Add value with home improvement projects this autumn Home improvement projects can add value to a home and do-it-yourselfers know the sweat-equity that goes into such projects can give homeowners a greater sense of pride in their homes. But no two home improvement projects are the same, and homeowners should know that certain projects are best tackled during certain times of the year. Fall is a great season to work on your house, as the weather is often at its most agreeable once the summer heat has gone and before winter weather arrives. The following are a handful of fall-friendly home improvement projects for homeowners looking to improve their homes. Whether you’re repairing or replacing the roof,

fall is a great time of year to dust off the ladder and get some work done on your roof for a variety of reasons. First and foremost, fall is ideal for roof work because you won’t have to be up on the roof with the summer heat bearing down on you. This can make the project move along more quickly, which is especially beneficial if you are paying laborers to work on the roof. The fewer hours workers are fixing your roof, the less you will be paying in labor costs. In addition, fixing up the roof in the fall ensures those winter storms, be it rain or snow, won’t find their way into your home via leaks. A leaky roof in winter is hard to fix, as the roof

"Our ReelLife TV commercial has allowed us to provide a complete picture of all of our products and services to a whole new demographic of customers. surface could be treacherous in the winter and winter winds can make it dangerous to be up on the roof at all. Addressing leaks in the fall can prevent damage to your home’s interior, which can mount up if a leaky roof is not addressed until the following spring. When the weather outside gets frightful, poorly insulated windows can allow cold air into the home. That often has a trickle-down effect on finances, forcing you to turn up the thermostat in an attempt to offset the cold air pouring into the home. Whether you need your windows replaced or simply need to patch up any leaks, a proactive approach to leaky or older windows in the fall can save you from unnecessarily high heating bills come the winter. Addressing leaky windows also makes a home more comfortable for its inhabitants. Fall is the ideal time to address a home’s windows

because the temperature outside tends to be pleasant. This means you likely won’t have to make much of an effort to offset the elements, and open windows in the fall won’t make your home’s interior very hot or cold like they might if you were to tackle the project during the summer or winter. Wood flooring is a hot commodity for many homeowners. But not all flooring can be added to a home at any time of year. That’s because certain types of flooring employ adhesives that need temperatures inside the home to be within a certain range, and that range is often within 70o to 80o F, which makes fall a great time to install such floors. Colder temperatures can make it difficult for the flooring to dry and bond, which will prove problematic down the road. What’s more, many people entertain friends

and family come late fall and into the holiday season, and it can be difficult to do so if you are busy installing new flooring. Painting is another home improvement project that seems tailor-made for fall. A fresh coat of paint or a new color scheme around the house can give a home an entirely new look and feel. But paint can be pungent and the aromas may last if it’s applied at a time of year when it can’t dry while the windows are wide open. Paint fumes inside a home can make the home uninhabitable, but painting at a time of year like the fall, when you can keep the windows open during and after the project, can help air the home out. But interior painting isn’t the only painting project homeowners can tackle in the fall. Many exterior paints are temperature-sensitive and need the temperature outside to be above 40o F.

Helpful hints for the upcoming heating season By Daryl Peck When all the leaves have fallen, and hopefully you will find an end to all the raking, it’s a good sign that winter is just around the corner. While you have a lot of outdoor chores to get ready for winter don’t neglect your homes comfort system and energy efficiency. It’s time to start thinking about the upcoming heating season. Do you have 10-inch to 12-inch of insulation in your attic? Are the walls, box sills, and foundation insulated? If you are unsure about the insulation, check with a qualified insulating contractor. Is the caulking and weather stripping around doors and windows in good condition, or do they need repairing or even replacement? Check and/or replace the batteries in your carbon monoxide (CO) and smoke detectors. The State of Wisconsin requires both in all residences. If you don’t have them you can purchase them from your local contractor or any home improvement store. Follow the manufacturer’s recommendations on proper installation and locations. Is your home comfort system (furnace, humidifier, air cleaner, etc.) ready for winter? “The most overlooked item on heating systems are the filters“says Daryl Peck

of Peck & Weis Heating, Cooling, Plumbing & Electric. Typical heating system filters are very simple to change and readily available in stores of all types from big box stores, home improvement stores, or from your service company. Filters vary from the very inexpensive one inch disposable to the more costly high efficiency media type. Still, very few homeowners regularly replace this vital piece of their cooling and heating system. Follow manufacturer’s recommendations on filter maintenance. Simple maintenance steps can work hand in hand to keep your system running at peak efficiency and reduce costly breakdowns. A properly maintained and tuned heating and duct system can reduce your heating costs by up to 25%. Mark your calendar to remind yourself to change the filter as required. Don’t forget your whole house humidifier. These require regular maintenance also, which would include replacing the water panels periodically depending on your water quality. A whole house humidifier will improve the comfort level in your home at reduced temperatures saving you money on your heating costs. Your heating contractor can help you service or install a whole house hu-

midifier. If your existing furnace is 15 to 20 years old or older, it could be as little as 60 percent efficient or less. New high efficiency gas furnaces have a rating of near 95 percent Annual Fuel Utilization Efficiency (A.F.U.E.) you could save 30 percent or more on your operating costs by just replacing your old furnace. There are some rebates available from Wisconsin’s Focus on Energy but be cautious of huge rebates that seem too good to be true. Regularly changing your AC filter should help keep your ducts free of dirt buildup, but the ducts themselves need to be checked regularly for dirt build up, animal damage, holes and blockages. Any of these factors can create holes or seams where cooled air can escape into your attic, crawlspace, or basement conditioning areas you didn’t intend and costing you money. The efficiency of your cooling and heating system drops substantially and your energy bills will soar. You may want to consider air duct cleaning and sanitizing. Many companies offer a State of the Art, high velocity, duct cleaning service. This will include isolating the supply and return air duct systems, attaching a very powerful suction machine to the duct system and running a compressed

air whip down each duct to knock the debris lose which gets sucked into the suction unit. Beware of the low priced “Blow and Go” contractor. They will just spend a couple of hours with a shop vac and really don’t do a good job. For a small additional cost you can have your ducts fogged or sanitized after they have been cleaned. This process is safe for pets and plants and will kill approximately 95% of any germs, viruses, or mold growing in the duct system. Peck adds; “you certainly don’t have to have your duct cleaned and/or sanitized every year, but once every five or ten years is a good idea.’ Choosing your contractor and properly trained and licensed service technicians may be the most important thing to consider. Make sure you choose a reputable contractor that is insured and has been in business several years. The number of new businesses that fail in the HVAC industry is staggering and could leave you with warranty issues on new equipment. Several questions you should ask about your heating contractor are: How many service/installation technicians do they have? When a one or two man shop goes on vacation or deer hunting, who do you call?

Do you get a live person or an answering machine when calling; especially after hours? Are your technicians N.A.T.E. certified? N.A.T.E. (North American Technician Excellence) is the standards by with Service Technicians are measured. This is a national training and testing program to teach Service Techs the skills necessary to properly service comfort systems. “Our technicians are required to take this testing” says Peck. Beware of Flat Rate, or “Book” rate service pricing. This is the new phenomenon in the service business. While these companies offer you a small “Diagnostic” charge, the fact is flat rate pricing is normally used to cover a high priced labor charge. Typically, only 1 out of 10 customers will benefit from a “flat rate” quoted price due to unseen difficulties the service technician did not see, the other 9 are the big profit for the contractor that uses flat rate pricing. Be careful of the low priced guys or advertisements that look too good to be true. You really aren’t going to get a “free” air conditioner if you install a furnace. Santa or the Easter Bunny is not going to install or fix your system. You really can’t get a properly trained service tech with a fully stocked and insured truck with all the proper tools and parts to your home to do a professional job for just $39.95. Daryl Peck is President of Peck & Weis Heating, Cooling, Plumbing & Electric. He has been servicing Southeast Wisconsin and Northeast Illinois for over 30 years. Peck & Weis has been awarded the prestigious Pinnacle Award (one of only three nationally) by Bryant Heating and Cooling a leading manufacturer of heating and cooling equipment. Peck & Weis has been named #1 Heating and Cooling contractor in Walworth County three years running.
