Every residence is thoughtfully crafted with sophisticated interiors and custom details, creating a collection that is as cohesive as it is distinctive. Here, architectural excellence meets intentional design, resulting in a community where each home feels unique, yet part of a greater vision. Eastman’s Preserve is more than a neighborhood—it is an elevated lifestyle, seamlessly blending elegance, comfort, and connection to the beauty of Middle Tennessee.
Land R ic h in H is tor y WHERE IT ALL BEGAN The soil that the Eastman’s Preserve community stands on is rich with a legacy of goodwill. In 1891, Mrs. Georgia Eastman felt a call on her life to build and provide a home for the orphaned in the city of Nashville. In just six months, her dream was realized. That year the first home was opened to children in need, eventually becoming known as the Tennessee Baptist Children’s Homes. Twenty years later, in 1911, they purchased a permanent residence—a vast property located on Franklin Road—a residence that would prove to stand over 100 years, serving children in Nashville. In order to continue and expand their ministry, the land to build Eastman’s Preserve was recently sold by the TN Baptist Children’s Homes. The proceeds of the land sale will be used to continue building better lives for the children in our city. When you live in Eastman’s Preserve, you live in a place with historical meaning and purpose.

HOMEOWNERS ASSOCIATION — FAQS What does the HOA maintain? The Association maintains all common areas, including the community entrance, entrance signage, landscaping, irrigation, lighting, and the entry house with the mailbox kiosk. Owners are responsible for maintaining the exterior and interior of their own home and lot. What are the annual assessment obligations? All homeowners (excluding the Declarant) are required to pay annual assessments. Assessments may be increased up to 15% per year without a membership vote. A working capital fee is also collected at closing to fund initial and unforeseen Association expenses. Are there minimum construction standards? Yes. All homes must be a minimum of two stories with at least 5,000 sq. ft. of heated and cooled living space. Exterior materials must be at least 80% brick on 60% of the structure's facings, with a full masonry foundation. All construction and exterior modifications require prior written approval from the Architectural Review Committee (ARC). Can I make changes or additions to my home? Any exterior addition, modification, or alteration — including repainting — requires written ARC approval before work begins. The ARC has 45 business days to respond; failure to respond is treated as a denial. Are short-term rentals permitted? No. Short-term, transient, or vacation-type rentals through platforms such as Airbnb or VRBO are strictly prohibited. Any lease must be in writing and for a minimum term of one year.
HOMEOWNERS ASSOCIATION — FAQS (CONT’D) Can I run a business from my home? Home offices are permitted provided the use is not visible from outside the home and has no impact on traffic, parking, or noise. Any other commercial use requires prior Board approval. Are pets allowed? Yes. A reasonable number of dogs, cats, and common household pets are permitted. Livestock, poultry, and wild animals are not allowed. Dogs must be leashed at all times when outside. Pets may not be kept for commercial purposes. What vehicles may be parked on the property? Commercial vehicles, recreational vehicles, boats, and trailers must be stored inside a closed garage. None may be parked on streets or in common areas. Garage doors must remain closed except when entering or exiting. Are swimming pools allowed? Yes, with prior written ARC approval. Pools must comply with local ordinances and be enclosed by a permanent fence at least four feet high. Can lots be subdivided?
