Barratt and Peel in partnership to revitalise market THE Peel Group (Peel) and Barratt Homes have announced the formation of a strategic partnership to bring forward new housing development on a number of Peel’s key residential sites in the North West and North East of England. A Framework Agreement has been entered into by both parties which initially will cover 80 acres of land on six sites with the potential for more than 1,000 new homes to be built over the next five years with an end value approaching £200m. How to... paint over tiles ● BEFORE painting tiles, scrub them with a sugar-soap solution so they’re really clean. If they’re particularly dirty, use a window scraper first. Wash down with clean water and leave the tiles to dry. ● Now apply a special tile primer, such as International Tile Primer, £10.99 for 750ml, or a multipurpose primer, such as Ronseal One Coat Multi-Surface Primer, £8.78 for 750ml, which can be used on tiles. Some tile topcoats can be used without a primer, saving you time and money. Try quick-drying International One Coat Tile Paint in White Satin (also available in 15 other colours), £17.99 for 750ml. The advantage of using white tile paint is that you don’t have to paint in the grout lines afterwards. ● If you’re not using white tile paint, you’ll need to reinstate the grout lines when the paint’s dry, otherwise the tiles will look very obviously painted. Use a grout pen, or a bottle of grout paint and an applicator brush. ● Getting a smooth finish is vital if you want the tiles to look as good as possible. To achieve this, apply the paint with a paintbrush, then roll it out with a small foam roller for a brushstroke-free finish. You can apply the paint with the roller, but you’ll get more on with the brush. ● Watch out for runs when applying the topcoat and allow time for it to dry completely. Depending on where the tiles are, this could mean not washing, showering or cooking for a while, so plan the job carefully because you don’t want your paintwork to be ruined by water, steam or food splashes..

We’ve had a wet summer, so check your wooden windows, doors and gates for signs of wet rot while it’s nice, especially if the paint’s come or coming off. If you find any - the wood will feel and look wet - act now to avoid further damage.

Q I’ve been told that you have to bang nail heads down before sanding wooden floorboards. Why is this? A The reason for doing this is that protruding nails will break the sanding sheets on the industrial floor sander you’ll be using, which are fiddly to replace, and expensive if you get through a lot of them. Don’t knock down the nails with a hammer, though, because you could dent the boards.

F you like options, Huyton could be good for you. Situated less than 10 miles east of the city centre of Liverpool, and in the borough of Knowsley, Huyton offers its residents a lot of choice, with a plethora of schools, shops, restaurants, pubs and parks. A truly historic town, Huyton appears in the records of the Domesday book before even Liverpool. Originally named Hitune, meaning high town, the focal point of the area has always been St Michael’s parish church. There’s a great choice of schools in the area and transport links are good, with the city centre easily accessed, plus regular bus and rail links – Huyton railway station is on the City Line. It’s also situated close to the motorway, so it’s easy to reach Manchester,

Birmingham and beyond. The main shopping area in Huyton is known locally simply as the village. Its indoor market is always worth a visit, as are the many other stores. Nearby there’s a huge Asda Walmart hypermarket, which is believed to be one of the biggest in Europe. If you’re looking for stuff to do in the area, that’s no problem. The National Wildlife Centre at Court Hey Park is perfect for whiling away an afternoon during the spring and summer months. The park itself is also great for picnics and football with the kids, and there is no shortage of other green recreational spaces around, with seven other park areas nearby including Bowring Park, the oldest public park in Knowsley. History lovers will find a treasure trove of sites and artifacts to explore in

In the evening you’ll find no shortage of eateries in and around the village to sample and enjoy. There are also loads of top-notch pubs where you can sink a pint with friends, watch the footie or grab a bite. And if you’re a Real Ale lover, you’re well catered for. As with so much else in Huyton, when it comes to buying properties there’s a great choice of housing. Average house prices are currently around the £145,000 mark, with many typical family semi-detached properties available. Larger detached properties are also available, and two recently sold for £235,000 and £210,000. Cheaper terraced housing is selling well too in this popular area, with recent sales for £85,000 and £100,000.

Fairway to heavenly Graham Royden, the head greenkeeper in charge of the fairways at the recent Open Championship, offers tips on how to spruce up your grass to a golfing green standard


HE OPEN Championship may have ended – but work continues to ensure the green and the fairways remain in tip top condition. Graham Royden, head greenkeeper at Royal St George’s in Kent, where the famous golf competition is held, says that gardeners can work towards making their grass look as good as his. “The big difference between the course here at Royal St George’s and garden lawns is that we use a different type of grass seed and spend literally hundreds of hours tending the turf. “But, that said, a few simple tips can help any gardener achieve near perfect results,” he says. “The thing not to do is attempt to keep the grass as short as we do here on the course. I support the concept among domestic gardeners of keeping an area of grass either uncut during the season or at least left longer to benefit wildlife.” Graham and his team, who work around the clock to ensure that the famous course is in top condition for the event, have a fleet of grass cutting machinery and equipment which includes more than 20 John Deere lawnmowers, as well as tractors, scarifiers and other equipment. But regular gardeners won’t need

RUB OF THE GREEN: With just a few simple steps you could have a lawn like a putting green such a wealth of equipment. Royden says there are five key elements to ensuring a brilliant lawn: 1. Cut little and often. Never take off more than a third of the grass blade length as this will damage the plant. In dry weather reduce the frequency of cut, raise the mower height and consider leaving the cuttings on the lawn to help feed and shade the grass. 2. Watering: Watering domestic lawns is a far more contentious issue and depends on local water availability and any restriction

notices that may be in force. Royden says that keeping moisture in the soil profile on a golf course is vitally important. 3. Feeding: The grass at Royal St George’s is largely fed by an entirely natural product and Royden is a keen advocate of environmentally safe feeding. He recommends three feeds a year: spring (March to April), summer and autumn (September to October). It’s important to ensure that, if using proprietary feeds, you use them according to the season as

the balance of nutrients for a spring feed is entirely different to that needed in the summer or autumn. 4. Aeration: Aeration is vitally important because it allows light, moisture and air to reach the growing roots of the grass. A normal garden fork dug into the lawn to a depth of about 10cm (4in) and about 15cm (6in) apart is ideal, although hollowed tined forks can also be used. He suggests that the best time for this is in March and again in October. 5. Scarifying: He says that

Best Of The Bunch Hollyhock (Alcea) THESE popular cottage garden plants add height and colour to the border from July to September and are available in rich and delicate shades, from the deepest crimsons and maroons, to blush pinks, whites and pale yellows, borne in a long succession on tall stems 1-3m (3-10ft) high. Most hollyhocks are technically biennials producing leaves the first year and flowers the next. However, they often last longer than two years and so can be described as shortlived perennials. They tower above lavender, catmint and perfumed stocks and can also add summer interest to spring-flowering and evergreen shrub borders. For best results plant them in a sheltered position in sun or partial shade, in a moisture-retentive soil. Good varieties include A. rosea, which are available in a range of colours either as single or double flowers. I like ’Nigra’, a burgundy single, but if you’re after a really tall variety, look out for ’Chater’s Double Group’, with peony-type flowers in a vast array of colours, growing to 3m (10ft).

Grow Your Own Blueberries THESE delicious deep blue berries which can be added to summer pudding and other red fruit desserts are related to the wild, moorland bilberries, but form bushes rather than low, straggly plants. The best planting time is late autumn to early spring, although container-grown bushes can be planted at any time when the soil is workable. Blueberries thrive in well-drained, moist acid soil in a sunny, sheltered position and will grow to around 1.5m (5ft) high. You will have to be patient as bushes do take a while to start fruiting. You should get some fruits several years after planting, but by the fourth or fifth year a bush should be producing up to 5lbs of the fruit a year from mid-summer to mid-autumn, depending on the type. Remove the oldest branches in early spring when the bush is more than three years old. Good varieties include ’Bluetta’ and ’Bluecrop’

Choose agent with care

THE regulation of the lettings industry has long been a source of controversy and, despite rapid growth over recent years, remains somewhat unregulated. With growth predicted to escalate over coming years local lettings agent, Belvoir, which has offices in Liverpool’s Cheapside and West Derby Village is urging landlords and tenants to choose their letting agent carefully, and in particular look for one that they can be sure will keep their money safe. Since the launch of a new scheme, of which Belvoir is a founder member, this should now be a little easier. The SAFE Agent scheme, which already has 1,100 UK members, is designed to highlight agents which protect their “clients” through money protection schemes.
