HOMESURE has taken advantage of the latest modern technology to help sell its homes – promoting a range of properties on Twitter and Facebook. And the Childwall agent believes both have increased since it took the step to make the most of the opportunities the 21st century offers. Nick Stott, managing director, says: “We rented a flat through Twitter last week and we gained a new client from New Zealand after he saw one of our adverts on Google. You can even watch our adverts on YouTube.” The move has helped the company to expand, and boosted staff numbers. Helen Bowers has been appointed new branch manager to deal with the increase in home sales and lettings. Efficiency Certificate before property is advertised from October 1. And Louis Anastasiou, director of Andrew Louis, says his company plans to lead the field in complying with the new legislation. The new requirement takes away the 28-day period of grace, previously offered to sales and lettings agents to get an EPC carried out. The legislation, which is part of a 2009 EU directive, also dictates that the seller or landlord supplies the full EPC certificate rather

The compulsory EPC is aimed at giving new homeowners or tenants with a property’s energy efficiency information and help reduce the country’s carbon footprint. “The requirement to get an EPC done before a property is marketed is the biggest change,” says Louis. “There may be a question mark over how many buyers or tenants actually take the EPC into consideration when choosing a property, but it is legislation that has to be complied with. “As a company we hope to be providing the full EPCs well before the law comes into force.”

And it has announced a cost for vendors of just one per cent plus VAT. Managing director Mike Chrysokhou ran his own lettings company for five years before taking the helm of the Liverpool team. He says: “As a franchise we own the business, we care about the business. “We took a long time to train our staff and we are already fourth on the Rightmove listings, which means we are able to compete with established companies. “We believe there is life in the housing market and there are still many people who want to buy and sell houses.” For more details call the Liverpool branch on 0151-707 7777 or visit www.bairstoweves.co.uk

OU could almost imagine Jane Austen or Charlotte Bronte or, indeed, any of the other romantic writers, perched by the window or sitting on the front lawn. This 17th century cottage in Moss Lane, Burscough, is not only the stuff of dreams but a bargain too. For sale with Farrell Heyworth the house has been reduced to £469,995. So lace up your corsets, pop on that bonnet, and let’s take a look inside. The Grade II listed cottage, which boasts many of the original characteristics and attributes, has an entrance hall, cloakroom, lounge, sitting room, dining room and breakfast kitchen, along with three bedrooms. Entrance is via a hardwood STUNNING: The sitting room in the thatched cottage in Moss Lane door with windows on both sides, the hall reveals the staircase to the first floor along with character beams. How to save cash in the attic – and other energy tricks AS energy companies announce increases, the annual average dual fuel bill is being pushed up from £1,094 to £1,265, an increase of £171. With the remaining energy providers predicted to follow suit, most of us will look at ways to reduce costs – and one of the ways to save energy. Top money saving and energy saving tips for the home include: ● Insulate your loft About 25% of heat in an un-insulated house escapes through the roof. Opt for loft insulation with strong eco credentials and great thermal performance. ● Install cavity wall insulation. If your house was built after the 1920s it is likely to have cavity walls. If these aren’t insulated, you can arrange for a professional to complete the work in a day. Cavity wall insulation pays for itself in around two years, and it will typically save around 15% on your home’s fuel bills. ● Install solid wall insulation. Older houses built before 1920 often have solid walls and are more expensive to insulate, but also cost more to heat. Around 7 million solid wall properties in the UK are un-insulated but with DON’T LAG BEHIND: Insulating your loft can help cut energy bills

potential fuel bill savings starting it is worth considering. ● Fit double glazing. Old single glazed windows are a major source of heat loss. Double glazed windows will not only keep the heat in but they will reduce noise, improving your level of comfort. Make sure the windows you choose carry a BFRC label which indicates a good energy efficiency rating. ● Draught proof gaps. If you have poorly sealed windows and doors you may be losing a significant amount of heat through the gaps. Although draught proofing is a simple DIY job that can be done at home, it can be more complicated if you have an older property. If this is the case it may be wise to call in a professional. Costs start at around £100.

My First

HOME

Paul Rice

Managing Director Belvoir Liverpool City Centre

Where was the family home you grew up in? It was a three bedroom terraced house in Kensington. What is your clearest memory of the house? My dad converted the loft into a bedroom for me and my younger brother but the loft hatch was so tight we couldn’t manage to get beds up there – so we slept on mattresses for about three years! Where was the first house you bought yourself and what did it cost? The first house was on Tollerton Road in West Derby and it cost me and my wife £65,000. What made you want to buy it? My wife wanted to live near her mum and the property fell within our budget at the time. What are the most important features you look for when buying a house? The purchase price the vendor paid and how much equity the property may have in the future is very important to me. Also if the property has the potential to be extended. Are you a DIY trier or do you leave it to the experts? I like to think I’m a trier but if I’m honest then I call my dad most of the time. What's the one thing you love most about your current house? We totally gutted our property when we purchased it so I love the fact that now we have the house just how we want it. BY JANET TANSLEY

Designer Atlanta Bartlett tells the secrets of stylish, easy living to Gabrielle Fagan

I

T WOULD be understandable if a home inhabited by two designers was a temple to perfection; an intimidating space where attention was given to detail rather than lifestyle. But what’s so striking as you step over the threshold of Atlanta Bartlett and Dave Coote’s Kent home is its air of tranquil informality, and a ’kick off your shoes and get comfortable’ approach to decor. This is an interior which cocks a snook at trends and transient fashion, and instead celebrates comfortable living with pared back decor – bleached, stripped floorboards, large squashy sofas dressed with light cotton throws, pale walls and an abundance of natural light flooding in through large windows. “We both have a relaxed, simplistic attitude to interior design and believe that our homes should reflect our personality,” says Bartlett, who juggles her work running the couple’s interiors company and working as a stylist with bringing up their three young sons and new-born daughter. “What’s paramount to us is good design, and noting fashion and trends – but not following them rigorously. Then it’s about creating a happy home, not a show home.” Coote, a furniture and interiors designer known for his quirky, retro style with an emphasis on reclaimed materials, has put his stamp on all areas of the house, but none more so than in the kitchen. “It’s the heart of the home and the hive of activity as a family room, where everything from homework to hobbies takes place. And it’s also where we entertain,” says Bartlett. “We didn’t want it to be ‘fitted’ as that wouldn’t suit our style and wouldn’t feel as welcoming, so Dave has created a collection of units from vintage cupboards and reclaimed wood, and we’ve used polished concrete and aluminium so it doesn’t feel too quaint.” While colour is confined to soft accents – washed-out blues, pastel pinks – there’s never any danger of blandness, because the whole is enlivened by a liberal scattering of toys belonging to their lively children, as well as stylish displays. There are eye-catching quirky treasures arranged on surfaces or hung on walls, ranging from vintage shop signs and Victorian mirrors to assortments of delicate china plates collected over the years from markets. The interior is a harmonious fusion of both their styles, explains Bartlett, who met her husband 15 years ago. “Originally we were both searching for a simpler, more laid-back approach to decorating,” she says. “Although our styles were quite different – Dave’s quite rugged and masculine and I’m more feminine and predominantly prefer white-based schemes – we both love honest materials, artful

recycling and choosing vintage over newly-made, and handmade rather than mass produced.” It’s resulted in a hugely successful look and company that they’ve called Pale & Interesting, which they also celebrate in their new book by the same name. “We want to show that it’s not difficult or expensive to create a light, airy home that works for you,” she says. “It’s all about getting back to basics, tapping into your own style, editing your possessions so you retain only what’s useful and beautiful, and then you can live in an environment that’s calm, easy and unpretentious.” Bartlett reveals her key elements for a Pale & Interesting interior.

● TOUCHY-FEELY

“A room devoid of texture will feel hard and cold, and not compatible with an inviting retreat that soothes and feeds the senses,” she says. “Aim to contrast and complement textures throughout your interior, from walls and floors through to cushions and throws. Tongue-and-groove panelling is a great way to add understated texture to walls. “For something more unusual, try cladding one wall in planks of different widths and textures, then paint them all one colour for unity.”

● CREATIVE KITCHEN

● CLEVER COLOUR

“An all-white scheme will need to have some colour somewhere, whether it’s in curtains, cushions, furniture or simply a vaseful of acid-green foliage,” says Bartlett. “Source furniture from junk shops and markets, and paint it in soft shades of gentle

splash of retro chic.”

Pale & Interesting by Atlanta Bartlett and Dave Coote

“A soulless off-the-peg kitchen plucked straight off the showroom floor with endless rows of fitted cabinets will not suit a pale and interesting interior, says Bartlett. “Instead, have fun and be creative, combining an antique dresser with industrial style shelves or a sleek bank of fitted cupboards with a vintage French linen press. “Scour salvage yards for

How to... Paint Radiators ● You should only paint radiators when they’re turned off and cold. Sand any paint runs and other imperfections on the radiator, scrub it with sugar-soap solution, then wash it off with clean water. Use a radiator primer if necessary. ● Most metal paints can be used on radiators, but heatproof radiator paint is best because it’s designed not to discolour. Standard white metal paint will yellow over time if used on radiators, due to the heat. Try Ronseal One Coat Radiator paint, from £7.98 for 250ml, for a white gloss finish (no primer needed) and Hammerite Quick Dry Radiator Paint, from £9.99 for 500ml, for a white satin one, which both work well and dry relatively quickly. ● Radiator paint is available as both conventional and spray paint. Sprays are a good idea because they dry quickly and make getting a good finish relatively easy, as long as you avoid

patchy spraying. They’re also good for touching up radiators, providing the colour’s the same. However, spray paint is messier than conventional paint and you could easily get through quite a few cans, which would be expensive. ● When using spray paint, take full safety precautions, including opening the window for ventilation, wearing a respirator mask and masking off the area around the radiator. If you need to touch up the wall afterwards, a radiator roller enables you to get behind it. Try Dulux’s Easy Reach Mini Roller, £6.19. ● You should also only paint radiator pipes when they’re cold. Again, it’s advisable to use radiator paint. Remember to use masking tape around the holes in the floor or wall, cover the floor with newspaper and be careful not to splatter paint as you work along the pipe with your brush.

Q I find it hard to get a good finish using masking tape when painting. A Low-tack masking tape is useful, especially if you’re applying it to an already painted surface. Alternatively, there’s FrogTape (www.frogtape. co.uk). I tried it for the first time this week – it’s new to the latest Clas Ohlson catalogue (£9.99, www.clas ohlson. co.uk) and works

really well. The clever thing about Frogtape is that (uniquely, they claim) it’s treated with PaintBlock technology to stop paint bleeding through, which is one of the problems with masking tape. You can leave it for up to 21 days on walls, wood, glass and metal, and comes in a plastic tub, so is easy to keep clean and dry.

GUIDE ... to neighbourhoods Why live in... Churchtown

PRETTY AS A PICTURE: Churchtown Village has plenty of picturesque properties. Inset top, houses in Verulam Road. Inset bottom, local shops

H

OME to a historic village centre, pretty thatched cottages and the beautiful Botanic Gardens, the charms of living in Churchtown are plain for all to see. A tranquil residential area located on the northern fringe of Southport, Churchtown dates back to the Domesday book and much of it is a designated conservation area. As such the area has become one of the most sought-after places to call home for househunting families, couples and young professionals alike. At the heart of the area is the picturesque Churchtown village, which is blessed with a number of good pubs, excellent restaurants, a delightful village green and enticing shops and businesses. A medical centre, dental practice, library and vet also serve local residents as well as churches,

pharmacies, food stores and a good primary school, rated as 'outstanding' by Ofsted in February 2010. In short, it has everything a village and its residents could need. Better still, Churchtown boasts an excellent mix of properties. From grand mansions and character cottages to modest semis and modern apartments, prospective buyers will find a diverse range of housing stretching outward from the village centre to the coastal areas of neighbouring Crossens and Marshside. Current properties on the market (at the time of publication) include an affordable two bedroom terrace starting at around £99,000 going up to a stunning three bedroom Grade II listed cottage on the market for £1.2m. The average price for a semi-detached house was recently estimated at £155,740, and sales include a detached family home for

£245,000, a semi at £170,000 and a terrace for £120,000. A good selection of apartments and retirement living are also available, and Churchtown's popularity ensures it has a lively rental market. Notable attractions in the area include Meols Hall, a beautiful manor house, and Southport Old Links golf course just outside of the village, as well as the award-winning Botanic Gardens. Churchtown's excellent transport links are another draw for prospective buyers. Regular buses are on hand to journey the three miles to Southport town centre, not to mention that Churchtown is just 15 miles away from Preston and 21 miles to Liverpool – ideal for commuters. So if you're looking for charm, convenience and a bustling local community with heart, Churchtown could be the perfect choice.

Hols? Phone a Don’t let your garden go to wreck and ruin while you’re on holiday. Hannah Stephenson offers some damage limitation tips

Y

OU’VE packed your suitcases and sorted out your flight tickets in preparation for your two-week summer holiday – but what about the garden? So many gardeners see all their work go to pot when they are away from home in the summer, as containers dry out, lawns go brown and many plants run to seed in their absence. However, there are ways to minimise the suffering your plants endure if you are away during a prolonged spell of warm, dry weather. Your first port of call is your neighbours and family. Ask if they can water your plants while you’re away and harvest crops such as tomatoes and green beans before they go over, keeping what they want for themselves. Cluster your patio pots together in a sheltered, shady place that is open to the rain, feeding and watering them thoroughly just before leaving. Having them together will make watering easier, if you have someone to do it for you, and will help conserve moisture if you don’t. If you don’t have anyone to water your containers, take down hanging baskets and sit them directly into a depression in the soil surface in a cool, shady spot and drench them with water so the soil underneath is also wet. If you don’t have an automatic watering system, use an upturned bottle full of water set into the container, which should release the water as the soil dries.

Alternatively, invest in some strips of capillary matting tucked into the compost at one end and a bucket of water at the other, which should provide enough moisture for the fortnight you’re away. Before you go, remove all the blooms from your containers, not just the faded ones. This should conserve the plants’ energy and hopefully will mean that new blooms will have emerged by the time you return home. Don’t worry about your lawn. You can choose to leave it long, to conserve moisture and protect the roots. Don’t feed it to encourage it to grow fast while you’re away. If it has gone the colour of straw on your return, don’t worry because it will pick up again in autumn when the rain comes. Well-established plants in borders shouldn’t suffer too much, as their roots will be deep enough to find some moisture in the soil. Fruit shouldn’t suffer if you’re away in August, as soft fruit will have been picked before you go and apples and pears won’t be ready for harvesting until autumn. Give veg a really good soaking before you go, pick as much as you can just before you leave, blanching and freezing what you can’t use, or give it to a kindly neighbour who may return the favour with a bit of watering in your absence. If you do rely on your friends and neighbours to do the watering for you while you’re away, make sure you bring them back a present and always offer to return the favour.

HELPING HANDS: Family, friends and neighbours should be your first port of call to look after your garden when going on holiday

Best Of The Bunch Glory Lily (Gloriosa superba) WITH its fabulously exotic flowers with reflexed petals of red and yellow and long stamens dangling below, the glory lily may not be the easiest climber to grow, but it is one of the most rewarding. The variety G. superba ‘Rothschildiana’ was introduced from Africa in 1904 and is widely available here, but you’ll need to put it in a sunny, sheltered spot in loam-based compost mixed with grit for any chance of success and many end up growing it in a conservatory or greenhouse. Tubers are available in spring and should be set 10cm (4in) deep in a pot at least 20cm (8in)

across, watered in well and placed where the temperature doesn’t drop below 10C (50F). When the plant comes into growth it should be watered again and given some kind of support to climb up. Give it a liquid feed every couple of weeks once it’s in growth (it can grow up to 2m) and the flowers should appear in July and August. Once it’s finished flowering, allow it to die back naturally and take it in over the winter. If you have children or pets, be warned that gloriosa is poisonous if any of its part, particularly tubers, are eaten.

friend! Good enough to eat Perk up your strawberry patch

YOUR strawberries may be over but to ensure a good crop next year, don’t leave the strawberry patch to fend for itself. Give the whole bed a good haircut with some shears, trimming the plants down about 5cm (2in) from the ground. Gather up the straw placed around the plants and put it on the compost heap and rake up any other debris, so reducing the chance of disease or unwanted pests such as slugs and snails hiding underneath decomposing matter. Raking will also remove runners before they’ve been able to root. Lastly, give the patch a boost by sprinkling a handful of tomato fertiliser over each square metre and wash it in with a hose, giving the whole area a thoroughly good soaking. It may look really forlorn when you’ve done all this but within a short period you’ll see new growth appearing.

What to do this week ● Continue to harvest fruit and veg as well as herbs to freeze or dry for winter use. ● Deadhead regularly to encourage more flowers unless you want seeds to form. ● Pinch out the growing tips of wallflowers to encourage the plants to bush out. ● Remove the growing tips from greenhouse tomatoes to encourage the fruit to develop more rapidly. ● Take the last crop of cuttings this year from pinks. ● Pinch out the growing tips of fuchsias to

increase the shoots available for cuttings. ● Sow Japanese onions to overwinter. ● Feed trees and shrubs that are performing badly with a high nitrogen liquid fertiliser. ● Feed tomato plants regularly. ● Make sure leafy veg such as lettuces and spinach, fruiting crops such as tomatoes and marrows and peas and beans get sufficient water. ● Gather aromatic leaves and flowers to dry for potpourri. ● Lift garlic bulbs, bunch loosely and hang in an airy place to dry.

Conversion can pay off – but be careful YOU only need to look at Liverpool’s waterfront to see how, with vision, dingy or delapidated commercial property can be turned into dream homes. The apartments along the River Mersey have long been sought after by those who want city living in style. And it’s not just the forgotten buildings that can be transformed. Former factories no longer used or churches whose congregations have dwindled can be turned into homes with unique characters of their own and space to make even the most fantastic of ideas become a reality. The government's decision to help the conversion of property from commercial to residential aims to boost housing supply levels, but little is known about this type of renovation, warn estate agents. The National Association of Estate Agents (NAEA) welcomes the policy to make conversion easier. According to the NAEA, planning regulations have created restrictions that make the purchase of properties with the potential for conversion too risky for developers. But that is set to change. Peter Bolton King, Chief Executive of the NAEA says: “Theoretically, the government's decision to bring in this crucial change to planning regulation will provide a much cheaper alternative to new build properties. “It will also go some way to solving the problems that commercial property owners face - particularly those being hit with high business rates for buildings that no-one occupies. But such renovations are not simple undertakings. “We advise that a thorough evaluation of the work involved is carried out beforehand to avoid additional cost burdens.” For example, he says: “Those looking for potential sites for conversion will need to consider the location of the property, particularly since the amenities you might find in a residential area may well be lacking. And they must also factor in the additional costs involved with existing building covenants.” The NAEA has come up with a list of tips to help those looking to convert commercial property, and they recommend the following. Weigh up cost of conversion vs new build Although fitting out an existing property might seem like the cheaper option, commercial space often requires more skilled labour to comply with standards for residential use, therefore adding to the overall cost of a project. Additional building requirements are often applicable that ensure compliance to conservation of

WANTED: Flats above the attractions at the Albert Dock fuel and power so it is always worth checking in advance. Assess points of access Given that a lot of commercial property is situated within town centres where zoning restrictions can affect parking and access routes, it is important to look at this before purchasing the property. You don't want to create your dream home, only to find you have to walk several miles to get to your car, or worse still, pay hefty parking charges each year. It is therefore worth contacting your local council to clarify rights of way and parking arrangements. Similarly, as some premises might have shared access to additional space upstairs (such as an existing flat), it is worth speaking with the owners to find out where you stand, as this will no doubt impact on any internal changes you plan on making. Additional external works might not be exempt It must be remembered that the legislation in question applies to ‘change of use’ only and so any extensions or renovation of shop fronts are likely to be subject to

regular planning permission. Additionally, changes to high street premises, especially in market towns, might be bound by covenants that require the facia to remain in-keeping with the surrounding area – this could also add to the cost if specific materials are required. Take a good look at the property's surroundings Look at the whole area to get a feeling for it and be sure you are comfortable living somewhere which won't be purely residential. While you might be closer to the shops, you could in fact be further away from a school. Noisy neighbours might also need to be considered if your property is located near to bars, nightclubs and takeaways. Be prepared to wait Some local authorities adopt a blanket policy when considering change of use planning applications whereby the property must be placed on the market from anywhere between six and 12 months. If the owner can prove there is no market for the building commercially, they may consider a change of use.

Knight in at Miller Homes

MILLER Homes has appointed Mark Knight as operations director for its north west region. Mark has more than 20 years experience in the property industry, working for small to medium sized housebuilders. He joins from Miller Homes’ Yorkshire region, where he had been commercial director since 2007, to

NEW FACE: Miller Homes’ Mark Knight drive business further forward in the north west area. Mark says: “I am looking forward to building on the success of Miller Homes’ north west region, in what are still challenging times for the house building industry, so that when market conditions improve we are in an even better position to capitalise on the opportunities available.”

‘Good design well worth it’ A NEW report issued by the Royal Institute of British Architects (RIBA) shows how well designed buildings can deliver tangible social and economic benefits to those who use them and invest in them. ‘Good design – it all adds up’ brings together research from the UK and abroad to illustrate the benefits that good design in housing, education, health, the workplace and public spaces can bring, and what happens if that investment is not made. RIBA president Ruth Reed says: “‘Good design is an investment that pays for itself over a building’s lifetime; bad architecture will always cost more; invest now, or pay later.”

HETHER you’re looking to rent or buy a new home, Lovell has a great selection of affordable apartments available close to Chester city centre. Situated in a convenient location, with easy access to Sealand Road, the two bedroom homes at Chester Point offer contemporary apartment living and are ideal for professionals, couples or downsizers. Elaine Taylor, regional sales manager for Lovell, said: “With the option to rent or buy, these apartments have a wide-reaching appeal. They offer high specification interiors with quality fixtures and fittings. Everything in the apartments is brand new, so you have a clean blank canvass to style as you choose. “Chester Point is in a great location for people working in and around Chester. The development has proved really popular and we have sold all of our three bedroom homes. There are now just 12 apartments remaining.” Through a shared equity scheme, buyers could initially defer 15% of the purchase price for up to 10 years. For example, this means a two bedroom apartment could be snapped up for £82,025 (full price

£96,500). Homebuyers still own 100% of their home from day one, but the scheme means they only pay 85% of the asking price upfront. There is no interest or rent to pay on the deferred amount, and buyers can pay it back when they have more funds available or come to resell. Elaine added: “This is a fantastic

incentive for first time buyers who may be finding it difficult to save for the large deposits required by many mortgage providers. It’s available on many of our apartments at Chester Point. However, for those who are not yet ready to make a commitment to buy, we do offer apartments at Chester Point for rent, so whatever your

circumstances we’d urge you to come in and talk through your options with our advisors.“ Chester Point, on Treborth Road, is just two miles from Chester town centre. ● For more information visit the marketing suite, open Thursday to Monday, 10am to 5pm, or call 01244 379 597.

OLLOWING storming success at The Deck in Runcorn, leading housebuilder Taylor Wimpey North West has just launched Lock 8, the latest phase of apartments being built at the popular development. The Deck, which occupies a prime waterfront position in Runcorn, offers a collection of one and two bedroom apartments. The great value for money and stylish design on offer have proved equally attractive to both first time buyers and people seeking an investment opportunity, prompting the house builder to bring the launch of Lock 8 forward. Stephen Grant, regional sales manager for Taylor Wimpey North West, said: "The stylish collection of apartments available at The Deck are perfect for first time buyers and show that you don’t need to settle for a shabby second-hand pad when searching for your first home.” Apartments at The Deck start from just £62,008 for a one bedroom apartment through the Easystart scheme and from £83,258 for a two bedroom apartment, subject to terms and conditions. Under the scheme, first time buyers can purchase a new Taylor Wimpey home for as little as 85% of the price now. Simply pay a 5%

Taylor Wimpey will then loan you the remaining 15%, with no rent or interest to pay for up to 10 years. Stephen added: “Our Easystart scheme gives those people stuck in

the rental rut a real chance of home ownership. It enables them to own 100% of their home from day one, for just 85% of the price.” Taylor Wimpey is urging interested house hunters in a position to buy now to visit The Deck, where they’ll be able to buy off-plan and get the pick of the best plots, some of which come with
