A log house can last if built right MIKE HOLMES Make it Right

When most people think log house they think cottage. But for some people, a log house is their ultimate dream home — and they might be deter mined to make it a reality. I love log houses — their look, their feel, the way they smell. I’ve always wanted to build one. If it’s built right a log house can last centuries. Plus, heavy timber is a great ther mal insulator — so the house can also be very warm. But the reality is that a log house is extra vulnerable to problems that can affect any house, like weather. It takes a lot of maintenance, so you better know what you’re getting into. Traditional log homes are built by stacking the logs one on top of the other. But logs shift and shrink over

The look of a log house is very appealing but its construction requires precision and long-term maintenance is also essential. The key is finding a good builder to put it all together. time — most of it happens during the first decade after the log house is built. And as that happens the seams between the logs can widen, allowing wind and water to come in. Windows and doors can also crack or stop working properly as the logs

settle too. Secondly, wood can crack as it dries. These cracks are called checks and if moisture gets in them it can lead to insects, mould or rot. Third, the entire exterior of a log house is made from wood — that’s the point. But

that also means the entire exterior can be prone to mould and mildew. Before you decide to live the dream and build a log house, address the issues. Your best bet is to talk to an experienced log house builder. The good news is

that building practices have improved, so there are solutions to some of the big problems that have plagued log houses. For example, you can hire a home builder who constructs log walls that fit together tighter. One way

is tongue-and-groove. That means tongue and groove profiles are carved into the top and bottom of each log, which helps form a really tight fit and seal. Most manufacturers use their own systems of gaskets and sealants between the logs, too. Closed-cell foam in the grooves and a sealant on the tongues also helps. Some even use an elastomeric caulking tape on the tongues. Elastomeric means it’s flexible, so the caulking tape moves with the logs. Another modern practice for building a traditional log house is using through bolts. These are bolts that go from the bottom of the log wall to the top. And at the top of the bolt there is a spring that pushes down, so as the logs settle the downward pressure makes sure they settle evenly. The best through bolts also have a self-tightening mechanism that can squeeze the logs together as they dry and shrink. This minimizes the space between logs.

Cost of growth needs new solutions Alan thomarat

CEO and President Canadian Home Builders’ Association — Saskatchewan P3s, levies, operating versus capital costs, cross charges and depleting reserves, mill rates and development costs, user fees or taxpayer funded subsidies ... and so the debate goes on and on and on ... We’ve been inundated lately by rhetoric, research, self-serving reports, twisted truths and diverging thoughts on what the problems are, why we have them and how to fix them. The most talked about issue in recent years certainly seems to have been the matter of predictable and sustainable long-term infrastructure financing for municipalities. “It’s an opportunity to restore fiscal integrity at the municipal level and fairness for younger generations. At present, many municipalities are financing community infrastructure by transferring the costs onto the mortgages of new home buyers, amounting to more than $5 billion a year,” reported CHBA National President Deep Shergill recently and they certainly echo those of our Past National President Ron Olson from Saskatoon. In fact this has been our industry’s position for decades now. Alternatives to financing infrastructure, including exploring P3 models, must be on the table if we are ever to set in place sustainable financing models and reduce the threat to affordability in housing for Canadians from coast to coast. The federal government and all governments need to recognize the steady erosion of housing affordability and choice. As our

national position reiterates time and time again, the low cost of mortgage money has masked the fact that house prices continue to be pushed ever higher through taxes, fees, levies and charges. There are clear examples in this country and abroad that warn against municipalities becoming too dependent on fees collected from new home buyers to fund general operations. As markets turn, and they often do, many municipalities have found themselves in ever more precarious financial circumstances. Certainly it is one of the key reasons municipalities rightly seek more predictable funding streams and why it is important that all governments and industry partners find alternatives to financing infrastructure. Some municipalities have neglected investments in deteriorating infrastructure for decades and in the absence of growth struggle to fund basic services let alone the maintenance of core infrastructure like roads, utilities and water and sewer systems. The Saskatchewan story highlights how public policy and the high burden of accumulating liability cannot only discourage growth and chase investment away, but also how a lack of growth, a stagnant population and shrinking tax base ultimately compounds the issue. Depreciation and the infrastructure deficit in Saskatchewan is a fact across all municipalities and in all communities and the problem compounds daily yet it now is exacerbated by the concurrent need to invest in new infrastructure as we finally enjoy growth that eluded us for the better part of the last half of the 20th century. So now we hear that P3s are no good, base taxes for basic services are no good, a road repair levy is no good and it is likely that there isn’t a solution to funding infrastructure and public services that many will like.

Not surprising though, since none of us are really excited about paying more taxes and who can blame us. However, most of us know full well that the bill comes sooner or later and the longer we wait to deal with crumbling roads and failing sewage or water systems, the more we put our communities at risk. There are real examples of the effects of neglect and procrastination as we have watched people at risk as bridges collapsed, people sickened and killed by contaminated water from publicly run water systems and public safety ignored as highways, power grids, natural gas services and other key services are allowed to age with little or no maintenance. So now the bill we’re passing on to future generations is in the billions, just in Saskatchewan with less than half of one per cent of the nation’s population. Those municipal governments that can try to load the bill on to the backs of homeowners and particularly new home buyers, are effectively bankrolling the accumulated cost of neglect onto the mortgages of new home buyers and homeowners generally. No wonder there is a housing affordability crisis in Canada. And now large unions that survive based on money collected through the mill rate, development charges and property taxes would have us believe that the way out is to keep doing things the same way we have for the last 70-plus years. We have unfunded pension liability in many municipalities because of uncompetitive compensation packages and frictional loss from inefficiencies in government operations, yet we will fix the crumbling public assets by doing the same thing over and over again. It didn’t work for Chrysler or General Motors and it is not going to work for Saskatoon, Regina or Saskatchewan for that matter. It is incumbent upon all of us to seize the opportunity that partner-

ships offer for the benefit of the new Saskatchewan. We need real solutions now that will address the compounding deficit and enable us to continue to build for the future. This growing province contributes greatly to the federal treasury and in fact we are a ‘have’ province growing the collective wealth of the nation. There are advantages to being a part of Canada and the federal and provincial governments are stepping up to make sure Saskatchewan continues to grow. Why would the huge public service union in Regina fight to reject these partnerships and add more taxes onto the backs of residents? Why would they reject an opportunity to save $80 million dollars? We all know there is a different agenda here and it is certainly not about water, it never was. Hats off to the City of Regina for being creative and recognizing the need to save money while providing essential waste water services. Hats off to Saskatoon for seeking out similar partnerships to help fund new bridges and the Civic Operations Centre. These communities and many others hopefully have seen that through leveraging resources from partnerships we not only foster growth but we give much needed relief to the beleaguered taxpayer. Housing affordability is more than the ability to buy a home or find affordable rental accommodation. It also includes the ability to maintain and stay in that home. Everything these governments do to reduce the cost loaded onto homeowners improves affordability and quality of life for everyone, in all communities, across Saskatchewan. Holmes Continued from F1 When it comes to the corners in a log house you have a few options. But the most popular are saddle-notched, butt-and-pass and dovetail. Saddle-notched is where a notch is carved out of each log so the logs saddle on top each other, forming a tight seal at the corner. Butt-and-pass — when the logs butt against each other at the corner — are the original pioneer log house corners. Then there’s dovetail. Dovetail corners are usually done with square logs. Joints are cut at the end of the log on an angle so the logs lock into place. This creates a tight, interlocking corner that tightens over time. Dovetail corners have been used for a thousand years. But today’s version can have a layer of asphaltimpregnated closed-cell foam between each dovetail. That makes them very tight — some manufacturers will even offer a 25-year, zeroair-infiltration warranty on the log shell. The logs used for building a log house are milled, primed (with a natural, low-VOC primer) and then cut to exact design specifications. Spaces for electrical plugs and switches can also be pre-cut by the log manufacturer. Having them precut saves time (and money) on the

This gives the homeowner a chance to stand in the room and imagine where they want their furniture and fixtures, which provides a better idea of where outlets and switches need to go. Because once you cut into a log, there’s no going back. But the real trick to building a log house that stands the test of time is finding the right log house builder. It can make or break your log home — literally.

There’s Real Potential in fixer-upper homes Lauren La Rose THE CANADIAN PRESS TORONTO — From leading her own design firm to spearheading real-life renovations showcased on the small screen, Sarah Richardson has countless creative projects to her credit. With her new TV series, she’s adding househunting and property purchases into the mix. On Real Potential, on HGTV Canada, Richardson helps prospective buyers scout out a trio of

homes, focus on a stumbling block within each property. Once they’ve settled on one, she encourages them to “see past the ugly” as they overhaul the disaster room in the new dwelling. Richardson said they “cast the net pretty wide” with the 14 homes featured in the debut season. Working mostly with first-time homebuyers, rooms were renovated in properties spanning from several decades to more than a century old, encompassing everything from split-level bungalows to Vic-

torian homes. In two back-to-back episodes, Richardson meets Ayesha and Michael, a couple on a fruitless three-year search to find a home. Michael is keen on finding a house with character that the pair can put their stamp on, while Ayesha envisions a move-in ready property.

Richardson said the “opposites attract” dynamic is a familiar scenario when it comes to the house hunt. “The show creates a very interesting portrayal of how two sides of any relationship come together.” Well before signing on the dotted line to purchase a property, Richardson said would-be buyers should look at the home’s overall

Island house grows ‘like a garden’ Grania Litwin Victoria Times Colonist VICTORIA — Although they were 3,760 kilometres apart when it happened, and didn’t meet until two decades later, Betty Jean and Del Thompson were born at precisely the same time on the same date in 1937. She came into the world in Streator, Ill., at 10 a.m. while Del made his appearance in Smithers, B.C., at 8 a.m. local time. Clearly, they were destined to meet. They have been happily married for 54 years and while growing closer together, have also been growing all kinds of things together — including an unusual home, which started out as a rectangle and is now a U-shape. It used to be about 1,200 square feet but, like the story book child Topsy, “just growed” to almost triple the size. Shortly after moving into their Victoria residence, the Thompsons bought the adjacent lot and began growing potatoes, pumpkins and gourds to sell from a roadside stand. Today, their garden produces 100 varieties of daffodils and jonquils, peonies, roses, dahlias through to November, lavender and dandelions for salads. Their stand has stood in the same spot for 46 years and Betty Jean makes exquisite presentation bouquets on request, too. But what this motherearth flower artist and her farmer-in-the-Del husband have created indoors is just

as sweet as their garden, which has been featured in many magazines. The interior of the 50-year-old home is a fusion of French country elegance and wistful fantasy. “I like to collect all kinds of things” Betty Jean said. “I like nautical things because my dad was a sailor, and I like pheasants because I’m from Illinois. I like things that remind me of happy memories, and I love hats and shoes with bows, pearls, fans, long mirrors, pianos and canopy beds.” She has eight of the latter. “I feel quite fortunate: our paths sort of cross. It doesn’t matter to me if something is old or outdated. I just found an old curtain rod with a big finial the size of a mixing bowl, for $15, and an old telephone booth door. I don’t throw anything out.” Del has built everything for their additions and renovations, from the foundations to a pretty cupola on the rooftop, and a garden bench he made out of an old bed frame. “I come from a generation that didn’t hire people. You did what you could. I learned a lot from books, and every project taught me a little more,” he said. The couple met online — the old fashioned kind — when Betty Jean was a nighttime telephone operator and Del was training in Streator for work on the Distant Early Warning line, a system of radar stations in the Canadian Arctic set up to provide early warning of any sea or land invasion.

He placed a call home late one night and they got talking. He asked her to meet him for coffee at 6 a.m. when she got off work. She didn’t drink coffee but agreed to have tomato juice, and by chance he was staying in a hotel right across from the telephone office. They bought the house before it was finished, and saved by helping the builder complete it. The builder had thought the house would suit a retired couple, with three bedrooms, one bathroom, no basement and no family room. But they moved in with two children, and fixed up the carport to rent to university students. Betty Jean wanted a bigger kitchen, so they took out the utility room wall, “and we took out closets to make the bathroom bigger,” she said. “We also added a greenhouse to one end of the house, to help put more things on the stand.” After closing in the carport, they built an addition on the back, tur ned the sundeck into a sunroom, erected a new double garage — where their daughter makes her homemade Laura Victoria Soaps — and later joined it to the house by building a family room in between. They recently added a second greenhouse at the other end of the U-shaped home, on the sunny side. “I will make curtains and we’ll enjoy the garden in the winter there,” Betty Jean said. “We figure out everything ourselves. Do all the demolishing, construction, all the painting, wall papering. We’re never fin-

ished. Our home is always changing, like the garden. “I love it when my husband takes down a wall because first he always knocks a hole in the wall and we look through. “It’s hard to explain, but it’s very exciting looking out at a new space, and thinking where we will go next.”
