What is the most important thing someone looking to rent their house should remember? Appoint an agent you can trust and you feel comfortable with. Also know your limitations; if you are new to residential lettings or would simply like peace of mind it can be advisable to appoint an agent who offers a fully managed service as this can eliminate the headaches of rent collection, dealing with maintenance issues and contractors, dealing with utility companies and managing tenant deposits.

How long have you been an estate agent? I have worked within lettings and property management for 18 months. Prior to this I studied a RICS recognised degree in real estate and business at Liverpool John Moores University. What is the most expensive house you have helped to let? A lovely six-bed detached property in Blundellsands for £2,800 pcm, for which I was part of letting and the ongoing management of the tenancy. Have you ever let a house for or to a celebrity? Yes, to a local X-Factor finalist.

Laurence offers some Rapid style tips CELEBRITY interior designer Laurence Llewelyn-Bowen was in the city’s Rapid store yesterday to offer style tips to customers. The flamboyant former Changing Rooms star met fans as he promoted his range of LLB paints and wallpapers, available in the DIY emporium. His designs have adorned the walls of Britain’s Got Talent singer Susan Boyle’s bedroom as well as being used on the cover of a Britney Spears album. He signed autographs and gave advice on home decoration including tips on how to make rooms appear more spacious. He said: “I’ve always felt the further away from London you get, the more interesting decoration becomes.” And he singled out Liverpool as one of the places where people were not afraid to experiment and express themselves.

Sophisticated home with a hint of history by JANET TANSLEY

T

HE sign should read: For sale, a home and a history. Because this beautiful property in picturesque Hale Village, Liverpool, is not just any property. Park Lodge, Church End, at the entrance to Hale Park, was built in 1876 by John Ireland Blackburne. It forms part of the Hale Hall estate which was the home of the Ireland family. Park Lodge is an attractive detached house with many unique features and set within extensive mature gardens overlooking Hale Park. John Ireland Blackburne was born at Hale Hall and educated at Eton college. He obtained a commission in the 5th Dragoon Guards and served with the regiment for 14 years, retiring with the rank of captain. A former MP, he inherited and managed his father’s estate until his death. It’s a fascinating history and a fascinating house. Entry is via a curved storm porch with work detailing and beam, and a quarry tiled floor. It opens into the snug or red room, which has York stone flooring and an inglenook fireplace with wood burning stove, wonderfully cosy for those winter evenings. A window in the lounge and French doors look and open out onto the rear garden. It has panelled walls and, again, a feature inglenook fireplace with wood-burning stove. Continuing the rich and luxurious theme, the inner hall and dining room have wood panelled walls, an echo of the prosperity and grand times of a not-too-distant past. The kitchen has a range of matching base and wall units with complementary work surfaces, tiled splashbacks, two windows and stable door to the rear garden. Upstairs are four bedrooms. Bedroom one overlooks both the front and rear garden, and the park. It has an ensuite with a walk in shower, vanity wash

PROPERTY 3

FASCINATING: This home not only has an interesting history but rich and luxurious themes run through it basin and low level wc. There is laminate flooring and tiled walls. The second bedroom has a bay window, a beautiful cast-iron fireplace and a feature-beamed ceiling. Two other bedrooms complete the upstairs, along with a family bathroom which has a panelled bath with

shower mixer taps over, a walk in shower cubicle, low level wc, tiled floor and part-tiled walls. Park Lodge is set in enclosed gardens with a range of mature shrubs and trees. The house is for sale for £695,000 with Farrell Heyworth.

Boost to housing market THE festive season may be drawing closer, but Entwistlegreen isn’t wrapping everything up for Christmas – it’s continuing its pledge of Doing More to Get Britain Moving. It is taking part in a nationwide property sale event on Saturday and Sunday, December 3 and 4. Designed to boost the local housing market, the event is one of Entwistlegreens’s latest campaigns to help more people access and move up the property ladder in time for the New Year. All Entwistlegreen offices are taking part in the two-day event, with hundreds of properties expected to take part across the region. Similar to festive sales models in the retail sector, Those looking to sell or buy a property before the end of the year will be asked to consider realistic house prices, helping them to attract eager buyers and sellers before the end of the year. Launching the event, Entwistlegreen’s Debbie Finney says: “The aim of the property sale is to match up all those serious about buying and selling before the end of the year. Similar events in previous years have been highly successful and we are thrilled to be able to help both our determined sellers and a range of eager buyers find a serious match. “Realistic asking prices help properties stand out in this market – properties that are priced to sell are still being snapped up by buyers throughout the region and demand for properties in Liverpool area remains strong.” Local homeowners and landlords can ensure their property is featured by contacting their local office.Buyers wishing to be kept informed of properties in the sale should contact their local Entwistlegreen office on 0151 734 2220.

Designer lookalike lamps are all the rage since Samantha Cameron bagged a bargain. Gabrielle Fagan picks lights for all budgets

L Ray Quinn Actor Where was the family home you grew up in and what was it like? I grew up in Knotty Ash and I lived on an estate right by Ken Dodd. It was a four bedroomed semi and I had some happy times there with my mum, dad and two brothers – except when one of my brothers dangled me over the stairs by my ankle! What is your clearest memory of the house? It had too many stairs! But I can remember once when I was three, my dad was mowing the grass and I decided to help him. I started cutting it too with a little pair of plastic scissors and I didn’t see the cable. I cut through it and was thrown back about five feet. Where was the first house you bought yourself and what did it cost? In Childwall near my mum’s. I have never lived in that, it’s always rented out so I saw it as an investment. I have two other homes, one out Cheshire way and one in Bournemouth where my girlfriend is from, and I love it there. What made you want to buy it? My first home was an investment for me and in my home town. What are the important things you look for when buying a house? Windows and doors and a good roof, honestly. I’m not that bothered as long as it is well built and clean and in a nice area. That said I am just getting into cooking, so a nice, modern kitchen is good, it’s a nice place to be for me. Are you a DIY trier or do you leave it to the experts? I am a trier. If it’s plumbing or putting a telly on the wall I will leave it to the experts, but just putting a picture up or the basic stuff, I will do it myself. What is the one thing you love most about your current home? That it’s mine and I’m not renting it. I have rented for four years in London and it’s dead money. But also when you have a landlord you have to ask “can I put a telly up?” but now I can do what I want. And it’s nice to have somewhere you can call home, that’s yours. ● Ray is starring in Grease at the Liverpool Empire Theatre, from November 8 to 19. JANET TANSLEY

IGHTS, camera, action – the new focus for interiors is on winter lighting which transforms rooms into stunning settings. In recent years, designers have turned the spotlight on everything from pendants to the humble table lamp, and the effects are magical. Myriad influences have inspired designs, including flights of fancy featuring pets and jungle creatures, the equipment used on film sets and in photographers’ studios, and glamour with crystal and bling. While designers set the trend, it comes at a price. But these days the high street is quick to follow with affordable replicas so there’s no need to feel left in the dark if your budget’s tight. Follow the lighting lead of the Prime Minister’s wife, Samantha Cameron, who recently paid a couple of hundred pounds for a reproduction of a classic Arco floor lamp, shunning the £1,600 price tag for an original. “Samantha Cameron’s not alone in choosing a reproduction of a classic,” says David Gutfreund, managing director of Iconic Lights, which sells the reproduction version. “Many interior designers and architects specify reproduction products, particularly during the current challenging economic times. “Only people with more money than sense would pay as much as six times more for the same thing. I believe if the designer Castiglioni was alive today, he would approve of our reproduction, and find it hard to tell the difference.” Here’s my guide to the best designer buys and their money-saving equivalents.

TAKE THE FLOOR

Floor lamps languished in the shade for years, but they’re enjoying huge popularity again because they’re so versatile and decorative. SPLURGE: A design classic, the dramatic Flos Arco silver floor light, with its white marble base, designed by Achille Castiglioni in 1962, is £1,615 from Heal’s. SAVE: Samantha Cameron bought the Arco floor lamp, £250 from Iconic Lights. Oversized Anglepoise-style floor lamps are also ultra-fashionable. SPLURGE: Autograph extra-large task light floor lamp, £199 from Marks & Spencer.

GLASS ACT: Cluster of nine, Jensen clear bulb pendant lights, £230, John Lewis SAVE: Orlando adjustable floor lamp, £39.99 from Homebase.

LET IT BLING

For full-on glamour, nothing beats a chandelier as a focal point in a room. A glittering vintage-style crystal or glass creation does not have to be confined to a period setting – it can add a touch of decadence in a cool, contemporary space. SPLURGE: The Helena large ceiling spiral pendant, £850 (currently on offer at £595), is a stunner from Laura Ashley. SAVE: Mimic the sparkle with a mini Astoria easy-fit pendant, £39.99, from Homebase. Alternatively, the new kid on the block is the shadelier: a shade incorporating delicate hanging crystals. It could suit any setting. SPLURGE: A Leo black easy-fit ceiling beaded

pendant, with frosted glass droplets and a metallic gold lining, available in black or white, £80 from Laura Ashley (currently on offer from £56). SAVE: A Shadelier, £39.50, with a tiered droplet display hanging from a black or red shade, Marks & Spencer.

PHOTO SHOOT

Poseurs and movie buffs won’t be able to resist lights which could have come straight off a film set. SPLURGE: Authentic Models Marconi spotlight, on a tripod, £1,011, Occa-Home.

LEGGY LOVELIES: Authentic Models Marconi spotlight, on a tripod, £1,011, Occa-Home, left, and, right, Cover floor-lamp, £289, BoConcept

SAVE: A Cover floor lamp, £289, is a more pared-down version but still does the business, from BoConcept. For those who like their style more elegant than studio, sleek tripod lamps with shades could be winners. SPLURGE: A 50s-style tripod lamp, with a black shade, £179 from Graham & Green (matching table lamp available). Available mid-November. SAVE: Gunmetal chrome Tripod floor lamp, £125, Marks & Spencer.

FIND THE LIGHT

Hanging clusters of lights are the new chic take on pendant lights. SPLURGE: A 12-light pendant cluster ceiling light, with glossy black shades, £199, Marks & Spencer. Available by mail order. SAVE: Clusta Seven-light ceiling light, £55.98, B&Q.

Nearly 50% of parents worry that their kids will grow up without learning basic practical skills, such as DIY,

Kids can improve their practical skills with help from B&Q cooking and gardening, according to a survey by DIY chain B&Q. To help with this, B&Q is rolling out its Kids Can Do It Classes in more than 50 of its stores nationwide. The classes are designed for seven to 11-year-olds, who attend with a parent or guardian, so they can have a go together. There are around 20 different classes to choose from, including making a

toolbox, sledge, planter, toast rack, or mug tree, and they involve learning new skills, such as sawing, drilling, gluing and nailing, under the guidance of B&Q’s experts. The classes were launched in 15 B&Q You Can Do It Centres earlier this year and have been the company’s most popular class booked to date. They cost £5 for a one-hour class. ● When buying wallpaper, make sure all the rolls have the same batch number because there may be slight differences between batches. To allow for mistakes and wastage, buy extra rolls, especially if it’s a discontinued or discounted line, or a patterned wallpaper. ● You get more wastage with patterned wallpaper because of having to match up the pattern. It’s important to plan where you want the pattern to fall, especially if it’s a large one. The first length should be hung in the centre of a focal point, such as a chimney breast. Work outwards from this length, and the pattern should fall in an aesthetically pleasing way. ● One of the best ways to use wallpaper is to confine it to a feature wall – alcoves, chimney breasts, walls behind beds, etc, usually work well. If you’re papering more than one wall, make sure you choose a design which will not overpower the room, especially if the wallpaper is patterned and the room’s small. ● Paste-the-wall wallpapers are a good choice for novices because, as the name says, you paste the wall rather than the paper. This means you don’t have to wait for the paste to soak in and you don’t have to handle long lengths of soggy paper. ● Clear the room as much as possible before starting to wallpaper. This will make the job quicker because you’ll be able to get to the walls (and judge how the pattern’s falling, if you’re using a patterned wallpaper) more easily. If you can’t clear it, move the furniture away from the walls.

IF YOU’RE looking for a new mortgage, deciding whether to go for a fixed or variable rate is not the only thing to think about – you also need to decide whether to go for a repayment or interest-only deal. Both repayment and interest-only mortgages require the borrower to pay back the original sum borrowed – or “capital debt” – plus interest on that debt. The main differences between the two are the stage at which that debt is dealt with, and the total amount that needs to be repaid. With a repayment mortgage, your single monthly payment is made up of a percentage of your capital debt, along with interest charged on that debt. As you work towards paying off your mortgage, the level of interest you pay will also reduce. And at the end of your mortgage term, there will be nothing left for you to pay. With an interest-only mortgage, your single monthly payment only goes towards paying the interest on the loan. During the term of an interest-only mortgage, you won’t pay back any of the capital debt. Interest-only mortgages are seen by some as an attractive option, because monthly repayments are likely to be much lower than for an equivalent repayment mortgage. However, they’ll typically be much more expensive in the long run. As none of the capital debt is being paid off during the term, your lender will be charging interest on the full amount, for as long as your mortgage term lasts. This is why you should avoid taking out an interest-only mortgage if you possibly can. If you’re struggling to make your current mortgage payments, switching to an interest-only mortgage may be the right choice for you. However, it’s important you return to a repayment mortgage as soon as you can. If you don’t, you risk paying thousands of pounds extra in interest charges. Taming the wild by HANNAH STEPHENSON

T

HERE are some animals that will forever be the bane of gardeners’ lives: rabbits munching like locusts through plants, moles decimating bowling green lawns, squirrels digging up bulbs and stealing bird food and fat pigeons stripping leafy veg. Only recently, there have been reports that fast-breeding herds of deer are gorging themselves on undergrowth in important woodland habitats, threatening rare native species such as nightingales, dormice and bluebells. Numbers have risen to two million after the introduction of new species such as muntjac, fallow and Chinese water deer that are smaller and breed faster. So how can we stop these nuisances from damaging our gardens? GREY SQUIRRELS: These fast-breeding, invasive creatures introduced from North America, which have largely replaced Britain’s native red squirrel, will dig up your bulbs, steal your bird food and chomp through fruit, flower buds, sweetcorn and nuts. They will also strip bark from trees. Put wire netting on fruit cages and place other netting over areas where bulbs and corms have been planted and over flowering shrubs such as magnolia and camellia. Invest in squirrel-proof bird feeders. RABBITS: They can do untold damage, razing herbaceous plants, gnawing the bark from the base of tree trunks and gorging on new plants. If you erect a fence, you’ll need to make it at least 120cm tall with a further 30cm sunk below ground level and angled outwards to discourage them from burrowing

DRIVING YOU NUTS: Grey squirrels have become a real menace for gardeners, as have rabbits. Moles are seen as a pest by lawn lovers underneath. Wire netting needs a maximum mesh size of 25mm, or young rabbits will squeeze through. Place tree guards around the base of trunks and cloches over new plants. There are some plants that rabbits don’t like, including Michaelmas daisies, catmint, lupins and heucheras. For a full list of rabbit-resistant plants, visit www.rhs.org.uk

of roses but will eat many other plants and are territorial, so once they’re in, it’s going to be difficult to get them out. Some become brave enough to nip off potted roses on people’s patios. Damage is most common on new, succulent spring growth or in winter when other food sources are scarce. The only permanent solution is a 2m-high fence.

DEER: Muntjac and roe are the most common deer seen in domestic gardens. They are particularly fond

MOLES: Mole activity is usually greatest in late winter and early spring and when those telltale

Best Of The Bunch Gaultheria (wintergreen) YOU see lots of these evergreen berry-producing plants in garden centres at this time of year as they’re perfect for perking up winter pots, combining well with winter heathers and skimmias. In borders, they act as ideal ground cover under rhododendrons and camellias as they are lime haters, while you can find other varieties which are small enough for a rock garden and at least one type, G shallon, which can be used to make a dense 1.5m-high thicket and which produces dark purple berries in autumn and winter. The most popular, though, is G procumbens, whose spreading branches bear glossy dark leaves followed by small, insignificant white flowers in the summer and much more showy red berries in autumn, growing to around 15cm (6in) high. If you want a slightly taller plant and white berries, go for G cuneata and G miqueliana.

mounds of soil appear on the surface of your lawn, you know moles have been tunnelling. All manner of deterrents have been tried to make them go away, from traps to fumigants, throwing mothballs down the holes or pouring mixtures of caster oil and detergent down the holes, to varied effect. If you really can’t get rid of them, it may save time to call in a professional. WOOD PIGEONS: These birds will feed on brassicas such as cabbages,

cauliflowers and Brussels sprouts, stripping the leaves in no time, and they’re a particular nuisance in winter when other food is scarce. Net your brassicas to keep them off as preventing access to food is a key to dispersing pigeons. When feeding smaller birds, cage in all food so that pigeons cannot reach it. Pigeon-resistant feeders are also available, as are various scaring devices such as scarecrows, glitter strips and audible deterrents, although any such deterrent is likely to scare any bird

Things to do this week ● Continue to clear fallen leaves and rake them up to make leaf mould. ● Keep off the lawn during prolonged spells of wet weather or you’ll make a muddy path which hardens in summer. ● Plant bare-rooted plants such as roses or hedging plants. ● Move shrubs which are in the wrong place or have outgrown their allotted space while the ground is still workable. ● Take hardwood cuttings from shrubs including buddleia, forsythia, spirea, weigela, berberis, hydrangea, pyracantha and roses. ● Make sure newly-planted trees and shrubs remain well-watered if there is no rain. ● Plant hyacinths and tulips. ● Lift and store dahlias once the foliage has turned black after they’ve been hit by frost. ● Continue to plant lily bulbs. ● Protect slightly tender plants such as hardy fuchsias with a deep mulch of bark chippings in cold regions. ● Dig up the remainders of your parsnips and carrots for storage. ● Ventilate the greenhouse on warm, sunny days and reduce watering to a minimum. ● Mulch pruned fruit trees with organic matter.

within its range and is likely to be of limited effectiveness. MICE: These will feed on the seeds of germinating sweetcorn, peas and beans and also eat crocus corms and orchard fruits in both gardens and those stored in sheds. You can set mouse traps in your garden, under logs or brick shelters to reduce the danger to birds. Mice often eat seeds sown directly into the ground. This can be remedied if you start early crops in pots and transplant them later.

Grow Your Own Garlic THIS is an ideal vegetable to grow if you have a small garden as it doesn’t take up much space and will sit in ground that would otherwise be vacant at this time of year. Also, if you give it a good head start it will root and grow through the winter, giving you a better harvest than if you plant it in spring. Buy garlic specially sold for planting from garden centres or seed catalogues, preparing the ground as if you were going to sow any other alliums, removing any weeds and stones, applying a light dressing of general purpose fertiliser over the area and raking the surface to a fine tilth. Then push each clove in so that only the tip shows above the ground. Plant in straight rows, around 10-15cm (4-6in) apart and while the garlic is growing, keep the area well weeded – just as with onions. The grassy shoots should soon appear and you should be harvesting the garlic by the end of July, which is much earlier than if you plant it in spring, in which case you won’t be harvesting it until September.

OH, DEER! Muntjac, and roe are invading gardens, above, and pigeons, right, are one of the gardener’s worst enemies

3 ways to ... Eliminate snails now

1

Hunt them out under containers, at the foot of walls and under planks and dispose of them.

2

Place traps such as lengths of plastic drainpipe, under which they will congregate.

3

Go out after a downpour and pick them off walls, plants and from under garden debris.

BRIGHT AND AIRY: Sales Adviser Zoe McIver, top inset, unveils the Sunningdale show home at Beaumont Grange

Just so many ways new home could be yours M

ILLER Homes has launched a new development in Warrington, with homes available from only £115,000. Beaumont Grange is the company’s newest site, following hot on the heels of its sell-out ‘Urban Space’ development in Warrington town centre in June. And with four sales already confirmed, demand is hot since the opening of its ‘Sunningdale’ three-bed show home. And it’s not hard to see why. The Sunningdale is

by JANET TANSLEY designed and built to high standards, with tons of space for you and your growing family. A separate hallway with downstairs cloakroom leads into a lounge with plenty of room to relax at the rear of the house. A roomy kitchen and dining area feature patio doors leading to the garden. Upstairs, a large double bedroom and second and third bedrooms with ample space are complemented by a family bathroom with fitted shower.

As well as the Sunningdale starting at £115,000, there is a choice of four-bed detached, three and four-bed semi-detached and mews homes, in a variety of six house designs with a popular range of incentives. For people with a property to sell in a slow second-hand market, Miller Homes offers MiMove. Qualifying buyers benefit from a free independent valuation of their existing property, the appointment of an agent for expert help in planning and marketing their property at the right price. For first-time buyers there

are more options. Deposit Match is a deposit doubling offer. Whatever they have saved for a deposit, up to 5% of the purchase price, Miller Homes will double, making it even easier to get on the property ladder. Then there is MiWay, an equity loan scheme that allows buyers to pay from as little as 85% of the property value yet own 100% of their new home when they move in. The balance of the price is provided in the form of an equity loan that is interest free for the first five years. MiWay places the buyer in a stronger position when

applying for a mortgage. The interior design treatment of the Sunningdale show home has been created by leading UK interior designer, Elaine Gore of Lifestyle Interiors. There will be plenty of interior inspiration to see as every room of the property has been decorated in the latest trends. The show home and marketing suite at Miller at Beaumont Grange is located off Bewsey Road, Warrington, WA5 0AF. It is open Thursday to Monday inclusive, from 10.30am to 5.30pm. Call 0800 840 8565. LOCAL housebuilder is helping buyers have a stress-free move to a new home thanks to its popular part exchange

scheme. Morris – the housebuilder behind The Point, off Deysbrook Lane in West Derby – is offering to buy a house hunter’s current property for 100% of its market value, thereby removing the buyer from a potentially unstable property chain. This comes at a time when a number of homebuyers are falling victim to a trend known as ‘gazanging’. Chris Minshall, regional sales director for Morris, said: “Our part exchange scheme removes the risk of problems that can occur when selling your existing property. “Gazanging happens when a would-be buyer has a change of heart and decides not to move. As our homes are new, there is also no upward chain to worry about for our purchasers. “The part exchange scheme from Morris takes homebuyers out of the property chain, and so removes these risks and the stress that can sometimes occur when moving home.” The Point is set in the popular suburb of West Derby, and is ideal for growing families as it is close to

who are looking to trade up to a new home. “The four bedroom houses are ideal for families looking to move to great home in a convenient location, and with our part exchange scheme the move can be peaceful, too.” Morris’ four bedroom properties

OUTH Liverpool Homes (SLH) is about to open its doors to the public as it showcases one of its homes in Speke. The public will have the opportunity to look around a three bedroom home at Goldfinch Farm Road, Speke on Saturday, November 12. SLH is a housing provider with more than 3,600 affordable homes for rent in Speke and Garston. It has a mix of high quality homes to suit all budgets – from one bedroom apartments to three and four bedroom family homes. It also has two Assisted Living Schemes which cater for people over 55 years old. Major regeneration work has taken place across Speke and Garston, and the area enjoys a vibrant retail park, major supermarkets and an expansive business park as part of the revitalisation. All homes are within 10 miles of the city centre, close to good bus, train and motorway links and less than a mile from John Lennon Airport. What sets SLH apart from some private landlords is the company’s excellent customer service. Earlier this year, the organisation received a nationally recognised accreditation for its excellent customer service, which includes a 24-hour
