NE of the North West’s leading letting agents believes the buy-to-let market will flourish in 2012 – thanks to low interest rates and more available ways of lending.

Julie West, managing director of Zest Lets, says many of her clients have already begun to expand their portfolios in the first month of the year, as tenant demand continues to grow. Her comments came as many agents up and down the country also witnessed a noticeable increase in monthly rents, as the number of

potential housebuyers attempting to get on the property ladder continued to rise. She said: “There are some fantastic properties to invest in at the moment in the North West, and if people have the money to do so, then that’s what we’re recommending them to do. “Once they have made that commitment, there’s a really good chance that they’ll enjoy a regular positive income stream, which, in turn, will erode the value of their mortgage debt as the years go on. “I think these beneficial times for

landlords are set to continue, especially as the base rate doesn’t look like it will increase any time soon.” Julie, who has worked in the property industry for the past 20 years, added that many couples trying to get onto the property ladder have no other choice but to rent, as they are unable to raise the capital to buy their own home and are also unable to get a mortgage. “It’s difficult for those trying to get a step on the ladder, and that’s why renting is so appealing,” said Julie. “However, it’s not the

cheapest option, as many are spending tens of thousands of pounds each year on a property that they don’t own.” Earlier this week, the growing profitability of buy-to-let lending led to six UK-based mortgage lenders announcing that they’ll now offer 20 buy-to-let mortgage types with loan-to-value ratios (LTVs) up to 80%. These include Kent Reliance Banking Services, Saffron Building Society, Leeds Building Society, Aldermore Mortgages and the most recent addition to the group, Clydesdale Bank.
