Take a look at what’s hot for kitchen in 2014 By Yuliya Nemykina CTW Features itchens in 2014 are all about lights, cabinets and wine, according to the U.S. National Association of the Remodeling Industry. To find new trends in kitchen design, association staff reviewed 127 entries to the 2014 Contractor of the Year Awards program, along with design work posted on home design site HOUZZ. Here are the trends they say to follow in 2014:

Cabinets

• Built-in cabinets that look like furniture, with decorative details like crown molding and feet • Mixing and layering of woods and finishes — combining white or ivory glazes with natural woods like cherry warms up a traditional kitchen, said Jennifer Runner, a designer at Normandy Remodeling in Hinsdale, Illinois. Remodellers seeking a contemporary look may combine glass and metals with either ebony-painted woods or natural woods with a light colour, ur, like honey maple. • Light cabinets with darker countertops • Bright-coloured cabinets in orange, blue, green or brown — richly coloured cabinets can draw attention to the island, or ground the room through lower cabinets while the other cabinets are painted a lighter colour, said Runner. • Cabinets with glass doors either for displaying accessories or simply to “break up the monotony of wood,” Runner said. • Fewer upper cabinets to avoid obstructing the view of other rooms

Lights

• A chandelier that contrasts with and softens modern appliances and countertops • Decorative task lighting — lighting that both serves as decoration and for a practical purpose — especially when lights can stretch to more than one spot on adjustable arms • Under-cabinet lighting for ambiance • Pendant lights above kitchen islands to “bring style into the mix” • Black, brass our iron-coloured fixtures • A large light fixture to centre the room

Wine storage

• Cabinets specially built for wine bottle storage • A “butler area” where guests can enjoy drinks and converse with the cook without distracting them from work — originally, a corridor between the kitchen and the dining room to serve as a buffer and allow the butler to stay close while keeping drinks and dishes close to him Today, this might be a countertop with a cabinet with glasses and utensils away from the fridge, sink and cooking area where guests can enjoy pre-dinner cocktails without getting in the way of the cook, said Runner. It might even be the island. • Coolers, from under-the-counter to refrigerator size, with features such as UV-blocking glass to dual-zone designs that allow storing red and white wine in different temperatures However, Runner cautions from buying one as an accessory for a few new bottles. “It’s a big investment,” she said. “The nice ones can be very expensive, and, typically, people have them to display their collection. So, if you just have one bottle of wine in it, you probably shouldn’t have bought it in the first place.” © CTW Features

How to shop wisely for your new home

A

s we move into summer, shoppers have come out of hiding, and those who have been cooped up all winter are starting their search for a new home. This can feel like a daunting task and some may wonder where to begin, especially if you are starting fresh and going with a newly built home. “Those who have decided to go with a newly built home agree that it can be fun and enjoyable if you follow some simple guidelines,” said Stu Niebergall, President & CEO of the Regina & Region Home Builders’ Association (RRHBA). First, what is your budget? “It is important to understand how much home you can afford,” said Niebergall. If you are a first-time home buyer, it is particularly important to know how much mortgage you qualify for. The best way to determine this is to talk to a financial expert. There are also helpful online mortgage calculators. Then, define your needs, creating a wish list that outlines your preferences, being sure to separate your must-have features from the nice-to-have ones. What are the basic attributes of the home? Do you want a home office, a media room or space for hobbies? What about the number of bedrooms and baths you need. Do you like to entertain and need a large kitchen and family room? What about your outdoor living space? Niebergall says to be sure to put a lot of thought into what features are most important for you and the others who will be living in the home. Now, think about your lifestyle and what it is suited for — a larger lot, with wideopen spaces and hiking trails, or are you more of an urban dweller, preferring condo living near the downtown? What amenities do you want to be near? How close to work? These questions will help you narrow down the specific area of town. “Many new home buyers start their search on the web,” said Niebergall, “and this is a great place to begin.” A very helpful resource is the RRHBA website, where you will find all kinds of consumer information on building a home, as well as the New Home Locator, where RRHBA builder members post show homes and inventory. In your search, many of you will have already started visiting show homes in Regina and area. This is the fun part! And what’s not to love. You can tour homes that show case the builder’s best in design and décor. “Visiting show homes will give you a better chance to focus and refine your needs and wants, and will also give you an idea of what the different builders have to offer,” Niebergall said. Show homes will provide you firsthand with a sense of the builder’s design, construction quality, energy-efficiency, features and finishes, and attention to detail. You will come to see that there is a difference between a production builder and a custom builder, and you will decide which one is right for you. Production builders tend to use stock plans, but

usually offer a variety of plan choices and options. A custom builder builds one-ofa-kind houses that are from a unique set of plans for a specific client. “A great tip when you visit show homes is to take plenty of photos, including the exteriors with the builders’ signs,” said Niebergall. This will help you to stay organized and remember what you’ve seen. Be sure to also collect brochures and floor plans and take notes. And, Niebergall added, be sure to ask a lot of questions. You will want to find out about lot availability and more about the neighbourhood. Be sure to also ask which features of the show home are standard and which are upgrades, and ask about floor plans and what can be changed. Think ahead as you plan for your new home, so that you can accommodate possible future needs. Ask about the home’s exterior — what are the options for the front façade, for example. During this process, you will be getting a comfort level with particular builders. “It has often been said that the single most important key to a successful new home purchase is a good working relationship with your builder,” Niebergall said. Every company has its own way of doing business and be sure to ask the questions that allow you to determine this. For example, when do they require payment, will you get a written contract, and what is their policy on making changes once construction has begun. Of course, you will want to be sure that you are dealing with a reputable builder who has after-sales service and warranty. “All builder members of the RRHBA must be members of a third-party new home warranty program,” said Niebergall. This provides protection to consumers. At a minimum, it generally includes deposit insurance and protection against defects in work and materials as well as major structural defects. When you are dealing with an RRHBA member, you are dealing with builders who have agreed to abide by the Code of Ethics and who have met the association’s qualifying criteria. Finally, remember that good things take time. From the minute you sign the contract until the day you move in could take months and, for a custom home, over a year. As you journey through the world of choosing your options, do not hesitate to turn to a design expert to help with your selections. Many builders will provide this service for you. Now, give yourself a pat on the back. You did it! From getting pre-qualified on how much home you can afford, to making your list of needs and wants and getting them focused; researching online; touring show homes; selecting your builder, lot, plan, and features and finishing options — you are creating a home that is uniquely you. By Dan Rafter CTW Features here are two rules of thumb for choosing between repairing or replacing a major appliance: If the appliance is old, it might be time to think of buying a replacement. And, if the repair job is a pricey one, it could make more financial sense to purchase a new appliance that will likely be more energy efficient. Any appliance with more than five or six years under its belt would count as old, said Rob Carpenter, owner and president of Mr. Handyman of North and West Central Maryland. Repairs that cost more than $300 or $400 should be the threshold of expensive jobs, he adds. “Usually, if an appliance is too old, it’s more expensive to fix it,” Carpenter said. “And, if you’re looking at an older appliance, you might be able to get a new model that will reduce your energy bills month after month.” For Lynda Lyday, home improvement expert and host of DIY Network’s “Best Built Home,” the repair-replace question always comes down to dollars. “You have to look at the cost of everything,” she said. “It sounds simple, but that’s always the best way to make the decision.” These rules, of course, depend on which machine you’re talking about. Dishwasher

If the problem is minor — a broken seal or a button that’s no longer working — repairing a dishwasher makes sense. But if it comes to a broken motor that might cost $300 to repair, buying a new dishwasher is the better choice.

Oven

New ovens aren’t cheap. The decision to repair or replace comes down to simple math here: if the repair comes close to the cost of a new oven, especially if your current

model is more than 10 years old, shopping for a new model makes sense.

Furnace

You’ll have to consider efficiency when deciding to replace a furnace that’s on the fritz. If your furnace is 10 years old or older, a more efficient model might reduce your heating bills enough to help recoup your investment sooner. That’s unless, of course, the problem is a simple one, such as a clogged filter.

TV

TVs are getting less expensive every day. When yours breaks down, it usually makes more sense to shop for a modern model with new features.

Toilet

You can find good toilets today at affordable prices. At the same time, toilet repairs are often cheap. The decision to repair or replace usually comes down to performance: Does your current toilet clog often? Is it cracked or scratched? It might be time to find a new throne.

Water heater

Water heaters generally last for 10 to 12 years. If your model is older than that and is giving you trouble, you should probably replace it. You don’t want to wake up one morning to find your basement or condo flooded. © CTW Features

Fashionable accessories – floor cushions, poufs, rugs, even art — are the next frontier for outdoor living spaces. Here’s what’s hot this summer.

Pillows

Thanks to improved textile chemistry, decorative pillows for outdoor use are as comfy as indoor pillows. At higher price points, “the fabrics are just getting more and more sophisticated, and the weaves are so much softer,” Jenkins said. Richly textured fabrics, like jacquard, velvet and chenille, are growing in popularity. Decorative elements such as metallic fibres, embroidery and trim make for a luxurious look and feel not previously seen on outdoor pillows. Trendy colours and patterns include aqua, teal, salmon, coral, geometrics, chevrons, exotic prints and custom monograms. In certain high-end collections, pale shades predominate seemingly as a dare, as today’s high-performance fabrics repel stains and can be safely washed with bleach according to the manufacturer’s directions. Look for fade-resistant, solution-dyed fabrics and fast-drying filling material. Sunbrella and Outdura are two of the most recognized and reliable outdoor-fabric manufacturers, but be advised that “the fabric has become associated with the finished product, which it is not,” said Jason Siesel, a vice president at Casual Cushion Corp. in Rock Hill, S.C. “You can have a pillow or cushion of lesser quality covered in Sunbrella.”

Rugs

Pillows in bold colours and exotic patterns are on-trend.

Outdoor rugs have been sold for years to define dining and seating areas and soften the appearance of hardscapes, but today’s pricier options also are soft underfoot. “They look and feel just like interior rugs except they’re not going to mildew or break down,” said Elaine

Williamson, principal of Elaine Williamson Designs in Dallas. Surya, Jaipur, Loloi and other makers of indoor rugs are bringing that level of quality to the outdoors. Oriental Weavers, for the first time this spring, offers licensed Tommy Bahama outdoor rugs in botanical and “coastal-inspired” designs that look right at home in the backyard. Other manufacturers, like Mad Mats, offer styles and patterns typically associated with the indoors, including traditional Moroccan, Oriental and Turkish designs. Some rugs come with a backing for durability and skid-resistance. Reversible rugs offer design flexibility and widely are available at every price point. Prices range from less than $100 on up to several thousand dollars for a rug that is soft, even under bare feet, yet can be cleaned with a brush and hose.

According to Casual Living and Apartment Therapy’s 2013 Outdoor Decorating Survey, 55 per cent of respondents have an outdoor room and 43 per cent either want one or were in the process of creating one. But the idea of families or a solitary figure kicking back on a tufted sofa in the great outdoors, propped up against implausibly weatherproof bouclé throw pillows in the glow of a lamp with a fabric shade — that’s fairly new. The emergence of highly sophisticated accent pieces has evolved the outdoor-living concept. “We’ve been talking about outdoor rooms for 10 years, but I think consumers are finally grasping that they can really do a living room outside, with all the comfort and functionality they enjoy indoors. Accessories are a big part of that,” said Laurie Jenkins, principal at Laurie Bell, a Sarasota, Fla.based outdoor décor vendor. “They bring warmth to the whole look and individualize the space.” To complete the look of a newly created outdoor space or update an existing space on a budget, look to this season’s delicatelooking yet durable accessories.

When the outdoor-living craze intensified 10 years ago, Laurie Bell began offering all-weather ottomans for increased comfort and additional seating. “The whole idea is to provide flexibility,” Jenkins said, so make sure the ottoman is sturdy enough to stay put when in use, yet lightweight enough to move around as needed. Hers have removable slipcovers for washing and are designed for use as a side table and seat as well as a footrest. “They sit up off the ground so the fabric’s not in standing water” following a heavy rain, Jenkins said. By contrast, today’s wildly popular poufs sit flush to the ground and, depending on

their shape and construction, “you can’t really set a tray on them,” Jenkins said. Poufs have their place, though. They’re great for extra seating, easy to move around and stow, and are less expensive than ottomans. The trend is toward global flare, with ikat, kilim and suzani patterns proving to be big sellers alongside repeating geometric patterns and bold solids.

Wall art and lighting

This year, many companies have introduced weather-resistant wall art that looks like painted canvas yet stands up to the elements. With so many new options on the market, “It’s time not to hang terra cotta sundials anymore,” Williamson said. “You can make the fence look like a wall. I’m not suggesting you make it like a gallery,” she adds, “but one piece of art or a grouping of art can create a focal point” as well as a personal touch. Especially in sunny climates, “you will get a slight bit of fading over time,” Williamson said. Be advised that certain outdoor wall art, including Surya’s new collection featuring outdoorsy motifs like maps and beach scenes, are suitable for covered outdoor spaces as opposed to full exposure. Table and floor lamps with moulded or fabric shades have come a long way, as well. Shoppers should make sure the product is approved for outdoor and wet use. Besides electrical safety, “The most important consideration is the weight,” Williamson said, “so the lamp doesn’t tip over in the wind.” © CTW Features
