Ask The Agent

Sue Bullen

ADVICE: Sue Bullen

Sales Manager at Sutton Kersh’s flagship office at Allerton/South Liverpool

How long have you been an estate agent? I have been with Sutton Kersh for 21 years.

Can you remember the first house you sold? Where was it and how much for? My memory of the first property I was personally involved with was on Calderstones Road. I was really impressed with how spacious the interior was and I think we sold it for around £75,000.

Home of the Week

What is the most expensive house you have helped to sell? We have been successful in selling three properties which cost close to a million pounds in the past six months in the south Liverpool area.

Fairways Close, Woolton, on the market for £395,000

Have you ever sold a house for or to a celebrity? Our claim to fame with celebrities has to be when the Liverpool and Everton football clubs were buying in Liverpool and we helped many players buy and also sell their properties when they moved to new clubs. Where in the world would your dream house be and what would it look like? I am quite happy where I live now as I am close to family and friends. I suppose my dream home would have to be a beach fronted property with stunning views where the sun shines and where I could relax and unwind. What is the most important thing someone selling a house should remember? When considering putting your property on the market, use a professional and

Find A Home qualified agent who has a thorough understanding of the market . What is the most important thing someone buying a house should remember?

First and foremost you need to ensure you have been qualified for your finances by a professional mortgage advisor. It is also very important to speak to your estate agent who will guide you through the purchasing process.

‘We can build more homes now’ THE Government believes that 20,000 more affordable homes can be built than its previous estimate. Housing Minister Grant Shapps said the coalition’s latest plan to provide new houses for low and middle-earners included building more properties than it originally thought possible. In a written ministerial statement updating the Affordable Homes Programme, he unveiled today the findings from a consultation with house-builders. Mr Shapps said: “When I launched the invitation for bids under the framework in February, I said my aspiration was to deliver more than 150,000 new affordable homes, and challenged the sector to deliver. “The response from providers to the invitation for proposals under this programme

APPROVAL: Grant Shapps, left, and David Orr has exceeded my original expectations. “I now believe we will be able to deliver up to 170,000 new affordable homes.”

He said the original programme aimed to create up to 150,000 new affordable homes through investing £4.5 billion over four years

and “greater flexibility” for housing associations. He said: “The new affordable rent model, which will be the principal element of the programme, will make public subsidy go further while enabling local authorities and providers to target support where it is most needed.” Mr Shapps said the Government would plough £1.8 billion into the scheme, including building 80,000 homes for affordable rent or affordable home ownership. National Housing Federation chief executive David Orr said: "The fact that housing associations are going to build the vast majority of the nation's affordable homes over the next four years – despite the housebuilding budget being cut by 63% – is testament to their great innovation and ability to manage risk in difficult situations."

Stylish living in the heart of the city

ON SHOW: The new show apartment at St Paul's Square

TUNNING city apartment block, St Paul’s, has opened new show apartment today. Developers say the spacious two-bedroom apartment will showcase why the development has proved so popular with house hunters wanting to live in luxury at the heart of the city centre. Muse Developments has appointed Aintree-based interior design company Design That Room to plan, decorate and furnish the new show apartment in Liverpool’s commercial district. The company chose a sophisticated mix of the latest colours, fabrics and furniture to provide inspiration for purchasers looking to buy their dream home at St Paul’s Square. Owner and designer Fran Guinan says: “We’ve gone to town on this show apartment, and have really made the most

by JANET TANSLEY of the space and the airy feel of the property. “The building itself is quite geometric and sharp, so we have softened this by adding warm, neutral tones alongside splashes, here and there, of vibrant colour and pattern to give it a lift. It looks great!” Pauline Sangster, Sales and Marketing Manager for Muse Developments, adds: “We are delighted to be launching a second show apartment here at St Paul’s Square which will provide interested purchasers with even more to see and give them a real taste of life atthe location.” Boasting a large open plan living area, two good sized bedrooms, two bathrooms and South-facing balcony, the show apartment shows why the selection of one and two

bedroom apartments have sold so well since the development launched in 2009. Pauline says: “It is situated in such a convenient position – around the corner from Moorfields Station, two 24-hour convenience stores and the main business hub of the city. “Liverpool One is only a few minutes away with numerous

restaurants, shops and bars, and yet the area is also quiet and peaceful in the evenings and weekends when you just want to sit on the balcony and relax. “It’s perfect for first time buyers, professional couples, downsizers, and investors alike.” To entice home-hunters even further, St Paul’s Square is officially launching the new show apartment with an open-event t e today between 10am to 4pm. Drinks and nibbles will be served throughout the day, and guests will be given the chance to speak to the developer about a whole host of buying options available. Prices for one beds start at £89,950 and two beds at £149,950. But, for more information about St Paul’s Square and a full price list call Jones Lang Lasalle on 0151 242 6490 or visit

Buying a new home could be a breeze

WINDMILL Hill in Bidston has got the wind up its sales after celebrating the first buyers. Laura McCarthy and Matthew Dease, pictured, got the keys to their new home, one of the three and four bed properties which make up the development in Bidston. Prospect Homes say the site is exceeding expectations, thanks not only to the availability of the government’s shared equity scheme, HomeBuy Direct, but also to the provision at the development of expert independent mortgage advice. Equation Financial Services Ltd has been contracted by Prospect Homes to advise first-time buyers using the HomeBuy Direct shared equity scheme. It enables buyers to own 100% of their home but pay a minimum of 70% of its price now, and continues to be available at Windmill Hill until March 2012. Prices at Windmill Hill start at £143,950 for a three bedroom detached house, and this could translate to £100,065 with HomeBuy Direct. This is equivalent to a monthly mortgage payment of just *£470.55 (figures based on the maximum 30% equity share). Says Prospect’s

sales and marketing director, Becky Leighton: “Purchasing your first home can be daunting, but our recommended independent financial advisors have guided our first-time buyers through the process, saving them time, money and stress. “The expert mortgage advice has helped our buyers to date to take advantage of the shared equity opportunity, allowing them to buy at an affordable price, accessing an otherwise impenetrable market.” Windmill Hill occupies an elevated position off Broadheath Avenue near Bidston Hill and its latest phase has 24 three and four bedroom detached houses. For further information, please call 0151 653 5808, or visit the sales office between 10am and 5pm, Thursday to Monday. *This illustrative figure represents a monthly mortgage payment financed through a mortgage of 95% of the initial 70% share, with borrowings of £95,000 on a capital and interest repayment mortgage over a 30 year term on a fixed rate of 4.29% until 30.4.13, then reverting to the lender’s standard variable rate thereafter.

My First

Filled with flights Special spaces need perfect posies. Top florist Jane Packer shares her design tips with Gabrielle Fagan

Maureen Walsh

BBC Radio Merseyside presenter

Where was the family home you grew up in and what was it like? I was born in 19 Lance Street, Everton in Liverpool, a two-bedroomed terraced house, and lived there until we were re-housed to Belle Vale in Gateacre. The bath hung on a nail in the backyard right next to the toilet. What is your clearest memory of the house? My clearest memory was making toast at the coal fire. Mum and I had butter but Dad and my brother preferred dripping. The neighbours were lovely and Mrs Brennan next door always cleaned our step when she did her own. Mum was manic about having the brass number, knocker and door handle shining. Sadly the house is no longer there. Where was the first house you bought yourself and what did it cost? My first house was 42 Eastcote Road in Liverpool 19, bought for £12,500. I had married and was now heavily pregnant. It was a three bedroomed semi. What made you want to buy it? Eastcote Road is a cul-de-sac and I thought it would be a safe place in which to bring up a child. We had lots of happy memories and I’m still in touch with the neighbours. What are the important things you look for when buying a house? I would never buy a property without a complete survey. I’ve found I can always see how the house would look once I’d put my own mark on it, also the area is important in case I need to sell it. Are you a DIY trier or do you leave it to the experts? Definitely leave to the experts. When I divorced and bought another house for my son and me to live in I decided to wallpaper the dining room and invite friends along for a meal. As we ate, the wallpaper rolled off the wall! At least we had a laugh and I had offers of help. What is the one thing you love most about your current home? I now live in a part of Liverpool where there are lots of trees. I love trees. Also I have Calderstones Park close by and, of course, my own garden which is south facing, in which I grow herbs.

LOWERS were once reserved for special occasions. Now, they're considered just as much an essential accessory as cushions, throws or bric-a-brac, and certainly aren't confined to a show-off bouquet in the living room. Floral artists have shown us the magical power of blooms to instantly transform rooms. Whether it's a single flower in a simple container or an array of exotic buds in a statement vase, these touches have helped foster our ever-growing passion. "I love the fact people are realising every room in the house can benefit from flowers, and are aware they literally bring spaces alive," says Jane Packer, renowned floral artist whose new book, At Home With Flowers, bursts with inspiring ideas and easy-to-follow display tips. "Flower arranging doesn't have to be complicated, so don't worry about following rules or needing special skills," she urges. "All you really need is imagination, an eagerness to experiment and an ability to see beyond the norm." Flowers, she demonstrates, can be a welcoming touch in a hall, bring colour to bedrooms and bathrooms, enhance a kitchen and dress a living room. "At home I turn to the same old favourites time and time again. Dramatic, luxurious red blooms, such as roses or amaryllis, perfectly offset the moody grey shade of my sitting room walls," she reveals. "It's essential to select flowers that co-ordinate with the other colours in the room. Matching the colour of a bouquet with the dominating decor shade in a space can look stunning." Her display suggestions include: positioning a bold, floor-standing display by a large fireplace or feature, such as a statement chair; enhancing a dramatic arrangement by standing it in front of a mirror; and using viewing surfaces, from bookshelves to coffee tables, as opportunities to showcase plants. The scent of flowers shouldn't be underestimated either, points out Karen Watson at The Real Flower Company, specialists in bouquets and arrangements. "Flowers don't just have visual beauty; scent can be as essential to the experience and impact of a floral display, and evoke

CONTRAST: Fiery red amaryllis with a pure white centre is displayed in two identical vases in different sizes to double the impact, positioned on a narrow mirrored chest in a white entrance hall, taken from Jane Packer At Home with Flowers, by Jane Packer and, right, rich red LSA red Odile bowl vase, with dimpled exterior, £41, Red Candy memories. "The addition of a few sprigs of rosemary, lavender or garden mint, often in abundance in many a garden, can make a remarkable difference to an arrangement. This time of year brings the wonderful aromas of garden roses and the sweetest smell of sweet peas."

Don't restrict yourself to traditional vases, advises Karen. "Think outside of the box - or vase! If a container can hold water, it can hold your blooms! Think old tins, glass bottles, jam jars and decorative crockery. "Consider what you want to achieve with your display, whether it's a 'fresh from the

garden' natural and wild arrangement, or a more controlled, simple yet dramatic feature." Pick of the bunch: Capture the country farmhouse style with jugs to show off a collection of blooms. Pastel-coloured Jugs, £5.99 each, or Galvanised Jugs embossed with a heart motif, start from £12.99, both from The Contemporary Home. Bouf's quirky Canter Lever Vase Bookend incorporates a delicate glass bud vase, £25.

Choosing the right container for the right arrangement is vital, says Jane. "Both should be sympathetic to each other to create a

harmonious whole. Simple flowers work well in decorative vases and vice versa. "A clever choice of containers can result in some fantastic effects and allow you to use fewer flowers." Tall cylindrical vases suit long-stemmed blooms such as an amaryllis or lilies, she advises, while low, tank-shaped receptacles suit short-stemmed flowers. Classic flared-shape vases hold a large quantity of flowers, while dainty little bud varieties are ideal for single blooms. "I love to cluster a number of small vases together, each holding just one or two stems. This looks fresh and modern, and

of floral fantasy The days of naff artificial flowers are long gone - now they look so real even florists can be fooled, especially if blooms displayed are in tune with the season. "Summer is all about colour. Capture a traditional feel with pink, cream or white roses which have a 'fresh from the garden' look," suggests Tiffany Davies, creative director at Bloom, specialists in silk flowers and artificial arrangements. "They can instantly transform a country kitchen table or window sill. Or turn up the heat and conjure a more Mediterranean theme with vibrant colours such as purples, reds, yellows and oranges in exotic blooms." Pick of the bunch: Bloom's classic arrangement of White Moonlight roses in a glass bowl, £99. Alternatively, choose a seasonal bloom from its Flower Of The Month collection, presented in leaf-lined vases, £9 each. The company are currently offering a 'buy two get one free' deal.

DISPLAY: Bouquet from The Real Flower Company gives great value for money, since you don't need as many flowers." Pick of the bunch: A rich-red LSA Odile Cased Vase with dimpled exterior, £41, from Red Candy, would make a statement. But for sheer elegance it's hard to beat The White Company's Trio Of Porcelain Bud Vases, £35, it's perfect for those solo blooms!

In order to prolong the life of a flower arrangement, Jane suggests making sure all the flowers have their stems in water when you're buying them. "Avoid those with soft, floppy heads or petals that are starting to brown at the edges," she says. "Look for flowers with pert heads and some stems that are still in bud.

Leaves should be firm and a fresh green colour - not yellowing." As soon as you get them home, remove any foliage from the lower part of the stem and re-cut the stems at an angle to improve their ability to take in water. Then plunge them into a deep container. If they come with a sachet of flower food, use it, as it provides the nutrients that encourage buds to open and helps keep the vase bacteria-free, which will also help them last longer. Pick of the bunch: Prolong the life of a vase by choosing an unbreakable one, ideal if you have children and pets. Bodie & Fou has a black Rubber Vase, £22, which is flexible enough to change shape according to the type of flower.

Plants can be just as appealing as cut flowers and are an ideal way to keep 'living colour' in rooms, especially if regularly buying bouquets is beyond the budget. "Decorative succulents only need a little water every now and then to keep them going," says Jane, who's planted an array of them to great effect in antique silver sports trophy cups displayed on a mantel. Bathrooms, she points out, are a particularly ideal environment for plants and suggests crassula, sempervivium, or echeveria. Alternatively, she advises opting for orchids or gardenias, the latter of which has a lingering scent. Pick of the bunch: Conjure a holiday feel by displaying a plant or some herbs in a delightful ceramic Sandcastle Bowl, £22.70, from Shop On Your Doorstep. Alternatively, an over-sized Tea Cup Planter, £169, from Bouf (reminiscent of the surreal world of Alice In Wonderland) could turn a plant into a star feature, indoors or out. If you're not green-fingered, fake it with Marks & Spencer's artificial White Orchid in a pot, £55; Dunelm Mill's Hydrangea, £54.99; or Bloom's bright blue giant potted Agapanthus, £159.20.

◆ Think fitting carpet is beyond you? Laying a stair runner is an easy first step. ◆ Stair runners are different from stair carpets because a runner is a strip of carpet going up the middle of the stairs, with some of the stairs visible on either side, whereas a stair carpet covers the whole stairs. Runners are easier to lay because they don’t have to fit exactly and can be bought off the shelf, so there’s little or no cutting involved. However, you shouldn’t attempt to lay a runner yourself if your stairs have half landings and turns – get a carpet fitter to do it. ◆ The first thing to decide is where you want the runner to begin and end. If you’d like it to continue after the stairs, make sure there’s 30cm (or more) of runner on the upstairs landing, so it isn’t a tripping hazard. Similarly, if you want to extend the runner at the bottom of the stairs, you need enough on the floor so people won’t trip over it as they go to climb the stairs. ◆ To prepare the stairs, remove any old carpet, underlay and glue or tacks, etc. Sand the stairs (filling first, if necessary) until they’re smooth, then vacuum, and wipe over with white spirit. When they’re clean, you’re ready to apply quick-drying floor varnish, or quick-drying wood primer/undercoat and then quick-drying wooden-floor paint. Do one side at a time if you need to use the stairs – remember, you don’t need to paint right across them because the runner will cover the middle. ◆ When the paint or varnish has reached full hardness, which may take several days, you’re ready to lay the runner. To fix it with gripper rods, cut them 10cm shorter than the width of the runner, so they won’t be seen. The rods should be fixed 1cm out from the back of each tread (the horizontal parts of the stairs) and up from the bottom of each riser (the vertical parts), with pieces of underlay in between. ◆ Rub your hand over the runner to establish which way the pile goes, then lay it with the pile running down the risers. Fit it from the bottom up, making sure it’s taut and that you apply even pressure so it doesn’t twist. Push it into the gripper rods with a bolster chisel, then hammer down the rods’ pins. PRETTY AS A PICTURE: Croxteth Hall lies in historic Croxteth Country Park. Inset top and bottom, typical housing in the area

NOWN locally as “Crocky”, Croxteth is probably best known for the splendid Croxteth Hall Park and for being the setting for Wayne and Coleen Rooney’s childhood courting days. But the place can offer a lot more for those looking to set up home in a bustling and conveniently situated suburb. In terms of location, Croxteth is a stone’s throw away from Liverpool city centre and all a big, vibrant city has to offer, not to mention neighbouring towns Norris Green, Gillmoss, Fazakerley and Kirkby. The area is easily accessible and serviced by a number of bus routes, as well as the M57 and M62. When it comes to local amenities, Stonedale Retail Park on East Lancashire Road is a popular destination for those seeking food, entertainment and retail options, boasting a cinema, supermarkets, restaurants and fast food outlets. And Croxteth is also serviced by a number of schools, making it perfect to raise a family. The area’s crown jewel is undoubtedly Croxteth Hall and Country Park – arguably one of Liverpool’s most important heritage estates. Set among 500 acres of beautiful parkland – which is open to the public – lies the historic hall, Croxteth Home Farm, the Victorian Walled Garden and the new West Derby Courthouse, which dates from the reign of Elizabeth I and is one of the

oldest public buildings in Liverpool. The hall itself is a mustsee, and it is little wonder that visitors travel for miles to take in its Edwardian splendour. Stepping through its doors is like taking a step back in time to a period when the hall would host majestic parties fit for royalty. Today you can wander through its rooms or enjoy one of the many concerts, art exhibitions and markets which take up residence from time to time. So if you’re looking for a home in the area, how much money should you set aside?

According to property website, the current average price for a property in Croxteth (L11) is £91,186. For young couples starting out on the property ladder, a flat will set you back around £25,000. For families, prices range from £83,981 for a terraced house to £94,252 for a semi-detached, and £140,194 for a detached. And for those looking for their own slice of soap history, there are still one bedroom apartments up for rent on the former Brookside Close – situated in the Croxteth Park estate – for £395pcm!

Avoiding garden Award-winning garden designer David Domoney, presenter of Channel 5’s new makeover series Garden ER, looks at how to avoid gardening gaffes and examines how trends have changed since the BBC’s Ground Force era

E’VE come a long way since the days of sky blue fences and decking, the must-haves in any makeover project during the BBC’s Ground Force days. There won’t be a blue fence in sight as Chelsea award-winning garden designer David Domoney presents Garden ER, an eight-part garden makeover series on Channel 5, assisted by co-host Bonnie Davies. “Ground Force had a very distinctive style of garden. Everybody had blue fence panels and decking. I’ve endeavoured to create every garden so differently that you wouldn’t know it’s the same designer who’s done all of them. “I’ve put attitude into the gardens. Everything has a personality, matching who the home owner is.” Each programme features a makeover of an average-sized garden in a new housing development in the Midlands, with plenty of suggestions on how to

GROUND FORCE: Tommy Walsh, Alan Titchmarsh and Charlie Dimmock brought colour to our sheds achieve garden glory on a budget. Quirky additions include palm trees the height of the first floor, flame throwers have been used on decking to carbonise the surface, while strategically placed mirrors reflect light and space. The presenters will also be touring celebrity gardens, righting some of the worst gardening gaffes and pimping up some garden sheds. “Most gaffes involve just planting in ones and twos,” Domoney explains. “If you want to do a Chelsea-style garden and you are planting bulbs, you plant in hundreds or in tens. The secret is that bold is beautiful.”

Some people buy a series of different small plants when it would be best to invest in one significant specimen, he adds. “I don’t think there’s anything wrong in spending £500 or £1,000 on a single tree. If we do a garden for about £3,000, £1,000 might have been spent on a big tree. “Rather than go in for the smaller stuff, think about putting aside £200 for a decent tree and I promise you that will make a fantastic difference,” he enthuses. People often don’t get a balance between proportion and scale, he adds. “They’ll go out and find a little

water feature and put it in the centre of a huge lawn. The secret is to buy in proportion of the space and try and find something that’s fitting.” Another big mistake people make is not investing wisely in stylish garden furniture, he observes. “If you have friends or relatives round for a barbecue, what comes out? Low-backed, white resin chairs which are looking stained. “Kitting people out with decent garden furniture is not expensive now. I walked into a B&Q and saw a full mosaic garden set for about £180. Why is everybody still using cheap plastic?”

Planting at the wrong time can also lead to struggling plants and water-hungry turf. “People lay a lawn in the middle of summer, spray it lightly and then leave it - and after a few days, part of it’s brown.” Spring or autumn is the best time to lay turf and you need to lay it as soon as it’s delivered and keep it well watered until it’s established, which could take a month or two. Seek help if you’re unsure about a plant or design idea, he advises. Take pictures or cuttings if you want advice on design or plant identification and take them to your local garden centre where staff should be able to help. Gardeners on a budget should consider the five ’Fs’ - flooring, fencing, features, foliage and flowers - he explains. “Don’t go for square grey slabs on your patio. There are so many different shapes, textures and colours on offer. “You can enhance fencing, not just by using different coloured stains but using willow wraps or liquid laminate wall art or outdoor mirrors. Treat any shed, garage wall, house wall or fence panel as you would inside your own home. “Be bold with features, choosing something that fits in with the garden, whether it’s water, statues or a gazebo. “Foliage is also important. Trying to get colour all year round is key. Big is good. Buy as big as you can afford or buy plants that are fast-growing. “Plant perennials such as lavenders and other perennials which will come back again and again. While they grow, use bedding to provide colour in-between.” ● Garden ER, sponsored by by Anglian Home Improvements, starts on Channel 5 on Wednesday, July 13

Best Of The Bunch Crocosmia

Things to do this week

ALSO known as Montbretia, these frost hardy corms grown for their brightly coloured flowers, which last late into summer, also provide architectural value with their sword-shaped, upright leaves. Among the most dazzling is C. ’Lucifer’, which grows to around 1-1.2m (3-4ft) tall and bears sizzling tomato-red blooms, ideal for mixed and herbaceous borders. The flowers are excellent for cutting and will tolerate sun or dappled shade, preferring moist but well-drained fertile soil. Other good types include C. ’Bressingham Blaze’, a shorter variety with fiery orange-red flowers with a yellow throat, which looks great in a hot colour theme. Give the plants a good mulch in winter and divide or separate overgrown clumps in spring.

● Thin out heavy crops of apples, picking off small, damaged fruits to give the rest more room. ● Continue to pick sweet peas for cut flowers indoors or remove dead seedheads to ensure that plants continue to flower. ● Feed established wisteria with a high potash liquid feed to promote flowering. ● Layer non-flowering side shoots of carnations to raise new plants. ● Water blue hydrangeas with a solution of colourant to ensure blue varieties remain blue in future and prompt pink ones to turn blue. ● Top up levels of ponds and water features as water evaporates. ● Pick ripe tomatoes as they form and remove leaves below the lowest truss to improve air circulation. . ● Take cuttings of new shoots of camellias, rooting them in a covered propagator. ● Pick sweet pea flowers to encourage more blooms

Grow Your Own Peas

Peas are perfect for the British climate, preferring cool conditions, so keep them moist and give midsummer crops light shade. As legumes, they take in nitrogen from the air (rather than from the soil) and store it in nodules which grow on their roots. If you try to grow peas on soil which is already nitrogen-rich, the plants will grow lots of leaves but not many peas, so never

add nitrogen fertiliser to the soil around peas. By planting different varieties between March and June, it is possible to have a continuous supply of delicious peas from June to October. Peas need something to climb up, so plant them around wigwams perhaps with some pea netting attached to allow the tendrils to take hold firmly. Peas need eating as soon as they’ve been

picked, as they immediately start to lose their flavour and nutrients after harvesting. Pick the pods from the bottom of the plant and work your way up. The more often peas are harvested, the more peas the plant will eventually produce. After cropping, cut plants at ground level and leave the roots to decay, as they will replenish the soil with nitrogen.

3 ways to ... Keep your compost healthy

Don’t add perennial weeds, diseased plant material or woody clippings which will take ages to break down.

TO THE RESCUE: Bonnie Davies and David Domoney of Garden ER

Add new material in layers 15cm (6in) deep, each capped with fresh soil or manure to balance it.

Turn larger compost heaps every three months to allow material from the sides to take a turn in the warmer centre. Cover it with plastic sheeting or old carpet in the winter to keep the heat in and excess water out.

Miller Homes jubilant as managers earn top awards MILLER Homes, is celebrating success as five of its site managers in the North West Region achieved Quality Awards in this year’s NHBC Pride in the Job competition – one of them from Liverpool. Jonathan Jewell is site manager for Connaught Green in Anfield. He and four others were all recognised in the first round of the NHBC’s annual awards campaign, which celebrates the work carried out by site managers across the country. Twenty six Miller Homes site managers from around the UK won Quality Awards, the highest number the company has achieved to date. Steve Birch, managing director for Miller Homes in the North West region, says: “I am absolutely thrilled to see that our site managers have been so

successful in this year’s Pride in the Job Awards. We pride ourselves on the quality of our homes and without such fantastic site managers, we wouldn’t be able to deliver such high quality products for our customers.” Chris Endsor, operations director for Miller Homes, adds: “This is the fourth year in a row that we have consistently improved on the previous year’s results, which is a real credit to all those who will be presented with a Quality Award, and recognition of all the hard work that is carried out by our teams across the country.” Jonathan’s development is Miller Homes’ Connaught Green in Anfield. It offers a choice of two-bed apartments priced from £79,950, and three and four-bedroom family homes priced from £129,950.

They also offer ways to get on to the property ladder with MiWay and MiSwap. MiWay is an equity loan scheme that allows home-buyers to own 100% of their new home, but could pay from just 75% of the price now. MiSwap is a unique home exchange scheme that allows Miller Homes buyers to trade their old home whether it is worth more, the same or less than the Miller Home they wish to buy. Full details are available from the Connaught Green marketing suite, located off Belmont Road, Anfield, L6 4EL. It is open Thursday to Monday inclusive, from 10.30am to 5.30pm. Telephone 0800 840 8526 or email connaughtgreen@miller. or visit www.

Exciting variety at Venmore’s latest auction

LIVERPOOL based auctioneers Venmore has announced 56 lots for its next auction, to be held at the Hilton Hotel on Wednesday. The firm, which has been confirmed as headline sponsor at this year’s Merseyside Landlord Expo in September, has experienced high levels of interest in the variety of properties up for auction, with many of the lots spanning from Wallasey, to Newton-Le-Willows and St Helens. Nick Ball, head of auctions at Venmore says: “This month’s auction really does have a great variety of opportunities to suit everyone’s budget! On one end of the scale, Lot 46 is a perfect example of an ideal investment property with a low capital outlay but good return. The ground floor studio apartment in the L6 area of Liverpool has the rental potential to earn £4,500 per annum, with a dedicated parking space and communal gardens, all for the guide price of £19,000. “At the other end, Lot 20 in St Helens is a development site with the planning permission for 13 detached and semi-detached properties. Although the guide price is starting at £270,000, the estimated gross development is valued at £2m and clearly a fantastic project for the experienced developer.” ◆ Venmore’s next Auction will be held on Wednesday, July 20 at 1pm at The Hilton Hotel, Liverpool One. To register interest contact Venmore Auctions on 0151 236 6746 or online at www.venmore

of the Week Woolton property that’s well above par

DETACHED: The property is delightfully finished inside and offers extensive gardens

OU’LL need to swing into action to get your hands on this, one of Venmore’s hottest properties. The estate agent has flagged up this five-star property for sale in Fairways Close, Woolton, as a fabulous family home. And we agree – it would suit anyone down to a tee! The detached home, which is for sale at £395,000, is situated in a corner position in a cul-de-sac location. As well as being well presented, the home has been maintained throughout and offers off road parking and an extensive garden with an open aspect to the rear. The property boasts an elegant entrance hall and downstairs WC. There are two large reception areas: a lounge and a sitting

by JANET TANSLEY room with a dining area. There is a kitchen/breakfast room with light wooden units and contrasting black work surfaces, complemented by a good sized utility. And there is also an L-shaped conservatory from which you can enjoy the outdoors at any time of year. Upstairs are delightful bedrooms, and the house has three bathrooms. There are side and rear gardens with driveway parking to the front. And, there is a detached garage which is currently used as a bedroom with plastered walls and double glazed window and door. ILLER Homes has announced an exciting new incentive that will not only help first time buyers but will also reward their generous family members with an instant windfall. The award-winning house builder has launched Family Deposit, a brand new scheme that rewards family members who assist new buyers with their deposit. The scheme enables family members to fund deposits of up to 20% of the property purchase price. Unlike other schemes in the market place, the family member will earn the equivalent of five years’ interest at five per cent on their investment, to be paid in a lump sum to them when the purchaser legally completes the sale. Sue Warwick, national sales and marketing director for Miller Homes, said: “We know from speaking to buyers and conducting our own research that many young people who would love to own their own home can afford to pay a mortgage but simply cannot gather the hefty deposits required to buy the home of their dreams. “With this in mind, we have designed an incentive that not only enables generous relatives the

AYLOR Wimpey is set to help first time buyers get on the property ladder by offering the Government’s newly-launched FirstBuy scheme on a range of homes across Merseyside. FirstBuy, unveiled in the Budget earlier this year, supports first time buyers who could not otherwise afford to buy because of the large deposits now required by mortgage lenders. FirstBuy works through a joint loan of 20% from the Homes and Communities Agency (HCA) and Taylor Wimpey, which means eligible purchasers only need put down a 5% deposit and obtain a 75% loan-to-value mortgage. The loan is repayable at the end of the 25-year mortgage term or when the property is sold. To be eligible, purchasers must be first time buyers and the total household earning should be less than £60,000. Taylor Wimpey is offering FirstBuy on selected homes at The Deck in Runcorn, Speakman Gardens in Prescot and Cunningham Grange in St Helens. Sam Williams, regional sales and marketing director for Taylor Wimpey North West, commented: “FirstBuy enables us to work closely with the Government to help more people in the region buy their

Guide INCENTIVE: Those buying at Miller Homes’ Scholars Way development can benefit from a new scheme

Help for families chance to earn some of their investment back, but it also helps new buyers onto the property ladder – something that we feel extremely passionate about.” The new scheme also allows more than one relative to club together to help the new buyer and share the interest paid.

Sue continued: “The scheme really is a win-win for buyers and their families, and is a chance for us to say thank you to the many kind family members who selflessly help their siblings, parents and sons and daughters to realise their home-owning dreams.” For further information visit the

Scholars Way marketing suite, off Rainford Road, Windle, St Helens WA10 6BX. It is open 10.30am to 5.30pm, Thurs-Mon. Call 0800 840 8532 or email scholarsway@ . The new incentive is available on selected plots and sites. Visit for details.

first home. An increase in the number of first time buyers entering the market is also good news for those further up the chain. We believe this scheme will make all the difference to those who can afford the monthly repayments on a mortgage but not the hefty deposit. With only 80% of the property’s

value to finance, buyers will have access to a wider choice of mortgage products and more competitive interest rates. At Speakman Gardens (0845 071 8832) a two bedroom apartment can be purchased through the scheme for £79,560 with just a £4,973 deposit. A one bedroom apartment

at The Deck (tel: 0845 071 8713) can be snapped up for just £58,360 and a deposit of £3,648, and at Cunningham Grange (0845 672 3872) a three bedroom home for £123,960 needs a deposit of £7,748. Visit FirstBuy or visit www.taylor

RE you a first time buyer struggling to afford your first home or a family looking to upgrade but finding it difficult to sell your current house? Then head down to Taylor Wimpey North West’s Speakman Gardens development in Prescot this weekend, when the doors to two brand new show homes will be opening for the first time. The first is the three bedroom Hemsworth, a townhouse perfect for first time buyers and just £135,958 using Taylor Wimpey’s Easystart scheme. The second is the four

bedroom detached Carrisbrooke, priced from £199,950. The four bedroom Carrisbrooke offers an open-plan kitchen /dining room, a generous living room and a cloakroom on the ground floor. The master bedroom with en-suite, three further bedrooms and a modern main bathroom occupy the first floor. The home is completed with a driveway and a private back garden. Under the Easystart scheme, first time buyers can purchase a new Taylor Wimpey home for as little as 85% of the price now. Simply pay a 5% deposit on exchange of contracts, and they will help you

find a mortgage with an independent financial advisor who will give free advice. Taylor Wimpey will then loan you the remaining 15%, with no rent or interest to pay for up to 10 years. If you’re wanting to move but struggling to sell your current home, Taylor Wimpey is offering its popular Part Exchange scheme at Speakman Gardens. Under the scheme, Taylor Wimpey buys your current home at an agreed price, saving you the stress and expense of finding the right buyer. With no need to instruct estate agents, you’ll also be saving money on fees.

There are a number of homes at Speakman Gardens ideal for part exchange, including the Carisbrooke, from £199,950, and the four bedroom detached Crofton, from £210,950. Speakman Gardens comprises a collection of two bedroom apartments and three and four bedroom homes with prices starting from just £79,475 (Easystart price). ● Visit the marketing suite, open daily 11am- 5.30pm, call 0845 071 8832 or see the website newhomes/North West/Speakman Gardens/

HE Point, the popular development on Deysbrook Lane in West Derby, Liverpool by housebuilder Morris, has been awarded a top industry prize for the quality build of its homes. Joe Platt, building site manager at The Point, was selected from more than 18,000 site managers all over the UK to be one of the select few awarded a Pride in the Job Award – one of eight awarded to Morris in total. The National House Building Council’s (NHBC) Pride in the Job

Awards are presented to reward and promote on-site excellence in the housebuilding industry. Judges assess sites all over the UK for a total of 18 months, looking for consistently high standards of site management, including good leadership skills, technical expertise, strong health and safety controls and an overall commitment to building quality new homes. Commenting on the award, Joe said: “The most important thing to Morris is that we create homes, not just houses – and that those homes

are of a very high standard. “The NHBC awards recognise our passion for our industry and illustrate our commitment to high standards on the sites that we run.” Morris Homes currently has a selection of one, three and four bedroom properties available at the West Derby development, with the one bedroom properties starting from just £64,925 and three bedroom homes starting from just £114,625. Morris currently has a range of three and four bedroom homes available at The Point on Deysbrook

Lane, which is located close to shops, entertainment and within easy distance of the business hub of Liverpool city centre, making it ideal for commuters. The site is also part of the new FirstBuy scheme, launched by the Government to help first time buyers purchase new homes. ● For more information, visit the sales office (which is open seven days a week from 10.30am to 5.30pm) at Deysbrook Lane, West Derby, L12 4YG, call 0151 254 2602 or visit the company’s website at
