GUIDE ... to home improvement Top Tip IF you’re painting a door, the easiest thing to do is take it off its hinges so you can get to the edges easily (this also enables you to paint the inside of the frame). Every time you paint where an edge meets the front or back of the door (depending on which side you’re doing), run a cloth or your fingers along it to make sure that a ridge of paint doesn’t form where you can’t see. This will ensure that you get a good finish and won’t have problems refitting the door because of ridges of paint. SAFETY FIRST: Electrics in the bathroom are best left to experts

Playing it safe in the bathroom

E

LECTRICAL work in the bathroom should rarely be attempted by DIYers – you may be breaking building regulations if you do it yourself. Play safe and employ a qualified and reputable electrician, who will be able to make sure that the work’s safe and legal. The easiest option is to use an electrician who belongs to a ‘competent person scheme’, as they can self-certify that their work complies with building regulations. If they don’t belong to such a scheme, you’ll have to pay your local council’s building control department to check work complies. If you’re buying electrical fittings (in most cases, lights) for the bathroom, make sure that they’re suitable for the ‘zone’ they’ll be in. The zones are worked out according to their proximity to the taps, shower and bath, etc, and all good retailers should say which zone or zones bathroom lights are suitable for. Some even have a diagram of the zones on the box, although you can easily find this online. The only electrical sockets allowed in bathrooms are razor ones and the only switches should

be ones operated by a cord pull, or special ones for, for example, an extractor fan. Alternatively, you can have a normal light switch on the wall just outside the door, although this isn’t ideal if you want to put the light on when you’re naked and already in the bathroom! If you don’t have an extractor fan, get an electrician to fit one. Extractors reduce the damage caused by steam and condensation and help to prevent mould and mildew from forming. In bathrooms without a window, which is common in flats, an extractor is even more vital and should be switched on every time you take a shower or bath. Many extractors are wired to come on when the light does, although they can be switched off independently. If you’re making changes to the water supply, it’s a good idea to check with your water supplier that you’re not breaking the bylaws – your plumber should be able to advise you.

And if you want to find out if building regulations apply to the work, try www.planningportal.gov. uk or your local building control department. Renovation rules are much stricter for listed buildings, and some work to a bathroom, such as moving it or fitting an en suite, will require listed building consent from your local council’s conservation office. Apart from this, you shouldn’t usually need planning permission to replace or maintain your bathroom. If in doubt, speak to the council. Don’t forget that if your home’s leasehold, you may need the freeholder’s permission for building work, so check the terms of the lease. If you want to move the bathroom or install a loo with a macerator, for example, the freeholder may object on the grounds that it will cause a noise nuisance to other people in the building, which could put an end to your plans.

North/South house price divide grows THE north-south divide in the property market is in evidence again after figures showed prices rose 1.4% in the year to April, with the largest decreases in England being in the North West and Yorkshire and Humber. The overall improvement was driven by London where prices were up nearly 5% in the year, and by more modest gains in the South East and South West. This was offset by declines in Wales, Scotland and Northern

Ireland of 1.1%, 0.3% and 8.1% respectively, while the largest falls in England were 1.3% in the North West and Yorkshire and Humber, the Office for National Statistics (ONS) said in its monthly house price index. On a seasonally adjusted basis, UK house prices were up by 1.1% between March and April, reversing a decline the previous month. Average house prices in April stood at £237,000 in England,

£151,000 in Wales, £129,000 in Northern Ireland and £178,000 in Scotland. London’s average price of £388,000 contrasts with the North East, which has England’s lowest average price at £145,000. The end of a stamp duty holiday for first-time buyers in March meant the proportion of homes bought by this section of the market fell back to 32% in April, from 43% the previous month.

A kitchen's supposed to be the heart of a home but if yours is falling short it could be time for expert help. Amelie Skoda finds wizard kitchen solutions

K

ITCHENS are the ultimate multi-functional room these days, where the family gather to cook, eat, socialise, and they may even double up as a work space. That's fine, if you’re lucky enough to have a kitchen the size of an aircraft hanger, like the enviable, dream spaces portrayed in glossy magazines. But as new homes are generally smaller today than they were 30 years ago (according to a study by the Royal Institute of British Architects), many of us will be dealing with a smaller space than we'd ideally like. "Nowadays properties are getting smaller, which in turn means that consumers are searching for a smaller kitchen to suit their needs and home," says Jason McNulty, head of product development at Wren Kitchens. "But smaller needn't mean less functional or less stylish." Planning how you use the space is key, so that not an inch is wasted and, if possible, has at least one area – even if only a breakfast bar – where you can eat or utilise as an extra work surface. Also consider carefully what you need to include in your kitchen. If possible, move appliances into other rooms in the house - for example, a freezer can go in a garage, a washing machine in a utility room or bathroom, as this helps free up vital space in the kitchen. If you're still in a stew, here's what the experts have to say about tackling the most common kitchen dilemmas.

SPACE STARVED

Even if your kitchen feels more like a coat cupboard, you can improve the situation by making the most of the space you do have available - from the floor to the ceiling. "Too many wall units can make the kitchen feel cluttered as this is where the eye is drawn first. Choose tall wall units that provide plenty of space without taking up too much room," says Marco Rossi, head of product for Magnet Kitchens. Shelves, racks and hooks attached to walls or ceilings are a perfect way to keep your kitchen tidy and work surfaces clutter-free. Light colours for the walls and units can also help to create the illusion of space in the most bijou of kitchens. Interior designer, Abigail Ahern suggests painting kitchen cabinets the same colour as the walls. "If the unit colour matches the walls, it gives an illusion of space," she says. Shiny or glossy finishes on walls, units and splashbacks add to this illusion by reflecting light around the room. TOP TIPS: As well as visual tricks, it's worth considering smaller than standard appliances. Many manufacturers produce slimline dishwashers, ovens and coffee machines designed especially for smaller kitchens. "A compact multifunction oven is a great way to make the most of precious space," says Marco Rossi. "Try a built-in or built-under integrated fridge that will sit behind a typical unit door." ULTRA MODERN: A gleaming modern kitchen

On the face of it, an L-shaped kitchen may seem like an awkward space to deal with, but in reality it's one of the best layouts for creating a sociable, open atmosphere, says Belinda Corani. Include a breakfast bar to one side of the kitchen to create a small area for entertaining or dining," she suggests. "If that's impossible, a telescopic pull-out table which can be folded away behind a kitchen cabinet drawer front could suffice," says Gerald Jones, managing director at Masterclass Kitchens. TOP TIPS: "Make the most of every inch of space with integral storage solutions, such as pan drawers, curved corner units and cantilever carousels," advises Jude Keenan, kitchen planner at John Lewis's Oxford Street London store. She also suggests positioning tall units at the end of a run, away from windows, to avoid blocking out light. "It's a good trick because, rather than focusing on the shape, your eye focuses on the cool accessories." "Concealing the fridge, dishwasher, washing machine behind cabinetry panels will make the kitchen feel more streamlined. "And no matter what the colour on the walls, paint the ceiling in the same hue -

this will open and expand the space." While a galley kitchen is an extremely functional space (it's a layout preferred by many professional chefs) one of its challenges is making sure it doesn't feel too enclosed. TOP TIPS: Enhancing lighting works wonders in these spaces which often lack natural light, advises TV interior designer Richard Randall. "Feature lighting, like up-lit shelving or hanging a mirror on a wall to reflect more light, can both work well."

Hamilton legacy Hannah Stephenson visits Barnsdale, a collection of 38 gardens created by BBC Gardeners’ World iconic presenter Geoff Hamilton, and talks to his son Nick about his late father’s legacy

F

OR the last 15 years, Nick Hamilton, son of the late Geoff Hamilton, has been busy following in his father’s footsteps. Just wandering around some of the 38 small gardens created for TV at Barnsdale in Leicester, you can feel Geoff Hamilton’s ever-practical presence, as areas are teeming with a huge variety of plants along with practical substitutes for expensive accessories (including a circular finial made from a toilet ballcock – but you’d never know – sitting on top of a pretty, home-made obelisk). These are all testament to Geoff Hamilton’s money-saving principles, his attitude of having a go himself at making something before shelling out on an expensive equivalent, ever aware of his audience, many of whom would have been cost-conscious. Nick, who took over the business after his father’s death in 1996, shows me the old immersion heater transformed into a rose water feature in the quirky Reclaimed Garden, a typical example of his father’s ideas of economy. “My father wanted Barnsdale to be representative of what people have at home. Achievability was

In summer they produce spikes of tiny, insignificant-looking flowers in shades of white and pink which are a magnet for bees. He set the springboard from which we’ve dived.” The TV garden all started in the 1970s, when Geoff moved into a house on the Barnsdale Hall estate and was renting some land at the top of the hill. He was asked to do a guest appearance on Gardeners’ World from what is now known as ’The Original Barnsdale’. In 1979 he joined the team permanently, but soon found that there was little room to experiment and in 1983 he found Barnsdale as it is today, a mile away, a Victorian farmhouse with more than five acres of land. He created the gardens between

1983-96 but it wasn’t until 1997 that they were opened to the public. “My father always said a garden is a work in progress, so we carry that on,” says Nick. The beautiful Artisan Cottage Garden, Allotment, Woodland Walk and Artificial Rock Garden are just a few of the concepts which have been developed and continue to offer ideas to gardeners today. Nick acknowledges that times have changed since his father’s TV heyday. “Everybody’s lives have changed. Retired people are doing more now than they ever did, as are people in work. But it’s making people realise

that within their busy lives there’s still time for gardening and vegetable growing.” In the last decade there has been more emphasis on less time-consuming gardening, with demand for easy-maintenance plants, plants which don’t need staking and less lawn. But Nick has reservations about this attitude. “We have one or two gardens here which are lower maintenance than others,” he says. “And yes, you can go out and buy a £300 tree which will have an instant effect. But that’s not gardening. “Gardening is all about patience

and nurturing, getting out there and getting your hands dirty. Low-maintenance gardening in a way isn’t gardening.” He believes that were his father alive today, he would be over the moon at the way Barnsdale has developed. But he doesn’t believe the TV cameras could ever return on a regular basis. “Our tagline is ’The People’s Garden’ and that’s what it is – a garden for the people. I wouldn’t now want to stop people seeing the garden, even for one day a week.” He says that BBC Gardeners’ World today is far removed from his father’s programmes.

SLUGS and snails may have been rampaging through your vegetable patch and the best way to get rid of them, especially if you’re organic, is to go through your rows picking them off by hand and disposing of them. companion planting. Plant nasturtium with cabbages as they attract caterpillars which will hopefully then leave the cabbages alone. Cabbage white caterpillars will be hatching now and you can prevent some damage by inspecting the undersides of the leaves on all brassicas. If you come across small clusters of yellow eggs, squash them. Remove any plant parts covered in blackfly. Infected potato foliage will appear withered and yellow compared to a healthy plant, so dig it out and remove it completely from the garden. If you suspect you have wireworm, lift your susceptible crops early to minimise damage and keep your ground well cultivated in spring and summer.

Western Crete is one area that’s well worth considering by UK investors. He says: “Interest from UK buyers has fallen over the last three years, mainly due to the stagnant UK property market. “Buyers can no longer borrow and are often now reliant upon selling their UK home to fund a new house in Crete. “As the Crete property market has slowed, it has become more competitive and prices have dropped.” Snobby Homes has new-build detached homes available from 122,950 euros. “Our prices are all-inclusive of purchase costs, and the standard specification includes a whole host
