NEW research carried out on behalf of Liverpool’s St Paul’s Square development shows consumer confidence in buying property as an investment is stronger than ever. It discovered that 64% of people looking to buy would purchase property as a safe investment, above other reasons such as pride of ownership and the costs of renting. The figures have been released after Nationwide announced property prices had risen by 0.5% in March, the third increase in four months. David Caught, residential sales and marketing director of English Cities Fund, says: “Nationwide’s figures show that the market is getting stronger, although we are not expecting dramatic increases in the value of homes whilst the market is still stabilising. “Potential buyers should rest assured that putting money into bricks and mortar is still one of the safest long term investment opportunities.” The survey for St Paul’s Square showed that city centres were the most popular choice for investment (46.2%) above both the suburbs (26.9%) and the countryside (11.5%). It also revealed that 82% of people thought it was “essential to buy a property at some stage”, illustrating that becoming a homeowner is still a high priority, with more than 27% citing that paying towards something felt better than renting. David continues: “The research is encouraging and shows that, despite the economic climate, demand and confidence is still high. “Initiatives such as the government’s newly announced First Buy scheme and English Cities Fund’s shared equity schemes will greatly enhance first time buyers’ ability to purchase and tackle the problem of large deposits required by lenders, one of their biggest obstacles. “The outlook is positive.” St Paul’s Square is situated at the heart of Liverpool city centre’s commercial district and launched its shared equity scheme earlier this year, giving buyers the opportunity to purchase a one or

A LEADING lettings agency ● has revealed that the cost of renting homes in the city has

increased by more than 10% in the last year. Bluerow Lettings, based in the city centre, has seen a spike in demand for rental properties which has to rental costs soaring. Helen Griffin-Booth, managing director of Bluerow says: “The rental market is literally thriving at the moment with rental values for property on a rapid increase. “The reason for this is would-be homeowners are no longer as able to purchase a house in the current financial market, so are looking for houses to rent. “This spike in demand has pushed rents up despite the dampening effects of the current economy and recession.” According to Helen, rents have increased on city properties by LETS GET BUSY: Helen Griffin-Booth

around 10% and look set to continue to rise. “It’s a simple matter of supply and demand,” she adds. “At the moment houses aren’t being built and first time buyers can’t afford to get on the market, this means there are thousands of people in Liverpool looking to rent properties instead, increasing rental costs. “This is a situation which only looks like it will continue over the next few years and as demand continues to rise, so will rental costs. “For those who can afford it, this is an ideal time to buy a rental property as an investment.” As a result of the growing demand Bluerow Lettings, which manages rental properties for landlords, has seen turnover grow by more than 20% in the last 12 months and now has a portfolio of more than 400 properties. Helen says: “At Bluerow we specialise in renting properties on behalf of landlords and looking after their tenants. “With the call for rental properties we’ve seen incredible growth in the last year and are now actively searching for new landlords to work with, to service the growing demand out there.” For more information about Bluerow Lettings call 0151 709 9638 or visit www.bluerowlettings.com

Period style offers a warm welcome

HEARTH AND HOME: Period features abound in this house, from the main living rooms, above and inset left, to the bedrooms, inset top

T

HIS superb and distinctive period residence in Parkgate has not changed hands for more than 40 years. So to say this is a rare opportunity to inhabit such a house is something of an understatement. Reputed to have been constructed in the late 18th century Banastre Cottage and the adjacent property, Leighton Banastre, have had a colourful history. It is some time ago that they were carefully divided into two substantial homes. Banastre Cottage, for sale with estate agent Clive Watkin at £599,500, is now the centre of three, the third house – Brockleigh – having been added at a slightly later date. The five bedroomed house is set amid landscaped private gardens.

by JANET TANSLEY Its location is excellent, situated just off The Parade at Parkgate and within the conservation area. Inside, it offers a wealth of character and period features – particularly the deep wide front bay windows. The front door leads to a vestibule with an archway into the reception hall. The fireplace has a tiled hearth and timber mantel and living flame gas fire. The drawing room is one of the most attractive and interesting rooms with a period style fireplace and solid fuel cast iron grate, moulded frieze to the ceiling, and panelled relief to the walls. Spacious as well as sophisticated, the dining room

has a deep display bay window and fine battened timber ceiling. The morning room is L-shaped with fitted benches. The fitted kitchen incorporates twin ovens, ceramic hob and an integrated dishwasher. It has part tiled walls and a side window. The utility room has French doors to the rear and houses the central heating boiler. There is a separate toilet. Banastre Cottage exudes charm at every turn and has an attractive conservatory with double glazed patio doors to the garden and access to a separate office suite with bow window and a shower room. This suite could provide accommodation for a dependent relative and could be extended to the adjacent store, subject to permission. On the first floor, the master bedroom has a period style fire

surround and tiled inset and hearth and has a dressing room with a walk-in cupboard. The large bathroom has a Jacuzzi, separate shower, wash basin and toilet. Four further bedrooms and a second bathroom complete this stunning home. The property is approached from Parkgate Parade via a shared private driveway. There is a pillared entrance leading to a sweeping gravel driveway providing generous parking. There are lawned gardens to either side with an ornamental pond and rockery. To the front there is an attractive wooded area and to the rear there is a private garden with a paved patio, a covered garden store and an integral brick store.

My First

HOME

The return of

You don’t need green fingers to enjoy dressing rooms in beautiful blooms, says Gabrielle Fagan

F Andrew Lancel,

Coronation Street’s Frank Foster Where was the family home you grew up in and what was it like? I was born in our house in Rufford Village and I lived there until I was six, when my folks split up. It was a nice semi down a country lane. My brother still lives in it. What is your clearest memory of the house? A Hallowe’en party in the garage – everyone dressed up ... and sitting on a potty in the lounge! Where was the first house you bought yourself and what did it cost? The first house I bought was in Woolton Village and cost about £100,000. It was an old shop. What made you want to buy it? Well, the price – and it was so old and full of character... and a massive project: no heating, etc. We rent it out now because we could never sell it – it’s a baby to us. What are the important things you look for when buying a house? Character, originality, privacy and space. Are you a DIY trier or do you leave it to the experts? Both really, less so now because of time but on our first house we had a go quite a bit. In our London flat I’ve been quite brave with stuff but it’s very modern so it’s quite easy. Our current house is 350 years old so we get the experts in for fear of breaking anything. What is the one thing you love most about your current home? All the stuff I mentioned. We mix the old with the modern here. It’s very private and people struggle to find it, which I like. It used to be a row of cottages knocked through, so it’s long and spacious. It’s a fun house. By JANET TANSLEY

LORALS might be a perennial favourite for bringing colour and freshness to interiors, but don’t assume you’ve seen it all before. There are always tempting new interpretations being explored by designers and this year is no exception. And remember our fondness for florals endures precisely because they never fail to give rooms a zingy lift, with their evocation of nature. Even treating a home to a simple scattering of flowery printed accessories – a cushion here and a throw there – will lift the spirits, especially at a time when we’re all craving signs that spring has truly arrived. “Floral designs have always been an integral part of the British interior, from the rich tapestries of the medieval nobility to today’s pared-down patterns by designers such as Orla Kiely,” says Lawrence Roullier White, founder of the interiors company of the same name. “It’s the stylised manner in which they are depicted that changes with the mood of the time. You only have to look at the austerity of floral designs in the 1940s and the subsequent over-blown blooms of the Fifties to chart this change.” He predicts that flower designs from previous decades are bursting onto the scene again: “Art nouveau floral imagery from the 1900s became popular again in the 1970s, cladding many a Biba-babe, and even that ‘no-no’ of generic deigns – chintz – had new life breathed into it by Cath Kidston,” he points out. “Now we’re feeling more confident and optimistic, powerful rococo designs with large, rich blooms are making a resurgence.” Clare Price, founder of interiors specialist The Contemporary Home, shares the view that florals never fade but acknowledges that, for some, they’re still an acquired taste, partly because they’re wrongly associated with dated, fussy interiors. “You either love florals or hate them, but be prepared to be surrounded by them this year!” she predicts. “They endure because of their versatility, and their ability to conjure memories of childhood and a rose-tinted recollection of perfect country gardens. “I think tiny, ditzy prints are proving more popular because they’re easier to mix with existing items in the home.”

FLOWER BEDS: Life may not be a bed of roses, but it’s not far off with this colourful Vintage Garden bedlinen, from £24.50 at Bhs So think beyond the vase – there’s enough flowery, decorative homeware around for a dazzling bouquet – without having to raid the garden.

MODERN FLORALS

This look works equally well for fans of romantic rooms as for those wishing to use colour and pattern to soften cool, contemporary settings. “Today’s take on florals is all about creating a floral paradise which is both chic and modern,” advises Anita Kaushal, stylist and interiors author. “So instead of opting for predictable pastel shades, consider bolder fuchsias, bright greens and blues. “Use a dramatic replication of one striking bloom in a fabric or a wall print, or feel free to contrast florals with other

patterns such as bold stripes.” It’s vital, she says, to allow the patterns to breathe by contrasting them with pale or neutral backgrounds, and to ensure a scheme has cohesion by picking out a few key shades in plain accessories, or other touches like a blind or curtains. FUNKY FLORALS

Bright, zingy colours and abstract designs are a world away from the tranquil pastoral scenes of yesterday, but they’re serving to make funky florals a sought after style fit for followers of fashion. “A floral design is perfect for adding an injection of colour and fun to an otherwise fashionably neutral interior,” says Lawrence Roullier White. “Ideally, keep the scheme quite clean and plump for one statement piece, like an armchair or table, bursting with colour. “As a general rule, if you want subtle, select a pattern with a small repeat, but if you want drama, the bigger the better. It doesn’t even matter if the repeat is too big for the application. A cushion with the design bleeding

TRADITIONAL FLORAL

Classic florals, whether conjuring a country retreat or those complementing period style, have long reigned supreme, but even they’ve been given a facelift to suit 21st century homes. “The traditional mid-sized chintz is shaking off its image and has

been replaced with new flower prints, which at the moment are either small and intricate or large statements,” says designer Joanna Wood. “Big, statement florals work well in sophisticated areas such as living rooms, dining rooms and master bedrooms. Choose where you want to create a statement within the room carefully, and select the fabric sparingly on one highlight area – a large three seater sofa, a feature wall or a pair of curtains. “Prints are highly effective in

strong colours, with orange, bold spring greens and pistachio featuring this year.” She advises flower-sprigged, smaller scale prints for smaller, cosy areas and children’s rooms. “Colours can be traditional – greens, pinks and sky blues – but modernise the look by mixing the same print in several colourways within a scheme.” ELEGANT BOUQUET: Get the look with floral wallpapers. ● Lots of DIY accidents happen when people don’t take care on ladders. It’s a good idea to have someone there when you’re up a ladder, preferably to hold it, but also in case anything happens to you, especially if you’re working outside and might not be found for some time if you fell. ● Ladders designed for use inside the home are fairly straightforward to get right. There should be instructions with them about how much weight they can take, which side you can climb up safely

and about only using them with the safety catches locked in place, etc, but outdoor ladders can be trickier. ● Outdoors, your ladder should be placed on a firm, level surface and the top should rest against something solid, but not guttering or windowpanes or sills. To stop the ladder from slipping, secure both the top and bottom with straps or ropes and clips or hooks, ensuring they’re anchored to something immovable. If you can get someone to hold the ladder while

you’re up it, even better. ● Before getting on a ladder, make sure you’re wearing sturdy, sensible shoes that won’t slip off. Equally, your ladder should have non-slip feet, so look for those when buying or hiring one. ● Never stretch or overreach when you’re up a ladder because this could destabilise you or it – move it instead. The angle of the ladder is another important consideration – make sure the distance of the ladder’s feet from the wall is 25% of the ladder’s height.

Q I’m about to put up some shelves – can I put them anywhere? A No, there are a couple of things to consider. First, you need to check that there aren’t any pipes or electrical cables in the part of the wall you’re about to drill into. To do this, you need an electronic cable and pipe detector.

If your wall’s a stud one, you’ll need a detector that also picks up studs. Your best bet is to fix the shelves to the studs, especially if you’re planning to put anything heavy on them, but you could try using heavy-duty butterfly screws if the studs aren’t in a convenient place.

Change of scene is all for the better AT EASE: With McCarthy & Stone’s Move Assured scheme for retirement

Retirement buy scheme aims to take the stress out of selling

SETTLED IN: Thomas Evans and daughter Pamela relax in the lounge of his new home in Wavertree

by JANET TANSLEY

EW of us like change – and Thomas Evans was no exception. When the regeneration of Edge Hill was put into plan, his home was the subject of a compulsory purchase order, leaving him little choice but to make the move. Not something he relished. “I have lived in Edge Hill for most of my life,” he says. “And I had no intention of moving. “I had lived in my old house for more 40 years, we moved there when my son and daughter, David and Pamela, were very young. I was settled and had good friends in the area – so why move?” And Thomas, 77, freely admits: “I was against the move.” Now, though, the retired butcher, is safely ensconced in his new home in Williamson Place, Wavertree – and loving every single minute of it. He moved into a three bedroomed home just before Christmas and so has had four months to weigh up the pros and cons of moving house, And he says: “Now that I am in my new home I realise how wrong I was to object. “The quality of these new homes far surpasses the old

ON THE LEVEL: The bungalows at Bellway’s development in Williamson Place ones. They are warmer and much more energy efficient, I have all the comforts I need and plenty of room for my son and daughter.” And Thomas has been able to keep in touch with all his old friends and neighbours. “I don’t miss my friends because the Housing Market

Renewal Initiative has worked hard to keep the community and neighbours together when they have been relocated.” Bellway still has a range of two and three bedroom houses available, starting in price from £122,995, plus a pair of two bedroom bungalows starting at £129,995 – the bungalows are

particularly noteworthy as these tend to be rare.

● For more information, visit www.bellway.co.uk or call the sales centre on 0151-261 1623 Monday and Friday 10am-5pm; Thursday 10am-7pm and Saturday and Sunday 11am-5pm. It is closed on Tuesdays and Wednesdays.

IF YOU’RE at a time in your life when you’re considering a retirement property but are concerned about selling your existing home in the current market, then a new scheme from McCarthy & Stone could offer the ideal solution. Move Assured, which is available to those buying selected apartments at Reynolds Court in Woolton, aims to sell your existing home at a pre-agreed price within 12 weeks and covers many of the costs associated with the sale. Move Assured is designed to be a straightforward and hassle-free scheme. McCarthy & Stone says it will arrange for two independent valuations of your existing home and agree a guaranteed selling price with you. The property is then marketed for 12 weeks through an estate agent and, if you receive a realistic* offer below the guaranteed selling price, McCarthy & Stone will make up the difference, enabling the sale to proceed. The peace of mind that the scheme offers, says McCarthy & Stone, allows homeowners to plan ahead and budget for the purchase of their new McCarthy & Stone property.

Move Assured, it says, could save sellers thousands of pounds, as McCarthy & Stone will pay the estate agent’s fees and cover the cost of the energy performance certificate for the property. Fiona Brooks, regional sales and marketing director for McCarthy and Stone, says: “Selling your home can be an expensive and time-consuming process and there’s no guarantee that you’ll get the offer you need. “This can be particularly disappointing when you’ve got your heart set on another property. “We will market your existing home, free of charge, through an independent estate agent and actively monitor the sale to ensure everything runs smoothly. “It’s the kind of peace of mind that you simply can’t get when you sell your property in the usual way.” McCarthy & Stone is currently selling one and two bedroom apartments at Reynolds Court in Woolton.

... to outside

Time to get full of by HANNAH STEPHENSON

A

T THIS time of year, no-nonsense TV gardener Christine Walkden’s dining room table looks like a potting shed paradise, disappearing under a sea of seed trays, plant pots and other bits and pieces to encourage young plants into growth. Some of the space will be taken up with the summer veg she’ll be growing this year including tomatoes, runner beans and sweetcorn, her three favourites. “Runner beans are easy if you don’t start them off too early,” says Christine, author of No-nonsense Vegetable Gardening. “People tend to sow them too early and then they get hit by the frost and the cold weather. I always sow mine, at the earliest, the first week in April under protection. Outside, they can still go in in May or June and you’ll have a crop by August.” Runner beans need a sunny, well-drained spot which shouldn’t be overly manured or you’ll encourage a lot of leaf rather than fruits, she notes. “Either put them up tripods or beanpoles or train them along chicken wire. In a small garden you can grow them in containers. If you put a few plants in a 12-inch container you’ll get a decent crop. Use John Innes No 2 or a good quality multi-purpose compost.” Christine, whose favourite varieties include “Red Rum”, doesn’t feed her runner beans in the ground at all but she does add a lot of organic matter each year. However, growing them in pots you need to feed them weekly with a tomato fertiliser. It’s rich in potash which promotes flowers or fruit. She grows sweet peas with them, to encourage pollinating insects to the plants, prompting a better crop.

HERE WE GROW: Christine says that now is the time to get your runners under starter’s orders “Don’t overwater them while they are growing, but water them once they start flowering and continue while you’re harvesting,” she advises. Sweetcorn is another of her favourite summer veg. “I love the flavour of sweetcorn, roasted or steamed or barbecued straight off the plant. There’s nothing like it. If you’ve had shop-bought sweetcorn and then grow your own, you won’t know it’s the same veg.” Christine insists you don’t need a

Best Of The Bunch Magnolia THESE majestic shrubs and trees provide a wonderful focal point in spring, either as stand-alone trees or at the back of borders, their goblet-shaped white or pink flowers providing a glorious scene. They grow best in full sun or partial shade in a sheltered spot and prefer soil that is well-drained and lime-free. April is the best time to plant, making sure you don’t damage the rootball. The soil should be enriched with plenty of organic matter and the plant should be well watered until established. Perhaps the most important thing is to make sure you choose

somewhere where they will have room to grow as they look terrible if they are pruned. Evergreen magnolia will not like cold winter winds or snow and ice. For a massive flower, try Magnolia “Felix Jury”, whose flowers open up to 30cm across in red and pale to a deep rosy pink. One of the most impressive types is M grandiflora, an evergreen growing up to 18m (60ft) and producing huge, perfumed, creamy-white flowers between July and September. For smaller spaces go for the star magnolia, M stellata, which is adorned with flowers in spring and grows up to around 3m (10ft) high.

lot of room to grow sweetcorn, even though the plants can reach 7ft in height, depending on the variety. “You can grow them in a laundry basket. The key thing is that you don’t plant them in a straight row because they are wind-pollinated and the wind will blow the pollen away from the plants. Plant them in a square or a group, the pollen will stay within the group so you have better pollination.” Sweetcorn shouldn’t be sown before early April under protection, or late May outside. Don’t let them

become too wet if they’ve been sown under protection. “I always put my pumpkins and squashes underneath them to save space and both do well together. Again, I use John Innes No 2.” Keep plants weeded, water them regularly once the cobs have started to form and they will be ripe when the tassels at the top of the cob start to go brown. Sow in late April or May and you should be able to harvest in late July or August. Tomatoes provide a real taste of summer and Christine only grows

one variety, “Sungold”, a cordon type producing orange-coloured cherry tomatoes. “I’ve tried lots of other varieties such as “Tumbler” and “Brandywine”, but they don’t taste of anything.” She doesn’t have a greenhouse but sows tomato seeds in plastic pots on the dining room table, transplants the m into individual pots in multi-purpose compost when they are an inch high and then about a month later she puts them into a cold frame to harden them off before planting them out

Things to do this week ● Apply slow-release fertilisers to container plants and then mulch. ● Cut back hardy fuchsias to just above soil level as strong new basal growth appears. ● Start to sow hardy annuals directly into their flowering position. ● Plant tomatoes to grow in a cool greenhouse, training them up tall cane or strings. ● Sow melons and cucumbers under glass. ● Prune winter-flowering heathers as the flowers fade. ● Continue to sow broad beans in two-week intervals through to the end of May, to allow cropping to the end of September. ● Complete staking of border perennials to keep them upright and to stop them collapsing on to neighbouring plants. ● Sow short rows of lettuces every other week to ensure a regular supply of salad leaves through the summer. ● Plant out maincrop potato varieties. ● Give decorative clipped hedges and topiary the first clip of the year. ● Tidy up your pond, collecting dead stems and scooping rotten foliage from the water. ● Apply a high-nitrogen lawn feed to all grass areas to get growth off to a good start. Grow Your Own Perfect peas MAINCROP varieties of peas can be sown now for an August crop. They need non-acid soil with a good crumbly structure in an open site which hasn’t grown peas for at least two seasons and make sure the seeds are spaced 7.5cm (3in) apart in deeply dug, well-manured ground. Spread lime on the surface

if the soil is acid, firming the soil after sowing and netting the soil to protect from the birds. Use canes and twiggy sticks with netting to support the plants when the first tendrils appear, weed regularly and mulch when the plants are around 15cm (6in) high. Peas like cool conditions,

so keep them moist throughout the growing season and give midsummer crops light shade. The pods can be harvested when they are still young, before they become large and fibrous. Once they have been harvested, cut the plants at ground level and leave the roots to decompose.

GET GROWING: Christine Walkden, above, recommends planting tomatoes, right, as the best way to get real flavour in late May or early June. Like all cordon tomatoes, “Sungold” need to have side shoots removed as the plants grow up to 5ft, and watered regularly, but not too much, she notes. If they’re planted in the ground, Christine doesn’t feed them, but in a container she’ll give them a weekly boost with tomato fertiliser. But she digs in plenty of compost to garden beds each year, which helps eliminate the need for feeding. By the end of May or beginning of June, Christine should be able to see her dining room table again – as her plants begin to flourish outside.

● No-nonsense Vegetable Gardening, by Christine Walkden, is published by Simon & Schuster, priced £14.99.

3 ways to ... Use permanent plants in pots

1

Don’t plant small permanent plants in large pots as their roots will be surrounded by too much wet compost and may rot.

2

Unless otherwise stated, use a mixture of equal parts John Innes No 2 and a soilless potting mix for containers.

3

Increase nutrients in the soil every year by forking out the top layer of eroded soil from the pot and replacing it with a layer of fresh compost.

In the main shopping area on Prescot Road there’s everything from stylish hair and beauty salons such as The Gallery to clothes and furniture stores, as well as food shops such as the award-winning Bexleys butchers. There’s even a great range of home interior stores such as Signature – which is set in the former pub The Cygnet building – which now sells a wonderful collection of lamps, mirrors, rugs, chandeliers and furniture including cabinets and dressing tables. Of course there’s also a variety of high street shops, supermarkets and banks. If you’ve got children then Old Swan also has a good selection of schools nearby, including St Anne’s infant school, St Cuthbert’s Catholic primary and nursery and, for older children, there’s West Derby secondary and Sandfield Park school. So, take a visit to Old Swan and maybe you’ll discover the perfect home.

of the Week Buyers up Modern value is at the put cash for homes heart of The Oaks by JANET TANSLEY

I

T’S not so much property of the week this week, as properties! But if you are looking for a stylish but affordable home then you’d better get your skates on. Lovell has just four new homes remaining at The Oaks, providing buyers with a choice of reasonably -priced family homes with a great specification between the communities of Childwall and Gateacre. With homes priced from £132,995 to £135,995, the Oaks is an ideal development for young families and first time buyers who will enjoy the quiet location off Hartopp Road, with plenty of green space nearby and an abundance of local shopping and leisure facilities. They are homes with a contemporary edge in a peaceful residential area of east Liverpool, a new development of three-bedroom homes and one two-bedroom bungalow which could be right up your street. A professionally furnished show home is open to view at The Oaks to showcase the three-bedroom Chapley design. With a chic – and very on-trend – black and white colour scheme, and a daring hint of fuchsia, the show house gives potential purchasers a chance to view a completed property and see its potential as a real home. The Chapley has a light and spacious lounge to the front of the property and an open-plan kitchen/ dining room to the rear. There’s also the added convenience of a utility room and downstairs cloakroom. Upstairs, there are three good-sized bedrooms and a family bathroom, and the house includes plenty of storage space. All properties come complete with fitted bathrooms and kitchens plus appliances, which, Lovell says, gives the new properties the style edge over second hand homes. Elaine Taylor, regional sales manager for Lovell, says: “The stylish new show home reveals the vast potential of these properties so visitors will have plenty to inspire them to make themselves at home here. “The development is located in an established residential area to the south east of Liverpool city centre just off Childwall Valley Road.” Halewood park and visitor centre is on the doorstep and there are plenty of choices for leisure activities close by. ● For more information on the

Lovell development call 0151 487 5900 or log on to www.lovell.co.uk/theoaks.

BRANCH OUT: The Chapley homes on Lovell’s The Oaks development feature modern style inside and out, with fully fitted kitchens including all-new appliances

ABOUT 27,000 homes are sold each month to buyers who don’t need a mortgage to complete the deals. Leading housing market commentator Henry Pryor says that cash buyers are typically older people trading down, people buying with the proceeds of a divorce settlement or even National Lottery winners. Some are almost certainly auction room bidders nervous about the strength of high street banks. Henry says: “The monthly total of cash buyers has remained pretty constant over the past six years, with a modest spread peaking in December 2006 at 39,780 and falling to just 18,000 in January 2009. “While the number of cash buyers has remained pretty constant each month, the proportion of the total number of sales that they represent has not. “Over the past six years, roughly 28% of all sales each month went to cash buyers, rising dramatically to peak in January 2011 at a whopping 40%.” He adds: “While a mortgage valuation is done for the benefit of the lender, a borrower can be sure that their negotiating skills are getting checked to ensure that the loan-to-value (LTV) limit is based on a realistic value. “Cash buyers are now propping up house prices as buyers who need mortgages find it harder and harder to participate. “We are unlikely to see a material change to this until either lenders become more generous on terms, raise LTV rations or the multiple of income they will advance, or unless house prices fall.” If the banks refuse to ease their lending criteria, prices might have to go lower, which could be why in February Halifax predicted modest falls by the end of the year.

F you’re at a time in your life when you’re considering a retirement property but are concerned about selling your existing home in the current market, a new scheme from McCarthy & Stone could offer the ideal solution. Move Assured, available to those buying selected apartments at Reynolds Court in Woolton, aims to sell your existing home at a preagreed price within 12 weeks, and covers many of the costs associated with the sale. Move Assured is designed to be a straightforward and hassle-free scheme. McCarthy & Stone will arrange for two independent valuations of your existing home and agree a guaranteed selling price with you. The property is then marketed for 12 weeks through an estate agent and, if you receive a realistic offer below the guaranteed selling price, McCarthy & Stone will simply make up the difference, enabling the sale to proceed. (A realistic offer is determined after consultation with the estate agent marketing the property, and consideration of the prevailing local property market conditions.) This peace of mind that the scheme offers allows homeowners to plan ahead and budget for the

XPERTS are advising firsttime buyers to consider making the move into home ownership as the cost of renting continues to increase. Latest statistics* show more than four people were chasing every rental property available during the final quarter of 2010, as demand from potential tenants remains high. And nearly a third of landlords have hiked their rent prices by 4% as the supply of rental properties fails to meet demand. According to housebuilder Morris – the developer behind The

Point, off Deysbrook Lane, West Derby – by taking advantage of schemes like the Government-led HomeBuy Direct scheme, buying a new home could now cost less than renting. The popular HomeBuy Direct scheme, which enables qualifying first-time buyers and key workers – such as nurses, teachers or social workers – to purchase a new home with a mortgage for just 70% of its market value, is available on selected properties at Morris’ The Point development. Chris Minshall, regional sales director for Morris, said: “People are starting to get savvy when it

comes to judging what’s right for them in the housing market and weighing up the true cost of owning versus renting. With schemes like the Government HomeBuy Direct scheme, first time buyers can get onto the property ladder without the hassle of having to save for years just for the deposit.” Experts will be on hand at Morris’ The Point development on Saturday and Sunday, April 16-17 to offer advice to first-time buyers. An independent financial advisor will be available to speak to people at the development between 10.30am and 5.30pm on both days to guide first timers through the process of

buying a new home, offer advice on different mortgage types and advise them on the best deals available. Situated in the suburb of West Derby, The Point is a great base for growing families. Morris currently has a selection of three bedroom properties available under the HomeBuy Direct scheme, from £135,625. To get more information about Morris’ The Point development, visit the sales office (open daily from 10.30am to 5.30pm) at The Point, Deysbrook Lane, West Derby, L12 4YG, call 0151 254 2602 or visit www.morrishomes.co.uk/the-point/ *From Countrywide.
