Terraces can turn a tidy profit

TERRACED houses increased in value by more than any other type of home over the past decade with Yorkshire and Humberside seeing the biggest rises across all properties, according to research. The average price of a terraced property has increased 68.4% to £151,332 in the 10 years to the second quarter of 2011, according to the Halifax. This equates to a rise of £118 a week and outstrips a 52.8% rise in the cost of the average home to £177,740. Demand for terraces has been strong because they are the most affordable type of property, while more expensive detached homes have seen their share of sales drop, the report revealed. Despite recent price hikes, a terraced home is 45% cheaper than an average detached home, which costs £273,173. Halifax housing economist Suren Thiru said: “Although all property types have recorded significant price increases overall during the past decade, terraced homes have seen the biggest growth. Demand for

A place in the sunshine state is a good investment INVESTORS looking for a decent return on their money should look at banking on rental property in Florida. Gary Kenny, CEO of Coldwell Baker Feltrim, says: “While bank interest rates continue to be low, and the stock markets are plunging, nationwide across the US property rents increased by an impressive 11.6% in 2010. “And with low mortgage rates and big discounts on home prices, there’s never been a better time to become a landlord in Florida.” But he warns: “Don’t expect to make an instant profit on your property, even if you are buying at bargain basement prices. Garry Christian Where was the family home where you grew up and what was it like? My family home was in Tuebrook. It was a six bedroom Edwardian house with a front and back garden. I think it cost my mum and dad around £2,000 in 1958 so she told me in later years. We had some fun times in that big old house. Obviously it was a bit of a squeeze with such a large family (I am one of 13 children). I shared an attic room with two of my brothers where we escaped from the chaos. What is your clearest memory of the house? My dad watching the cricket all through the summer so none of us could watch anything we wanted to watch. Consequently we all played baseball outside. Where was the first house you bought and how much did it cost? Cressington Park, Aigburth, down by the river, and it was a wonderful big victorian house. It was a project to restore it to its former glory and I think I managed to do that by the time I came to sell it and move on. That one cost me £162,000 back in 1990/91. What made you want to buy it? I totally fell in love with Cressington Park – I still think it’s the best place to live.. .quiet, beautiful views, even a communal lawned tennis court only used by a few. I nearly bought it back recently but it was just under £800,000 and it was just too painful to buy it again for over 600 grand more! What are the important things you look for when buying a house? Somewhere with a beautiful view, good acoustics and plenty of room for my many guitars, pianos, etc. Are you a DIY trier or do you leave it to the experts? I’m actually pretty good at DIY. I just hide that fact from my partner because I hate doing it. What is the one thing you love most about your current home? It’s surrounded by fields, My studio looks out onto a lake, it’s a big old rambling place and I love the open fires and watching the wildlife out of the window. How to... clean up after decorating ● Water-based paints are much nicer to use than oil-based ones, and also easier to remove. They generally come off flooring, skin and clothes (don’t let the paint dry on fabric) pretty easily with water or water and household cleaner or sugar soap. ● It’s harder to remove oil-based paints, especially once they’re dry, but fresh paint can usually be cleaned off with turpentine substitute (turps) or white spirit. If you have to put either of these on your skin, wash it thoroughly afterwards with soap and water. ● Large emulsion rollers are a pain to clean, so if you’ve started painting with one and haven’t finished, don’t waste time cleaning it. Instead, wrap it in a couple of plastic bags overnight. This will keep the paint moist, so it doesn’t dry out, and you can carry on painting where you left off the next day. You can do the same with paintbrushes. ● If you don’t get rollers really clean, the paint will dry on the sleeve and ruin the finish next time you use it. With emulsion rollers, it’s a good idea to soak them in water first and then clean them thoroughly under a running tap (not very eco, I know), wringing them out constantly to remove the paint until the water runs clear. For an easy alternative, try the Dulux PaintPod painting system, which cleans the roller for you. Rollers for oil-based paints (made of foam) usually have to be thrown away after use. ● Your paintbrushes should also be washed out in water or turps/white spirit, depending on the type of paint used. If you’re doing a lot of DIY, keep your brushes soaking in jam jars or tubs (topped up regularly), as they can become unusable when they dry out. As long as the bristles aren’t squashed out of shape, they should be fine. Using a plastic biscuit tin is a good idea because you can lay the brushes pretty much flat.

A Yes - the better your preparation is, the better your finish should be and the longer your paintwork should last. The easiest thing to use is a combined wood primer and undercoat, but if you already have some primer, you can buy separate undercoat. Try 1 Hour Undercoat, £8.49 for 750ml, International, which is a really good quick-drying product (touch dry in 30 minutes, overcoatable in an hour). It’s great if you have a lot of painting to do, or want to get it done fast, and it can be used on all interior woodwork.

OMEBUYERS need only take small steps to make moving to a new home a hassle-free experience, according to estate

agents. The National Association of Estate Agents (NAEA) is urging those considering a property move to plan well in advance to avoid unnecessary stress on the day. Peter Bolton King, chief executive of the NAEA , says: “Moving into a house should be an exciting time, but too many people leave preparation until the last minute, which often adds avoidable pressure and expense. “Making a few simple checks and arrangements in advance should keep problems to a minimum.” The NAEA has the following advice for movers: Get multiple quotes from removal companies: Once you are clear about your move in date, it is worth beginning to research removal costs. Hiring a removal firm can certainly ease the burden, but don’t settle for the first one you come across. Many offer different levels of service including simple transportation of items right through to packing them for you, so it is worth shopping around. If you are downsizing to a smaller property, look at storage space rental costs too. Remember, it might work out cheaper sourcing this service independently from the company you choose to transport your items. We would also recommend using a removal firm that is a member of the British Association of Removers (BAR), the trade association that maintains professional standards within the industry. ● Don’t rule out moving yourself :

Not all moves require hiring the services of a removal company. Work out the distance to your new property and, most importantly, the size of vehicle you require to transport your possessions. If you are willing to put the work in yourself, it can save a lot of money. That said, special furniture might well require experienced removers to pack and protect it so as to avoid damage during transit - so don’t be over ambitious. Should you decide to do it yourself, research self-hire services in the same way, being careful to check you have the correct vehicle license for the type of vehicle you end up selecting.

● Plan your packing well in advance:

Packing up your old house may appear a daunting task, but it needn’t be. Many people make the mistake of packing up rooms according to what will fit best into boxes but it makes much more sense

to plan where you want to put items in the new property. Labelling goes without saying but working on a floor plan for where you want everything to end up will help you to work out whether it will fit or not at the other end.

● Set up services as soon as possible:

It is frustrating to move into a new property only to find the gas and electricity isn’t working. It is worth checking with the agent for the previous providers so you can call them to change the name on the contract or set up new accounts. Also, make sure that phone and broadband services are enabled prior to moving in as these often take a number of weeks to become active.

● Check who holds the key to the door:

This might sound like an obvious step but it is surprising how many new homeowners forget to check the date for when the keys will be released for the property. Ensure you clarify whether your new keys will be released by your solicitor/conveyancer or your agent, and when. Often it will be on moving day, not before.

● Research access points on the day:

Logistical considerations are often overlooked but making sure there is adequate access to the property for large vehicles will ensure no hidden surprises on the day of the move. It is always good to check that access will still be available to neighbours and other vehicles using the road

outside the property during offload.

● Dismantle heavy furniture first:

It’s very tempting to focus on packing the smaller items that can be easily put into boxes first but tackling larger furniture like cabinets and wardrobes should be made a priority as this usually takes longer. It is worth transferring these items to the front of the house in the days leading up to the move so they can be loaded first.

● Pack a ‘basics’ box:

It is very easy to forget the essentials when moving house but ensuring that you have a spare change of clothes, a wash bag and a charger for your phone can be very helpful. You want to avoid a situation where you have to search through boxes on the day you move in to find the basics.

New law should sort out disputes CHANGES to the law on private sewer ownership came into force this week which could take the pressure off homeowners who currently face huge expenses if problems occur with pipes connected to their property. Merseyside-based law firm Maxwell Hodge is hoping the new law, which will see water companies made to take responsibility for sewer pipes that are currently privately owned, will help to avoid legal spats between neighbours who may have previously come to blows over the issue. Currently, it is down to property owners to take care of the pipes that connect their property to the main public sewer system. However, the Government has decided that water and sewerage companies in England and Wales will now be held accountable for the maintenance and repair of privately owned pipes. “These pipes may pass beneath your garden or driveway and may run beyond your property boundary into nearby roads and pavements,” says Maxwell Hodge’s residential property expert Suzanne Marsters. “Some of these connecting pipes are shared by several properties, and people are often unaware that they have responsibility for them.” From today the property owner will only be responsible for the drainage pipes serving the property. Sewer pipes shared by more than one property or that run beyond a property’s boundary will become a matter for their water authority. Suzanne adds: “As the law stands now, if a private sewer pipe gets damaged or blocked you might have to pay for repairs even if the pipe is not within your property boundary. “Similarly if you share a sewer pipe with your neighbour you could rather unfairly end up paying for a costly repair for an issue that isn't your fault. The new rules will prevent these kinds of problems from occurring in the future.” While the change in the law could help keep neighbourhoods living in harmony and stop these residents incurring unexpected costs, water companies could choose to increase their charges to meet the cost incurred by taking over the private sewers.

He used to enter shows for his prize roses, but now writer, broadcaster and gardening enthusiast Edward Enfield, father of Harry, is just happy to enjoy them in his own garden. He talks to Hannah Stephenson about the horticultural experiences he shares in his new book


RITER and broadcaster Edward Enfield may be best known for his entertaining observations on old age and travel and for being the father of comedian Harry Enfield, but he’s also an expert in the garden, particularly when it comes to roses. With 50 years of gardening experience under his belt in the garden of the house he has lived in throughout that time – set in three-quarters of an acre in West Sussex – he now shares some of his horticultural experiences in his latest book, Growing To A Ripe Old Age. For a while, he became obsessed with roses, he admits, joining the Royal National Rose Society (RNRS)

and entering his roses in the Billingshurst Show. “Roses can become an obsession, a mania, a disease, and I caught it. Some of the madder members (of the RNRS) refer to themselves by the fairly frightful sobriquet of ’rosarians’, and while I never went as far as that, I went pretty far. “I got all the society’s books and

used to sit up late into the night with catalogues of roses, planning and re-planning beds of different shapes with roses of different combinations to go in different parts of the garden.” He’s grown all manner of roses, from hybrid teas and floribundas, to China roses, David Austin roses, shrub roses, ramblers and more,

Grow Your Own How to stop carrot root fly

IT’S THE grubs of the carrot root fly that do the damage, tunnelling into the roots and damaging the vegetables, but it is fairly easy to set up a barrier to stop the flies laying their eggs next to the young plants. Fix a post at each corner of a block of carrots, making a square, then wrap transparent plastic sheeting around them to form a wall at least 75cm high, burying the bottom of the plastic and securing it to the posts. Plant onions, alliums and leeks nearby, which should help to keep the carrot fly off the scent.

Alternatively, place the plants in containers or among flowers, where the carrots are harder to find, rather than in the vegetable patch, where carrot fly tends to be more prevalent. Telltale signs are the reddening or yellowing of the foliage. In severe cases, plants may wilt and die, then later in the summer a second generation of grubs will burrow into the main tap root. It’s a good time to start harvesting maincrop carrots now if carrot fly is starting to attack them, storing the untouched ones and using any damaged carrots immediately. Never leave infested roots in the garden. Either bin or burn them.

He grows around a dozen varieties but among his favourites is Sutter’s Gold, a hybrid tea rose with deep yellow blooms with a pink flush. “It’s quite an old rose, but for all its failings, in that it doesn’t last very long in water, it has a wonderful scent, grows on lovely long stems and produces blooms of a perfect shape.” He thinks it’s best to grow roses in one bed and to feed them three times – once in spring, another in summer and the third in autumn – and spray them against fungi and mildew once a fortnight throughout summer. “There are those who have a childlike faith in spraying greenfly with soap and water in the belief that this will drown them, which in my experience it doesn’t. “You can choose a proprietary insecticide which boasts of its Green, organic and generally harmless properties, but I find these also to be harmless to the WRITE STUFF: creatures they are meant to kill. roses Best Of The Bunch Kaffir lily THESE elegant autumn-flowering perennials which grow to around 90cm (3ft) are ideal when grown in sunny, sheltered spots alongside asters and silver foliage plants. The flower spikes, in shades of pink or red, look like mini gladioli rising above grassy foliage and add much-needed colour to the border at the end of the season. Buy the rhizomes from February onwards and plant in spring with the rhizome 2.5-5cm (1-2in) deep. You’ll need to plant a few plants for impact, placing them only 30cm (12in) apart. They are hardy in most areas although it is wise to cover them with a thick winter mulch in colder regions. They prefer soil that is well-drained in winter but doesn’t dry out in summer, so add organic matter to the soil on a regular basis. In winter cut down the stems and protect the crowns with a mulch. Good varieties include the deep red S. coccinea ’Major’ and the smaller ’Fenland Daybreak, which produces pink flowers.

Things to do this week ● Continue to sow sweet peas, overwintering plants in a cold frame to plant out next spring. ● Continue to cut dahlia blooms for the home, tying in tall stems to prevent wind damage. ● Lift beetroot before autumn rain causes the roots to swell and split. ● Wrap trench varieties of celery with newspaper, then draw earth up around the stems to blanch them ready for cutting in late autumn. ● If you have layered the side shoots of carnations, you should now be able to detach the new roots from the parent plants and pot them on. ● Lift onion crops and leave to dry on the soil before storing.
