Keep an eye on your credit rating THE 2007 credit crunch was, in part, triggered by the irresponsible selling of mortgages to borrowers who ultimately couldn’t afford them. As a result, sub-prime mortgages (mortgages for people with poor credit histories) have become much rarer in recent years. Mortgage lenders have tightened up their lending criteria, and have become a lot more selective about the applications they accept. If you have a poor credit rating, getting a mortgage is likely to be difficult, but not impossible. To give yourself the best possible chance, there are several factors to take into account. Depending on how bad your credit rating is, you may still be able to get a mortgage with a mainstream lender. However, your rating will definitely affect how that lender calculates affordability – and therefore how much they are willing to lend you. Simply put, the worse your credit rating is, the smaller a mortgage you are likely to be offered. There are also some lenders who specialise in mortgages for people with poor credit ratings. If you are unable to get a mortgage from a mainstream lender, it may be worth investigating the deals these firms are offering. However, be aware that they are likely to charge very high mortgage interest rates, along with higher-than usual arrangement fees and other charges. Whichever mortgage lender you choose, it’s crucial you have as large a deposit as possible. In the current economic climate, even borrowers with good credit ratings typically need deposits of 25% or more to secure low-interest mortgage deals. If your credit rating is less than perfect, the loan to value (LTV) ratio will become even more important. For example, when dealing with someone with a good credit rating, a mortgage provider may lend at an 80% LTV ratio. However, if your credit rating is mediocre, the same lender may require an LTV of 60% or even less. Remember that lending criteria, and the credit records held, differ slightly between financial providers. If one lender rejects you, there is still a chance you may be accepted for a mortgage elsewhere. However, repeated failed applications can actually cause more damage to your credit rating. This is why it is important to find out what your credit record is like before you start applying for mortgages. That way, you will have a realistic idea of which deals might be open to you. HRISTMAS conjures up vivid images: piles of gifts, the sparkle of decorations and tables groaning with food. But its aromas are surely just as potent. The smell of pine, woodsmoke, cinnamon and cloves can instantly get you in the mood for the season. The power of home fragrance, rightly now regarded as an essential accessory, is particularly apparent at this time of year. “When it comes to choosing scents for the home at Christmas, perhaps the most popular are the traditional spice notes because they are warming and comforting,” says Lisa Hipgrave, director of the International Fragrance Association – United Kingdom. “I’m always looking for products with clove, cinnamon and orange notes. Other traditional and much-loved fragrances are based on frankincense and myrrh, which are also warm and welcoming.” If those are too predictable for you, she suggests black peppercorns and vanilla, or try the newest fragrances that include the scent of snowflakes and ice. “These crisp, cold, fashionable scents are achieved using ingredients with herbal, menthol nuances as well as white floral notes,” says Hipgrave. She points out that as well as choosing home fragrances to suit your mood, you can also theme them to complement your decor. Green Deal for homes a winner

ENVIRONMENTAL charity Groundwork Merseyside has welcomed the Government’s plans, announced this week, to tackle the UK's legally binding carbon emission cuts. The so called Green Deal will see householders get energy saving upgrades to their home without paying upfront costs, instead paying the money back from savings on their bills. The Government aims to retrofit 14 millions homes in the UK by the early 2020s. Tony Seasman, marketing and communications manager of the Groundwork Merseyside says: “The measures are practical, simple and give an opportunity to educate people to understand just how much energy and money they are wasting. “Also, bringing energy efficiency to 14 million homes will give struggling maintenance contractors a welcome boost, create jobs and benefit the economy and community. “ The Green Deal is a programme at the heart of the coalition Government's plans to focus on an area seen by many as the cheapest and easiest way to tackle climate change. Groundwork Merseyside say of the UK's carbon emissions, 29% come from homes. Of that, 57% of domestic energy is used up for heating space, however, 35% of this heat is lost through walls. Simple measures such as loft insulation can reduce heat loss by approximately 25%. Improving the warmth of people's homes will also help tackle rising fuel poverty - there are over 25,000 excess winter deaths a year – and the issue of soaring home energy bills, driven upwards by rising wholesale gas prices.
