Why You Should Work With a REALTOR Not all real estate practitioners are REALTORS®. The term REALTOR® is a registered trademark that identifies a real estate professional who is a member of the NATIONAL ASSOCIATION of REALTORS® and subscribes to its strict Code of Ethics. Here are nine reasons why it pays to work with a REALTOR®.


You’ll have an expert to guide you through the process. Buying or selling a home usually requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multi-page settlement statements. A knowledgeable expert will help you prepare the best deal, and avoid delays or costly mistakes.


Get objective information and opinions. REALTORS® can provide local community information on utilities, zoning, schools, and more. They’ll also be able to provide objective information about each property. A professional will be able to help you answer these two important questions: Will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell?


Find the best property out there. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your REALTOR® to find all available properties.


Benefit from their negotiating experience. There are many negotiating factors, including but not limited to price, financing, terms, date of possession, and inclusion or exclusion of repairs, furnishings, or equipment. In addition, the purchase agreement should provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required.


Property marketing power. Real estate doesn’t sell due to advertising alone. In fact, a large share of real estate sales comes as the result of a practitioner’s contacts through previous clients, referrals, friends, and family. When a property is marketed with the help of a REALTOR®, you do not have to allow strangers into your home. Your REALTOR® will generally prescreen and accompany qualified prospects through your property.


Real estate has its own language. If you don’t know a CMA from a PUD, you can understand why it’s important to work with a professional who is immersed in the industry and knows the real estate language.


REALTORS® have done it before. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. And even if you’ve done it before, laws and regulations change. REALTORS®, on the other hand, handle hundreds of real estate transactions over the course of their career. Having an expert on your side is critical.


Buying and selling is emotional. A home often symbolizes family, rest, and security- it’s not just four walls and a roof. Because of this, home buying and selling can be an emotional undertaking. And for most people, a home is the biggest purchase they’ll ever make. Having a concerned, but objective, third party helps you stay focused on both the emotional and financial issues most important to you.


Ethical treatment. Every member of the NATIONAL ASSOCIATION of REALTORS® makes a commitment to adhere to a strict Code of Ethics, which is based on professionalism and protection of the public. As a customer of a REALTOR®, you can expect honest and ethical treatment in all transaction-related matters. It is mandatory for REALTORS® to take the Code of Ethics orientation and they are also required to complete a refresher course every four years.

Take A Bite Out Of Closing Costs How to Save If You’re Buying a New Home or Just Refinancing As anyone who has shopped around for a mortgage knows, it’s extremely difficult to compare one lender’s offering with that of another lender because the upfront fees vary so much and are not guaranteed. Lenders can and sometimes do, add or inflate fees in the eleventh hour of a transaction. The U.S. Department of Housing and Urban Development (HUD) has been working on regulations that promise to simplify the mortgage process and save consumers as much as $1,000 off a typical mortgage transaction. When such rules will be rolled out, if ever, is still anyone’s guess. With no regulation in sight, borrowers should consider these strategies for keeping their closing costs in check. Get friendly with your current lender If you’re looking into refinancing, the first call you should make is to your existing lender, who already has critical information about you and your house on file. Since you have a relationship, a streamlined process might be possible. This can save you a lot of extra paperwork and money on everything from application fees to appraisal fees. Closing costs are certainly a consideration for both new loans and refinancing, but keep the big picture in view. It’s important not to lose sight of what your first priority should be - getting the lowest rate possible. The difference between paying say 6 percent and 5.5 percent on a new loan ads up to nearly $23,000 in total interest on a $200,000 30-year loan. If you have to pay a few hundred dollars in closing costs to get that rate, you can be assured it is a worthy investment. It may even be worth it to pay a point up front in order to lock in the lowest rates. If you can knock your rate down to 5 percent on that $200,000 loan by paying an extra point ($2,000) up front. Consider that you will cut $62 off your monthly payment and about $22,000 from total interest by going from 6 percent to 5.5 percent, it makes sense as long as you plan to stay in the house long enough to recoup those upfront costs. If you’re short on cash, you might consider rolling the closing costs into your loan. You’ll want to factor in how much more you’ll pay each month as well as in interest over the life of the loan.

HOW MUCH CAN I AFFORD TO SPEND? For a general idea of your buying power, multiply your annual gross income by 2½. For example, if you had a household income of $50,000, you might be able to qualify for a $125,000 home. The actual number may be more or less, depending upon your individual situation, debts and credit history. You need to decide for yourself if you can live comfortably with the amount of your suggested monthly mortgage payment. However, mortgage lenders generally use two ratios to help determine how much you can afford to spend each month on your mortgage payment.

HOUSING EXPENSE RATIO As a general guide your monthly mortgage payment should be less than or equal to a percentage of your income, usually about a quarter of your gross monthly income. The percentage can change depending on the type of mortgage you choose. However, there are mortgage products available that focus solely on the debt-to-income ratio. Your lender can provide more information on these types of mortgage products.

DEBT-TO-INCOME Debt-to-Income Ratio is the percentage of gross monthly income that goes toward paying for your monthly housing expense, installment debts, alimony, child support, car payments, and payments on revolving or open-ended accounts such as credit cards. Your buying power can be affected by factors such as your income, debt and credit history. Your debt, such as credit card bills and car loans, and other expenses such as housing expenses, alimony and child support, should not be more than about 30-40% of your gross income.

Some helpful hints... ! Set a budget with your estimated mortgage payment. Make sure to include taxes and insurance in your estimated payments. ! Remember your housing budget should include utility costs and a set amount for future home maintenance and repair costs. ! Make sure you can meet your other financial goals, such as saving for retirement and paying for college tuition. ! Once you review your finances, select a mortgage amount that allows you to reasonably meet your long-term goals and needs.
