Warmth from wall to wall
Millions of homes in the UK have unfilled cavity walls - does yours? Filling them will cut your heating bills and CO2 emissions, says Julia Gray
How to.. paint a ceiling
Painting a ceiling can be a pain in the neck – literally – but it has to be done before you decorate the rest of the room as you’re likely to splatter everything below.
Start by clearing the room as much as possible and protecting the floor – unless you’re replacing it – and any furniture that remains. Only paint ceilings in good natural light, otherwise you may get a poor finish. Make sure you wear goggles to protect your eyes, and a shower cap for your hair. Using a roller with a long handle makes the job quicker and easier, but it’s harder to see the bits you’ve missed or where the roller has left paint ridges, and you can’t do the edges without using a brush. Standing on a stepladder to paint is more awkward, but enables you to spot and rectify any problems as they happen. The easiest emulsions to use on ceilings are semi-solid ones because they reduce drips and splashes.
EFORE you even consider having cavity wall insulation fitted, you do, of course, need to know whether your home has external cavity walls. This is easy to find out, because you go by its age. As a general rule, houses built after 1920 have cavity walls, and those built before don’t. Cavity walls, as the name suggests, have a gap in the middle that can be filled with insulation to make them more energy efficient, so you should spend less on heating your home. However, having cavity walls isn’t, in itself, enough. The walls must be in good condition and not exposed to driving rain, and the cavity must be at least 5cm wide. Homes less than 10 years old should already have cavity wall insulation, but if you’re not sure about yours, you can ask your local council’s building control department if they have a record of the walls being filled. Alternatively, you can get a registered installer to drill a hole in the walls to find out. A registered installer must also fit the insulation – this is not a DIY job. They’ll do this by making small holes in the external walls and then blowing the insulation material – usually foamed insulants, mineral wool, or beads or granules – into the cavity, before filling the holes. As long as all the external walls are accessible, the job should only take about a couple of hours, depending on the size of your home. If there are any problems with the walls, such as damp, these should be addressed first.

HOT STUFF: Cavity wall insulations Look for an installer belonging to the Cavity Insulation Guarantee Agency (www.ciga.co.uk), the National Insulation Association (www.nationalinsulation association.org.uk), or the British Board of Agrement (www.bbacerts.co.uk). They should also have signed up to a code of professional practice, and offer a long guarantee on their work. When getting quotations from different installers, you may want
to ask if they’re using Energy Saving Trust Recommended insulation, which comes with a 25-year guarantee and is said to be the most energy efficient on the market. Cavity wall insulation typically costs from a few hundred to several hundred pounds, depending on the size of the property, but you may be able to get a grant to help with the cost. ● To find out more about cavity wall insulation in general, visit www.energysavingtrust.org.uk

Executive home with a real wow factor by JANET TANSLEY
HAT a stunning house this is. For sale with Karl Tatler at £850,000 this is a truly fabulous detached in one of Wirral’s most sought after areas. The executive property in the Ridgeway, Heswall, has four bedrooms and bags of space to make it a great family home. And here’s what makes it so special: the large entrance hall has its original parquet flooring offering an impressive welcome to guests – and you. It has a door to the sitting room and a further opening to the rear hall, which has an oak panelled staircase to the first floor landing. The house features a large lounge with a splayed bay with leaded light windows looking out to the lawned gardens, and a feature fireplace, with a marble back panel and hearth , timber surround and a pebbled living flame gas fire. Sliding glass doors lead through to the conservatory which has tiled flooring. The dining room has timber flooring and a deep bowed bay with leaded light windows and a decorative marble fireplace. In the second sitting room are three leaded light windows to the front and side, a feature recess cast iron burner, with raised brick hearth. The timber flooring is carried through into the sitting room which has a glazed door leading through to the breakfast kitchen, which is on two levels with a range of hand made wall base and drawer units and contrasting granite work surfaces. French doors lead outside and there is a glazed door to the side vestibule. There is a large games room (former garage) with bay windows and double glazed French doors leading out to the main gardens. On the first floor, the master bedroom has a built in wardrobe, a fitted dressing table and window seating. A connecting door leads to the en suite bathroom. Bedroom two is an excellent sized room with a deep bay window, fitted wardrobes plus bedside cabinets and shelving, a vanity wash hand basin and timber flooring. There are two further bedrooms.
The property is set on a large corner double plot with lawns to the front and side screened by mature boundaries. A particular feature is the large established principle garden to the rear, mainly lawned with very well
stocked shrubbery borders, mature trees, conifer hedging, a concealed walkway and gate access to a further enclosed lawned area.

Mortgage lending up on last year
Go chick chic Celebrate Easter with egg-stra special decorations and table settings, says Gabrielle Fagan
MORTGAGE lending is higher year-on-year for the seventh month in a row, as first-time buyers race to take advantage of a stamp duty concession before it ends. Around £10.7 billion was lent in February, a 14% rise on the same month in 2011, the Council of Mortgage Lenders (CML) said, with the two-year stamp duty holiday for first-time buyers purchasing homes worth between £125,000 and £250,000 ending today. The looming deadline has prompted a recent surge of interest from this sector of the market, according to lenders and estate agents, who have called for the holiday to be extended amid fears that the fragile housing market could be disrupted further. The latest lending figure is “almost identical” to the previous month, when £10.65 billion was lent, as lending for house purchase remains “brisk” ahead of the withdrawal of the concession, the CML said. CML chief economist Bob Pannell said: “Although a seasonal decline is expected over the winter months, our forward estimates suggest that February was the seventh month in a row of higher year-on-year lending. “This indicates that lending for house purchase remains brisk in advance of the ending of the stamp duty concession.” Mr Pannell said the pick-up in activity also appears to mark “a more generalised improvement” across the market, perhaps reflecting hopes that the squeeze on household incomes caused by high bills and tough employment conditions is easing off. He said: “This may reflect household sentiment stabilising in anticipation of a recovery in real incomes, but wider economic uncertainties make it difficult to judge how well the upturn will persist.” He said a scheme recently launched by the Government to help buyers purchase a new-build property had the potential to offset the expected dip caused by the ending of the stamp duty concession. The NewBuy scheme enables first-time buyers and home-movers to purchase a new-build home with a deposit of only 5% or 10%, rather than the 20% often demanded by lenders, although this will do little to help those trying to buy or sell an existing property. Mr Pannell said: “The launch of the NewBuy scheme is an important addition to lenders’ toolkit in addressing the various needs of would-be borrowers. “The scheme has the potential to offset the dip in first-time buyer activity that the end of the stamp duty concession on March 24 may produce.”

aster is a great excuse to feather your nest with themed decorations, handmade or bought, and all those personal touches will make family gatherings even more special. "It's one of the most family-friendly holidays, so make the most of it by planning ahead," says Clare Harris, managing director of Talking Tables, who specialise in party decorations. "Swot up on Scandinavian and Russian customs, such as decorating hard-boiled eggs, which make a lovely centrepiece displayed on cake stands or in glass bowls." In Sweden, she says, vases are filled with twigs of willow or birch and hung with feathers and other small decorations. "Enhance the fresh, spring-like feel by arranging colourful daffodils and tulips in jam jars," Harris adds. "Pastel shades aren't the only traditional choice for Easter but they're very on-trend for this season, so look out for paper napkins and tablecloths in sorbet colours." by HANNAH STEPHENSON
OR a man making his debut at the illustrious Chelsea Flower Show this year, TV gardener Joe Swift seems remarkably relaxed, even though advice is being thrown at him from all directions. “Titchmarsh has been asking me for years when I was going to do a garden. Andy Sturgeon (competitor and Chelsea gold medal winner), who’s a good friend of mine, has given me some good advice about the approach and organising yourself, how to deal with things on site and how to keep focused, because there are a lot of distractions.” He hasn’t so far encountered any of the feuding which can come with such a competitive show. Remember the bitter row a few years ago between Andy and rival Diarmuid Gavin, who accused him of plagiarism? Or the time when Diarmuid fell out with Gardeners’ Question Time panellist Bunny Guinness over the height of a wall? Joe remains unperturbed, although he is aware of the high level of competition which will ensue as the event draws nearer. “My landscaper said, ’The closer you get to the show, the more competitive others become’. But everyone’s been unbelievably supportive.” It has taken a year for his Homebase Teenage Cancer Trust garden to come to fruition. The inspiration for it comes from his vision of combining natural elements with city living. “Living in a city, you notice beautiful natural materials and are physically drawn to them. I have boulders, a huge wooden frame and running water. The idea is to connect the city and suburban dweller to those natural materials that might not be so prevalent in
SHOW STOPPER: Joe Swift and the plans for his Homebase Teenage Cancer Trust garden which he hopes will inspire at Chelsea the city, where you get a lot of concrete and other hard elements. “It’s incredibly relevant. City-cooling in the summer and creating more green space in the city is extremely important. “In a city space you want to keep the focus within the garden because you don’t have hills beyond to tie in the extended landscape. It’s all about creating key views, and you can do that in a small garden by placing key sculpture, plants and water here and there. “People need to think big in a
Best Of The Bunch Viola IF YOU want some pretty, dainty plants for your spring patio pots or to put at the front of borders or to add to a courtyard setting, violas are now widely available in garden centres in a myriad of colours. They are more subtle and fragile-looking than the larger pansies which so often fill baskets at this time of year, yet they are tougher and more weather-resistant. They thrive in fertile, moist but well-drained soil in sun or partial shade. Team them in pots with small vertical evergreens, heather and dwarf narcissi for an eye-catching display. Viola can be annuals, biennials or deciduous or evergreen perennials. Good varieties include V cornuta “Penny”, and “Spring Sherbets”.
small space. Don’t put loads of little things in a small garden. Put one or two big things in there to make a real impact.” Plants in his show garden will include trees such as colourful stemmed cornus mas and prunus “Amber Beauty” alongside a London plane tree, all selected for sculptural forms and the colour and texture of their bark. He wants the garden to be aspirational, but recognises that visitors may want to take some aspect of the garden home with
them. With this in mind, Homebase has launched The Chelsea Collection, a range of plants inspired by Joe’s design. Oranges, acid yellows, burgundies and rust-coloured flowers combine to create a warm colour palette in his garden. Many are currently under glass and will be in and out of the greenhouse on a daily basis to ensure they are perfect for May. Iris, geums, potentillas, roses, libertia and grevilleas all feature, some of which can be easily grown
in this country. “There has to be an element of sustainability but some of these plants aren’t hardy,” he admits. “But it is a climate change garden to a degree. Four cedar frames will be coming from Germany, while the stone, boulders, walling and gravel mulch are from Yorkshire and the perennials are British grown.” The RHS has extremely high criteria of entry, demanding details of design, landscaping, material sourcing and budget. “It’s interesting being on the
Things to do this week ● Top-dress permanent containers with fresh compost. ● Start feeding fish, use the pond fountain and remove pond heaters. ● Open the greenhouse or conservatory doors and vents on warm days. ● Sow summer bedding plants in a heated propagator or under glass. ● When space becomes available in the greenhouse, pot up cuttings of tender perennials taken last summer and at the beginning of this year. ● Cut back ornamental grasses and other perennials left for winter interest to make way for new growth. ● Divide hostas before they come into leaf. ● Continue to deadhead winter-flowering pansies to prolong their flowering period. ● Clear up weedy beds before mulching. ● Top dress spring-flowering alpines with grit or gravel to show off the plants and to help prevent stem rot. ● Remove early infestations of aphids by hand to prevent the problem getting out of control. ● Continue to plant onions, garlic and shallots.

other side of the ropes,” Joe says. “The scariest thing for me is getting my planting right.” But he says he’s not too worried about being awarded any medals. “It’s not like I’ve got two or three Chelsea golds in the past so there’s not something to live up to. I just want to build a garden I’m happy with. A medal isn’t the most important thing to me.”

Grow Your Own Radishes IF YOU’RE just starting to experiment with vegetable gardening, then radishes are among the easiest starter veg to try. Sow them from March onwards, sowing in succession so you have a continuous crop rather than a glut. You can’t leave them too
long in the ground as the roots will go woody or the plants will bolt. Radishes should be sown in rich, well-drained soil in rows, thinning them to 2.5cm (1in) apart and keeping plants well watered and the area well weeded. They are a fast-producing crop which are best eaten
straight away. Summer radishes can be sown up until August and harvested from May onwards, while winter radishes should be sown in July and harvested from August through to November. Good varieties include “Scarlet Globe” and “French Breakfast”.
3 ways to ... Use trees for wildlife
Make a log pile out of pruned trees and tree stumps in a quiet corner to encourage insects and beneficial wildlife such as frogs and hedgehogs to shelter there.
Include some native evergreen trees such as holly and yew in your garden to offer winter cover and tasty red berries for birds to eat.
Secure nest boxes to the trunks of trees, facing away from hot sun and strong winds, to give birds a haven for their young.

OW first time buyers in Bromborough, Wirral, can benefit from a Government-backed help scheme designed to make buying a home of their own more affordable. Newly launched at Dibbin Brook, FirstBuy gives people with only a small deposit a helping hand to buy a home. It provides would-be home owners with an equity loan for up to 20% of the purchase price, but buyers own their entire home from day one. With a selection of two and three bedroom homes from Redrow’s New Heritage Collection recently made available at Dibbin Brook, first time buyers can finally take advantage of this vital scheme. Anita Williams, sales director for Redrow Homes (NW), explained: “FirstBuy is one of the important measures introduced by the Government to help first time buyers to step onto the property ladder. “It makes buying possible for many who thought the credit squeeze had priced them out of the market. “The initially interest free loan is jointly funded by us, the developer, and the Government. It means you can experience the joy of owning 100% of your first home but pay a

Jones Homes: Heathlands, Widnes
POPULAR: Jones Homes’ development, Heathlands at Norlands Lane, Widnes offers stunning interiors in a semi-rural location
T seems Widnes’ best kept secret is a secret no more! Heathlands, on Norlands Lane, Widnes, is currently Jones Homes’ most popular development, attracting more visitors in the last three months than any other Jones’ site in the north west. Although new to the area, it seems Jones Homes’ reputation for building quality homes in desirable locations is rapidly becoming better known. The company is, in fact, one of the north west’s leading private house builders. In 2009 Jones Homes celebrated its 50th anniversary and throughout this time it has maintained a
reputation for building homes of character and individuality in desirable locations. With signs that the housing market is recovering, Jones Homes is well-placed to service the potential demand. Back on site, Jones Homes’ sales negotiators have been kept busy as a stream of daily visitors call in to see the star attraction, the stunning new four bedroom detached ‘Bedworth’ show home. For those searching for a top quality family home, a visit to this beautifully furnished show home is highly recommended as it demonstrates what’s best about buying new. It shows visitors how Jones Homes’ professional interior
designers use inspirational colour schemes, fittings and furnishings to create a stylish and comfortable living environment. According to Sales and Marketing Director, Denise Caldwell: “Buying a new home is the biggest financial commitment most people make, so we strongly advise home seekers to have a good look round our show homes before making the big decision.” Set in an idyllic, semi-rural location, Heathlands offers a choice of spacious four and five bedroom detached family homes. The development, surrounded by countryside, is just 2½ miles from the town centre and directly to the
south, across the River Mersey lies Runcorn. Jones Homes has an on-going initiative designed to help people make that move to a brand new home. Easymove gives existing homeowners the chance to reserve a Jones’ home and at the same time receive practical help from Jones Homes to give them a better chance of selling their existing property. ● The show home is open daily from 10am to 5pm weekdays and 11am to 5pm at the weekend. For those unable to call in, more information is available from Caroline Francis on 01625 588300 or visit www.jones-homes.co.uk

Big celebration next weekend at popular Liverpool development
The show homes launch event will take place over the weekend of March 31st and April 1st from 10am to 5pm both days. The marketing suite off Wood Lane is open five days a week Thursday to Monday from 10am to 5pm. For more information call 0151 487 6379 or email email@example.com.
BUYERS will have more to see at a stylish new Liverpool development from next weekend when the doors open to two new show homes and a view home. Since its launch last month, Mill Brook in Netherley, has been enjoying strong sales off plan. But now, with the show homes ready to open in a week’s time (Saturday, March 31st), it looks set to become even more popular when Liverpool homebuyers get their first glimpse of the high specifications on offer. Developers Compendium Living will launch the show homes with an event for prospective purchasers and their families. There will be a face painter and Easter-themed competitions taking place on Saturday and Sunday.
Field sales manager Anne-Marie O’Doherty said: “The opening weekend will be the first opportunity for our customers to view completed properties and see the lifestyle that could await them at Mill Brook. We will have two fully furnished show homes for visitors to look around, the Camberley and Granley, and a Bramley view home. All three-bedroom homes, they are perfect for families or professionals looking to escape the city and be part of a new community.” Wendy Lister, regeneration officer for Compendium Living, said: “Once potential purchasers see what is on offer inside the homes, we believe the popularity of the development will grow even further. The surrounding area is enjoying ongoing regeneration and benefits from fantastic community facilities. Mill Brook will be a great place for a range of purchasers, from families to professionals, to call home.” There’s help available for first time buyers through the Government backed FirstBuy scheme, which could reduce the initial cost
of selected homes even further. Through FirstBuy, customers will own 100% of their home but can receive an equity loan for 20% of the purchase price, jointly funded by the Government and Compendium Living. This means purchasers may only need up to a 5% deposit and then only apply for 75% mortgage. Two and three-bedroom homes are currently available, priced from as little as £83,996 with FirstBuy (full price £104,995) to £149,995. Anne-Marie added: “We are happy to discuss the individual needs of each customer and see how we can best help them to move home.” Mill Brook is located close to Belle Vale Park and offer easy access to the city centre by road or rail as well as Manchester, St Helens and surrounding towns. A host of schools, shopping facilities and leisure activities make Netherley an attractive area for first time buyers and families alike.
