Adventure photographer Eric Phillips is most known for his images that capture compelling landscapes, human exploration, and outdoor industry news. His outdoor photos have been featured in local and national publications including 5280 Magazine, REI Co-op Journal, SNEWS, Elevation Outdoors Magazine, Adventure Pro Magazine, and Gear Junkie. Though, his imagery might be most recognized through the digital travel guides and social media channels of Travel Crested Butte, a local travel education company that he joined as a photographer and videographer in 2018. Out There Colorado even recognized Eric as one of the top 15 photographers of Centennial State scenery, in 2018. Eric’s sharp eye, bottomless motivation, and camera skills are elevated by his navigation prowess and tenacity to seek the hardestearned perspectives up winding, rugged routes byway of motorcycle, splitboard, snowmobile, or his truck. Eric grew up on the border of Wisconsin and Illinois with a passion for skateboarding, wake surfing, and snowboarding. He first pursued his craft with a Nikon D3300 when he relocated to Gunnison Valley, where he earned a degree in Recreation and Outdoor Education at Western Colorado University and taught snowboarding at Crested Butte Mountain Resort. More than any other approach, Eric loves chasing idyllic early morning light or pitch-black astrophotography in the mountains. Find more of his landscape imagery in the Redline Gallery on Elk Avenue.

Crested Butte Off-Piste AC T I V I T I E S TO D O AWAY F R O M T H E B A S E A R E A By Kendra Walker For a community known for its alpine skiing, Crested Butte does not revolve around just the ski resort. Wintertime is a special kind of season in Crested Butte, and the residents here sure know how to play in the snow. And while most folks in town will tell you the downhill skiing is what brought them here in the first place, you’ll find there’s a whole world of additional winter recreational activities that might just turn into your next passion.

Nordic Skiing Known as the Nordic Ski Capitol of Colorado, Crested Butte and the area’s Nordic trails live up to the name. The Crested Butte Nordic Center alone provides 50 kilometers of groomed cross-country ski and snowshoe trails. If you’re prepared to put in a little sweat, the valley’s Nordic trails will lead you into a snowy paradise of scenery and solace, just minutes away from town. Nordic skiing is a favorite pastime that allows community members to explore the groomed terrain near town as well as the backcountry drainages of Slate River, Washington Gulch, Gothic, Brush Creek and Cement Creek. “The outdoor scene is just spectacular. The Nordic trail system is excellent and I do a lot of Nordic skiing here,” says Kathryn Johnson. “I get out there with the dogs and it’s such a great way to spend the day, getting a great workout in such a healthy environment. You’re out in the middle of the trees and the snow, and it’s so beautiful and very peaceful.” 4

Katy Mattson is also an avid Nordic skier. “I love to go Nordic skiing with my dog, and I think he loves it too because he goes very fast,” she says. “I live in Crested Butte South and will Nordic ski up Cement Creek because the access is so easy and a local business owner grooms it for the neighbors.” The Nordic Center rents out gear for both skate and classic styles, and offers clinics and race events throughout the winter. The beloved Alley Loop race draws in locals and visitors for a jaunt through the town’s alleyway nooks and crannies while adorned in colorful costumes. You can even burn some calories skiing to the Nordic Center’s Magic Meadows Yurt for a gourmet backcountry feast. Di Bridges enjoys doing her Nordic skiing at night. “When it’s snowing, I love to ski up the Bench trails at night with a headlamp. The lights of Crested Butte reflect off of the snowflakes and it’s really magical to be up there and capture that moment all to yourself.”

Fat Biking This town loves its bike culture, and that doesn’t stop when the snow flies. Whether by townie, road, mountain or fat bike, cruising around town on two wheels is still the locals’ choice to get around in the winter. Fat biking is often referred to as the winter version of mountain biking, which is why it’s no surprise Crested Butte has embraced the sport so heartily. The bicycle shops in town rent out fat bikes in the winter, and fat biking has become a popular way to navigate the snowy roads and trails in the area. The Crested Butte Nordic Center grooms 10 kilometers of its trails for fat biking, and the Crested Butte Mountain Bike Association (CBMBA) grooms many trails around town and the drainages surrounding Crested Butte for the community to enjoy for free. 5

Backcountry Adventures While the mountain provides some of the most extreme trails in the country, the backcountry terrain in the valley offers adrenaline-pumping options for those willing to work for their turns and responsibly educate themselves on avalanche safety. Pick any trailhead in the valley, and you’ll see a flurry of activity; snowmobile engines revving, skiers strapping on their uphill touring skins, avalanche beacons beeping and everyone all smiles in search of untouched powder. “Crested Butte made me a better skier, and this place builds the best skiers in Colorado,” says Michelle Rampelt, who enjoys using the skills she’s learned from skiing the resort’s steeps to venture out into the backcountry. “I really enjoy backcountry skiing, it’s my favorite thing about Crested Butte,” she says. “I almost like touring around the Crested Butte area better than skiing on the mountain.” Snowcats allow enthusiasts to enjoy backcountry turns without the hike. Betsy Wiebe enjoys bringing guests out to experience the area’s backcountry terrain as a snowcat driver for Irwin Guides. “It takes me out to the backcountry in the winter, and you’re out there to help folks powder ski in a beautiful setting in the West Elks,” she says. Jaima Giles loves playing in the Crested Butte backcountry in motorized form. She owns a Timbersled, a dirt bike that has been converted to a snow bike. “I love to go up Kebler Pass in the winter with my husband and we take every opportunity to explore the backcountry on our snowbikes.” Snowmobile culture is prominent here in the Gunnison Valley, and chances are if you’ve lived here long enough you’ll find yourself looking into a sled for a fun and fast way to get into the backcountry. Whether exploring the wilderness by human-powered or motorized form, please take avalanche awareness and safety training and equip yourself with the proper backcountry gear before venturing out. The Crested Butte Avalanche Center provides upto-date avalanche forecasts and observations in the valley, as well as resources and educational opportunities.

Ice Skating and Hockey There’s something so quintessentially winter about an ice skater on a frozen lake, and the alpine lakes of the Gunnison Valley don’t disappoint. Di Bridges has been ice skating in the area for over 12 years, and prefers speed skating the frozen lakes and reservoirs for her outdoor recreation. “Ice can happen anywhere there’s water, and there are many locations within this valley to skate,” she says. Di skates with a small group of speed skaters that scout ice locations in the winter, the Blue Mesa being one popular location for ice to form. Natural ice skating doesn’t come without its risks, and Di wears plenty of safety gear, including a personal flotation device, helmet, and protection for her pelvis, elbows and wrists. Di also frequents the local ice rinks in both Crested Butte and Gunnison as natural ice can be fleeting. Hockey has built up momentum in Crested Butte in recent years, with Town League Hockey adding excitement and competition amongst the community. Youth leagues and after-school programs fill the Big Mine Ice Arena with hockey players during the cold weather months. The arena uses natural ice, and the Crested Butte Nordic Center rents out skates to the public all winter long. “The athleticism here in the Gunnison Valley really shines. We are pretty fortunate that we have four ice rinks in the area,” says Gary Huresky, noting the Big Mine rink, the Crested Butte South rink, and the outdoor Di Bridges Ice Skating on the Blue Mesa

and indoor rinks in Gunnison. “Even though this is a ski town, we like to think we’re also a hockey town.” 7

Dreamers, Doers and Daredevils The Youth of Crested Butte By Kendra walker

Crested Butte is not just an outdoor playground for adults, and the kids raised in this valley are a different breed of adventurers. The community provides a safe space for kids to explore and seek opportunities in all shapes and sizes, and the bold and fearless youth of this town have shown time and time again to be the next generation of movers and shakers. Tucker Brown recently moved to the valley with his family, and loves the small-town community that Crested Butte offers for his children. “I wanted to get to a small town with my kids and this is the place we wanted to be,” he says. “I love the mountain town community and the teachers and school system here are awesome. Crested Butte offers a lot of opportunities and easy access to the outdoors, and you have the freedom to let your kids get out and roam.” The Crested Butte Community School has earned its reputation as a high-level educational institution in recent years, ranking highly in the state and nation for test scores, graduation rates and college prep. The school has been steadily growing over the past several years and attracts high-achieving students in both academics and athletics. This year the Gunnison Watershed School District, in collaboration with Gunnison County Health and Human Services, led the way in establishing health and safety protocols and online learning procedures for operation during the COVID-19 pandemic. These efforts allowed students to safely go back to in-person learning and even received recognition from Colorado Governor Jared Polis for serving as a model for schools across the state. “It really is a testament to the hard work of our whole team - staff, teachers and families,” says district superintendent Dr. Leslie Nichols. “Our partnerships with the entire community continue to be essential in making all of this work. We’re keeping the safety of the kids at the forefront of every decision we’re making, and our mission remains to ensure that all students are successful.” Spend a day at Crested Butte Mountain Resort (CBMR) and you’ll spot incredible talent in miniature form, as the youth athletes of this town can often rip harder than the adults. The elementary school’s Ski for PE program incorporates downhill skiing into the curriculum and takes the students to ski and ride at CBMR for weekly gym classes. Kids also have various opportunities to develop their ski and snowboard abilities through youth programs like the competitive Mountain Sports Team, Mountain Adventures and the Crested Butte Snowsports Foundation. 8

Jill Matlock has been a member of the Snowsports Foundation for the last 10 years, an organization that helps support programs such as Ski for PE and the Choice Pass, which encourages youth to turn to healthy outlets like skiing and pledge to stay substance free. “We’ve always been an organization that tries to support kids skiing in the valley, as there are so many families that can’t afford it,” she says. “Skiing is my passion and I love getting the kids out skiing as well. Our funding is helping kids reach their goals, from the elementary school kids, to top competitors and young Olympians who have come from this valley.” The ski programs are just the tip of the iceberg, as many winter youth programs offered in the valley inspire kids to explore their interests. From after-school arts and science programs, to hockey, martial arts and School of Dance programs, the opportunities are endless for kids to blossom and learn during the cold weather months.

“The kids are a little spoiled here,” jokes Gary Huresky, who’s kids are heavily involved in the community dance and hockey programs. “The community school is stellar and really transforms these kids into great young adults and it gets them ready for life.” “The school environment and the community really helped raise me from age 21-on since I’ve been here,” says Ken Lodovico. “And I’ve seen it raise a lot of my friends, I’ve seen it raise my kids and I’ve seen it raise a lot of my friends’ kids. It’s an incredible village.” So don’t be afraid to let your kid run a little wild here, it’s highly encouraged and there’s a welcoming and watchful community that will always have their back. 9

2020 MARKET OVERVIEW AND A LOOK AHEAD TO 2021 2020 has been extraordinary in so many ways. For real estate in the Crested Butte/Gunnison area, total dollar volume closed through the multiple listing service (MLS) approached $1 billion for the first time, up 28% on unit volume and 50% on dollar volume compared to 2019. drivers of the 2020 surge are low interest rates, rising equity markets, strengthening consumer sentiment, shifting priorities and advantages enjoyed by our local market. These factors will continue to affect the behaviors of buyers and sellers in the Crested Butte/Gunnison area through 2021.

LOW INTEREST RATES - Mortgage rates track yields for the 10-Year Treasury bond, which remain at historic lows (sub 1% during the pandemic). The Federal Reserve has communicated its intention to keep its Fed Funds Rate target at 0.25% for the foreseeable future signaling the continuation of a low interest rate environment, which will contribute to rising demand for residential properties in mountain towns. 10

RISING EQUITY MARKETS - S&P 500 reached record levels in November bolstering the equity portion of 401(k) accounts and other portfolios. This feeling of increasing wealth will contribute to rising demand for residential properties in mountain towns.

STRENTHENING CONSUMER SENTIMENT - The University of Michigan revised its consumer sentiment index lower in November of 2020 due primarily to the resurgence of Covid infections, hospitalizations and deaths plus the partisanship of the presidential election. With vaccines on the horizon and election uncertainties (almost) behind us plus favorable assessments of current economic conditions, the index is trending upward, which will contribute to rising demand for residential properties in mountain towns.

SHIFTING PRIORITIES - In addition to the foregoing economic trends, shifting priorities in many American households are contributing to the rising demand for residential properties in mountain towns, which include the following: Covid-19: Lack of international travel; social distancing increases demand for wide

open spaces; desire to gather with close friends and immediate family;

Space Race: Desire for a home office or multiple home offices; more family members

visiting and moving in;

Remote Work: Working from home; online learning;

Open Space: Healthy outdoors; attractive recreation; outdoor gathering spaces. LIV CREST ED BUTT E PRODUCT ION 12 Months Ending November 30, 2016-2020 $200

I’m definitely here for the outdoor experience, the outdoor scene is just spectacular. —Kathryn Johnson

We live in this super cool, unusual, quaint, gritty town that happens to have some of the most extreme skiing in Colorado. You’re not going to get this anywhere else, it’s the last frontier. —Michelle Rampelt 17

A NATIONAL HISTORIC DISTRICT AT THE FOOT OF THE ELK MOUNTAINS Incorporated in 1880, the Town of Crested Butte rests at an elevation of 8,885 feet and serves as “the Gateway to the Elk Mountains.” Explorer Ferdinand Hayden referred to the dominant peak guarding the residents as a “crested butte,” and the namesake was born. Crested Butte thrived as a coal-producing supply town to the many mining camps nearby, which attracted a mix of immigrant workers from Europe, especially the Slavic countries. Colorado Fuel & Iron was the dominant employer of the day operating mines whose names are familiar to skiers; Jokerville, Keystone, Twister, and Peanut. By the late 1950’s, mines had closed, and the tracks of the Denver & Rio Grande Railroad were pulled up making way for a new era built on another plentiful resource, snow. The Crested Butte ski area opened in 1961 and serves as one of the primary economic drivers of the Valley, especially with the advent of Vail Resorts’ ownership and their Epic Pass. With skiing came a new breed of local leaders who diversified the Town’s identity to include cultural heritage. The Town is listed on the National Register of Historic Places and has received state and national accolades for historic preservation. In addition, demand for the “off season” grew such that the Town’s summer sales tax revenues have outpaced the winter. A diverse collection of restaurants, bars and shops animate Elk Avenue, which are complimented by an amazing line-up of special events, long-running festivals—Wildflower, Arts, Music, Film—athletic competitions— Grand Traverse, Alley Loop, Chainless Race— and regular programming offered by a host of local non-profits—Center for the Arts, Mountain Theatre, Land Trust, Mountain Bike Association, Nordic Center, KBUT Radio. Other drivers of the Crested Butte socio-economic scene include the acclaimed CB Community School, Western Colorado University, Gunnison Valley Hospital, the Gunnison-Crested Butte Regional Airport and now mountain biking and hiking trails. The evolution of the local economy has attracted an interesting mix of sometimes irreverent “locals” that match up with the still applicable tagline, “Like Aspen used to be and Vail never was!”

HOME TO CRESTED BUTTE SKI AREA & YEAR - ROUND MOUNTAIN ADVENTURE Rising above Crested Butte by 500 vertical feet, the Town of Mt. Crested Butte (Mt. CB) lies across the Upper East River Valley from the protected West Elk Wilderness Area, where 6 of Colorado’s 54 fourteeners are located — Castle, Maroon, Capitol, Snowmass, Pyramid and North Maroon. These together with Gothic, Teocalli and the Town’s namesake peak wrap Mt. CB with dramatic panoramas. Approximately 800 people live in the Town, which was formed in 1974 to gain local governance at a time when development was taking off around the fledgling ski area. Skier visits peaked in the late 1990s with over 500,000 skier-days recorded thanks to the expansion of direct jet service into Gunnison, the local bed base and notoriety from Ski Free, ESPN X-Games, U.S. Extreme Skiing Championships and other events and promotions. Following family ownership during its first 57 years, Crested Butte Mountain Resort (CBMR) is now owned by the publicly traded industry leader, Vail Resorts. Today, CBMR operates 15 lifts and 121 trails on 1,500+ acres in the winter and has a robust summer business built around mountain biking, scenic lift rides, zip line tours and other adventure activities. In addition, restaurants, shops, condominiums, hotels, lodges, summer concerts and mountain bike race series energize the base area. The concrete recreation path and Mountain Express connect Mt. CB to its older sister, three miles down Gothic Road (CR317). It should be noted two longstanding beacons of the community have targeted Mt. CB for their headquarters. The Adaptive Sports Center, delivering exceptional year-round adventure activities to people with disabilities since 1987, opened their $14 million administrative and programming building in 2019. The Rocky Mountain Biological Lab, active since 1928, is studying a new campus on the North Village parcel.

OUTDOOR ENTHUSIAST MECCA AND HUB OF COUNTY ASSETS Almont is located halfway between Crested Butte and Gunnison, where the East and Taylor Rivers meet to form the Gunnison River. On the way along Highway 135 are three highend ranch subdivisions south of Round Mountain—Reserve at East River, Danni Ranch and Roaring Judy Ranch. Almont is home to three long time dude ranches offering multiple options for cabin lodging, dining, drinking, fishing, rafting, horseback riding and other excursions. County Road 742 winding through the Taylor River Canyon leads to more real estate options at Wilder/Wapiti Canyon Ranch, Spring Creek and Crystal Creek subdivisions. The legendary trout fishing on the Taylor River is enhanced by the Taylor Park Reservoir, 20 miles upstream from Almont, which has a small marina. County Road 209 is a newly paved scenic wonder leading to Buena Vista over Cottonwood Pass (summer route only) topping out at a breathtaking 12,119 feet. The City of Gunnison sits at the intersection of Highways 135 and 50 and is named after an explorer charting routes for the transcontinental railroad in the mid-1850s. Like the Town of Crested Butte, Gunnison prospered from a mining boom and then later the cattle industry, which has been celebrated for 120 years by the Cattlemen’s Days Rodeo. Gunnison serves as the County seat and is home to many important community assets— Western Colorado University (founded in 1901), Gunnison Valley Health System (since 1938), Black Canyon of the Gunnison (awarded National Park status in 1999), Curecanti National Recreation Area, three State Wildlife Areas, Dos Rios Golf Course, Recreation/ Aquatic Center and Gunnison-Crested Butte Regional Airport (9,400’ runway). Real estate options include more affordable properties in and around the city limits and large tract options in the verdant Ohio Creek Valley of Eagle Ridge Ranch, Star Mountain Ranch and Wilderness Streams.
