Negotiating Tips For Home Buyers

Negotiating Tactics to Use on the Seller It’s like a debate. On one side are the seller and Real Estate Agent. On your side, is your Real Estate Agent or property attorney negotiating with the seller’s Real Estate Agent. The rules of this game are:

• The sellers must convince you that this house IS worth the asking price, and you must convince them that the house is NOT worth the asking price If they have a savvy real estate agent working for them, the agent may show recent selling prices of homes in the area, which is the most widely acepted guide to pricing a house, along with reports of a property appraiser. But it’s not gospel, they may have more rooms or more amenities than the house you are buying.

• If the house is such a good deal, why hasn’t it sold yet?

If the house you’re looking at is such a good deal, it would have sold long before you got there. If the house you are looking at is available for you to buy, you should question the value with the seller.

• Use high maintenance fees to your advantage.

If maintenance fees are high, this could be a bargaining point for you to drive the price of the house down. Just remember, if you are about to walk away, chances are a dozen other buyers already have and the sellers are probably starting to panic. High fees can make the seller’s home difficult to sell.

• Start nit-picking.

If the house has central A/C, check the air filter and if it’s dirty, it’s a good sign of other potentially undesirable issues you might find in the house. Think about it, if they are selling and did not spend the $2.00 to change the filter to make a good appearance, what else did the seller neglect?

• Other houses nearby sold for $300,000

This is like taking credit for someone else’s work. While neighborhood pricing data is a good basis to start with, you need to convince the sellers that eaach house has its own intrinsic value, and just because a house 10 blocks away sold for $300,000, this does not mean the seller’s house is worth $300,000. Also, just because other buyers paid a high price for surrounding homes, does not mean it’s worth that much to you.

How to Feel at Home After You Move (ARA) - Moving to a new community can be a great adventure, if you go with the right attitude and a sound strategy for settling in. Make an action plan and you’ll stay focused, organized and proactive -- just what’s needed to put roots down fast.

Before You Go

* Complete a change of address form with the post office, which can be done online at You’ll also want to send your new address to any publications you subscribe to. * Make initial contact with childcare facilities. Depending on the area you move to, you may need to put your name on a waiting list. * If possible, enroll your children in school. Firm plans will reduce the stress. * Pack a box with essentials for your first few nights, such as prescription medicine, toiletries, a telephone, clothing, towels, toilet paper and bed linen. * You’ll also want to make arrangements to have utilities transferred to your name or turned on.

For safety and peace of mind, change the locks. Locate emergency services -- police and fire stations and the closest hospital. Hang drapes or curtains to give you some privacy. PREAPPROVAL If you think homeownership is for you, getting pre-approved for a mortgage is a good idea. This determines the size of the mortgage you qualify for, and therefore, decides the price range for the homes you can look at. Pre-approval helps you to: • Know how much you can borrow. • Confirm your ability to qualify for a mortgage based on your credit, financial and employment information. • Strengthen your position to make an offer on a house. A seller will be more willing to accept an offer if the buyer is pre-approved. To become pre-approved, you'll need to work with a mortgage lender. The mortgage lender will review your credit history, earnings information, employment history and assets. You will need to provide certain documents to the lender to verify this information. After the review, the lender will give you a "pre-approval letter." The pre-approval letter tells home sellers that you have the ability to qualify for a certain mortgage amount. A pre-approval letter tells home sellers that you have the ability to qualify for a mortgage. Getting pre-approved is not the same thing as getting pre-qualified. Pre-qualification simply states that the borrower qualifies for a loan based on some preliminary questions but does not commit the mortgage lender to approve the mortgage.
