Politan Row Dallas will be an exciting addition to this iconic development and the well programmed outdoor spaces that make it a destination for the downtown area. Our team feels uniquely qualified to perform the services requested of this proposal and would welcome the challenge of designing this unique space to support and enhance the larger development and the natural beauty of the water gardens. Bell-Butler has a growing portfolio of commercial projects in a variety of typologies. The firm recently completed Framework, a commercial development on the Magazine Street corridor that houses retail and restaurant establishments on the ground floor with office spaces above. The integration of a beautifully landscaped exterior entry and courtyard ensured the project would be a destination for city dwellers a throughout the day and evening. Bell-Butler has also received recognition for their work on past food hall projects including Auction House market in New Orleans, Politan Row-Chicago and Politan Row-Houston. For these projects, Bell-Butler was responsible for the entirety of the interior build out design, including all interior finishes, fixtures, furnishings and equipment. Both the Chicago and Houston projects have received acclaim for their ability to establish a cohesive design presence within a communal food and dining experience. We feel that Bell-Butler offers an unrivaled knowledge of food hall design from start to finish that will ensure the success of your development. Lindsay has led architecture and interior design projects across the globe in locations throughout the Middle East and North Africa , Georgia, Mississippi, Alabama and Louisiana. Lindsay creates spaces that respond to people and place with simple and honest solutions that provide room for the unexpected. She is passionate about crafting beautiful, clear, and wellorganized designs that result in positive physical and emotional responses from users. A desire to be close to family coupled with the irichness of the local built environment led Lindsay to co-found Bell Butler Design Architecture in New Orleans, where she enjoys watching ships on the river from her home in Algiers Point with her partner Drew and their dog Frankie.

Megan is a licensed architect with 14 years of experience working for New Orleans’ best architectural firms. Her firm, Bell Butler Design Architexture, cofounded with Lindsay Butler, has quickly become known for their professionalism, collaborative spirit and creative design solutions. Megan’s thesis year at Tulane was interrupted by Hurricane Katrina, an event that helped solidify her commitment to the city and rebuilding efforts. Megan enjoys the challenges of design from programming and feasibility to creating details that work and ensuring their proper execution. Her resourcefulness and multitasking skills come in handy with her family which includes her husband, four year old daughter and one year old twin boys.

Alyce has over 8 years of experience in the field of architecture, and is a licensed Architect in the state of Louisina whose work has been featured in publications such as New Orleans Magazine’s Best of Design. Born and raised in the small, Zydeco loving, town of Opelousas, Alyce studied theatrical lighting before transitioning to architecture and never looking back. She brings a love of architectural fabrication and an ease of collaboration with builders to all of her projects.

The architecture of a Politian Row market is best described by three design principals: openness, a coherent palette and a specificity to place.

POLITAN ROW - CHICAGO

By embracing the best elements of communal dining while adding unique design traits specific to location, Politan Row is a place where all patrons can embrace a meeting place that just happens to provide a variety of carefully curated meal and drink possibilities. The bar features panels infilled with furniture-style caning framed in raw steel with exposed fasteners. The suspended chain curtain above the bar finds elegance in affordable brass plumber’s chain draped gracefully from an exposed steel grid. Walls pick up the caning with framed panels that are in sync with the rhythm of the vendor stations. Lighting selections value both form and function including sconces with exposed plugs and a custom brass pendant mimicking the classic U shape of the oyster bar below. The perimeter walls are painted a rich green above a classic white subway tile pony wall, contributing to the timeless spirit of the space. As with all Politan Row concepts, the Chicago space relies on soft seating areas, custom merchandising millwork and photogenic restrooms to ensure that the space remains playful and fun.

The Politan Row - Houston design pays homage to the past by reinventing its historic shell. The result is a vibrancy that adds to the communal dining experience of the Politan Row brand.

POLITAN ROW - HOUSTON

The building’s existing concrete ceiling is accentuated by plywood formwork framing a luminous ceiling over the central bar. The plywood ceiling feature curves down to meet the floor at the main entrance, central bar storage and retail area creating a dynamic axis that is reminiscent of the forms popularized by Eames, Saarinen, and their contemporaries in the postwar boom of Modernist design that coincided with the original construction of the building. The palate of finishes adds additional vibrancy. Sections of ming green marble trim clad the central bar face, a muted tone that pops within the dark green of the marble floor surround. Sunny wall tile and copper accents combine with this main feature for a complimentary palate. Furnishings are kept simple and timeless. Natural tone chairs surround white table tops on the classic tulip base. The copper bar stools around the central bar are an intentional accent made comfortable with the addition of a custom gray seat cushion.

Commercial 21,700 SF New Orleans, Louisiana

FRAMEWORK Framerwork is a thoughtfully designed office and retail co-tenancy project in the Lower Garden District of New Orleans. Belll Butler’s early site studies proposed to separate the development into two buildings with a large central courtyard and entryway. This solution gave the project a scale that was more in proportion with the surrounding residential architecture and created additional street-levell storefront opportunities within the site. This entry courtyard connects with a rear open courtyard, giving back to the community spaces that would typically be utilized for parking or back of house support These outdoor spaces support and enhance the mixed use nature of the development by encouraging all day and evening activation of the site.

The architecture of framework is composed of classic forms with modern detailing that results in a timeless design cabaple of blending seamlesslly within the context. The extenstive storefront and large second floor openings pull natural light well into the building and connect tenants with the outdoor spaces. The completed project is an activation of not only a block but an entire neightborhood that remains excited about the destination and its many offerings for communal activites both indoor and out.

Fee Proposal

The following lump sum fee proposal reflects total fees for the Scope of Services outlined based on historical data and anticipated consultants’ fees. The proposal is intended to be a starting point for discussions which will allow us to mutually find the perfect balance between your expectations of service and our professional efforts. Lump Sum Fee: $196,000 Any fees paid towards early release work will be credited to the full design fee. Actual reimbursable expenses will be billed directly. We recommend holding an $18,000 allowance for reimbursable expenses attributable to the project.
