Uncovering the past Does your home have a story? Geneva Lake area history isn’t limited to lakeshore mansions and estates. A couple years ago, we ran a cover story on Lustron houses, the metal prefabricated homes that were once thought to be the future of housing. Since then, we’ve been researching and collecting the stories of other extraordinary homes and neighborhoods in the area. From blocks of Victorian beauties to this month’s focus on Elkhorn’s Holton Heights, the stories that Welcome Home tells are about everyday homes and families, not just Chicago business moguls and our celebrated architectural landmarks. There’s a story behind every front door, and we want to tell yours. Upcoming features in Welcome Home will include “converts” — homes that were once churches, stores, barns and stables. Also in the works is a series on local kit and mail-order homes, such as Sears, Wardway, Harris and Gordon Van Tine houses. One of the country’s kit home experts has visited Lake Geneva and has at least 30 residences on her “possibles” list for these ready-cut historical homes. Working with her, we hope to formally identify and feature many of these Midwestern treasures in Welcome Home. Housing Styles 101 Colonial Colonial homes were developed during the colonial period of the United States and remain one of the most popular housing styles to date. Colonials generally have a distinct square or rectangular shape and are often large and stately. Main rooms are on the first floor of the house, while bedrooms are on the second level. A centerhall colonial can have a staircase or hallway splitting the home into two distinct sides. Ranch Ranch-style homes became popular in the 1960s, when many families were flocking to suburban areas. Long, spacious homes were first seen on the country's ranches. As they cropped up in different areas, they were still referred to as ranch-style homes or ranches. Ranch homes are very popular with seniors because most are one-level homes. Tudor Tudor-style homes are reminiscent of the Tudor architectural style popular in England between 1485 and 1558. These homes are characterized by an asymmetrical floor plan, tall, thin

windows, a large chimney, decorative half-timbering, and steeply pitched roofs. Craftsman Craftsman homes came out of the Arts & Crafts movement that spurred architectural styles as well as furniture design. Craftsman homes, a category to which most architectural historians ascribe bungalows, are built from stone or stucco and are meant to blend in with the surrounding landscape. Oftentimes one-story, the Craftsman may have one dormer over the roof and feature thick pillars on a front porchway. Mission The Mission style became popular in southern areas of the country between the years 1485 and 1558. It was inspired by Mexican mansions. Mission style homes are distinguished by exterior stucco walls and parapets, or a low wall that runs at the perimeter of the roof. Mission homes also may have an arcade, or a series of arches supported by large square columns to form a large, shaded entry porch.

Contemporary A contemporary or "modern" house has little ornamentation and may be asymmetrical in design. It uses glass extensively and other modern building materials. Contemporary homes are often designated by sleek, unadorned lines. Cape Cod Cape Cod homes were built from the 1930s through the 1950s. The style originated in colonial New England, but then spread to other areas of the country. The homes are usually compact and feature a center hall layout with rooms branching on either side of the hallway. Capes may be oneor two-story dwellings with small rooms and dormers that protrude out of a sharply pitched roof. Split-Level A split-level home is a multi-leveled dwelling with a small staircase that leads up from the main level and another that leads down from the main level. A sidesplit may be visible when looking at the front of the home, where a backsplit may only show when looking at the side elevation of the home. A bi-level home only has two levels.

Whatâ&#x20AC;&#x2122;s your garden personality? A personal garden is only limited by the constraints of a person's imagination. The vast array of plants and flowers available from all over the world can turn anyone's yard into a melange of functional spaces. When designing a garden, many homeowners do not know where to begin. Much like decorating the interior of a home, how a garden landscape is executed depends on various factors. Climate and conditions The foremost consideration when planting a garden is the climate where the garden will be located. Planting items that are not conducive to growing in certain conditions can be counterintuitive and a waste of money and effort. Prospective gardeners must become familiar with the hardiness zones of their region prior to making any plans. This will help you to determine which types of plants will thrive on your landscape. Once this is determined, examination of the soil and conditions on the property is also helpful. Taking this step will help identify any plant deterrents, such as poor soil quality and pH as well as any pests that may impede plant growth. If you live in a hot, sandy location, lush tropical plants may not thrive. Therefore, even if you desire a Mediterranean look, you may have to

settle for something that works better with your landscape conditions. Style of the home Landscaping designs often tie into the architectural style of a home. mal planting bed, may be more your style. When carefully pruned, box hedging can show off symmetry and geometry in your space. Some people are more focused on the accents in their gardens than the plants themselves. Modern architecture pairs well with a contemporary style that blends minimalist accents and easy-tomaintain plants. Although you can change plants in your garden, investing in a garden that you will be happy with for a long time is a costly venture. You may want to consult a landscape architect or local nursery to find the plants and trees that fit with your design and lifestyle. These experts can also instruct you in how to maintain all of your hard work and when to expect the full impact of your new landscape to take form. Entertaining outdoors? Pre-party tips Beautiful nights make for great opportunities to invite some friends over for a starry soiree under the nighttime sky. Unlike house parties at which guests will be spending most of their time indoors and in various rooms throughout the house, outdoor parties are often limited to smaller areas, such as patios. That can make things much less taxing on hosts, who won’t have much prep work to do to get an outdoor hosting area ready for guests. But even an impromptu party requires planning and a little elbow grease before guests arrive. The following are a few areas to address before guests arrive for your next outdoor gettogether. Clear the walkways and patio of debris. The walkways and patio may not need too much attention, but give them a once-over with a broom to clear any debris. When clearing the patio of debris, move all furniture, making sure to sweep up any debris, including food, that might have fallen beneath tables and chairs since your most recent party. If the patio is especially dirty, consider power washing it to remove stubborn stains that can rob the area of its aesthetic appeal. Clean the furniture. Whether it’s been months since your last party on the patio or just

a few days, the furniture must be cleaned. Unless items have been stored in a garage or shed, patio furnishings are exposed to the elements, and that means dirt, soil, soot or pollen may have accumulated on the furniture. Wipe down all cushions, using a mild detergent when necessary. Cushions may need some time to dry, so make this one of your first tasks, and leave cushions out in the sun so they dry more quickly. Once the cushions have been cleaned, wipe down the furniture with a wet towel to clear them of any dirt or debris. Clean and inspect the grill. The grill is a goto accessory when hosting an outdoor party, so give the grill a thorough cleaning before the first guests arrive. Nothing brings a party to a halt like hunger, and guests may begin to grow antsy if they are not served food in a reasonable amount of time. If you are using a propane grill, check to make sure the tanks are full as you clean the grill. Running out of propane is a summer soiree faux pas, so you might want to keep an extra tank handy just to be safe. Clear the entryway to your home. Once the entryway has been cleared of potential tripping hazards, make sure the indoor path to the restroom is clear as well.

Modular Homes – a look at the modernization of home building Building a home under perfect conditions rarely happens in the traditional stick-built style of construction. Almost anything can happen to the construction schedule from weather delays and unforeseen problems, to theft and builder injuries. But imagine a climate controlled environment for both workers and raw materials. No rain or snow causing delays in construction or on-site erosion, no missing materials from the jobsite or subcontractor no-shows. Now add to this picture computerized and automated cutting and framing jigs for tighter tolerances, and a factory production format for efficiency. Quality control would be a given, along with 3rd party inspections with no delays for the state’s building codes. Seems too good to be true? The picture just described is the construction of a modular home. Contrary to popular belief, modular homes are not mobile homes. Modular construction is an engineered building system using highly

automated equipment that completes even final finishing touches. The components are built in cubes and are finished inside and out, complete with paint, lighting and plumbing fixtures, cabinets, wood flooring, countertops and all electrical and plumbing systems. Once created, they are shipped to your address for final assembly on your lot, just like stacking LEGOS and it usually takes one day for an average size house to be “stacked”. Once the cubes are assembled, the house can’t be distinguished from a stick-built home. Although the components are built in a factory, they are customizable to your specific taste, floor plan and desire for energy efficiency. In fact, there is no limit to the design - it can be a 3 bedroom ranch, or a 20 bedroom mansion. Typical wall construction is made up of 2x6 boards providing R19 insulation, and due to the adhesives used in order to make the walls more rigid for shipping, an even more air-tight construction than stick built walls is achieved. Modules typically range from 10 to 15 feet wide and 60 feet long. Longer modules are possible but logistics and shipping become an issue due to curves in our

roads - the exact same issue for wind turbine towers and their blades. The height of the module is limited by overpasses on most highways which have a 14 foot clearance - but that still allows you to have 10 foot high ceilings! The cubes are built with transportation in mind, so proper construction including adhesives on wall panels makes for a much stronger building in general. The result is a building that is square, level and plumb and is less prone to settling and cracks. If you are remodeling your home, don’t rule out using modular construction for the addition. It is critical, however, that the new foundation is perfectly square and level because you can’t take a big sledge hammer and beat it into fitting. Choose your contractor carefully – preferably one who has worked with modular homes before. Modular construction gets high points for sustainability. Waste is often reduced to 3% or less due to computerized planning and cutting. Product ordering is very specific – no concerns about over –ordering or coming up short. The local workforce has a steady schedule, as the entire construction period is in a cli-

mate controlled factory. Recycling is under much better control than an outside environment too. Want to go even greener? Check out some of the even more environmentally conscious modular builders, like Greenpod Intelligent Environments (http://www. greenpoddevelopment.com). This modular designer/ builder in Seattle not only builds a smaller footprint that is energy efficient and low-maintenance, but all construction materials are sustainable and responsibly sourced and the interior fabrics are made of organically grown fibers. So, how do the modular construction costs stack up? You can typically expect to pay 15% less than a typical site built custom home with comparable professional design, finishing materials, fixtures and appliances. Don’t forget the logistics costs of shipping to your building site – including permits and possible road closings for the move - and also the expense of a crane on site to stack the cubes. But there are additional savings: reduced man hours compared to stick built homes, lower construction loan carrying costs and far less building delays. A 4-cube designed home

only takes a week to be built in the factory although typical lead times will be 8-14 weeks for scheduling. Your home can be scheduled and put into construction at the same time your site and foundation are being prepared. The home building process should be about half the time for move in ready. Settling into a new town Moving is seldom easy. But even after all of the boxes have been unpacked and the furniture moved in, some of the difficulty of moving remains. Much of that remaining struggle can be traced to adjusting to your new environment. Though many people settle into a new residence after a short period of time, acclimating yourself to a new community is a taller order, especially for those without friends or family already entrenched in the community. Join a local community organization. Local community organizations provide great opportunities to meet new people and learn about a town or neighborhood. Parents may find such organizations more accessible, as associations that focus on local youngsters are quite common. Adults can join parental organizations sponsored by their childrenâ&#x20AC;&#x2122;s school or volunteer with an extracurricular organization, such as a local youth sports program. These are great ways for moms and dads to meet fellow parents and begin forming new friendships. Singles or married couples without children also can take advantage of community organizations. Volunteer with an

environmental cleanup group or sign up to play in a recreational sports league with neighbors in your age group. Opportunities to assimilate into your new community abound, it just takes a little effort. Make an effort to meet your neighbors. The days of yore when everyone knew their neighbors are largely a thing of the past, but that

doesnâ&#x20AC;&#x2122;t mean you canâ&#x20AC;&#x2122;t make an effort to meet the people who live next door. Once you have settled in, knock on your next door neighborsâ&#x20AC;&#x2122; doors and introduce yourself. If you really want to go the extra mile, host a casual backyard barbecue and invite your neighbors and their families. Donâ&#x20AC;&#x2122;t be a shut-in. Communities are often home to numerous traditions, and many such traditions are aimed at increasing the sense of community within a given town. Summer carnivals or winter holiday balls can make for a fun way to assimilate into a community and meet your neighbors. Join a professional organization. Many professionals find the demands of their careers are simply too great to give them the amount of time they need to fully assimilate into their new communities. In such instances, men and women might want to join their local professional organization, which can help them meet professional peers and make contacts that can pay both professional and personal dividends. If no such organization exists in your community, consider starting one.

A bright idea for your kitchen When designing a kitchen, homeowners typically give substantial consideration to many elements of their dream design, including cabinet and countertop materials and which brand of appliances they most prefer. But few may consider the lighting for the room as thoroughly. Lighting is an important consideration in any room, but most especially in the kitchen, where people tend to gravitate and spend a good portion of their time. The right lighting can have a dramatic effect on the functionality of the kitchen, including how the space feels when you enter it. The right blend of lights can create a vibrant mood in the kitchen, while light can be adjusted according to what needs to get done in the space. Establishing a lighting plan in a kitchen requires a combination of different lights. The main focus should be on three distinct lighting types: task lighting, ambient lighting and accent lighting. Task Lighting Task light is beneficial anywhere a person will need to perform tasks that require close concentration, such as chopping vegetables. Task lighting shines direct light onto a surface, illuminating it thoroughly, and it can be turned off when it is not needed. Task lighting is generally placed above coun-

ters and islands where one will be slicing vegetables and preparing food. There may be lighting over the sink to illuminate dirty dishes. If a kitchen has a desk area, lighting above the desk will make that area more functional. Many task lighting designs include lights under cabinetry to shine down onto counters and eliminate shadowed recesses. Under-cabinet lighting is a relatively inexpensive add-on for existing kitchens. Homeowners can add lighting afterward to focus more light onto countertops. Ambient Lighting Ambient lighting is another name for all-over lighting that fills a room. During the day, ambient light may stream in from windows and skylights. However, at night, ambient lighting is created by different light fixtures in a room. In the kitchen, overhead fixtures are a popular choice for ambient lighting. A blend of hanging pendant lamps, chandeliers and recessed lighting can create the amount of light needed. Compact fluorescent bulbs as well as LED lighting are long-lasting and do not use as much energy as incandescent bulbs. Indirect ambient lighting softens shadows in a room, creating a warm, inviting glow. It is an important layer of light that is often overlooked in the kitchen. Accent Lighting

If there are key elements around the kitchen that a person would like to highlight, such as a china set, accent lighting can do the trick. Spotlights can be used to show off collectibles, while a subtle strip of lighting can illuminate a wall of artwork. Many people like to install accent lighting inside of cabinetry to create dramatic focal points. Some homeowners may want to incorporate decorative lighting in their kitchens. This is the use of ornate chandeliers, hanging pendants and other eye-catching fixtures. Decorative lighting should be considered in proportion to the size of the kitchen. Therefore, smaller kitchens will have smaller fixtures and vice versa. Decorative lighting may be the most expensive type of kitchen lighting, so some homeowners prefer to plan ahead for the inclusion of decorative accents by having the wiring ready and then adding the fixtures over time. Lighting in a kitchen can be just as important as which appliances and other accessories homeowners choose for their kitchens. Without the right mix of lighting, the kitchen may not be functional or inviting.

‘One of the show places of the city’ Frank Holton’s neighborhood By 1918, Frank Holton had made good on his decision to move his band instrument factory from Chicago to Elkhorn--the same year that President Woodrow Wilson was about to make good on his intentions to put Major General John J. Pershing in charge of U.S. forces. As the military brass engaged the enemy in World War I, the demand for another kind of brass would increase exponentially. Military orders for Holton’s trombones and other brass band instruments were rolling in, and suddenly Elkhorn’s rural location--far away from Chicago’s trained instrument makers--was a problem rather than an asset. There simply wasn’t time for the rigorous years of apprenticeship required to make a skilled tradesman in this line of work—the government needed band instruments immediately. Many of Holton’s Chicago employees had chosen to stay put rather than relocate to Elkhorn, which at the time had a population of only 2,000, and little available housing. Holton’s new factory was foundering under the backorders, with few employees trained enough to fill them. Holton was no stranger to adversity--he’d started his journey to excellence as a musician selling trombone oil out of a small, dingy office with only a “back in 15 minutes” sign as a partner. At the same time, the gifted musician was experimenting with trombone construction, trying to create a better instrument. He eventually would open factories in Chicago and Elkhorn, but in a 1934 interview for “Music Trader,” admitted, “How I lived the first two or three years is a mystery.” His salary as a musician didn’t leave him enough for savings, so he moonlighted—first in instrument oil, then in selling used horns. After he’d perfected his own trombone construction technique, he finally began to turn a profit and soon was looking to expand his manufacturing business. Elkhorn had been on his radar for a long

time, having spent summers and vacations in the nearby countryside. Initially, 35 Chicago Holton employees had agreed to move their families to the new Wisconsin location, but lack of housing put a stop to that. Rather than lose years’ worth of business while he trained an entire staff of new employees, he announced in June 1919 that he’d purchased a tract of land near the factory, and would build employee housing in order to convince his Chicago staff to relocate. Little time was lost between the announcement and construction’s commencement. Twenty-seven bungalows were planned for Holton Heights, and the first one was finished by the end of July, according to the Antioch News. Chicago architect and self-proclaimed “Builder of Bungalows” Raymond G. Hancock was contracted for the homes. Known best for his modest bungalow designs in Oak Park, Ill., Hancock is not listed as the designer of the Holton Heights domiciles— the Wisconsin Historical Society has him listed as “builder,” not architect. And the Music Trader notes that the homes were “ready-cut,” meaning they arrived via rail as kits, ready for quick and easy construction. (Ready-cut houses, including those from Chicago’s Sears and Roebuck, Montgomery Ward and Harris, came in a number of styles, sizes and price ranges, and bungalows were especially popular options.) For Holton, the cozy, well-built homes were the solution to his problem. The federal government was actually threatening to withhold shipment of materials to his factory if he didn’t fill their orders. He needed a workforce in place—and Holton Heights was literally that place. Located just a couple blocks from his factory, the subdivision was to be Elkhorn’s first planned residential neighborhood. The homes were being built along the 600 blocks of Wisconsin, Broad, and Church streets. All were to have “different exteriors,” according

to the Grand Rapids Press. By October, 1919, most were completed, and employees had bought them with small down payments and “an installment plan.” Even though construction of the ready-cut bungalows went smoothly, there were still hurdles. Holton workers couldn’t move in just yet— Elkhorn was unable to put in the sewers because of an early freeze and subsequent heavy rains. The Music Trader recounts the rains “practically filled every basement with water.” Holton needed the homes finished, but more pressing were the orders piling up at the factory. Labor was in such short supply that he recruited local farm boys to fill in the gaps. The sewer delay dragged on to the point where Holton resorted to hiring his own crew to build a temporary sewage system, with septic tanks for each house. Once his workforce was installed in their new homes, the neighborhood began to take on life and personality. Holton’s sister, Emma, lived in one of the homes on Broad Street. And in 1923, Holton himself purchased the property at the “helm” of the subdivision and built a Spanish Colonial style home of his own. The Music Trades summed up the influence Holton was having on the town and neighborhood: “It is now one of the most picturesque parts of Elkhorn and here Mr. Holton, H.J. Charlton, secretary of the Holton company, and other officials, have their homes, as well as other prominent citizens. Many of the homes are of bungalow type with attractive grounds. Holton Heights is becoming one of the show places of the city.” Today, the Holton Band Instrument Company stands empty and silent. However, the Holton bungalows are still at the heart of the “Heights,” and many have changed little over the years. Personal touches, updates and remodels haven’t managed to cover up the fact that the twenty-plus houses were built to be a neighborhood for those seeking their livelihoods in Elkhorn.
