What is an appraisal? An appraisal report is a written description and estimate of the value of the property. National and state standards govern the format for the appraisal and specify the appraiser's qualifications and credentials. The appraiser will create a written report for your lender and you will be given a copy prior to your loan closing. After the appraiser inspects the property, they will compare the qualities of your home with other homes that have sold recently in the same neighborhood. These homes are called "comparables" and play a significant role in the appraisal process. Using industry guidelines, the appraiser will try to weigh the major components of these properties (i.e., design, square footage, number of rooms, lot size, age, etc.) to the components of
your home to come up with an estimated value of your home. The appraiser adjusts the price of each comparable sale (up or down) depending on how it compares (better or worse) with your property. As an additional check on the value of the property, the appraiser also estimates the replacement cost for the property. Replacement cost is determined by valuing an empty lot and estimating the cost to build a house of similar size and construction. Finally, the appraiser reduces this cost by an age factor to compensate for depreciation and deterioration. If your home is for investment purposes, or is a multiunit home, the appraiser will also consider the rental income that will be generated by the property to help determine the value.
Using these three different methods, an appraiser will frequently come up with slightly different values for the property. The appraiser uses judgment and experience to reconcile these differences and then assigns a final appraised value. The comparable sales approach is the most important valuation method in the appraisal because a property is worth only what a buyer is willing to pay and a seller is willing to accept. It is not uncommon for the appraised value of a property to be exactly the same as the amount stated on your sales contract. This is not a coincidence because your purchase contract is the most valid sales transaction. It represents what a buyer is willing to offer for the property and what the seller is willing to accept. Only when the com-
Donna Hall parable sales differ greatly from your sales contract will the appraised value be very different.

Unique sewing ideas to try at home ate something truly unique.” Not only do many of these alternatives tend to be relatively inexpensive, they are durable and widely accessible. Straub, a lover of all things nontraditional, is offering some great tips for those looking to use utility fabrics in their next creation: I For smaller, or more structured projects, use a heavier and more rigid utility fabric, such as duck cloth. Now is a great time for sewing enthusiasts to celebrate and personalize their craft. One of the newest trends is the use of nontraditional fabrics for traditional projects. Sewers are thinking beyond cotton and wool for their creations, and turning to utility fabrics instead -- for everything from innovative tops and skirts to unique accessories. “Let the world around you be your source of design inspiration,” says Christopher Straub from season 6 of “Project Runway.” “Materials you encounter in your daily life can be repurposed to cre-

weave will add an extra layer of interest. I It can be difficult to guide the heaviest nontraditional fabrics like vinyl through a sewing machine. A heavy-duty needle and Teflon-coated presser foot will make sliding the material through the machine much easier. I Just because you’re using utility fabrics, doesn’t mean you need to settle for the most common colors, like black, white and brown. For more colorful alternatives, get inspired by hot air balloons, kites and flags and turn to ripstop fabrics or use nylon. -StatePoint

Making your home senior-friendly can also lower bills More seniors than ever before are choosing to stay in their homes as they age. According to a study by the AARP, only five percent of Americans ages 65 and older live in group quarters like nursing homes. From narrow hallways to steep stairs, design elements in typical houses can make remaining at home difficult in our golden years. However, basic upgrades, like handrails and ramps, can go a long way toward making homes safer for seniors. And there are other small senior-friendly changes that can even make homes more environmentally friendly, which can help lower utility bills. “The aging process can be gradual for some, however others can move quickly from independent living to a cane to a walker,” says Joyce Polhamus, Chair of the American Institute of Architects (AIA) Design for Aging Knowledge Community. “You don’t need to completely remodel your home; there are small things you can do now to make it more accessible as the aging process evolves, while also making it better for the environment.” Automate to Conserve
One of the best ways to help ensure senior safety is to have a well-lit home. But it sometimes can be difficult to reach outlets and to remember to turn lights on and off as you move about your house. Installing sensors, so lights go on and off automatically when you enter and leave rooms, will cut back on electricity costs and ensure better visibility. As we age, tasks that formerly seemed simple, like watering plants, can be difficult and energy-consuming. Polhamus recommends setting automatic timers on sprinkler systems to eliminate the need to do this task yourself, while also helping to conserve water. Update Appliances Emptying the dishwasher or putting a load of laundry in the washing machine, can put a strain on the body. Consider installing newer appliances designed to be more senior friendly. With newer dishwasher and refrigerator models, you can open doors and drawers between hip and shoulder height, which won’t require reaching up or bending down. Additionally, replacing older appli-
ances with newer, more energy-efficient appliances can help you reduce your carbon footprint. Or you can place existing appliances, like frontloading washing machines, on platforms. An architect can help you redesign any room around appliances to make it safer and more senior-friendly. Seasonal Design The majority of heat gain and loss comes from windows. Electronic curtains can alleviate the burden of repeatedly opening and closing traditional curtains and are more airtight to better keep cold air outside. If electronic curtains aren’t an option, Polhamus recommends ensuring windows are properly sealed and considering shrubs or bushes outside to act as a buffer against wind and cold air. To find an architect who can help make your home greener and more comfortable for seniors, visit http://architectfinder.aia.org/. With a few updates, you can live in peace knowing your home is designed for aging. -StatePoint

hen it comes to healthy finances, periodically evaluating one’s budget and savings goals is crucial. Unfortunately, most people don’t do enough reflection. According to a recent survey by Ally Bank, only 15 percent of consumers check their
bank account daily. “If you’re looking to shape up your finances, you’ll want to have a concrete plan. Without one, it will be harder to meet your goal,” advises Di Morais, deposits and innovation executive at Ally Financial. “Drawing up a budget, and allotting a por-
tion of each paycheck to savings is crucial to short and long-term financial health.” Here are some tips to get started: Build a Budget Budgeting can help you better understand your financial situation, save for the future and pay your bills
today. By tracking spending, you can pinpoint which expenditures can be eliminated or trimmed, leading to greater savings over the coming months. Just be sure to perform a regular self-review so you stay true to your budget. And
don’t be afraid to edit your plan as needed. Perform a Checking Check Up Don’t settle for an outdated or inconvenient checking account that offers little to no return in interest. Some newer checking accounts offer daily compounded interest on checking balances. Consider options that have additional perks, such as card-linked offers and deals. A direct or online bank is a good bet, as they typically have lower operating costs compared to traditional banks and can offer you competitive rates. Connect Anywhere, Anytime Don’t leave a literal paper trail! Opt for a bank that allows you to perform transactions online or by phone. Not only is this a faster, more convenient way to bank, you can also keep track of your finances in real time. Don’t forget to research the availability of your financial institution. Look for features like 24/7 live customer service and online chat. Earn While Saving If you’re looking to earn on short-term savings without a hard commitment, consider CDs and other short-term savings options. Even an interest-bearing savings account can be a good alternative. The ability to adjust your rate, should interest rates increase, can be very advantageous. Plan for Retirement Setting aside enough money for retirement is the primary concern among the majority of consumers, according to a recent survey. In addition to participating in employer-sponsored plans, consider bolstering individual savings and look to bank with an institution that can provide products such as IRAs. With a little planning, you can become a more financially secure you. -StatePoint

Many Boomers turning their passions into new careers
For many years, the average 50-something American looked forward to a leisure-
based retirement. But as Americans are living longer and feeling younger, many are
finding it necessary to remain professionally active beyond traditional retirement age --
forging new paths that supply both money and meaning. “Boomers are opting to stay in the game, or better, change the game by leaving a mark and making a difference,” says Marci Alboher, vice president of Encore.org, an organization helping people transition to the nonprofit world and public sector. While moving into a new kind of work is not always quick or easy, some experts say that middle-aged Americans are well-equipped to handle it. “With midlife comes a newfound capacity to tap into your accumulated experience and wisdom to accomplish new things you may have been unable to do earlier,” says Alboher, whose new book “The Encore Career Handbook,” is a comprehensive guide for anyone looking to make such a shift. Whether you’re looking to jump right in or make a plan first, here are some tips and things to consider:
I Your new work may involve a trade-off. You may trade money for meaning and flexibility. You may trade power and influence for the chance to work more closely with people you can help. I Transitions will take longer than you think, so be patient. I Be prepared to face age discrimination. You can counter employer prejudices by ensuring your skills are up to snuff, especially when it comes to technology. Show you understand the job market today by having a great LinkedIn profile. Consider tailoring your resume to show your strengths as an adviser and mentor. For tips on making the most of this chapter of your life and work, visit www.encore.org. With skills, experience and care, you can launch a successful new career that combines your passion with a paycheck. -StatePoint
