Name: Karen Potter. Age: 46 (just). Position and place of work: Karen Potter The Estate Agent, Southport. How long have you been an estate agent? Next year will mark the 30th year since I started in the industry as an office junior for Hatch & Fielding who have now long gone, but are not forgotten. Can you remember the first house you sold? Yes I can, it was a three bedroom bungalow for a very friendly couple who, I’m sure, knew I hadn’t been doing the job long. I think they pitied me and gave me the business – we sold it very quickly for the full asking price; althoughy that was the norm then at the height of the market in the 1980s.

Warmth and style in a spacious home

Barratt and Peel in partnership to revitalise market THE Peel Group (Peel) and Barratt Homes have announced the formation of a strategic partnership to bring forward new housing development on a number of Peel’s key residential sites in the North West and North East of England. A Framework Agreement has been entered into by both parties which initially will cover 80 acres of land on six sites with the potential for more than 1,000 new homes to be built over the next five years with an end value approaching £200m. Barratt Homes’ Manchester Division will shortly be submitting detailed planning applications on two major sites in Wigan and South Liverpool for almost 500 houses, with additional sites elsewhere to follow once technical assessments have been concluded. Commenting on the Peel/Barratt Homes partnership, Louise Morrissey, Director of Land and Planning, Peel Land and Property says: “We are delighted to have reached a mutually

beneficial agreement with Barratt Homes as our partner. “This represents a new way forward during these times of recovery for markets generally and the housebuilding industry in particular. The goal is to bring forward our residential sites and deliver quality new family homes which we know Barratt Homes will do.’’ Neil Goodwin, Managing Director of Barratt Manchester, adds: “This strategic alliance continues with the excellent relationship established over many years between Peel and Barratt Homes. The two companies share a common vision for the revitalisation of our economy and our markets by the provision of much needed new housing. “The Coalition Government’s growth agenda and new planning initiatives will be powerful incentives to drive the very early delivery of new homes on these sites. “We hope to be selling from the first two sites in time for spring and summer next year.”

HOMELY: The living areas in this Beresford Road property boast parquet flooring. Top, the front garden, and, right, the spacious kitchen

T

HERE’s nothing like the look and feel of wooden floors in order to make a house look warm and homely. But that’s the perfect way to describe this spacious family home for sale in Prenton with Karl Tatler Estate Agents – warm, homely, but so very, very stylish. The four bedroomed property in Beresford Road is on the market for £335,000. But with three receptions too, you get a lot for your money, not least value! The house combines practicality with certain style,

by JANET TANSLEY and has both the air of formality and relaxation. Both the lounge, dining room and morning room have wonderful, golden wooden parquet flooring which lights up the rooms straight away. The lounge has a delightful feature fireplace and a large, window with coloured glass, to allow the sunlight to flood in. The same applies to the dining room which has a beautiful bay window and cast iron and tiled fireplace.

The breakfast kitchen has a range of cream coloured wall and base units with a wooden work surface which give it the look of a country kitchen, while still maintaining a contemporary feel. On the first floor are three good sized bedrooms, again featuring wooden floors, and a beautiful family bathroom with a large corner bath, WC, hand basin and shower cubicle in white. White and black wall tiles and a black floor give this room a very modern feel, and one that is crisp and clean. But that’s not all: a staircase rises to an impressive loft

bedroom with a large en suite shower room (that will certainly have the kids fighting to have it!). On approach the property is well set back from the road and has a lawned garden, well stocked retained borders and driveway parking extending to a detached single garage. To the rear of the property is a further lawned garden and a timber decking feature, which is great for dining or entertaining outdoors. My mum and dad have just had a big extension done and it's only now I realise how small it used to be! What is your clearest memory of the house? A fun and colourful trend, harvest your fruity homeware according to your taste, says Homes & Bargains editor Eve Kelly. “For a fresh, contemporary look, stick to bold silhouette prints for items like chopping boards, oil cloth table coverings and tea towels. Add some zest to your home, with these fruit-inspired items...

Where was the first house you bought yourself and what did it cost? I bought a flat with my girlfriend last year and it cost £120k. I'd been renting up until then. What made you want to buy it? It's the perfect size for the two of us, not too big and not too small. And the location is perfect as it's only a 15 minute walk into town. What are the most important features you look for when buying a house? For me, it has to have a garden and not need too much work doing on it. I don't mind putting my stamp on somewhere but I don't want to get into a Tom Hanks 'Money Pit' situation.

How to... paint over tiles ● BEFORE painting tiles, scrub them with a sugar-soap solution so they’re really clean. If they’re particularly dirty, use a window scraper first. Wash down with clean water and leave the tiles to dry. ● Now apply a special tile primer, such as International Tile Primer, £10.99 for 750ml, or a multipurpose primer, such as Ronseal One Coat Multi-Surface Primer, £8.78 for 750ml, which can be used on tiles. Some tile topcoats can be used without a primer, saving you time and money. Try quick-drying International One Coat Tile Paint in White Satin (also available in 15 other colours), £17.99 for 750ml. The advantage of using white tile paint is that you don’t have to paint in the grout lines afterwards. ● If you’re not using white tile paint, you’ll need to reinstate the grout lines when the paint’s dry, otherwise the tiles will look very obviously painted. Use a grout pen, or a bottle of grout paint and an applicator brush. ● Getting a smooth finish is vital if you want the tiles to look as good as possible. To achieve this, apply the paint with a paintbrush, then roll it out with a small foam roller for a brushstroke-free finish. You can apply the paint with the roller, but you’ll get more on with the brush. ● Watch out for runs when applying the topcoat and allow time for it to dry completely. Depending on where the tiles are, this could mean not washing, showering or cooking for a while, so plan the job carefully because you don’t want your paintwork to be ruined by water, steam or food splashes..

Seasonal Task

We’ve had a wet summer, so check your wooden windows, doors and gates for signs of wet rot while it’s nice, especially if the paint’s come or coming off. If you find any - the wood will feel and look wet - act now to avoid further damage.

Q I’ve been told that you have to bang nail heads down before sanding wooden floorboards. Why is this? A The reason for doing this is that protruding nails will break the sanding sheets on the industrial floor sander you’ll be using, which are fiddly to replace, and expensive if you get through a lot of them. Don’t knock down the nails with a hammer, though, because you could dent the boards.

DIY News ● YOU probably don’t think that you can get cordless jigsaws, but you can – and they’re brilliant. Bosch’s latest cordless power tool range, Power4All, includes one, the PST 18 LI jigsaw. It’s really useful for cutting outside – no extension lead needed and no power lead to get in the way. The jigsaw has a work light, which helps you see where you’re cutting, a plastic guide to make keeping on your cutting line easier, a safety catch, a comfy rubberised handle and a sensitive trigger – you can go really slowly, which is great for novices. There’s also a useful integrated blade-storage compartment and different orbital-action settings to adjust to what you’re cutting. Another advantage of the Power4All range is that the eco-friendly 18V lithium-ion batteries fit all the tools. The tools come with or without a battery, so if you’ve already got one, you can just use that. The Bosch PST 18 LI cordless jigsaw costs £89.99 without a battery and charger, and £149.99 with. F you like options, Huyton could be good for you. Situated less than 10 miles east of the city centre of Liverpool, and in the borough of Knowsley, Huyton offers its residents a lot of choice, with a plethora of schools, shops, restaurants, pubs and parks. A truly historic town, Huyton appears in the records of the Domesday book before even Liverpool. Originally named Hitune, meaning high town, the focal point of the area has always been St Michael’s parish church. There’s a great choice of schools in the area and transport links are good, with the city centre easily accessed, plus regular bus and rail links – Huyton railway station is on the City Line. It’s also situated close to the motorway, so it’s easy to reach Manchester,

Birmingham and beyond. The main shopping area in Huyton is known locally simply as the village. Its indoor market is always worth a visit, as are the many other stores. Nearby there’s a huge Asda Walmart hypermarket, which is believed to be one of the biggest in Europe. If you’re looking for stuff to do in the area, that’s no problem. The National Wildlife Centre at Court Hey Park is perfect for whiling away an afternoon during the spring and summer months. The park itself is also great for picnics and football with the kids, and there is no shortage of other green recreational spaces around, with seven other park areas nearby including Bowring Park, the oldest public park in Knowsley. History lovers will find a treasure trove of sites and artifacts to explore in

FORE: The bell tower at Huyton and Prescot Golf Club

Huyton, from the 12th century Norman font in St Michael’s church to the nearby village cross alongside Derby Terrace. And from Huyton Lane you can explore the mysterious Corpse Way – a footpath historically used by funeral mourners, bringing their dead for burial. Have a look at the Huyton towntrail online at www.history.knowsley.gov.uk. The Huyton area is good for golfers, with 18-hole courses at Bowring Golf Club, the oldest municipal course in England, and at Huyton and Prescot Golf Club. There’s also two local libraries – Page Moss Library and Huyton Library. The latter even has its own modern art gallery within, certainly worth a visit. In the evening you’ll find no shortage of eateries in and around the village to sample and enjoy. There are also loads of top-notch pubs where you can sink a pint with friends, watch the footie or grab a bite. And if you’re a Real Ale lover, you’re well catered for. As with so much else in Huyton, when it comes to buying properties there’s a great choice of housing. Average house prices are currently around the £145,000 mark, with many typical family semi-detached properties available. Larger detached properties are also available, and two recently sold for £235,000 and £210,000. Cheaper terraced housing is selling well too in this popular area, with recent sales for £85,000 and £100,000.

Fairway to heavenly Graham Royden, the head greenkeeper in charge of the fairways at the recent Open Championship, offers tips on how to spruce up your grass to a golfing green standard

T

HE OPEN Championship may have ended – but work continues to ensure the green and the fairways remain in tip top condition. Graham Royden, head greenkeeper at Royal St George’s in Kent, where the famous golf competition is held, says that gardeners can work towards making their grass look as good as his. “The big difference between the course here at Royal St George’s and garden lawns is that we use a different type of grass seed and spend literally hundreds of hours tending the turf. “But, that said, a few simple tips can help any gardener achieve near perfect results,” he says. “The thing not to do is attempt to keep the grass as short as we do here on the course. I support the concept among domestic gardeners of keeping an area of grass either uncut during the season or at least left longer to benefit wildlife.” Graham and his team, who work around the clock to ensure that the famous course is in top condition for the event, have a fleet of grass cutting machinery and equipment which includes more than 20 John Deere lawnmowers, as well as tractors, scarifiers and other equipment. But regular gardeners won’t need

RUB OF THE GREEN: With just a few simple steps you could have a lawn like a putting green such a wealth of equipment. Royden says there are five key elements to ensuring a brilliant lawn: 1. Cut little and often. Never take off more than a third of the grass blade length as this will damage the plant. In dry weather reduce the frequency of cut, raise the mower height and consider leaving the cuttings on the lawn to help feed and shade the grass. 2. Watering: Watering domestic lawns is a far more contentious issue and depends on local water availability and any restriction

notices that may be in force. Royden says that keeping moisture in the soil profile on a golf course is vitally important. 3. Feeding: The grass at Royal St George’s is largely fed by an entirely natural product and Royden is a keen advocate of environmentally safe feeding. He recommends three feeds a year: spring (March to April), summer and autumn (September to October). It’s important to ensure that, if using proprietary feeds, you use them according to the season as

the balance of nutrients for a spring feed is entirely different to that needed in the summer or autumn. 4. Aeration: Aeration is vitally important because it allows light, moisture and air to reach the growing roots of the grass. A normal garden fork dug into the lawn to a depth of about 10cm (4in) and about 15cm (6in) apart is ideal, although hollowed tined forks can also be used. He suggests that the best time for this is in March and again in October. 5. Scarifying: He says that

Things to do this week

Best Of The Bunch Hollyhock (Alcea) THESE popular cottage garden plants add height and colour to the border from July to September and are available in rich and delicate shades, from the deepest crimsons and maroons, to blush pinks, whites and pale yellows, borne in a long succession on tall stems 1-3m (3-10ft) high. Most hollyhocks are technically biennials producing leaves the first year and flowers the next. However, they often last longer than two years and so can be described as shortlived perennials. They tower above lavender, catmint and perfumed stocks and can also add summer interest to spring-flowering and evergreen shrub borders. For best results plant them in a sheltered position in sun or partial shade, in a moisture-retentive soil. Good varieties include A. rosea, which are available in a range of colours either as single or double flowers. I like ’Nigra’, a burgundy single, but if you’re after a really tall variety, look out for ’Chater’s Double Group’, with peony-type flowers in a vast array of colours, growing to 3m (10ft).

scarifying - combing the grass to remove dead plants and thatch with a spring-tine rake or a powered electric or petrol scarifier should be done twice a year: April or May and again in September or October, to encourage new grass growth and can be achieved either by hand with a spring rake or using a powered machine. Of course, in the hands of the skilled greenkeeper a roller does useful work – but to use it successfully you need to have an already smooth lawn. Rollers won’t

● Remove the growing tips from greenhouse tomatoes to encourage the fruit to develop more rapidly. ● Liquid feed crops which are fruiting, such as tomatoes, runner and French beans, every two weeks. ● Give evergreen hedges a trim to allow new growth to harden before the advent of frost. ● Take semi-ripe cuttings of floribunda roses from shoots which have not carried flower. ● Collect ripening seed from plants you wish to propagate. ● Trim lavender after the flowers have faded. ● Cut and dry herbs for winter use. ● Plant colchicums for autumn flowering. ● Minimise slug damage by going on a patrol following a downpour and picking off all you see. ● Remove earwigs from chrysanthemums and dahlias by putting upturned pots filled with straw on the top of canes among the plants, then empty in the morning. ● Keep watering, feeding and deadheading container plants and those in hanging baskets, to prolong flowering. ● Cut back wayward perennials which have collapsed or spread over the lawn.

Grow Your Own Blueberries THESE delicious deep blue berries which can be added to summer pudding and other red fruit desserts are related to the wild, moorland bilberries, but form bushes rather than low, straggly plants. The best planting time is late autumn to early spring, although container-grown bushes can be planted at any time when the soil is workable. Blueberries thrive in well-drained, moist acid soil in a sunny, sheltered position and will grow to around 1.5m (5ft) high. You will have to be patient as bushes do take a while to start fruiting. You should get some fruits several years after planting, but by the fourth or fifth year a bush should be producing up to 5lbs of the fruit a year from mid-summer to mid-autumn, depending on the type. Remove the oldest branches in early spring when the bush is more than three years old. Good varieties include ’Bluetta’ and ’Bluecrop’

Check out Taylor Wimpey’s new showhome

I

F you’re stuck in a home that’s too small, or would love to escape the rental rut, then Taylor Wimpey invites you to the opening of its stunning new showhome in Watermill Gardens, Bromborough, a week today. Put it in your diary: Saturday 13th August opens the doors to a three bedroom Hemsworth show home for the first time. Not only will this be the first chance to take a look around this type of property on the development, but Taylor Wimpey say they will have on hand an experienced sales team to guide would-be buyers through its range of financial schemes, including FirstBuy*, designed to help you move onto or up the property ladder. Styled by professional interior designers, the Hemsworth is spread

over three floors, offering plenty of versatile living space, and making this a home that would be ideal for young professionals or families needing flexibility from their home. Julie Harper, regional sales manager for Taylor Wimpey North West, says: “We’re delighted to be launching our second show home at Watermill Gardens, providing even more style inspiration and choice to home buyers in the area. “While there are plenty of benefits to buying a home off plan, it can be difficult for some to visualise what their finished home will be like, which is why having a show home to look around can prove to be so useful. “You immediately get a sense of

the space on offer and the high quality finishes you can expect. They also provide plenty of interior design inspiration and ideas which is handy if you’re stuck for ways to decorate your home.” And, she says, first time buyers shouldn’t rule out buying a new home at Watermill Gardens, as there’s a range of schemes designed

to make home ownership more affordable. One such scheme is FirstBuy*, which enables you to buy a three bedroom home at Watermill Gardens for just £122,360* and a deposit of £7,648*. FirstBuy works through a joint loan of 20% from the Homes and Communities Agency (HCA) and Taylor Wimpey, which means that eligible purchasers only need put down a 5% deposit and obtain a 75% loan-to-value mortgage. The loan is repayable at the end of the 25 year mortgage term or when the property is sold. To be eligible, purchasers must be first time buyers and the total household earning should be less than £60,000. Julie adds: “We believe that

FirstBuy will make all the difference to those who can afford the monthly repayments on a mortgage but not the hefty deposit. With only 80% of the property’s value to finance, buyers will have access to a wider choice of mortgage products and more competitive interest rates.” Watermill Gardens is a collection of 86 two bedroom apartments and two, three and four bedroom homes, located on Magazine Road. Prices currently start from just £78,360 (Subject to terms and conditions, on selected plots). Choose agent with care

THE regulation of the lettings industry has long been a source of controversy and, despite rapid growth over recent years, remains somewhat unregulated. With growth predicted to escalate over coming years local lettings agent, Belvoir, which has offices in Liverpool’s Cheapside and West Derby Village is urging landlords and tenants to choose their letting agent carefully, and in particular look for one that they can be sure will keep their money safe. Since the launch of a new scheme, of which Belvoir is a founder member, this should now be a little easier. The SAFE Agent scheme, which already has 1,100 UK members, is designed to highlight agents which protect their “clients” through money protection schemes. All member companies are awarded the SAFE (Safe Agent Fully Endorsed) mark, which has been welcomed by the Trading Standards Institute as an easily identifiable kite mark related to financial protection. “Finances are obviously hugely important to both landlords and tenants, however, they sometimes overlook the importance of knowing that their money is safe in the hands of their agent,” says Belvoir’s Adam Rastall owner of Belvoir, West Derby. “They’ll now be able to look out for the SAFE Agent kite mark and feel secure in the knowledge that lettings agents that have been awarded the mark will guard their money through client protection schemes.” SAFE Agent has the full support of the National Approved Lettings Scheme (NALS) and since its launch has received backing from a number of high profile firms and consumer groups.

GOOD TO GO: The home in Greenhill Avenue, Calderstones with, from top, the sitting room, kitchen and lounge

Put your stamp on home from the word go...

I

T’S rare that you can move into a property and have nothing to do, saving putting your own stamp on it. But this fabulous property in Liverpool’s popular Calderstones area really bucks the trend. An exceptionally well presented house, it has been recently renovated and modernised to a suprb standard – leaving you with only the job of moving in your furniture and calling it home; the latter of which many, I’m sure, would want to. Entrance to this semi-detached gem is via a timber door which leads into a vestibule with black and white decroative tiled floor. The hallway boasts a hanging area with leaded light and stained glass window, and from which leads a spindle staircase.

by JANET TANSLEY

Canny use of space means this property has an understairs cloakroom with WC and washbasin. But this in no sense means space is of a premium in this smart family home, for there’s bags of it. A large, bright and airy lounge, has a double glazed bay window with leaded light and stained glass panel work, a beautiful polished fire surround with over mantle with inset oval mirror and a tiled hearth, a picture rail and a coved ceiling. One of your favourite rooms will be the sitting room with full height double glazed French doors which lead onto the patio and rear garden, really bringing the outdoors in. Again, there is a charming feature fireplace with carved

detail work, a tiled hearth, picture rail andcoved ceiling. Or, could the family dining kitchen be your favourite room? It would certainly be the focal point for any family; bright, spacious and with a recently re-equipped kitchen, it offers a range of high gloss white wall and drawer units, work surfaces with corresponding up stands incorporating an inset 11/2 bowl stainless steel sink unit with mixer tap, a range of integrated Neff appliances including oven and grill, a halogen hob with stainless steel extractor hood, and an integrated washer/dryer and dishwasher. A cupboard houses a gas fired Worcester combination boiler, and there is a further integrated fridge and freezer, a double glazed bay window to the dining area and double aspect double glazed windows

to the kitchen area. Upstairs is the stunning family bathroom with re-equipped modern suite in white, with a glazed shower area with rain shower over, a vanity unit with inset wash basin and mixer tap, close coupled wc, a corner bath unit with mixer tap, chrome heated towel rail, fully tiled walls and a tiled floor. The master bedroom has a bay window with leaded light and stained glass panel work and the original fireplace with tiled hearth. Bedroom two has a feature fireplace while bedroom three has a built-in cupboard suitable for storage and bedroom four, a good size, has a double glazed window with leaded light and stained glass panel work. Outside, the front garden has a paved driveway with block paved edging providing

off road parking, and is laid to lawn with surrounding borders offering a selection of shrubs and several mature trees. To the side of the property there is a paved area with block paved edging accessible via twin timber gates allowing secure rear vehicle parking. The driveway leads to the garage which has security lighting. The rear garden has an Indian stone patio area with a retaining wall and walkway leading to an area of lawn surrounded by borders with a selection of mature shrubs and trees. To the rear there is a raised shrub bed with brick edging and a timber pergola. The house is for sale with Sutton Kersh, priced £350,000. EDROW has acquired three new sites with a projected finished value of more than £40m which will provide almost 200 new homes in Cheshire and North Wales. The sites in Widnes and Winsford, Cheshire, and Northop, in Flintshire, will contribute to the spread of Redrow’s critically acclaimed New Heritage Collection, now being built at 45 different locations across the UK. Will Heath, managing director for Redrow Homes (NW), commented: “Launched a little over a year ago, the New Heritage Collection marked a return for Redrow to traditional values and high quality family homes. With Arts and Crafts influenced exteriors and bright, modern interiors, the homes have already proved popular locally in the Cheshire town of Hartford, Buckley and Wrexham in North Wales and Bromborough, Wirral. “The success of New Heritage has contributed to an uplift in Redrow’s average selling prices, and by June the new product range should feature on 70% of our developments UK-wide.” The three latest places set to feature New Heritage Collection homes include the village of Northop, between Mold and Flint.

Trio of new sites

Redrow has planning permission to build 36 two, three and four bedroom homes on just under four acres on the edge of Northop. Work is underway, with the first homes due to go on sale in the summer. In Widnes, Cheshire, planning permission has been granted to build 126 three and four bedroom family homes on 8.5 acres of former

agricultural land in Barrows Green Lane. Off-site highway improvements and a £175,000 contribution towards a ‘green link’ cycle way and footpath, plus off-site public open space form part of the Widnes plans. Redrow also hopes to start constructing 27 two, three and four bedroom homes in St John’s Drive,

Winsford this summer. With an anticipated finished worth of £3.7m, these properties will transform two acres of wasteland and Redrow’s proposal includes work to upgrade a nearby wildlife corridor. ● For more information about Redrow homes across the North West and North Wales, log on to www.redrow.co.uk/northwest.
