HOUSE BUYING TIP #4 ORGANIZE YOUR PAPERWORK. YOU WILL NEED ..... • Your Credit Report. Banks run their own copy, but you need to get your own Credit Report to verify that it is correct. • Bank statements for the last 2-6 months. 3 months is typical. • If you had a bankruptcy, collect all the paperwork together. • Last 2 consecutive pay stubs. Get 60 days worth, some banks ask for more. • Monthly statements or coupon books from loans you are paying off. • Last 2 W2 Forms. Some banks ask for your previous 2 tax filings. • Property tax statement from last year if you paid any. • If you are a recent graduate, get your transcripts, they will ask for them. • A form from your utility company stating that you are current on your bills. Most utilities have a standard form ready to fax out. • Income from divorce, alimony, Social Security, gaming, lawsuits, inheritance. • Your drivers license & social security card. • Car titles, if you own your car 100%. • Retirement plan statements for the last 3 months. • Statements from your Stock, Mutual Fund, or IRA accounts. • Any other 1099 forms that companies sent you for doing work for them. • Your last 3 credit card statements showing nice low balances. They will check your credit report for this, but have it ready in case they ask for it. • If any income is derived from ownership in a corporation, banks ask for the corporate tax return, even though earnings appear on your Schedule K. They verify income because if your down payment was from an illegal source, the government can seize your house, leaving the bank stranded.

Pros and Cons of Renting vs Buying Pros of Buying a Property 1. The mortgage interest payments and property taxes are deductible. 2. When your property increases in value you will make a profit on an asset that you couldn’t afford to fully pay for in the first place. Cons of Buying a Property 1. You have the responsibility of maintaining the property. This could drain your resources, energy and time. 2. On average you have higher monthly costs when you take into consideration the property taxes and insurance. 3. You can’t move as freely as you can when you rent.

May 2013

Pros of Renting a Property 1. For the same cost every month you can generally afford a larger space when you rent than when you buy. 2. You have the flexibility to upgrade or downgrade the quality of your rental property as your own financial health improves or declines. 3. You have more discretionary money to spend since your money isn’t tied up in the rental property. Cons of Renting a Property 1. There is a risk that you will have to move when the landlord sells the property. 2. You won’t have as much freedom to decorate or renovate the rental property. 3. Rental payments are not tax-deductible and you cannot financially tap into the value of the rental property.

Take A Bite Out Of Closing Costs How to Save If You’re Buying a New Home or Just Refinancing As anyone who has shopped around for a mortgage knows, it’s extremely difficult to compare one lender’s offering with that of another lender because the upfront fees vary so much and are not guaranteed. Lenders can and sometimes do, add or inflate fees in the eleventh hour of a transaction. The U.S. Department of Housing and Urban Development (HUD) has been working on regulations that promise to simplify the mortgage process and save consumers as much as $1,000 off a typical mortgage transaction. When such rules will be rolled out, if ever, is still anyone’s guess. With no regulation in sight, borrowers should consider these strategies for keeping their closing costs in check. Get friendly with your current lender If you’re looking into refinancing, the first call you should make is to your existing lender, who already has critical information about you and your house on file. Since you have a relationship, a streamlined process might be possible. This can save you a lot of extra paperwork and money on everything from application fees to appraisal fees. Closing costs are certainly a consideration for both new loans and refinancing, but keep the big picture in view. It’s important not to lose sight of what your first priority should be - getting the lowest rate possible. The difference between paying say 6 percent and 5.5 percent on a new loan ads up to nearly $23,000 in total interest on a $200,000 30-year loan. If you have to pay a few hundred dollars in closing costs to get that rate, you can be assured it is a worthy investment. It may even be worth it to pay a point up front in order to lock in the lowest rates. If you can knock your rate down to 5 percent on that $200,000 loan by paying an extra point ($2,000) up front. Consider that you will cut $62 off your monthly payment and about $22,000 from total interest by going from 6 percent to 5.5 percent, it makes sense as long as you plan to stay in the house long enough to recoup those upfront costs. If you’re short on cash, you might consider rolling the closing costs into your loan. You’ll want to factor in how much more you’ll pay each month as well as in interest over the life of the loan.

Straight Talk About Hardwood Floors The American Hardwood Information Center asked four top design professionals — a kitchen designer, an interior designer and two architects about their choices for hardwood flooring. And from the twenty or so most recognized hardwood species, here are some favorites, plus insights on how each hardwood is used. ASH — I like its natural tone, but I sometimes bleach it to make it look very creamy. Even if ash is sanded smooth, its surface appears to have texture. I like putting ash on floors. It accepts finishes well and, with its consistent grain, is incredibly handsome in its natural state. CHERRY — We choose cherry for flooring because of the color — a dark tone with a reddish tint. For cabinetry, we’ve used it with insets — a mix of cherry and maple. I use it more in cabinetry, though it can also be used for floors. You don’t stain it; it has a beautiful natural hue. Cherry gets lighter with age, and can be damaged by sunlight. I’m careful not to put it directly in front of large sunlit windows. HICKORY — Sometimes I use hickory on floors, instead of maple or oak. Its graining is special, giving a completely different look. MAPLE — It creates a hardy surface as flooring and is also very good for cabinetry. It can be used in its natural state and, because of its smoothness and tight grain, can be painted. We’ve made great-looking cabinets out of birds-eye maple in a natural finish. It’s really durable, and its surface is so hard it won’t absorb dampness. I’ve often specified maple for the interior of kitchen cabinets. OAK — Oak is the greatest. It has a pronounced grain and can be stained any color you want. And using oak is traditional, not trendy — like owning a pair of gray flannels. WALNUT — When we have clients who want really dark floors, we always choose black walnut for its subtle grain and rich tone. Walnut works equally well for cabinets. “We often apply an opaque ebonized finish to cover the wood yet maintain the grain. Concerning bamboo as a design option, Pavarini says that “it grows fast but is not as versatile as hardwood.

Lenders typically want the buyer to contribute a portion of their own funds toward the purchase of a home. These funds are often referred to as the down payment. There are many options available to home buyers who need help with down payments. Some mortgage financing requires as little as 3 percent down. How much will you need at closing? Consider a family that wants to purchase a $150,000 home with a required down payment of 5 percent. The down payment would total $7,500. You also have to be prepared to pay closing costs, which can range from 3 percent to 6 percent of the sales price of the home. For a $150,000 home, that would mean $4,500 to $9,000, depending on your down payment.
