Millions of homes in the UK have unfilled cavity walls - does yours? Filling them will cut your heating bills and CO2 emissions, says Julia Gray

How to.. paint a ceiling

Painting a ceiling can be a pain in the neck – literally – but it has to be done before you decorate the rest of the room as you’re likely to splatter everything below.

Start by clearing the room as much as possible and protecting the floor – unless you’re replacing it – and any furniture that remains. Only paint ceilings in good natural light, otherwise you may get a poor finish. Make sure you wear goggles to protect your eyes, and a shower cap for your hair. Using a roller with a long handle makes the job quicker and easier, but it’s harder to see the bits you’ve missed or where the roller has left paint ridges, and you can’t do the edges without using a brush. Standing on a stepladder to paint is more awkward, but enables you to spot and rectify any problems as they happen. The easiest emulsions to use on ceilings are semi-solid ones because they reduce drips and splashes.



EFORE you even consider having cavity wall insulation fitted, you do, of course, need to know whether your home has external cavity walls. This is easy to find out, because you go by its age. As a general rule, houses built after 1920 have cavity walls, and those built before don’t. Cavity walls, as the name suggests, have a gap in the middle that can be filled with insulation to make them more energy efficient, so you should spend less on heating your home. However, having cavity walls isn’t, in itself, enough. The walls must be in good condition and not exposed to driving rain, and the cavity must be at least 5cm wide. Homes less than 10 years old should already have cavity wall insulation, but if you’re not sure about yours, you can ask your local council’s building control department if they have a record of the walls being filled. Alternatively, you can get a registered installer to drill a hole in the walls to find out. A registered installer must also fit the insulation – this is not a DIY job. They’ll do this by making small holes in the external walls and then blowing the insulation material – usually foamed insulants, mineral wool, or beads or granules – into the cavity, before filling the holes. As long as all the external walls are accessible, the job should only take about a couple of hours, depending on the size of your home. If there are any problems with the walls, such as damp, these should be addressed first.

Mortgage lending up on last year

MORTGAGE lending is higher year-on-year for the seventh month in a row, as first-time buyers race to take advantage of a stamp duty concession before it ends. Around £10.7 billion was lent in February, a 14% rise on the same month in 2011, the Council of Mortgage Lenders (CML) said, with the two-year stamp duty holiday for first-time buyers purchasing homes worth between £125,000 and £250,000 ending today. The looming deadline has prompted a recent surge of interest from this sector of the market, according to lenders and estate agents, who have called for the holiday to be extended amid fears that the fragile housing market could be disrupted further. The latest lending figure is “almost identical” to the previous month, when £10.65 billion was lent, as lending for house purchase remains “brisk” ahead of the withdrawal of the concession, the CML said. CML chief economist Bob Pannell said: “Although a seasonal decline is expected over the winter months, our forward estimates suggest that February was the seventh month in a row of higher year-on-year lending. “This indicates that lending for house purchase remains brisk in advance of the ending of the stamp duty concession.” Mr Pannell said the pick-up in activity also appears to mark “a more generalised improvement” across the market, perhaps reflecting hopes that the squeeze on household incomes caused by high bills and tough employment conditions is easing off. He said: “This may reflect household sentiment stabilising in anticipation of a recovery in real incomes, but wider economic uncertainties make it difficult to judge how well the upturn will persist.” He said a scheme recently launched by the Government to help buyers purchase a new-build property had the potential to offset the expected dip caused by the ending of the stamp duty concession. The NewBuy scheme enables first-time buyers and home-movers to purchase a new-build home with a deposit of only 5% or 10%, rather than the 20% often demanded by lenders, although this will do little to help those trying to buy or sell an existing property. Mr Pannell said: “The launch of the NewBuy scheme is an important addition to lenders’ toolkit in addressing the various needs of would-be borrowers. “The scheme has the potential to offset the dip in first-time buyer activity that the end of the stamp duty concession on March 24 may produce.”

OR a man making his debut at the illustrious Chelsea Flower Show this year, TV gardener Joe Swift seems remarkably relaxed, even though advice is being thrown at him from all directions. “Titchmarsh has been asking me for years when I was going to do a garden. Andy Sturgeon (competitor and Chelsea gold medal winner), who’s a good friend of mine, has given me some good advice about the approach and organising yourself, how to deal with things on site and how to keep focused, because there are a lot of distractions.” He hasn’t so far encountered any of the feuding which can come with such a competitive show. Remember the bitter row a few years ago between Andy and rival Diarmuid Gavin, who accused him of plagiarism? Or the time when Diarmuid fell out with Gardeners’ Question Time panellist Bunny Guinness over the height of a wall? Joe remains unperturbed, although he is aware of the high level of competition which will ensue as the event draws nearer. “My landscaper said, ’The closer you get to the show, the more competitive others become’. But everyone’s been unbelievably supportive.” It has taken a year for his Homebase Teenage Cancer Trust garden to come to fruition. The inspiration for it comes from his vision of combining natural elements with city living. “Living in a city, you notice beautiful natural materials and are physically drawn to them. I have boulders, a huge wooden frame and running water. The idea is to connect the city and suburban dweller to those natural materials that might not be so prevalent in

He wants the garden to be aspirational, but recognises that visitors may want to take some aspect of the garden home with

them. With this in mind, Homebase has launched The Chelsea Collection, a range of plants inspired by Joe’s design. Oranges, acid yellows, burgundies and rust-coloured flowers combine to create a warm colour palette in his garden. Many are currently under glass and will be in and out of the greenhouse on a daily basis to ensure they are perfect for May. in this country. “There has to be an element of sustainability but some of these plants aren’t hardy,” he admits. “But it is a climate change garden to a degree. Four cedar frames will be coming from Germany, while the stone, boulders, walling and gravel mulch are from Yorkshire and the perennials are British grown.” The RHS has extremely high criteria of entry, demanding details of design, landscaping, material sourcing and budget. “It’s interesting being on the

Grow Your Own Radishes IF YOU’RE just starting to experiment with vegetable gardening, then radishes are among the easiest starter veg to try. Sow them from March onwards, sowing in succession so you have a continuous crop rather than a glut. You can’t leave them too

long in the ground as the roots will go woody or the plants will bolt. Radishes should be sown in rich, well-drained soil in rows, thinning them to 2.5cm (1in) apart and keeping plants well watered and the area well weeded. They are a fast-producing crop which are best eaten

straight away. Summer radishes can be sown up until August and harvested from May onwards, while winter radishes should be sown in July and harvested from August through to November. Good varieties include “Scarlet Globe” and “French Breakfast”.

3 ways to ... Use trees for wildlife


Make a log pile out of pruned trees and tree stumps in a quiet corner to encourage insects and beneficial wildlife such as frogs and hedgehogs to shelter there.


Include some native evergreen trees such as holly and yew in your garden to offer winter cover and tasty red berries for birds to eat.


Secure nest boxes to the trunks of trees, facing away from hot sun and strong winds, to give birds a haven for their young.
