The 18 hectare site abuts Naivasha’s developed urban boundary, connecting the town as a primary pedestrian route to the Trans-African Highway and its commuter destinations. The site is highly visible in both directions from the Trans-African Highway and from Kariuki Chotara Road, northbound from Naivasha town centre. Access to the site is available directly off the Trans-African Highway on the northbound carriageway and via an overpass connecting Kariuki Chotara Road from the southbound carriageway.

buffalo mall phase one. Phase one of Buffalo Mall totals 6,090 sq.m. (gross built area), situated on a 6 hectare site. Built to a modular design, phase one is the initial phase of an exciting three phase shopping centre - within a wider mixed-use development - which upon completion will total 22,210 sq.m. (gross built area) on an 18 hectare site. Phase one is anchored by a 3,861 sq.m. (net) supermarket which will be operated by a leading national supermarket brand. The supermarket area incorporates the latest international industry standards and is designed to expand to 6,270 sq.m. upon completion of phase two.

The supermarket and the galleried mall will expand into subsequent phases. The flexible planning grid allows for a range of retail unit sizes and configurations whilst maximising efficiency. The proposed retail mix provides for a variety of retail uses including: convenience, service, fashion, hard and soft goods. Phase one designates 337 sq.m. (net) for dining and beverage uses. These areas benefit from direct access to attractive shaded terraces totaling 300 sq.m.

The design vision behind Buffalo Mall is to harness the natural advantages of the site in order to provide: an exciting retail and leisure destination / family oriented amenities / child friendly activities / community focussed retail opportunities / secure and controlled access / low environmental impact / international standard facilities. Impact on the local environment is reduced by an on-site water well; on site water treatment with re-use of effluent in the landscape; and natural ventilation across the entire facility.


Inspired from the immediate visual landscape.


perfect finish. The forms and materials used in the design are inspired from the immediate visual landscape. The supermarket and retail tenants are housed within a saw-toothed structure representative of the local grasslands and covered in a grass patterned faรงade. The shop fronts are clad in a natural terra cotta faรงade tile, the ochre colour reflecting the local soil hues. Public gathering spaces are provided with ample shade through the implementation of fabric canopies, likened to the prevalent yellow acacia trees.

The center will be constructed to international standards with the use of modern materials new to the Kenyan construction market. These include composite faรงade panels and fabric sail canvases with automatic retraction mechanisms. The structural grid varies from 7 x 7 meters, catering to the smaller retail tenants, to over 21 x 21 meters, enabling medium and large retailers wide flexibility for their shop layouts.
