HERE has been a rise in ‘accidental landlords’ in recent years, as many homeowners who can’t sell their property decide that renting it out is the only other viable option.

Lettings company Belvoir, which has 150 offices nationwide, believes that becoming a landlord can be a positive experience for homeowners who are finding it difficult to sell. If you’re a homeowner thinking of becoming an ‘accidental landlord,’ Belvoir offers the following advice: 1. Do your sums: Find out how much rental income your property is likely to achieve by comparing similar

properties currently available to let in your area and ask the advice of a local property management agent. 2. Get permission: If you’re intending to let your property – and you still have a mortgage on the property – you’ll need to tell your mortgage lender and get their consent before you can let your home. 3. Management matters: Decide whether you’re going to self-manage the property or get a property management agent to do it for you. If you choose to selfmanage, you’ll be responsible for inspections, rent collection, negotiating rental increases and organising contractors and

repairs. But, if you choose full management through a letting agent, all the hard work will be done for you. 4. Renew and refresh: Before a tenancy starts, it’s vital to do all those odd jobs that you and your family have learnt to live with. 5. Find the right tenant: If you’re finding the tenants yourself, you’ll need to advertise the property and carry out background checks before committing to any tenancy. Alternatively you can ask a property management agent to find a tenant for you. They’ll be able to advertise the property on web portals, in the local press, in their shop window and often on their website too. They will also
