How to save cash in the attic – and other energy tricks AS energy companies announce increases, the annual average dual fuel bill is being pushed up from £1,094 to £1,265, an increase of £171. With the remaining energy providers predicted to follow suit, most of us will look at ways to reduce costs – and one of the ways to save energy. Top money saving and energy saving tips for the home include: ● Insulate your loft About 25% of heat in an un-insulated house escapes through the roof. Opt for loft insulation with strong eco credentials and great thermal performance. ● Install cavity wall insulation. If your house was built after the 1920s it is likely to have cavity walls. If these aren’t insulated, you can arrange for a professional to complete the work in a day. Cavity wall insulation pays for itself in around two years, and it will typically save around 15% on your home’s fuel bills. ● Install solid wall insulation. Older houses built before 1920 often have solid walls and are more expensive to insulate, but also cost more to heat. Where was the family home you grew up in? It was a three bedroom terraced house in Kensington. What is your clearest memory of the house? My dad converted the loft into a bedroom for me and my younger brother but the loft hatch was so tight we couldn’t manage to get beds up there – so we slept on mattresses for about three years! Where was the first house you bought yourself and what did it cost? The first house was on Tollerton Road in West Derby and it cost me and my wife £65,000. What made you want to buy it? My wife wanted to live near her mum and the property fell within our budget at the time. What are the most important features you look for when buying a house? The purchase price the vendor paid and how much equity the property may have in the future is very important to me. Also if the property has the potential to be extended. Are you a DIY trier or do you leave it to the experts? I like to think I’m a trier but if I’m honest then I call my dad most of the time. What's the one thing you love most about your current house? Designer Atlanta Bartlett tells the secrets of stylish, easy living to Gabrielle Fagan


T WOULD be understandable if a home inhabited by two designers was a temple to perfection; an intimidating space where attention was given to detail rather than lifestyle. But what’s so striking as you step over the threshold of Atlanta Bartlett and Dave Coote’s Kent home is its air of tranquil informality, and a ’kick off your shoes and get comfortable’ approach to decor. This is an interior which cocks a snook at trends and transient fashion, and instead celebrates comfortable living with pared back decor – bleached, stripped floorboards, large squashy sofas dressed with light cotton throws, pale walls and an abundance of natural light flooding in through large windows. “We both have a relaxed, simplistic attitude to interior design and believe that our homes should reflect our personality,” says Bartlett, who juggles her work running the couple’s interiors company and working as a stylist with bringing up their three young sons and new-born daughter. “What’s paramount to us is good design, and noting fashion and trends – but not following them rigorously. Then it’s about creating a happy home, not a show home.” Coote, a furniture and interiors designer known for his quirky, retro style with an emphasis on reclaimed materials, has put his stamp on all areas of the house, but none more so than in the kitchen. “It’s the heart of the home and the hive of activity as a family room, where everything from homework to hobbies takes place. And it’s also where we entertain,” says Bartlett. “We didn’t want it to be ‘fitted’ as that wouldn’t suit our style and wouldn’t feel as welcoming, so Dave has created a collection of units from vintage cupboards and reclaimed wood, and we’ve used polished concrete and aluminium so it doesn’t feel too quaint.” While colour is confined to soft accents – washed-out blues, pastel pinks – there’s never any danger of blandness, because the whole is enlivened by a liberal scattering of toys belonging to their lively children, as well as stylish displays. There are eye-catching quirky treasures arranged on surfaces or hung on walls, ranging from vintage shop signs and Victorian mirrors to assortments of delicate china plates collected over the years from markets. The interior is a harmonious fusion of both their styles, explains Bartlett, who met her husband 15 years ago. “Originally we were both searching for a simpler, more laid-back approach to decorating,” she says. “Although our styles were quite different – Dave’s quite rugged and masculine and I’m more feminine and predominantly prefer white-based schemes – we both love honest materials, artful

recycling and choosing vintage over newly-made, and handmade rather than mass produced.” It’s resulted in a hugely successful look and company that they’ve called Pale & Interesting, which they also celebrate in their new book by the same name. “We want to show that it’s not difficult or expensive to create a light, airy home that works for you,” she says. “It’s all about getting back to basics, tapping into your own style, editing your possessions so you retain only what’s useful and beautiful, and then you can live in an environment that’s calm, easy and unpretentious.” Bartlett reveals her key elements for a Pale & Interesting interior.

How to... Paint Radiators ● You should only paint radiators when they’re turned off and cold. Sand any paint runs and other imperfections on the radiator, scrub it with sugar-soap solution, then wash it off with clean water. Use a radiator primer if necessary. ● Most metal paints can be used on radiators, but heatproof radiator paint is best because it’s designed not to discolour. Standard white metal paint will yellow over time if used on radiators, due to the heat. Try Ronseal One Coat Radiator paint, from £7.98 for 250ml, for a white gloss finish (no primer needed) and Hammerite Quick Dry Radiator Paint, from £9.99 for 500ml, for a white satin one, which both work well and dry relatively quickly. ● Radiator paint is available as both conventional and spray paint. Sprays are a good idea because they dry quickly and make getting a good finish relatively easy, as long as you avoid

patchy spraying. They’re also good for touching up radiators, providing the colour’s the same. However, spray paint is messier than conventional paint and you could easily get through quite a few cans, which would be expensive. ● When using spray paint, take full safety precautions, including opening the window for ventilation, wearing a respirator mask and masking off the area around the radiator. If you need to touch up the wall afterwards, a radiator roller enables you to get behind it. Try Dulux’s Easy Reach Mini Roller, £6.19. ● You should also only paint radiator pipes when they’re cold. Again, it’s advisable to use radiator paint. Remember to use masking tape around the holes in the floor or wall, cover the floor with newspaper and be careful not to splatter paint as you work along the pipe with your brush.

OU’VE packed your suitcases and sorted out your flight tickets in preparation for your two-week summer holiday – but what about the garden? So many gardeners see all their work go to pot when they are away from home in the summer, as containers dry out, lawns go brown and many plants run to seed in their absence. However, there are ways to minimise the suffering your plants endure if you are away during a prolonged spell of warm, dry weather. Your first port of call is your neighbours and family. Ask if they can water your plants while you’re away and harvest crops such as tomatoes and green beans before they go over, keeping what they want for themselves. Cluster your patio pots together in a sheltered, shady place that is open to the rain, feeding and watering them thoroughly just before leaving. Having them together will make watering easier, if you have someone to do it for you, and will help conserve moisture if you don’t. If you don’t have anyone to water your containers, take down hanging baskets and sit them directly into a depression in the soil surface in a cool, shady spot and drench them with water so the soil underneath is also wet. If you don’t have an automatic watering system, use an upturned bottle full of water set into the container, which should release the water as the soil dries.

Alternatively, invest in some strips of capillary matting tucked into the compost at one end and a bucket of water at the other, which should provide enough moisture for the fortnight you’re away. Before you go, remove all the blooms from your containers, not just the faded ones. This should conserve the plants’ energy and hopefully will mean that new blooms will have emerged by the time you return home. Don’t worry about your lawn. You can choose to leave it long, to conserve moisture and protect the roots. Don’t feed it to encourage it to grow fast while you’re away. If it has gone the colour of straw on your return, don’t worry because it will pick up again in autumn when the rain comes. Well-established plants in borders shouldn’t suffer too much, as their roots will be deep enough to find some moisture in the soil. Fruit shouldn’t suffer if you’re away in August, as soft fruit will have been picked before you go and apples and pears won’t be ready for harvesting until autumn. Give veg a really good soaking before you go, pick as much as you can just before you leave, blanching and freezing what you can’t use, or give it to a kindly neighbour who may return the favour with a bit of watering in your absence. If you do rely on your friends and neighbours to do the watering for you while you’re away, make sure you bring them back a present and always offer to return the favour.

The variety G. superba ‘Rothschildiana’ was introduced from Africa in 1904 and is widely available here, but you’ll need to put it in a sunny, sheltered spot in loam-based compost mixed with grit for any chance of success and many end up growing it in a conservatory or greenhouse. Tubers are available in spring and should be set 10cm (4in) deep in a pot at least 20cm (8in)

across, watered in well and placed where the temperature doesn’t drop below 10C (50F). When the plant comes into growth it should be watered again and given some kind of support to climb up. Give it a liquid feed every couple of weeks once it’s in growth (it can grow up to 2m) and the flowers should appear in July and August. Once it’s finished flowering, allow it to die back naturally and take it in over the winter. If you have children or pets, be warned that gloriosa is poisonous if any of its part, particularly tubers, are eaten.

YOUR strawberries may be over but to ensure a good crop next year, don’t leave the strawberry patch to fend for itself. Give the whole bed a good haircut with some shears, trimming the plants down about 5cm (2in) from the ground. Gather up the straw placed around the plants and put it on the compost heap and rake up any other debris, so reducing the chance of disease or unwanted pests such as slugs and snails hiding underneath decomposing matter. Raking will also remove runners before they’ve been able to root. Lastly, give the patch a boost by sprinkling a handful of tomato fertiliser over each square metre and wash it in with a hose, giving the whole area a thoroughly good soaking. It may look really forlorn when you’ve done all this but within a short period you’ll see new growth appearing.

Conversion can pay off – but be careful YOU only need to look at Liverpool’s waterfront to see how, with vision, dingy or delapidated commercial property can be turned into dream homes. The apartments along the River Mersey have long been sought after by those who want city living in style. And it’s not just the forgotten buildings that can be transformed. Former factories no longer used or churches whose congregations have dwindled can be turned into homes with unique characters of their own and space to make even the most fantastic of ideas become a reality. The government's decision to help the conversion of property from commercial to residential aims to boost housing supply levels, but little is known about this type of renovation, warn estate agents. The National Association of Estate Agents (NAEA) welcomes the policy to make conversion easier. According to the NAEA, planning regulations have created restrictions that make the purchase of properties with the potential for conversion too risky for developers. But that is set to change. Peter Bolton King, Chief Executive of the NAEA says: “Theoretically, the government's decision to bring in this crucial change to planning regulation will provide a much cheaper alternative to new build properties. “It will also go some way to solving the problems that commercial property owners face - particularly those being hit with high business rates for buildings that no-one occupies. But such renovations are not simple undertakings. “We advise that a thorough evaluation of the work involved is carried out beforehand to avoid additional cost burdens.” For example, he says: “Those looking for potential sites for conversion will need to consider the location of the property, particularly since the amenities you might find in a residential area may well be lacking. And they must also factor in the additional costs involved with existing building covenants.” The NAEA has come up with a list of tips to help those looking to convert commercial property, and they recommend the following. Weigh up cost of conversion vs new build Although fitting out an existing property might seem like the cheaper option, commercial space often requires more skilled labour to comply with standards for residential use, therefore adding to the overall cost of a project. Additional building requirements are often applicable that ensure compliance to conservation of

While you might be closer to the shops, you could in fact be further away from a school. Noisy neighbours might also need to be considered if your property is located near to bars, nightclubs and takeaways. Be prepared to wait Some local authorities adopt a blanket policy when considering change of use planning applications whereby the property must be placed on the market from anywhere between six and 12 months. If the owner can prove there is no market for the building commercially, they may consider a change of use.
