A Message from our Team Welcome to the Tenth edition of our 2295 Quarterly Marketplace Report The Stockton/Fern Bay property market is stable for now, but if things change it is even more important that you have an experienced agent working for you. One that has a proven track record and sales in your own area and even more importantly, they have an intimate knowledge about the area also. The market has been good for many years and believe it or not, the market has seen around 80-100 sales a year through the good and bad times. As things slow, there is generally more property available at any one time when it is flatter than when the market is great. When it’s great, you can have 6-8 properties available., they sell‌ then are replaced with new ones within days or weeks but when the market flattens there may be 20-25 properties available at any one time. They usually sit on the market for around 3 months or more on average so it is more imperative than ever to have the correct marketing and promotion strategy in place.
