior de Ingenieros Agrónomos, who have previously analysed more than 2.5 million hectares of land across Spain and worked with 90% of the top vineyards in La Rioja and Ribera del Duero. Their detailed program studies soil and climatic conditions in various areas within and around the vineyard. Ongoing geological and meteorological studies will define the microclimatic features and conditions of the site and allow the team to establish and improve growing, harvesting and bottling techniques so as to produce the highest quality yield possible.

Brands are in development and marketing strategies in place for taking the Los Pandos vineyard firmly into the 21st Century and creating a high quality, yet profitable, wine business. A Socially Justifiable Project With cutting edge urban planning, Los Pandos will become a blueprint for sustainable development.

Perhaps the most important issue for the project’s development was whether or not it is socially justifiable. Martin & Clews put great store in not just providing investors a great opportunity but also creating wealth within a community. Los Pandos is not a holiday resort, nor is it aimed solely at second home buyers. The overall aim is to create a sustainable community which lives, works and plays within the Los Pandos area. Over the next 12 years, Los Pandos is estimated to create substantial employment (both direct and in-direct) within the framework of the project’s development. This makes Los Pandos not just socially justifiable, but a vital part of the economic and social development of the entire area.

These communities will be built using natural materials such as stone and wood so as to blend with their natural surroundings. WORK The creation of lasting employment is at the forefront of the plans for Los Pandos. PLAY The project will include “Nodes of Interest,” a series of innovative spaces aimed at promoting quality of life within the Health-Sport-Culture framework. In the wider context of the entire project, these Nodes of Interest will become a powerful magnet and attract not just the Los Pandos population but regional, national and even international visitors.

Health Node The Health Node will promote the longevity and quality of life and will incorporate institutes of beauty, food, anti-aging, health and senior quality of life, spa resort and wellness centre, fitness and sports therapy areas and a sports centre linking the health and sports nodes.

Sport Node In addition to the traditional sporting facilities which will be on offer at the Sports Centre, the Sport Node will incorporate the Technical Sports Centre offering state of the art training facilities. Open and enclosed facilities, gymnasiums and therapy suites will complement sports medicine and science centres. In addition to the extensive hightech indoor areas, Los Pandos also boasts thousands of hectares of historically owned pastures and meadows - perfect for cross country hiking, biking, riding and running.

Culture Node Our culture node is called “Agora” , the main public square and most important meeting place for the Ancient Greeks. At its heart The Public Square will be the focal point for residents and guests. In addition to hosting outdoor events, the Square will integrate the natural environment with accommodation facilities, retail, food and beverage outlets. In addition, the Park Amphitheatre, will be a multifunctional auditorium / amphitheatre and house exhibitions and conferences. A full business centre will respond to the demand generated by the companies housed in the Technology Park. Also within the Culture Node, the On-Campus project aims to build a series of highly eco-efficient buildings to accommodate a library, school or university. Within this framework, courses, summer schools and corporate training will be offered.
