During the event, a fundraising raffle was held to raise support for Help for Heroes. Paul Lea, chairman of Venmore, will be undertaking a Three Peaks Challenge on Thursday, July 14. Fabulous bright and airy family home

The perfect time to invest in your own home SAY goodbye to the landlord and hello to the property ladder... That’s the message from Miller Homes which has just announced the final few releases of its development in Netherley. The three bedroomed Kitchener semi-detached family home is £99,500. “The shortage of housing supply for first time buyers has seen large rises in rental prices” says Helen Toher-Horne, Miller Homes Sales Manager. “So, now is the time for house hunters and people renting to consider their options. Purchasing a new home now while there is good value to be found, I believe, will prove to be a better medium to long term investment than renting.” Adds Helen: “The truth is no one knows when house price rises will take off again. Pundits are now suggesting that it is not a question of ‘if ’ but ‘when’ house prices will rise. The message is clear; if you wait to see the market rise is confirmed it will be too late to get the best bargain. And after all, a house is a home

not just an investment.” Miller says it has been in touch with independent mortgage advisers who have confirmed that mortgages for the Kitchener could cost as little as £316.66 per month (terms and conditions and eligibility criteria apply).” The Kitchener design has a large kitchen with a stainless steel appliance package and a clever archway division to separate the dining-room. The space is made bright and inviting with French doors that open out on to the rear garden. There is also a downstairs w.c. and the master bedroom features an en-suite. Full details of the Kitchener and the last few remaining properties are available from the Bridgewater Park marketing suite, located off Brownbill Bank, Netherley L27 7AE. It is open Thursday to Monday, from 10.30am to 5.30pm. Telephone 0800 840 8522 or email: bridgewaterpark

My First

Chris Cairns

MC for Laughterhouse Comedy at the Slaughter House and the Slug and Lettuce Where was the family home you grew up in and what was it like? I grew up in Dombey Street off Park Road in Toxteth. It was great, a small terraced house with my brother, sister and my parents. I was there for the first 25 years of my life before I left home. It still had an outside toilet. The toilet was always cold and always full of spiders, I’m still terrified of them and I think that’s why! What is your clearest memory of the house? The outside toilet and the spiders! It was good in summer, no, actually it was never good. Where was the first house you bought yourself and what did it cost? Our first house was a little two up-two down at the end of Park Road, on Kedleston Street which cost us £19,000. It was by the old Gaumont Cinema and the Toxteth chapel, apparently Prince Charles’ favourite building! What made you want to buy it? It was the first home for me and my partner, it was a real ‘do’er upper’. We really enjoyed making it our own, we’ve got good memories of that house. What are the important things you look for when buying a house? Well we had to move because there wasn’t enough space for us and our baby, we needed more room. We’ve moved to another terraced house in St Michael’s. The first time I saw it I didn’t want to move in, but my partner said if we bought the house I could have a games room, for ‘all my rubbish’. We’ve got three floors including the attic now, so I’ve got space for my games and a little bit of solitude. My partner loved it for the big kitchen! Are you a DIY trier or do you leave it to the experts? I am far and away the worst DIY-er in the world. Seriously, I couldn’t put a shelf up. I’ve been cunning though and surrounded myself with people who can. My brother-in-law is a builder and one of my best mates is a decorator so I’m lucky to be able to find people to help. I’m good at breaking things but I’ll pay someone else to do it up again. What is the one thing you love most about your current home? The games room and the space for all of us. My little girl has space to play, space for her dog. It’s also in a dead end so it’s quiet. We live on the same street as my in-laws, they’re useful for when we run out of milk, coffee, toilet roll or need a baby-sitter! They’re also good for when I lock myself out. It’s a blessing and a curse living so close to them, but usually a blessing.

● BEFORE the weekend, stock up at your local DIY store on decking treatment, methylated spirits, fungicidal wash, a stiff broom, protective gloves and goggles, and a good quality wood-stain brush (unless you have these things already). Some decking treatments come with their own applicator, so you don’t need a brush. ● ON Saturday morning, start by brushing off the decking with the broom to get rid of dirt and debris. Use the fungicidal wash to remove any algae and mould, then wash the decking with warm soapy water or a pressure washer. Leave to dry. ● Once it’s dry, wipe over with a cloth dampened in methylated spirits. It’s advisable to wear the gloves and goggles when doing this and when using the fungicidal wash. ● By late morning/early afternoon, you should be ready to start applying the decking treatment. Work in the direction of the grain along the length of each board to avoid overlap marks, and follow the manufacturer’s instructions carefully. By late afternoon/early evening, the first coat should be dry (allow about four hours between coats, depending on the product), so you can apply a second coat. ● Unless further coats are required, you should be able to enjoy your decking from Sunday morning onwards – weather permitting. Seasonal Task All this showery weather means that it can get pretty gloomy, pretty fast, which isn’t ideal if you’re trying to decorate. You can ruin the finish if you don’t work in natural light, so don’t be tempted to carry on if the weather suddenly changes and you can’t see properly.

Ask The Expert Q My flat needs quite a lot of work, but I don’t have much storage space and there’s hardly any room for DIY materials. I’ve been told that there are all-purpose primers, so I wouldn’t have to keep lots of different ones – is this right? A Yes, there are primers like this. I’ve recently discovered Ronseal One Coat Multi-Surface Primer, £8.78 for 750ml, which is extremely

useful because you can use it on all sorts of surfaces – wood, MDF, plywood, chipboard, tiles, melamine, metal, UPVC, plaster and brick – so it replaces lots of different products. It seals as well as primes and it’s nice to use because it dries really quickly, goes on smoothly and easily, isn’t smelly, and you only have to do one coat, so you save time and money.

All change at Redrow by JANET TANSLEY

EVELOPERS, Redrow, are holding a part exchange master class all this weekend to show hoe quick and easy moving up the property ladder can be. The class will be held at their Dibbin Brook site in Bromborough. Home buyers are invited to go along for learn more about Redrow’s scheme to help move from old to new. Elaine Mounsey, sales manager for Redrow Homes (NW), says: “We believe it’s easy to fall in love with our New Heritage Collection homes, but the size of the properties means that many visitors have a home of their own to sell and may be reluctant to make a commitment until they have secured a buyer. “At our part-exchange event we’ll be explaining how we can often accept a customer’s existing property as part-payment for a new home at Dibbin Brook.” With Redrow effectively acting as a cash buyer for the customer’s old home, part-exchange means there’s no need to worry about complicated chain delays and no estate agent’s fees to pay. Prices at Dibbin Brook start from £211,000 for a three-bedroom Warwick style property, with four-bedroom designs available from £226,000. Selected properties, including the four-bedroom Chester, on the market at £276,000, are almost ready to move into. “One of the advantages that new build homes have over their second hand counterparts is that they won’t require lots of repairs and renovations before you can move in,” adds Elaine “Boasting high specification interiors as standard, our new homes are designed with modern family living in mind and feature top quality fixtures and fittings throughout.” New Redrow homes boast well equipped kitchens with integrated top brand name appliances including oven, microwave and fridge freezer,

plus tall units and extra wide drawers that offer plenty of storage space. Installing the same standard kitchen in an older property could cost up to £6,000. To find out how Redrow could help you move up the property ladder to a bigger, better, brand new home, visit Dibbin Brook this weekend. A video guide to part-exchange, plus video footage of the show homes at Dibbin Brook, can be viewed online at For details of the latest availability and pricing at Dibbin Brook call 0151 345 0996 or see

Final phase of St Paul’s Square development is finished THE final phase of St Paul’s Square development has been completed. English Cities Fund (ECf), a joint venture between Muse Developments, Legal and General Property (LGP) and the Homes and Communities Agency (HCA) celebrated the news with special guests, Sir Michael Lyons, ECf Chairman and the Rt Hon Lord Heseltine. The £32m building provides a total of 109,000 sq ft of high quality Grade A office space over eight floors and is the focal point for Liverpool’s Central Business District.

To celebrate the launch, ECf invited the region’s key business community to a prestigious lunch and drinks reception on the spectacular top floor of No 4 St Paul’s, which affords panoramic views across the city. Darran Lawless, development director for Muse Developments – ECf ’s development manager, says: “ECf is extremely proud of the work that has been achieved at St Paul’s Square. The scheme has played a major role in the renaissance of Liverpool’s commercial offering and has set new standards in terms of

architecture, design, quality and sustainability. “No 4 St Paul’s Square is the final phase of this development and delivers Merseyside’s first speculatively built BREEAM ‘Excellent’ building. Sir Michael Lyons, Chairman of ECF, comments: “The St Paul’s Square scheme has provided an entirely new focal point for Liverpool’s Central Business District and plays a crucial role in the reshaping of the city centre and how it does business. “ECf was established to show

how private sector development and investment skills could work with local partners to change the shape and purpose of neglected city locations. St Paul’s square well illustrates the impact that is possible.” Rt Hon Lord Heseltine adds: “St Paul’s Square is an example of effective partnership between the public and the private sector. I look forward to the day when we see a demand from the private sector which will be hugely welcome and help the city to build on the real progress it has made in recent years.”

No 4 St Paul’s Square, which recently won an RICS award for best commercial development in the North West, was designed by architects, RHWL and constructed within time and on budget by national contractor, Shepherd Construction. The building overlooks the stunning granite landscape of St Paul’s Square and includes a number of sustainable features, such as a sedum roof, water-efficient taps, cycle racks and a lighting system designed to minimise light pollution and to reduce carbon emissions by more than 22%.

For peat’s sake

As a new peat-free campaign is launched, Hannah Stephenson looks at the importance of switching to peat-free compost and asks how it compares with its peat-based competitors

NLESS you’ve been living in a hole in the ground for the last few years, you’ll know that using peat-based products in your garden is decimating peatlands throughout the UK and beyond. Peatlands provide vital habitats for wildlife, store greenhouse gases and release thousands of tonnes of carbon dioxide every year. However, peat is used in compost and soil improvers because it’s light, retains moisture and stores nutrients. It’s also very cheap. In an effort to raise awareness and encourage gardeners to choose peat-free alternatives, leading organic growing charity Garden Organic has launched its ’I Don’t Dig Peat’ campaign, to put an end to the 24 million wheelbarrows of peat which its experts estimate is being used unnecessarily by British gardeners each year. Gardeners’ World presenter Alys Fowler, who is fronting the campaign, says: “Increasingly, those who go peat-free and get hold of good quality compost find there’s no argument. I don’t use any peat-based compost and I see no difference. I grow fantastic vegetables. “If you were trying to grow peat bog plants, there’s an argument that growing them in peat is sensible, but the amount of people growing peat bog plants is tiny. What’s happening is that a lot of people are using peat - up to 70% peat in some multi-purpose composts - for growing, say, tomatoes. But tomatoes don’t need peat to grow.” Fowler uses her council’s green waste compost, called ’Care compost’, sold at her local garden centre, along with peat-free multi-purposes from Carbon Gold, New Horizon and Vital Earth. “If your council is making green waste, phone their refuse department which should be able to tell you where to buy it. It’s incredibly cheap,” she suggests. Historically, peat-free composts have been criticised for being inferior for seed-sowing. A Which? Gardening report from the Consumers’ Association magazine noted earlier this year: “Our trial results show that peat-free composts still have a way to go to match the performance of peat for sowing seeds and growing on young plants – although the picture is rosier for container composts.” However, some peat-based composts are just as inferior as their peat-free counterparts, says Ceri Thomas, editor of Which? Gardening. “Gardeners shouldn’t assume that all compost is the same. Whether peat-free or peat-based, the quality of compost varies massively. “Our trials found that it is possible to buy a good quality peat-free compost that performs as well as the best peat-based compost. But there are also a number of peat-based and peat-free composts that simply don’t match these high standards.” In its latest trial, Which? Gardening recommends New Horizon Organic & Peat Free Growbag for sowing seeds. Germination

LOVE PEAT: Alys Fowler is heading the campaign to help gardeners go peat-free rates for basil were on a par with its ’Best Buy’ peat-based compost and the quality of the resulting seedlings was good. New Horizon Organic & Peat Free multi-purpose compost (£5.99 for 60 litres) was a Best Buy container compost for the second consecutive year, outperforming seven peat-based composts, including three specific container ones, to come joint top. Fowler says: “This campaign is saying, think about it. There’s no need to dig up one part of the world to grow something in your back garden. Start making home compost and buy fewer bedding plants, switching to perennials which grow year after year, meaning you reduce the peat-grown plants you bring into the garden and the need to replant each year. Search online for nurseries or mail order stores selling peat-free plants and support their peat-free initiatives. Sometimes the good peat-free composts will be slightly pricier, Fowler concedes, but it’s a small price to pay for saving the earth. ● For more information on the campaign go to

Grow Your Own runner beans If your runner beans don’t have many flowers on them it may be you’ve applied too much fertiliser and/or water at the wrong time, which will result in plenty of healthy leaves but not many flowers. Cold and windy weather can also stop bees from pollinating the crop. The right time to water beans is when they are flowering and when the pods are swelling. You don’t need to water the young plants profusely until flowering starts, because watering consistently throughout the plant’s life will just fuel stem and leaf growth, but little else. The secret is to plant them in fertile soil that doesn’t dry out easily, preparing the ground beforehand by digging in plenty of well-rotted organic matter. Once they are flowering, plants can be watered twice a week, directing the flow at the base of the plants. New research shows that applying water to the roots in the evening increases cropping and pod set. If your leaves are showing small brown spots surrounded by a yellow ’halo’, the plants may have the disease halo blight, which results in the pods developing water-soaked spots. Prevent the problem by never soaking the seeds before sowing and use a resistant variety such as ’Red Rum’. Pick off infected leaves when you see them, or pull out and bin affected plants.

Things to do this week

Plant autumn-flowering bulbs such as amaryllis, nerines and autumn crocuses.

● ● ●

Feed long-flowering and late flowering border perennials. Collect and sow or store ripe seeds before they fall.

Encourage clematis in flower to bloom again in late summer by applying a liquid feed.

In hot weather, shade newly planted crops such as brassicas from the sun until they are established.

Where roots are exposed due to watering, apply a top dressing of compost to tomatoes.

GUIDE ... to neighbourhoods Why live in... Birkdale

Saturday, July 9, 2011

COASTAL: This horse and cart sculpture can be found on the edge of beautiful Birkdale. Inset top and bottom, different housing in the area

ITUATED on the coastline, Birkdale combines beautiful homes with an array of village shops, stunning golf courses and so much more, making it one of Merseyside’s top places to live. Located in Southport, the area is well-known for its fabulous selection of large Victorian-style homes, often with far-stretching gardens. House prices in Birkdale can come in at well over £1m, with properties on streets such as Selworthy Road fetching around £1.6m, providing homeowners with truly impressive homes on large plots of land. Along with the more expensive homes that make up a section of Birkdale, there is also a whole host of other homes such as five bedroom, detached family properties at around £500,000; four bedroom, semi-detached houses at

around £300,000, as well as spacious bungalows and brilliantly converted apartments. There are even two bedroom, cottage-style dwellings that offer beautiful living space. Although only around a mile-and-a-half from Southport town centre, Birkdale village has everything you could need, with a charming village feel. High street banks and top-class restaurants and bars sit alongside the wellloved boutiques and independent shops in Birkdale village, which include quality butchers, greengrocers, florists, cafes with outdoor seating, barbers and hairdressers and, of course, the Birkdale Cheese Centre, which has a delicious long list of cheeses. Ideally situated in Birkdale village is the train station, which provides regular services to Liverpool if you fancy a dip into city

life, and in the opposite direction to Southport. Birkdale has plenty of recreational facilities to keep you busy, such as the worldfamous Royal Birkdale Golf Club which has staged eight Open Championships; and Southport and Birkdale Sports Club, which offers cricket, tennis, snooker, squash and hockey. And with the coastline so nearby a walk or jog along the seafront is a perfect way to unwind after a day at work. If you’ve got children or are thinking of starting a family, then the area has a great selection of schools including Birkdale High, Greenbank High School and Birkdale Community School, to name but a few. So whether you’re looking for a stylish apartment, a grand family home or a bungalow where you can downsize, Birkdale boasts a fabulous array of properties for you to choose from.

Greater funds for home buyers

SEDDON Homes has welcomed news that some major mortgage lenders are making more funds available for first time buyers – and cutting their fees. Denis Maddock, sales and marketing director, says the move, along with an increase in the availability of shared equity schemes and the Bank of England’s maintenance of interest rates at historic low levels, was crucial to help bring first time buyers back into the market place. “We are encouraged that some lenders have reduced their application administration fees by 50%, which makes a big difference to first time buyers,” he explains. His comments came as id4living, a Seddon Homes company, prepares to launch a new development of contemporary homes priced at 90% of market value to give first time buyers a much-needed helping hand. Seddon has also introduced a shared equity scheme at some other developments, including Mosaic at Runcorn where three and four bedroom homes start from as low as £115,000. Called Springboard, the scheme allows selected buyers to own the full 100% of a property while paying a mortgage of just 80% of the market price. Of the remainder 15 per cent will be financed by an interest free 10-year loan from Seddon and by a reduced five% contract deposit. The Housebuilders’ Federation has just published figures showing over the last three years new homes developers have invested almost £1bn in shared equity schemes, to help maintain levels of housing construction. OMEBUYERS in Wirral can discover the easy way to make a move from old to new at a special event this weekend. Today and tomorrow, July 9 and 10, Redrow Homes is holding a part-exchange master class at Dibbin Brook in Bromborough, teaching people just how simple moving up the property ladder can be. Elaine Mounsey, sales manager for Redrow Homes (NW), explained: “Quality craftsmanship outside and in means it’s easy to fall in love with our New Heritage Collection homes, but the size of the properties means many visitors have a home of their own to sell and may be reluctant to make a commitment until they have secured a buyer. “At our part-exchange event we’ll be explaining how we can often accept a customer’s existing property as part-payment for a beautiful brand new home at Dibbin Brook.” With Redrow effectively acting as a cash buyer for the customer’s old home, part-exchange means there’s no need to worry about complicated chain delays and no estate agent’s fees to pay. Prices at Dibbin Brook start from £211,000 for a three bedroom Warwick style property, with four bedroom designs available from

RE you a first time buyer struggling to afford your first home, or a family looking to upgrade but finding it difficult to sell your current house? Then head down to Taylor Wimpey North West’s Speakman Gardens development in Prescot next Saturday, July 16, when the doors to two brand new show homes will be opening for the first time. The first is the three bedroom Hemsworth, a townhouse perfect for first time buyers and a steal at just £135,958 using Taylor Wimpey’s Easystart scheme. The second is the magnificent four bedroom detached Carrisbrooke, priced from £199,950, and ideal for growing families needing more space. Stephen Grant, regional sales manager for Taylor Wimpey North West, said: “We’re very excited about the launch, as it will be the first time anyone will have had a chance to tour our new show homes. It is often difficult for people to visualise their home from floor plans alone, so having a fully decorated show home will hopefully help people envisage how their new home could potentially look. So if you’re looking to make the move or perhaps just need some style inspiration, why not pay Speakman Gardens a visit on July 16 and take

£226,000. Selected properties, including the four bedroom Chester, on the market at £276,000, are almost ready to move into. “One of the advantages new build homes have over their second hand counterparts is that they won’t require lots of renovations before

you can move in. Boasting high specification interiors as standard, our new homes are designed with modern family living in mind and feature top quality fixtures and fittings throughout,” Elaine said. Dibbin Brook is well placed for commuting to Liverpool and

Manchester. There’s a wealth of local amenities nearby, yet the homes enjoy a sense of tranquility as a mature woodland has been retained as part of the development. ● For more details call 0151 345 0996 or see the website

The most affordable new homes in Liverpool? Homebuyers searching for the home of their dreams in Liverpool should act fast to avoid disappointment. Lovell, the affordable homes specialists, have an outstanding range of homes for sale across five superb developments offering a wide range of 2 bedroom bungalows and 2 & 3 bedroom homes. Two of these developments are fast approaching sell out with just one home remaining at Woodlee Green and one bungalow remaining at The Oaks. Lovell are renowned for offering a wide range of schemes to help first time buyers, which may explain the reason for their popularity with young families and professionals in Liverpool. Their Shared Equity Scheme is proving the most popular with most buyers opting to

purchase their new home with the scheme which allows you to defer 15% of the price of the property and more importantly - buyers may only need a 5% deposit. With Shared Equity, prices start from an amazing £89,246* for a 2 bedroom home at Kensington Court or £101,996* for a spacious, 3 bedroom family home at Woodlee Green. Elaine Taylor, North West Regional Sales Manager explains: “In the current climate this scheme is a lifeline for some people as it means you have smaller mortgage repayments. There’s absolutely no interest or rent to pay on the deferred amount and you have up to 10 years to pay it back.”

Elaine concludes “We can only offer Shared Equity on selected plots and selected developments in Liverpool for a limited period. We will operate on a first come first served basis so I’d advise anyone who wants to move to speak to an advisor straight away.” *Shared Equity Price based on a full purchase price for a 2 bedroom apartment at Kensington Court for £104,995. Woodlee Green Shared Equity price based on a full purchase price for a 3 bedroom home for £119,995. Shared Equity Terms and Conditions Apply. Prices correct at time of going to press.
