Downsizing ups the cool quotient Maintenance minimized by design NANCY REMPEL POSTMEDIA NEWS When Cathy and Peter Nissen decided to downsize, their initial thought was one that’s not uncommon: buy a condominium. But after looking around and crunching the numbers, including the cost of ongoing condo fees, they instead built what Peter jests is their “two-room shack up on the hill.” Cathy calls the infill “a condo with a yard.” The pair — he is the associate dean of business at Northern Alberta Institute of Technology, she is an assistant superintendent with the Edmonton Catholic school board — readily admit their approach to downsizing had substantial upfront costs. But they have no regrets

about creating a stunning alternative to condo life. The home stands out on the street’s mix of postwar bungalows and large, suburban-looking infill. It is flatroofed, red-doored, sleek and modern. The simple exterior is clad in shiny, black corrugated steel that has been “baked,” so it will never fade and is easily maintained with the spray of a hose. Cedar siding softens the look, while 13-foot, sliding glass doors dance with light. “People are so frightened of infill,” says Cathy, noting that their new addition to the street has been very well received by neighbours, some of whom have described it as a piece of art. The minimalist design emerged because Cathy’s top priorities were easy maintenance and barrierfree living. She jokes that she drove designer Joe Johnson of Connect Architecture a little crazy, because when she was presented with any of his designs her first ques-

tion was always, “Do I have to clean it?” If she did, the idea was vetoed. As a result, the home contains spare, clean lines throughout, with built-in desks, a built-in sound system and many other hidden features. With the exception of the master bedroom, there are no window coverings. Infloor heating and a large gas fireplace on the main floor keep the space comfortably warm, so the furnace rarely has to kick in — thus reducing a potential source of dust. Johnson says the Nissens wanted a contemporary design that was both specific to their lifestyle and respectful of the surrounding environment in a mature neighbourhood. “It has a modest footprint, and a more intelligent layout, and something that is a little bit more urban-modern, rather than traditional cookie-cutter that has no relation to the site at all,” he says. Downsizing 1,400 square feet ‘lots big’

The basement is designed for easy conversion to a caregiver’s suite, should the homeowners require such a service as they age. A pocket-style sliding door opens to reveal the narrow, airplane-like space of the main-floor bathroom. Colours and finishings are also kept to a handful. Two-foot-square, super-durable grey porcelain tiling is broken up by a few area rugs. Counters are white; red accents pop up on select accessories. In the kitchen, Peter demonstrates how they get by without any visible counter space, other than the Corian-topped island. A seamless wall of white oak-covered cabinets and drawers opens to

reveal pullout, customized shelves, along with a mini-bar for making toast and coffee. All the electrical outlets are hidden within the cabinets, but to meet the safety code the power shuts off when the doors close. The Nissens’ previous home in Bonnie Doon, where they raised their family, was designed by Peter’s architect father Hans to have ample natural light, and this feature was also high on their wish list for this house. Here, they rarely need to turn on lights, other than the simple, white pendant lighting over the kitchen island. Will there be enough room for Lego people to own a home

I recently read in the Sunday Post that by 2019 there will be more Lego people (mini figures) than actual people (human figures) on the planet. Like many parents, I have a long affinity with Lego. When my kids were younger, I spent hours with them constructing all sorts of wild and crazy projects out of Lego — everything from race cars to city buildings. When we built highrises out of Lego, it would usually be a contest to see how high we could build the tower without falling. Whenever we would build a Lego home for the Lego people, intuitively, the building would not get very high. As I advocate on behalf of the industry that builds the new neighbourhoods that many of us will call home, I spent the past few days reflecting on my experience with Lego. Actually, that’s not that much of a stretch — if you go to any kind of Urban Planning workshop it is not uncommon for the facilitator to use Lego to convey Urban Planning principles. What I now find funny is, although we have a significant amount of square footage in our basement, I would always make an arbitrary decision on how much space the kids could use in the basement to build with Lego. In addition, as my kids would use every piece in their Lego collection, they would ask me to purchase more Lego to continue to build, and I would often say “no.” After all I thought, how much Lego do you need? The reality was I could easily afford to find the resource to purchase more Lego. So what would often happen is with no more room in the basement to build and no more Lego pieces to use, the kids would pack up the Lego and move onto something else. This provides an analogy for some of the urban planning approaches trending in North American cities today. One such popular trend is employing “Urban Containment Strategies” or its younger brother “Phasing of New Neighbourhood Development.” Both are designed to to control growth and limit the expansion of the city. When municipalities become too involved in influencing market forces by restricting growth on a city’s urban fringe, consumers become increasingly creative in how to obtain the type of housing they prefer in terms of price point, design and square footage. An example of this can be found in the city of Calgary. Through the implementation of their Official Community

can afford to have for the kids to play with Lego. But I don’t. Like Saskatchewan, I have lots of room in my home. So that should not be a constraint. So you see, the only constraint we are dealing with is with respect to how much we want to invest in our communities for them to continue to grow. I believe the resources are there, we just need to get more imaginative on how we utilize those re sources to ensure our continued growth. I don’t have to convince anyone that growth benefits us all. If we want to continue to attract investment to our community and the motivated and skilled people that can come along with that, we need to continue to exercise our creativity concerning infrastructure funding. We need to start looking at this from the perspective of investing in our community, rather than from the perspective of the cost of growth. With the low unemployment levels in our great city and province, and the economic superstore we have under our feet, let’s ensure as the world approaches over seven billion Lego people, that we recognize that we have lots of space and resources to accommodate our portion of that growth. As I mentioned earlier, when I told my kids that they could not have more room for their Lego to spread out and they should play with the pieces that they already have and not expect more, they would play for a bit longer and then pack up the Lego and move onto something else. Plan, they restricted the amount of development that could take place through new subdivisions on the urban fringe — thus creating a market situation that in 2013 saw more people building on the outside fringe of the Calgary Municipal Planning District, than actually inside the city itself. You will likely need to drive several miles outside of Calgary to get to those new communities. This trend is occurring in municipalities right across Canada. I compare this to the story of my kids playing with Lego in the basement. When I restricted them to a certain area of the basement, they seldom stayed in that area for long. As such, good urban planning should be more about design and form then about growth restrictions. Why do cities have growth restrictions? With the financial challenges that municipalities are facing around infrastructure maintenance and renewal, it is not uncommon to hear our leaders say that growth is unaffordable — they don’t have the financial resources to pay for growth, can’t afford adding more to infrastructure deficits, and that taxpayers should certainly not be expected to pay for growth. I compare this again to when my kids are playing with Lego and they use up all the pieces and then ask me for more so they can keep building. At that moment I can tell them to work with what they have or go out and purchase more Lego. Both choices require the kids to continue to be creative, but one is about creativity in constraint and the other is about expanding their horizons. I get it, if we lived in a 400-square-foot apartment in Shanghai, I would really need to think about how much room we

She can now lug bags of groceries in from the three-car garage without bumping into walls. The space is also the laundry room, with its handy shelf and fold-out, wallmounted drying rack. After living in a 3,500-square-foot

home, Cathy she never thought 1,400 square feet (on the main level) could be enough space, but she now describes it as “lots big.” Days can go by without her venturing to the finished basement, with its two guest rooms, wet bar, workout area and office space. On this lower level, the couple has prepared for every eventuality. The space is designed so that it can easily transform into a caregiver’s suite. “It’s the ideal empty-nester,” says Cathy, noting that it was built on a small scale so that their adult children “can’t move back in.” And when she and Peter look into their future, they can buy an awful lot of yard and window cleaning with the “exorbitant” condo fees they aren’t paying.

Beware the spring thaw MIKE HOLMES Make it Right

Everybody thinks that we have to worry about flooding only in the spring and summer, but a flood can happen any season. A water main can burst in the street, sewers can back up into your basement, a pipe can burst in your home — even your sump pump can give out. But the weather also can take an unexpected turn. Near the end of winter, when temperatures hover just above freezing, we can get a good rainfall when there’s still plenty of snow on the ground. Sometimes this snow covers street drains, and it doesn’t melt fast enough to let all the water drain. When that happens, the risk of flooding doubles. Not only is there rainfall that potentially can’t drain, but also melting snow. So now we have all this extra water — an entire season’s worth — with nowhere to go. The last place you want it ending up is in your home. So as we move from winter to spring, here are a few tips to help prepare for the extra precipitation that should be heading our way: ■ Watch your property. Monitor how water is draining on your front lawn, backyard and around your home. The best way to stop problems is to prevent them and sometimes we’re lucky and get warnings. Big puddles are a warning. They tell you that you might have a grading or drainage issue — and the sooner you fix it the less likely you will have water in your basement.

If it’s a grading issue, you will need to have a professional landscaper re-grade your property; a project that will have to wait until at least the spring. Take some pictures for reference; the puddles will be long gone by the time the landscaper arrives. But a pro can help you protect your property in the meantime. For example, they can strategically place tarps around your home that can help minimize the amount of water reaching your foundation. ■ Remove snow away from your home’s foundation. Snow stacked up along the side of your house is another warning. Shovel it away, especially around basement windows. Think about it: all that snow is water just waiting to happen. And all it takes is the temperature to rise and it isn’t long before it starts to seep into the ground and down the side of your home’s foundation. The first place it will melt is along the side of your home as heat escapes. One tiny crack and it’s in your basement. ■ Clean your eavestroughs. It might seem small, but it makes a big difference when it comes to protecting your home from water damage. Removing debris from your eavestroughs long before winter is best. This helps prevent ice damming and water from backing up underneath your shingles and getting into your roof ’s structure. But if it’s a real issue now, a roofing contractor can check your eavestroughs, safely remove debris and use a de-icer, if necessary. A n d m a ke s u re yo u r downspouts are directing any water coming off your roof about a metre away from your foundation. If you know a big storm is headed your way and you’re expecting heavy rain, it’s a

safe bet to move any valuables out of the basement to a higher level in your home. Having the furnace and hot water heater elevated off the basement floor is another good precaution. Also, if you know your basement is susceptible to flooding and your electrical panel seems too low, call a licensed electrician to have it moved higher. Dealing with water and moisture damage is one thing — and it’s serious — but dealing with a damaged furnace or electrical panel is another can of worms, and very serious, too. ■ Check the sump pump. Your sump pump pumps out any water that has made its way below your basement into the sump pit or basin. Once water reaches a certain level in the basin, the sump pump kicks into action and starts to pump it out, as long as it’s working properly. Most homeowners don’t know there’s a problem with the sump pump until there’s water coming up into the basement. But you can have a licensed plumber come in before a major storm and check it out to make sure it’s working properly. You also could have them install a sump-pump alarm with battery backup. So if water reaches a certain level in the sump pit and the pump doesn’t start working, the alarm goes off and you can immediately call your plumber. There are also some sump-pump alarms that can send you a text message in case there’s a problem and you’re not home. We can’t prevent storms but we can prevent some of the damage they cause. Got pass-throughs? SAMANTHA PYNN POSTMEDIA NEWS Q: We want to renovate the kitchen in our 1950s home. We have a pass-through window that measures 36-by-39inches (91-by-99-centimetres). Should we make it larger? Can you suggest some alternative designs? A: I’m not a fan of a small pass-through window which calls attention to a home’s lack of space and light. The photo shown here is of a small-space kitchen that I co-designed with Tamara Robbins-Griffith. In this case, the pass-through window was originally an exterior window before an extension and mud room were added. We decided to drywall over the window and cover it with cabinetry, giving the family storage space. Three recessed lights were added to the kitchen, as well as undercabinet lighting to make up for light was lost by covering the pass-through. As far as other window solutions go, if you’re a modernist and your contractor

BEFORE: The pass-through in this old kitchen was blocked in to allow for a more efficient layout. can safely make your passthrough wider (by at least 30 in/76 cm) without disturbing the existing kitchen cabinetry, consider finishing the window in a sleek and minimal way void of ornate trim. On the other hand, if the bones of your home are traditional, you can expand your pass-through and install large mullioned windows. This looks great in homes with a large living and dining room. Alternatively, adding a couple of shelves to your newly expanded window will also

give you a classic look and provide you with storage space. Finally, I’ve also seen passthroughs converted to breakfast bars, but again your contractor has to make that call, especially if it’s a loadbearing wall. Otherwise, covering your window with drywall or cabinetry is the best choice. Unless you’re planning on opening a diner in your living room, you’ll never miss your small window.
