THE buoyant rental market has brought about an increasing number of private landlords. While many seek help from

professional letting and management agencies for assistance letting their premises, others decide to go it alone. A recent study by the Association of Independent Inventory Clerks (AIIC), suggested that many landlords are still unaware of even basic health and safety rules when letting their property out. The AIIC reports that as many as one in 10 rented properties contain soft furnishings, bedding and furniture that do not carry the necessary fire and furnishings compliance labels. Finding hazardous substances stored incorrectly in premises such as gas cylinders, chemicals and tubs of paint without lids on are also common. Sutton Kersh is keen to raise awareness of the responsibilities that come with being a landlord to help support those who are new to the industry and to provide greater protection for tenants. As the trend for decorating with colour and pattern continues, wallpaper is emerging as the stylish winner over paint. Gabrielle Fagan reports

Roger Lyon Radio Merseyside DJ Where was the family home you grew up in and what was it like? My first family home was a three bedroom mid terrace in Nicander Road, Liverpool 18, which is off Smithdown Road. What is your clearest memory of the house? When I was 10 my mother remarried and she and my stepfather took up an option to buy. I remember the coal fire that we had in the kitchen and each morning my grandmother would be first up to clean out the ashes. I recently went back to film the house on my camcorder to take to my mother who now lives in Australia. Apart from the paintwork being a different colour, she was most taken by the number of cars parked in the road compared with when we were there in the 60s. We moved to a semi in Woolton in 1970. Where was the first house you bought yourself and what did it cost? The first house I bought was in 1982 and it was a two-up-two-down terrace with a ground floor bathroom in Liverpool 6. I paid just over £9,000 for it and bought it from a local landlord. What made you want to buy it? I was more or less forced into buying it as my parents were emigrating so I had to find somewhere to live. At the time, the street was nice and quiet with many of the houses occupied by elderly widows and couples, so it seemed like an ideal place to call my own. Over the years the area has changed for better – and worse – but the good has always outweighed the bad. What are the important things you look for when buying a house? My priorities in house-buying now are price (obviously) and somewhere that requires a minimum of upkeep and repair. Are you a DIY trier or do you leave it to the experts? The very thought of picking up a drill or hammer brings me out in a cold sweat. Handyman I am not! It's always good to be in touch with "a man that does". What is the one thing you love most about your current home? After many years of putting it off, I have finally got around to having central heating installed along with a new bathroom which is now my pride and joy. I can't begin to describe the joy of being able to have a shower in the middle of winter without risking hypothermia inside your own house. BY JANET TANSLEY

one are the days when a feature wall painted in a bright colour was considered the ultimate in interior design. Unless you've been living in a cave, you'll have noticed that wallpaper has been staging something of a comeback. Digitally printed or hand embroidered, retro or luxuriously glam, the stylish options for your walls are infinite. According to Kate Kingston, managing director of interior design company Kingston Shaw, wallpaper is key to transforming a house into a stylish home. Kingston, who has been designing interiors for private and corporate clients in London, Los Angeles and Milan for more than 20 years, says wallpaper gives homeowners a chance to express their personality and individuality. "That's why it excites designers. Wallpaper is an excellent way to inject colour, texture and impact onto a blank canvas," she says. Melanie Adams, wallcoverings expert at Wallpaperdirect, says homeowners are becoming more adventurous about how they use wallpaper - and are prepared to experiment in certain rooms, including bathrooms. Work out ways with walls to suit your home with advice from the experts.

PERSONAL PRINT

There are plenty of amazing papers available, but new technology means you can create a special design just for your home. Kate Kingston says advances in digital printing mean designers and manufacturers work with homeowners to create stunning, one-off wall art. "We have found that bespoke wall coverings are becoming increasingly desirable to our clients," she says. "They appreciate the exclusivity that a unique design delivers." Kingston Shaw recently created a bachelor pad in a penthouse apartment in Liverpool's prestigious One Park West development, using bespoke wall coverings. The company's designers collaborated with Digetex, using its digital printing process to make a custom-fitted "alluring eyes" image that matched the

They hung a mirrored wallpaper design from Osborne & Little on the ceiling as a contemporary nod to the bachelor pads of the 1970s, then created a digitally printed dartboard wall covering, topped with a competition dartboard. Digetex have a range of imaginative wall-covers including their Dickens Bookcase wallpaper mural that mimics shelves full of books and starts from £129. Other wallpapers start from around £20 and bespoke digital prints from £180.

TOUCHY FEELY

Dramatic wall treatments may not be to everyone's taste, but that doesn't mean there isn't a wallpaper out there to suit your home. If you're nervous at the thought of covering your walls in bold designs, Kingston suggests going for texture rather than pattern. "To avoid that

oppressive feeling of a busy patterned paper on all four walls, create a focal point by choosing a feature wall and painting the others in sympathetic neutrals," she advises. "Using a textured wallpaper will add interest to a wall, without allowing the design to dominate." There aren't any rules about where to hang your chosen wallpaper. "Get creative," says Kingston. "Wallpaper can be hung on the ceiling or pasted on panels. Or you could try it in strips or geometric shapes on top of neutral painted walls to add warmth and depth."

Top tip:

Wallpaper hanging methods have changed. These days you usually paste the wall, not the paper. But Kingston says it's important to always line walls before hanging your chosen wallpaper to ensure a smooth, professional finish.

● Floorboards are an attractive feature in their own right, but sometimes there’s nothing for it but to cover them up. Julia Gray offers her top tips for preparing wooden sub-floors Floorboards work well as a sub-floor, as long as you prepare them properly. ● A level sub-floor is essential when laying all kinds of flooring, including tiles, laminate or wood and vinyl. If your sub-floor is wooden floorboards, start by knocking down any protruding nails with a nail punch and hammer. Loose boards should be screwed down because nailing isn’t secure enough for sub-floors. ● For most types of flooring, you level off the floorboards by covering them in hardboard. Once you’ve bought your hardboard, brush its rough side with water and leave the boards in the room where you’ll be laying them for at least a day to acclimatise. ● Once they’ve acclimatised, clear the room and check for cables and pipes running under the floorboards. The best way to do this is with an electric cable and pipe detector, although you can take up some of the boards and look underneath with a torch. Mark the position of any cables and pipes, then cut strips of hardboard to go over these floorboards, so they can be removed easily to do repairs, if necessary, in future. ● The hardboard should be laid rough side up. Fix it with diamond-headed panel pins every 10cm around the edge and every 15cm in the middle, avoiding any cables and pipes underneath. Lay the hardboard right up to the skirting boards. ● With some types of flooring, such as stone, it can be better to use plywood instead of hardboard because it’s sturdier. The process for laying this is similar, but you should leave a gap of at least 1cm around the edge of the room for expansion. Whatever type of flooring you’ll be laying, check the instructions on the packaging about how to prepare the sub-floor, and use those as your guide.

Negative equity fears for third of buy-to-let investors NEARLY a third of buy-to-let investors could be in negative equity by the end of next year if house prices continue to fall, a rating agency has warned. More than 30% of buy-to-let borrowers could find themselves owing more on their mortgage than their property is worth by the end of 2012, if house prices drop by 5% this year and a further 5% next

year, according to Standard & Poor’s (S&P). The group says investment landlords would be far more affected by the price slide than owner-occupiers, as they typically had higher loan-to-value ratios on their mortgages. It adds that while 30% of investors were expected to be in negative equity by the end of next

year, only 17% of owner-occupiers were predicted to be in the same situation, despite levels being similar at the end of 2010. The report warned that the fall in house prices would reduce landlords’ flexibility to remortgage and could lead to higher arrears levels in the sector, with higher interest rates likely to make the situation worse.

And, while arrears in the buy-to-let sector have been consistently lower than in the wider mortgage market before the credit crunch struck, the situation has deteriorated sharply during the recession, as many investors find themselves unable to remortgage, leaving them stuck on high rates. Mark Boyce, credit analyst at S&P, says: “In the near term, the

buoyant UK rental market should continue to support buy-to-let borrowers, but interest rate rises are a risk on the horizon. “Furthermore, even relatively mild house price declines over the next two years could place more than 30% of buy-to-let borrowers in negative equity, reducing their financial flexibility and thus risking a rise in arrears.”

Sharing gives couples financial flexibility THE number of couples looking to share a property with housemates has nearly doubled during the past year. Around 11% of people looking to share a flat or house with other renters are part of a couple, according to flat-share website easyroommate.co.uk. Couples can make considerable savings by opting to share with other people, despite having to pay more for their room than if they were single.

Renting a room in a property shared with housemates costs couples an average of £426 a month, compared with £687 if they rented a house or flat on their own – a saving of £3,120 a year, even before the lower cost of bills and council tax is factored in. But couples pay more for their room than single flat-sharers would, at an average of £426 a month, compared with £402. The problems in the mortgage market are forcing many people to

put plans to buy their own home on hold while they save the deposits banks and building societies currently demand for their most competitive deals. But the high demand for rented accommodation, combined with a shortage of supply, has pushed rents up to record levels, forcing many couples to consider sharing with other people to save money. Jonathan Moore, director of easyroommate.co.uk, says: “The boom in rental prices is taking its

toll on couples as much as it is individual tenants. “Thousands of couples are finding that even when they pool their monthly income, renting a whole property of their own – let alone buying – is currently out of reach. “For many, the idea of sharing an intimate flat with their partner has had to be placed on the backburner, and sharing with flatmates has become a financial necessity.” Landlords are responding to the

growing demand from couples, with the number of rooms for couples in a house or flat share soaring by 198% during the past year. Despite the rise in availability, the vast majority of live-in landlords still do not accept couples, with just 16% happy to have them living in their own home. Couples can save the most by sharing with other people in London, at an average of £356 a month, followed by the East at £330.

As gardeners start to cut their grass on a weekly basis, Hannah Stephenson checks out the best buys in lawnmowers

M

owing the lawn becomes a weekly job as spring turns to summer, so it’s important to choose the right model for the job. With this in mind, some 33 models of three different types of mower were tested by Which? Gardening, to find the best type, taking into account ease of use, cutting effectiveness and comfort of the handles and controls. Some 17 corded electric mowers were tested, ranging from wheeled rotary types with four wheels, sometimes with a rear roller, to hover mowers which float on a cushion of air. In trials it was found that wheeled types were best for a typical family lawn of up to 150 square metres, but if you need an extension lead longer than 25m, a small petrol mower might be worth considering. Testers rated each mower on its ability to cope with different types of grass, how it managed lawn edges up to a soil border and the capacity of the grass box. Each mower was also rated for ease of use, including how easy it was to empty the grass collector, adjust the handle and cutting heights, push in straight lines and

Among the best buy corded electric mowers were the Bosch Rotak 40 Ergoflex (£170), with its new-style adjustable handles and lawn combs which cut up to a lawn edge, and the Wolf-Garten Power Edition 37E (£219), a nippy and manoeuvrable mower, which tackled long, damp and rough grass with ease. BEST OF THE BUNCH - Lupin THE weather has been so uncharacteristically warm for the last month that my lupins are already in flower, brightening up the herbaceous border in shades ranging from cream to deep pink and red. This wonderful cottage garden plant is among the most popular of all perennials, its large pea-like flowers amassed on large spires which can reach up to 1.2m (4ft) in height in a wide variety of colours in early summer. Lupins blend well into schemes featuring other cottage garden favourites including delphiniums and nepeta, or in mixed borders where the taller varieties can be put at the back and the shorter ones such as Gallery Series used as fillers. Other good varieties include Band of Nobles, which is a mixture of colours and My Castle, a dramatic dark red. They are easy to grow from seed but do need protecting from slugs when they are emerging. Cut off the dead flower stems complete with stalks when flowering has finished to encourage a second flush of flowers towards the end of the season.

None of the cordless mowers trialled achieved best buy status because the battery only allows you to cut for a limited period before it needs recharging.

The Bosch 34 Li nearly made it, but the battery only lasted 15 minutes, enough to cut 150 square metres in the test. It takes an hour to recharge, which testers felt was limiting, and a spare battery costs £150. Among the best buy mowers for small lawns, taking into account manoeuvrability in cutting a typical small family lawn, the Flymo Venturer (£65) came out the

THE spring heatwave has led to the biggest and best quality English strawberry crop for 20 years, producers have said. Yet some of my gardening pals say that their home-grown strawberries are so often a disappointment, lacking in flavour and sweetness. The secret is to pick the varieties you grow with care. Good varieties include Honeoye, an early type with rich dark berries. Pegasus, a mid-season variety, is tough and tasty, while Symphony, a later variety, is hardy and good for more exposed gardens. Other good types include Gariguette, Cambridge Late Pine and Ciflorette. Summer-fruiting strawberry plants should be planted in early September in a sunny spot in fertile soil, not too deeply. They should crop well for three to four years before they need replacing. They are also suitable for growing in raised beds, hanging baskets or containers. While they are in active growth, give them a liquid potash feed every two weeks and put straw underneath the plants as the fruits are developing, to stop them connecting with the ground and rotting.
