limbing Mount Everest is a summit few can say they have reached, and one fewer still have reached as a blind person. Today, I am interviewing, Erik Weihenmayer, the 48-year-old pro-adventurer best known as the only blind person to climb Mount Everest. On the descent from Everest, the 29,029-foot peak looming safely behind, Weihenmayer’s trip’s expedition leader slapped him on the back and told him, “Don’t make this the greatest thing you’ll ever do,” and since that moment, Weihenmayer has been reaching heights most individuals can only dream of in response to that challenge. I am here to interview Weihenmayer about his recently published a book, No Barriers: A Blind Man’s Journey to Kayak the Grand Canyon, the moving story of Weihenmayer’s journey since descending Mount Everest, and the events that led to his most recent adventure, a solo kayaking trip down the entirety of the 277-mile, thunderous waters of the Grand Canyon. In addition to climbing Everest, Weihenmayer has summited the Seven Summits, (the highest mountain in every continent in the world), scaled the 3,000foot rock face of Yosemite’s El Capitan, along with the 2,000-foot frozen Himalayan waterfall, Losar. He also solo skydives, paraglides and skis in the backcountry of his home state of Colorado. For most, Mt. Everest, or any of the massive adventure-milestones Weihenmayer has triumphed, are once-in-a-lifetime

NO BARRIERS experiences few conquer. But as I learn soon after diving into plates of Lebanese delicacies at Ali Baba’s, a renowned Mediterranean restaurant in Golden, Colorado, where the adventurer calls home, Weihenmayer’s experiences have little to do with conquering mountains or rivers at all. As Weihenmayer enters the restaurant, he seamlessly navigates around other diners, and I smile at my nervousness that he would not be able to find me at our table (the man climbed Mt. Everest after all). Over six feet tall, with an athletic build and shaggy brown hair, Weihenmayer fits the bill as your average Golden, Colorado resident, both outdoorsy and laid-back, but as we begin our interview, I realize quickly there is nothing average about Weihenmayer. “Climbing Mt. Everest is an example of one of these pivotal moments in your life that can be the type of experience you look back on and say ‘once upon a time,’ and leave it at that, or, use as a springboard to do greater things and to keep challenging yourself,” said Weihenmayer. Along with a team of ten, including blind veteran, Lonnie Bedwell, Weihenmayer

embarked on a 21-day kayaking trip down the Grand Canyon in 2014, which is famous for its 12-foot waves, relentless boat-flipping eddies and fierce rapids. All of Weihenmayer’s adventures post Mount Everest, leading up to his most harrowing reach of them all, solo kayaking the Grand Canyon, are the response to his aforementioned Everest expedition leader’s challenge. The lessons Weihenmayer learned on his journey down the Grand Canyon differed greatly from those learned climbing mountain peaks—even with heights as far reaching as Mount Everest. “It’s a great lesson for us as humans to figure out what we have the power to influence and what we must let go,” said Weihenmayer. “Imagine you are coming down the mountain in a terrible storm. Your pack is crushing your organs, your fingers and toes are numb, your water bottle is frozen, the wind is whipping your face and you think you are getting frostbite on your ears, but do you panic? No. Because that means you die out there in the snow. You take that uncontrollable situation and you bring it under control. In kayaking, you can’t take breaks and you can’t slow down. With kayaking, you’re making moves, but you’re fighting forces that are ultimately so much greater than you are. It’s about letting go as opposed to taking control.” Since his descent from Everest, Weihenmayer has been learning to take charge of situations he can control and to let go of those he cannot, a line of thinking that was the inspiration for his new book and his


foundation, No Barriers, an organization that helps those that have suffered from mental and physical injuries to know that although there exist plenty of barriers in our lives, there are ways to navigate these barriers, and overcome them. “Kayaking the Grand Canyon is a great metaphor for the book and for life,” said Weihenmayer. “In kayaking and boating, you call it the line. If you follow the line your chances of coming through the rapid intact are much greater. But often—when you fall off the line, you learn more than if you had a straight run.” For the blind, patterns are instrumental in navigation, and I ask Weihenmayer how he excels in nature where surroundings are seemingly patternless. With two guides helping Weihenmayer navigate the river using a bluetooth radio system to call out turns, he was able to make sense of nature and find a pattern to assist him in navigating his course. “If you didn’t know any better, you’d think you were going into chaos,” said Weihenmayer. “But rapids have a map. If you’re discerning—you can discover that map.” For Weihenmayer, it is not the surface of the river that is most significant, but what comes from its depths. “What you learn through kayaking is that you are riding the energy on the surface of these rapids. You are experiencing what you think is the full picture—but it is the boulders, the branches and stones that are creating all this energy from way down in the depths of the river. The book is about understanding the things that motivate us: our fears, anxieties, self-doubt. So much of our experience affects us from beneath the surface. That’s what No Barriers is.” Before No Barriers, Weihenmayer authored two books: Touch the Top of the World: A Blind Man’s Journey to Climb Farther than the Eye Can See, and, The Adversity Advantage: Turning Everyday Struggles into Everyday Greatness. “The books I wrote in my early

30’s were about tools and ideas for using adversity in your life to your advantage,” said Weihenmayer. “In your 40’s, you realize the rules you were trying to build up in your 30’s are too neat. Nothing is wrapped up in a bow.” This realization led Weihenmayer to pen No Barriers. No Barriers—the book and the organization, is not about outlining the tips to success when it comes to adversity, rather like the powerful rapids of the Grand Canyon, with its changing currents influenced by the invisible mysteries from the depths below, No Barriers is an exploration of the heart and mind at the core of the oftentimes turbulent human experience. In No Barriers, Weihenmayer demonstrates that he is just navigating life’s ups and downs along with the rest of us. “You learn from the flailings and beatings—not from the neat, perfect experiences in your life.” I ask Weihenmayer if he has days when he wishes life was just easier. He pointed out to me what looked like a deep wrinkle on his forehead and explained that, while most think it is a wrinkle, it is really a scar. “I had just stepped out of the airport at O’Hare and was jostled by someone darting for a taxi. I smacked my head into a low overhang and my suit jacket went flying into a puddle of dirty, oily slush, my backpack was open and all of its contents flew out, and I’m lying there on my back with blood pouring into my eyes. That’s the experience that I think about when asked if I ever wish the day to day was just easier. “That, or when I eat nachos,” he says with a smile. Rising from the boroughs adjacent to Cherry Creek and Washington Park, the $190 million, 32-story Country Club Towers II and III is a new (and hard to miss) landmark that is one of several ‘for-lease-only’, multi-family developments currently being built to accommodate Denver’s growth. With metro Denver’s stringent condominium warranty laws preventing a large inventory of condos from being built, relative to other markets, the demand for multi-family living spaces is high. An increasing number of multi-family developments and new construction sites are popping up throughout metro Denver, begging the questions, are the city and suburbs equipped to handle the growth, and, what do ‘for-lease-only’ options mean for the rest of the real estate market? With a total of 558 units at South

Downing Street and East Bayaud Avenue in West Washington Park, along with the pre-existing Country Club Tower and Gardens that are being renovated as part of the project, the Country Club Towers II and III development is one of the largest among Denver’s changing skyline. Once complete, the towers will be one of the tallest and largest apartment complexes in Denver when the first units are completed in August 2017. Country Club Towers II and III is an impressive undertaking. Its construction is not only necessary to support the city’s growing population, but will prove to be a model for future new development projects that will inevitably enter the market. To the current real estate market, new, ‘for-lease-only’ developments, including Country

Club Towers II and III, means more housing options available for renters, making the home-buying market slightly less constrained for those serious about buying. More inventory of living space, whether ‘for-lease’ or for purchase, means people will gain confidence that there are alternate living options available if they decide to move. By giving housing seekers more flexibility, the real estate market will become more balanced. “Everyone knows what’s happening to the housing market here in Denver,” said Doug Wells, CEO of Broe Real Estate Group, and lead on the Country Club Towers II and III project. “Supply is very low and people continue to move here. As a city, Denver has two choices, it can grow up, or it can grow out.” Over the last ten years, Colorado, and more specifically, Denver, have been experiencing a boom in population growth due to rising costs in other markets and the desirable lifestyle opportunities that living in Colorado affords. “From a macro-development standpoint, Denver is experiencing the effects of a ‘flight from coastal markets’ pattern, whether that is east or west coast-based markets,” said Wells. “What is drawing people here, among other things, is the quality of life and good job growth- trends that I don’t see changing any time soon.” The developer of the project is Broe Real Estate Group, an affiliate of the Denver-based Broe Group, a private equity investment firm that controls more than $1 billion in real estate nationwide and has major interests in short-line railroads, ports and energy. “The Broe Real Estate Group has a long history with the Country Club Towers project,” said Wells. “We’ve spent a lot of time and money on innovative architecture to bring out breathtaking views that stand the test of time.” Broe Real Estate Group worked diligently with the Landmark Preservation Commission and other partners and stakeholders to ensure the best possible project for the city, the neighborhood and residents, specifically in regards to historic preservation. Several acres of the development have been left as park-like public spaces to ensure that the property maintains the area’s original character. In addition to designing and building the ground floor of the towers to fit in with the existing buildings and neighborhood, the developers went through painstaking efforts to ensure any new traffic patterns would be planned for accordingly. livsothebysrealty.com 11


“I think good quality, inner city living options are important for controlling traffic within Denver,” said Wells. “We have provided a significant amount of parking on-site to reduce the amount of street parking.” Country Club Towers II and III will feature nearly one thousand structured parking spaces, (a generous amount of parking for a building of its size), in addition to mitigating traffic by installing a new traffic light on the corner of Downing and Bayaud—also funded by Broe. The towers will serve as multifamily rentals and the anticipated demographic of people who will rent the units are varied. “One of the trends we are seeing in the multi-family rental business today, is that one of the fastest growing demographics of renters are baby boomers,” said Wells.

“Many empty nesters want low maintenance; they never want to go up on the roof to clean the gutters, rake leaves, or deal with home maintenance issues again.” Millennials are also expected to make up a sizeable percentage of the rental population at the Towers. “There is clearly a strong trend of millennials wanting to live both in Colorado and in the western United States,” said Wells. “In 2015, over 100,000 millennials moved to Denver. While 2015 was a peak year, 60,000 to 80,000 millennials are still showing up every year, and they will make up a strong percentage of renters at Country Club Towers.” A major draw to live at Country Club Towers II and III is the comprehensive amenity package that the development will offer residents. “We’ve

oversized the amenities of the project because we feel that’s what today’s renter is seeking,” said Wells. “The proximity to Wash Park is something no one else can offer with this level amenity package.” The Towers’ amenity package includes a lap pool with a 20,000-square-foot deck,

Colorado’s ‘Beverly Hills’ The Burgeoning Community of Cherry Creek Developer: BMC Investments

While it is difficult to imagine the bustling neighborhood of Cherry Creek, with its diverse shopping and impressive roster of restaurants and chic art galleries, as anything but the dynamic neighborhood it is today, the area did not always play host to such a wealth of attractions. In November 2014, the city of Denver and neighborhood of Cherry Creek worked together to do a complete re-zoning of Cherry Creek North; a comprehensive plan which kick started the growth that the area is experiencing today. “Prior to November 2014, relatively nothing had been developed in Cherry Creek in twenty to thirty years,” said Matt Joblon, Principle and CEO of BMC Investments, a top real estate investment and development company specializing in new construction within Cherry Creek. “There was pent up demand for everything from new office space, to residential and retail offerings, but because of zoning, we couldn’t get anything done.” With Cherry Creek’s barriers to entry having changed dramatically due to the re-zoning efforts of 2014, the opportunity to develop Cherry Creek to its full potential became realized, jumpstarting a significant boom of new construction projects that are shaping the landscape of Cherry Creek today. The BMC Investment group is responsible for many of Cherry Creek’s ultra-high-end new construction initiatives, including the Halcyon hotel and the Steele Creek luxury apartments. “Cherry Creek hadn’t had a new hotel in ten years. Halcyon was an old, defunct, post office before we developed the parcel,” said Joblon. “Before Steele Creek, there had not been a new apartment building [built in Cherry Creek] since the 1980’s, so we built a 12-story super luxury apartment building.” BMC Investments, along with Halcyon and Steele Creek apartments’ development team, worked tirelessly to incorporate premium retail and dining amenities into the new-builds, not only strengthening the economic structure of Cherry Creek, but also fortifying the community. “In Steele Creek, we brought in one of the top sushi restaurants in the world, Matsuhisa, in addition to other high-demand amenities including Dry Bar hair salon,” said Joblon. In the Halcyon building, BCM Investments introduced two premium culinary offerings: Departure, a stylish modern Asian bistro out of Portland, Oregon, and most recently, Quality Italian, a steakhouse featuring high-end Italian-American cuisine. The addition of superior dining options within the Halcyon provides a new selection of eateries for Cherry Creek residents and those visiting Denver to enjoy, further stimulating the local economy. livsothebysrealty.com 13


“In the Halcyon, between the hotel staff and the restaurant staff alone, we’ve created over 250 jobs with just that one project,” said Joblon. “With Steele Creek, between all of the retail we incorporated into the building, we’ve created over 100 permanent jobs in Cherry Creek.” While high demand drivers like the Cherry Creek Shopping Center continue to position Cherry Creek on the forefront of high-end development and new construction projects, the addition of independent, Class-A new construction sites position Cherry Creek as model for development, not unlike one market in California that experienced similar growth. Relocating BMC Investments’ headquarters from California to Denver in 2011, Joblon identified a similar market trend to the one currently being experienced in Cherry Creek, to one he had witnessed in California. “I said to myself, ‘this is literally the Beverly Hills of Denver, without the 14 livsothebysrealty.com

pretentiousness’,” said Joblon. “If you looked at property owners in Beverly Hills, they hadn’t done anything to their property, but due to the development boom going up around them, they had, without really knowing it, achieved generational wealth.” It is not only structural development that leads to the success of a burgeoning enclave, but community development as well. “Anytime you can enter an untapped market and build long term, you can do well financially while making a great impact on the community, two goals we strive for,” said Joblon. Cherry Creek continues to breed a highend demographic based on the area’s natural barriers to entry. As a developer, the primary reason Joblon finds so much potential in development within Cherry Creek, is because the area has limits. “There are natural barriers to entry in Cherry Creek. You can’t go north because you have the area’s residential and historic

homes on 7th Avenue. You can’t go west because you have the historic Denver Country Club. You can’t go south because of the mall, the creek and the Polo Club. And, to the east of Cherry Creek, is Hilltop. You have an actual barrier there. So, we are truly an enclave that must build up, and build smart, because there is no building out.” While the landscape of Cherry Creek is ultimately changing, BMC Investments maintains the change is for the good, and is one that will continue to fortify the Cherry Creek economy to levels not previously achieved. “Some people are sad to see smaller mom and pop shops and restaurants go, and we are too, but I can tell you, people in the community are excited about the great restaurants, shopping and culture that the area has to offer. From a product, and more importantly, an experience standpoint, it’s the natural evolution of the area.”


Ravenna An Execution Story Developer: River Canyon Real Estate Investments, LLC

Located in Littleton, Colorado, just south of the Chatfield Reservoir and nestled among the iconic red rocks of the Dakota Hogback and the South Platte River, the 634-acre private golf and resort lifestyle community, Ravenna, is fully underway. The sound of progress permeates construction sites, and nearcomplete homes dot the site’s landscape, but like many large development projects, Ravenna’s build-out did not come without its challenges. Today, Ravenna’s story is one of success that closely parallels the real estate market in Colorado- there will be ups and downs, but a quality product, combined with unwavering persistence, are the ultimate factors needed to achieve a successful outcome in real estate. When plans were first unveiled for the Ravenna luxury housing community, being developed by River Canyon Real Estate Investments, LLC in 2005, the idea was to create a private and approachable living community, and the concept was immediately embraced. However, in 2008, the recession hit, affecting real estate sales through Colorado, and causing operations at Ravenna to come to a complete stop. You need a product people are willing to buy, a market to help sell your product, and the people to move that concept to the execution stage. completed the bankruptcy in August of 2013. “When the development emerged from bankruptcy, there was an expectation that building would begin and that people would resume buying, but it wasn’t happening,” said Kevin Collins, majority owner of the development, selected to lead Ravenna’s development into completion after a change in management occurred in late 2014. Collins assumed full-time managing partner duties, and began to turn Ravenna’s development into an execution story. “Our development team needed to get creative to turn Ravenna into the success story they knew it could be, 16 livsothebysrealty.com

a strategy, which began with refining the building process completely,” said Collins. “We did not have a marketing plan to encourage builders to build in here, to find people to want to buy in here. We had to rebrand, renew market perception and confidence, lender-confidence, builder participation, and market awareness.” Collins and his team looked toward the Colorado real estate market to see if progress was being made. The market had started to make a turnaround in Denver, and with the infrastructure and sizeable amount of inventory in terms of lots that could be developed for new homes, the developers

at Ravenna felt they were finally in a position to push forward.” Ravenna began taking steps to win people’s trust in the development again. “The first thing we had to change, was to get the right people in here and give them the right tools to do their jobs. The second thing we needed to change was the sense of urgency among our development team- meaning that this project was getting done,” said Collins. “Lastly, we increased our golf course credibly. The experience of golf and real estate are a hand in glove experience. We hired the best people we could find in all departments- from marketing, to chefs, to security.”

While some feared Ravenna’s home pricing would be a long way south of what was originally envisioned for the community’s villa-type products, the developers continued to build high-quality homes, executing on the price points that were originally established. “We made the threshold to buy at just under $1 million and we have homes for $4 million to $6 million+ going in,” said Collins. “We tried to broaden the spectrum of price points to be market-inclusive.” With only two homes under construction in January 2015, today over 46 homes are under construction, significant progress. Despite Ravenna’s early challenges, one thing that has remained ultimately consistent is

the development’s commitment to its vision of community. “There are a few unique features that Ravenna promotes,” said Collins. “There’s privacy; so gated access. Beauty; the Colorado lifestyle, with access to hiking, biking, fishing, golf and easy access to ski areas. And Golf; a meticulously-maintained, fun-to-play golf course.” Builders in the area hear continuously from buyers, yearning to trade in their aging two-stories for the low maintenance homes they find at Ravenna. At Ravenna, they’ll find homes with high-profile Mediterranean architecture, infused with outdoor living spaces, a 24-hour security gate, and a club with attractive amenities. The demographics of buyers at Ravenna are varied. “We have a broad-based demographic that ranges from young families to retirees,” said Collins. “We’re not suburban and we’re not a remote mountain community. We have great accessibility to the city, to the mountains– there are no other communities like that in the Denver metro area.” Ravenna’s state-of-the-art golf course also rode the roller coaster of development. Initially, “there was a perception that the golf course was exceptionally hard,” said Collins. “We hired a golf course architect, Kevin Atkinson, of Phelps-Atkinson golf course design, to look at our course and provide us with a modification plan to return the qualities and character of the original Jay Morrish design. Atkinson made significant enhancements to the golf course, a process that took nearly three years.” Today, there are 186 golf club members, and Collins sees no signs of slow-down, especially since few brandnew golf courses have been built in the area recently. “In terms of elevating our golf membership, we priced our initiation fees in relation to the amenities we have. Our golf initiatives and club house will help us take our numbers to the level we want them to be.” Collins and his team are striving to finish out

the development of Ravenna at maximum capacity. “What we’re trying to do is look at every way possible to take advantage of this market and to ensure that the homes that we’ve built will maintain the quality standards that we had originally set for living at Ravenna,” said Collins. Today, Ravenna’s development is a story of execution, though Collins and his team will not soon forget the ups and downs of achieving the success they have today. “I think that the lesson you can apply here– is that Ravenna is like any other business you would want to put together. You need a product people are willing to buy, a market to help sell your product and the people to move that concept to the execution stage. The lesson learned is that development does work when you have all those things.” With its fortified economy, vast employment opportunities and unparalleled quality of life, Colorado will continue to experience rapid growth.
