ESTATE Agents Farrell Heyworth has announced the release of three “first of a kind" property marketing tools. With them you can now get sat nav directions to all properties; use your mobile to search for other near-by properties and use QR-codes to get full property details when the branch is shut. They claim they are the only UK agent pushing augmented reality as a method of promoting house sales. When you are out and about and come across a home for sale that you absolutely love, what is the first thing you do? Most people write down the agent’s number, and later head home. Once home they search for the property on Rightmove. On Monday they will call the agent to get more details about the property. It can be a long time between seeing the property and doing something about it. Now, with Farrell Heyworth, you can get all of the property details on your phone, book a viewing of the property, save the property details to look at later or you could email the details to your partner. You can find details of any Farrell Heyworth properties just by pointing your smart phone at a property. It means if you are going for a walk, and you see a house you like for sale or rent, you can get the details very quickly and get in touch with the agent right away.You do not need to be on the same street. Just hold up the smart phone, slowly spin around and all the nearby properties for sale/rent will move onto the screen as the mobile phone points in the direction of the house. One more click and you will have an appointment booked. It’s difficult to plan the quickest route when you are not sure where each property is. The Farrell Heyworth app solves this problem too. The mobile search also has a map option to find property in areas further away. Then with just a few clicks your phone can act as a Sat-Nav to direct you to each property. To get this app just download “wikitude” from the Android

Marketplace, and add the Farrell Heyworth World. The app can be found for free in iPhone ITunes, Blackberry App World, Nokia Ovi Store, and Samsung Apps, and the add the Farrell Heyworth World. But what if you are outside a branch but it’s closed? You can use your smart phone to scan a code printed on the window card and immediately have all of the details you need. Andrew Louis says it’s been raining property sales and new instructions at its Liverpool city office. Over June and July the number of valuations has almost doubled compared with the same time in 2010, with more than 30 new instructions. Erica Mooney, sales and lettings manager at Andrew Louis Liverpool says: “The number of potential investors we have registered this summer has been amazing. “Confidence in the sales market is at its highest for three years and with interest rates so low, people are realising that their money will work better for them in property than in a bank account.”

FTER suffering the hell of war, it’s not surprising that soldier Private Adriece Williams was looking forward to coming back to his family. But he was delighted to come home to a home too! With housing minister Grant Shapps pushing for forces personnel to be first in line for affordable housing, Private Williams, marched in to his very own des-res. A far cry from the camouflage tent he lived in in Afghanistan, Adriece, 19, and partner Stephanie Collins, 20, have just moved into the two-bedroomed property in Murdishaw, near Runcorn, with four-month-old daughter Kyiah. “We didn’t think we would be in a position to buy for a long time,” says Adriece, 19, “so when I got the phone call from Stephanie saying she had not only been looking for a house but had found one we could afford, I was amazed. “It was a great feeling coming home from the war to move into such a lovely house and peaceful area.” The couple had been living at Stephanie’s parents’ house but desperately wanted their own space. The cost of buying seemed well beyond their means until their estate agent told them about shared ownership, and they went to view a property which had been developed by Liverpool Housing Trust (LHT). They fell in love with the two-bedroomed property and applied through HomesHub, which is part of the Plus Dane Group and the

Homes are officially smaller than 30 years ago. Gabrielle Fagan finds solutions to make the most of what you’ve got

U Leon Lopez Where was the family home where you grew up and what was it like? I lived in Toxteth in Liverpool with my mum and two brothers. I loved it. My aunty and two cousins lived next door and they are like my brother and sister so there was a big gang of us. We didn't have lots of money but we had everything we needed. I loved it. We’re still mad close. What is your clearest memory of the house? Well we lived in one house until I was about 11 and my memory of that house was an amazing street vibe and woodchip on the walls. Then we moved house around the corner, where I lived until I was 20. That house was very big and I remember sharing a bedroom with my little brother and dividing it down the middle with curtains to try and give us separate space; hanging Christmas lights around the place and making my brother and cousins sing and dance. Where was the first house you bought yourself and what did it cost? I bought a flat in Liverpool city centre when I was 20. It was a loft conversion. I loved it and I'm not telling you how much it cost. What made you want to buy it? I was working on Brookside at the time and everyone kept telling me I had to get on the property ladder. So myself and Jennifer Ellison, who was also in Brookside at that time, went flat hunting and the first place we saw Jenny loved and she told me I had to buy it. It was amazing. What are the important things you look for when buying a house? Goodness. I haven't bought a place since! Are you a DIY trier or do you leave it to the experts? I am definitely a trier! But I probably should leave it to the experts. What is the one thing you love most about your current home? I don't have one! I moved to London when I was 24 and sold my flat the year after with every intention of buying somewhere else, but I have never stopped still with work so it’s never happened. I always think I should buy again but with the current climate and economic situation and also with my work and touring with We Will Rock You (most recently in Liverpool at the Empire) I don’t really need a home and I am pretty happy renting when I do. RGING the family to diet, declutter or just breathe in simultaneously are some of the ways to cope with a home that’s bursting at the seams. It may be a small comfort to know that it’s not just your growing children, possessions and pets which are making even the largest space feel claustrophobic – homes have actually shrunk! A new report by the Royal Institute of British Architects (RIBA), has revealed that new houses are generally smaller than they were 30 years ago. On average, a new three-bedroom house in the UK is 8% smaller than the recommended minimum size. “Our new research confirms thousands of cramped houses – shameful shoebox homes – are being churned out all over the country,” says Harry Rich, chief executive of RIBA. Nationally, the organisation found that the missing space was equivalent to a single bedroom capable of taking a single bed, bedside table, wardrobe, desk and chair. But instead of despairing or considering an expensive house move, it could be time to consider whether you’re using your current space wisely and if its layout suits the way you want to live. “If your home is small, or not as large as you’d like, every bit of it has to work for its keep,” says Elizabeth Wilhide, whose inspiring book Small Spaces is packed with clever ideas. “You may be able to discover hidden space in homes that’s been overlooked, as well as using space more effectively. “A spare room could double as an office, a breakfast bar might improve a kitchen and a large bedroom could be divided. “Storage can work wonders, too. Space under the stairs could provide an additional seating area, or be a utility

trade-only supplier TradePoint at B&Q. It found that almost a third of tradespeople consider their laptop to be as important to their business as their hammer or drill, and almost a quarter use an iPad for work. Some 25% of builders, plumbers, electricians and carpenters have their own website, and as much as 35% of their business is generated by it. The survey also revealed that tradespeople make an effort to look presentable. One third admit to spending time and money in the last five years on looking good, and 34% claim to be in better shape now compared to five years ago. Perhaps to avoid the ’white van man’ stereotype, a quarter of those surveyed say that they prefer to travel around in another vehicle for work.

N Englishman’s home is his castle –and never more have we wanted to style it fit for a queen. Thanks to an abundance of interior and design shows, we have all got more creative when it comes to putting on the semi-style. But while we all want to be bang on trend, we are getting braver when it comes to wanting something out of the norm too. So for those who want their home to reflect their personalities or they just want something unique, a visit to this year’s Liverpool Design Festival & Show has got to be on the cards. The show is an annual celebration of contemporary design and catwalk fashion and, following the show’s huge success last year, it has been extended. Again being held in St George’s Hall, around 80 independent designer makers of furniture, ceramics, lighting, jewellery and fashion will be showing their work, discussing their skills and selling their creations to an expected 5000. This year’s key exhibitors are Curiousa and Curiousa: Esther Patterson produces elegant lamps and lighting from hand blown glass and bone china. Drawing on her background in graphic design Esther also creates surface patterns for fabric, recently featured on BBC2’s ‘Britain’s Next Big Thing’. Kirsty Hull: An up and coming

Cheshire based furniture designer and upholsterer, Kirsty breathes new life into traditional designs with her hand embroidered fabrics. Whether rescuing old furniture or working with new solid mahogany frames, all Kirsty’s pieces are handmade. Thorsten Van Elten: The titular designer’s inspirational online shop which has been producing icon design-led objects such as the Pigeon Light, Antlers and Plant Cup since 2002. The store sells mainly British and Central European products

which have a long lasting quality and aesthetic. Its motto is: Buy less...but buy better! Lazerian: Manchester-based artist Liam Hopkins creates breathtaking furniture, lamps and flat pack dogs(!), precision cut from cardboard and plywood. Explaining the ethos at the heart of the festival, director Tara Badami says: “We want to inspire and excite designers and public alike by providing a platform and a focus on the very best in contemporary design.” During the four day festival there will be a design trail to follow across the city, offering opportunities to view exhibitions and installations of high quality work from textiles in Crosby and Kirkby, to photography, furniture and fashion in city centre stores. Partnering again with other Liverpool venues committed to contemporary design, the Design Trail will also highlight exhibits at the Bluecoat, the Tate and FACT. During the design show there will be an exhibition of work by winners and runners up in Design Stars, a competition for school pupils which aims to encourage the designers of the future by participating in workshops with

professionals. The festival and show, which runs from Thursday October 6-9, are run by Design Initiative, an industry body and charity based in Liverpool and Manchester. It works to support independent designers, helping them to promote their

work and provide professional development through talks, seminars and conferences. Best Of The Bunch Aster AS ALL other perennials seem to have faded in the cooler weather, my lavender-blue Aster x frikartii ‘Monch’ have now come into their own, bringing a welcome burst of colour with their daisy-like flowers with yellow centres. This particular variety is trouble-free and long-flowering, blooming from July to October, growing to around 90cm (3ft) tall. Others in the A. x frikartii group include ‘Wunder von Stafa’, which produces paler flowers which may need staking, and ‘Flora’s Delight’, a dwarf variety with lilac flowers and grey foliage. Asters can be planted in summer to fill gaps left by early-flowering perennials, and look great in silver, grey or pastel schemes. For autumn colour they can be combined with hardy chrysanthemums or Japanese anemones, while other autumn foliage can provide a perfect foil to the mauve-pink flowers. There are many other varieties of aster, such as A. novi-belgii, better known as Michaelmas daisies. All do well in sun or light shade in reasonable soil, but most need to be kept well watered in dry soils.

award-winning TV garden designer James Alexander-Sinclair, who will be discussing The 24 Hour Garden at this year’s show. “The point of 24-hour gardening is not so much sitting in it, but looking at it. You can sit in your sitting room and power a switch and there you have it.” Does he approve of outdoor garden carpet? There’s a large pause followed by a snigger. “I’m not quite sure what the point of it is,” he concedes. “Outdoor carpet’s a marvellous idea if you

like outdoor hoovering. But it’s part of the idea of the garden being an extra room to the house.” However, he’s more open minded to new-fangled furniture making its way into the great outdoors. “There’s something rather wonderful about taking bits of inside outside. I remember one lunch party where we just took all the furniture outside and put it on the lawn. It was weird, wonderful and exciting.” Alexander-Sinclair comes up with somewhat more conventional ways of enjoying your garden all year round, such as placing winter-flowering plants with strong scents like Sarcococca confusa or winter-flowering honeysuckle (Lonicera fragrantissima) near your front door. “You will catch the scent as you fumble for your front door key – and that is using your garden in the winter. “Lighting certainly extends the life of the garden as seasons change, so you are not just looking at plants but the effect of light on plants when planning your garden for the year. “You can sit there with the fire blazing and if you light your garden properly you can see all the skeletons and shadows of your garden, which extends the life of your garden, as does a pond with a fountain with a light in it.” In winter, clipped hedges such as yew and box look fantastic, even in frost. “Anything clipped and architectural, with crisp lines, looks good in winter. In summer plants are diaphanous, fluffy and wafting about. It’s like people. In

summer we all wander about in pretty, floaty things, but in winter we are wrapped up and keep everything as close as possible. A clipped evergreen hedge with frost on it is always a lovely thing to see.” Will any of the gadgets he’s seen at this year’s show catch on and be the norm in the garden in 10 years’ time? “No,” he sighs. “The whole essence of a gadget is that it’s a passing fad.” But he does welcome innovative

Grow Your Own Spinach IT’S one of those vegetables which can be eaten hot or cold, wilted or creamed, lightly dressed or just served a la mode. And if you grow different varieties and protect it with cloches in the cooler months, you can be harvesting spinach virtually all year round. However, perpetual spinach or spinach beet, not annual spinach, tends to do better because annual spinach tends to bolt in hot summers, whereas perpetual spinach and Swiss chard seldom do. Perpetual spinach prefers a little shade and moist soil, although it will tolerate drier conditions than true (annual) spinach. It’s best sown once in spring and the leaves harvested regularly, then again in mid to late summer, which will produce plants to keep you in leaves all winter. Spring sowings should be made indoors in modules, then planted outside when the soil is warming up. Alternatively, wait a few more weeks and sow direct outside, in rows 45cm (18in) apart, with 38cm (15in) between plants. Be patient, because germination can take a few weeks.

RENTS recorded their largest monthly increase in a year during August, says the latest buy-to-let index from LSL Property Services. In August, the average rent in England and Wales rose by 1.2% to £713 per month, which is £27 higher than in August 2010. On a monthly basis, rents increased fastest in Wales and south-east England, where they rose by 2.1%. The next biggest increases were in London and south-west England, with rises of 1.5% and 1.3% respectively. Rents have only declined in the Midlands since July, falling by 0.4% in both the West Midlands and the East Midlands. In the last year, London has seen stronger rental inflation than other regions of England and Wales as rents hit a new record high of £1,025 per month in August, up by 6.6% or £63 per month during the past year. The next biggest

annual increases were in the West Midlands (6%) and the North East (4.3%). In the last year, average rents have risen in all regions except Yorkshire and the Humber (-0.5%). David Newnes, estate agency managing director of LSL Property Services, says: "We are in the thick of the busiest time of year for the rental market, and red-hot demand for properties is driving rents up at their fastest monthly pace in the last 12 months. "Recent graduates moving for their first jobs exaggerate the long-term and growing demand from frustrated buyers. In the last two years, average rents have risen by more than £50 a month. With a big rise in number of hopeful buyers able to get a mortgage unlikely in the foreseeable future, competition for rental accommodation will not drop and further rent rises remain on the cards."

Homeowners who ‘gazang’ buyers HOUSE-HUNTERS are more likely to be “gazanged” than “gazumped” because of a growing trend of owners deciding not to sell their home at the last minute, according to a report. Research by property legal website In-Deed suggested that thousands of sales had fallen through this year because home-owners decided to stay put. A survey of 1,000 adults showed that one in four of sellers changed their mind because they could not find a suitable

property themselves, while others got cold feet because of concerns about the state of the housing market. Commenting on the findings, TV property expert Phil Spencer said: “In such a volatile market, it’s not that surprising that many more sellers are changing their minds at the last minute, especially when there are so few suitable homes available.” In-Deed coined the phrase gazanging to describe how buyers were left “hanging”.
